In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

South Downs Way Loft ( Tinpots)

The Loft We’re situated a stones throw from the South Downs Way, approximately half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is a bright & comfortable studio. Ideally for 2 adults, but a 3rd adult/child can be catered for, a Z bed is available on request. There is a king bed, kitchenette, shower room, 2 comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

Hi,we have a large,spacious,bright and airy bungalow which is all open plan and great for entertaining. There is also a conservatory which can be opened up into the garden which is south facing and views onto the Downs a short walk away. There is space for 2 cars in the drive and others right outside in the close. The kingsize room is ensuite with the double having its own bathroom across the hall. Easy access from the A27 and bus 5B into Brighton make this the perfect holiday home.

The property is a loft conversion on the first floor of our bungalow. It offers spacious open plan living area and is perfect for couples. Please give us the heads up to know if you need the sofa bed (there is a charge of 25.00 to cover our extra laundry costs). We welcome all couples of every gender type and combination. Just off the A27, the cottage is ideally placed for visiting Brighton, Lewes, Arundel, Steyning, and the many picturesque villages nearby.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
