Holiday rentals with beach access in Tulum

Ana's home was so beautiful! We had such a great stay and really enjoyed the amenities and the area. You really get what you pay for and it was better than the photos! I'll definitely recommend to others going to Tulum!

5 Stars! We had a wonderful stay at this La Veleta apartment. It had everything we needed for a comfortable visit. The bed was incredibly cozy, the water pressure in the shower was great, and there was plenty of hot water. The lighting and overall ambience were calming and peaceful—perfect for relaxing. The evenings were quiet, which we really appreciated after staying in the busier centro area on previous trips. The bikes provided were a great bonus and made it easy to explore the beach, 7th Avenue, and centro. We also loved the beach club deal that gave us access, it was a highlight! The rooftop pool offered stunning views and was another major perk. The host was very responsive, and any small requests we had were quickly taken care of. So many thoughtful touches made our stay extra enjoyable. We’d absolutely stay here again! Thank you!!!

We stayed 6 nights and the home was beautiful. It was a bit hard finding the location but then we realized we had to use the map address located at the bottom of our “trip” copying and pasting the location into maps will bring you to a different location. The house was even better than the pictures. both pools were clean. overall we had a great experience here

We spent 4 days in this wonderful loft, everything was perfect. The decor of the loft is incredible, the pool is very well maintained. And the restaurant of the complex itself has incredibly good lunches. Really great value for money. We loved staying in this loft Thank you for everything!

We had a wonderful experience in this home. The place is impeccable, very complete and well equipped; you can see the care in every detail. It exceeded our expectations. The host's service was excellent: always attentive, and friendly. We felt comfortable. We would definitely come back! Highly recommended

All I can say is wow! The location was beautiful! We were worried there wouldn’t be anything near by but there was a little store and plenty of restaurants walking distance from the location. The views were amazing of the jungle from the rooms and the beach from the other side. It was way better than expected and the host were extremely responsive and flexible! There is also a check in at a gate before entering the community so it gave a sense of peace for our family. I will definitely be staying there again when I go back to visit.

Honestly, a timeless place! Indeed, access is a little complicated in this area under construction but taxis are usually easily found, and we can also ask the reception to order one from us. The place itself is just magical, gym facing sunrise and extraordinary pool. Outdoor kitchen, shower everything was there! I recommend it was perfect.

The accommodation and the hotel were beautiful and clean! It perfectly matched the photos. Tastefully decorated. We really enjoyed our time here. The accommodation was spacious and very well equipped. The private pool upstairs was really a big plus! The wifi worked really well. The bathroom is huge with plenty of storage. The kitchen was extremely well equipped. We had everything we needed, and even more! The 360 communal pool was amazing, especially for the sunsets! The hotel is located not far from Calle 7 with plenty of restaurants. There is a car park right in front of the hotel, a 24-hour reception, a lift and a gym. Great stay!!

Casa Cangrejo is a beautiful villa in a peaceful neighbourhood within walking distance of many restaurants and a 20 minute drive from the beach. We appreciated the garden and pool, and the plentiful, cold water from the fridge. There’s lot of space to spread out and the villa was clean. We experienced some power and WiFi outages, and the pool wasn’t cleaned as often as we were told. The curtains in the bedrooms need to be improved and added to, so that it doesn’t let in so much light in the morning. Overall, would recommend this villa.

The space is beautiful. Serene atmosphere. Very private, very spacious, light filled, conveniently located. Could not recommend booking Casa Manati more. It's even better than the photos !

This place is heaven! I now understand why this place has a perfect review score: it truly lives up to all of the expectations set, and then some. The house is super peaceful and private-with two very helpful and friendly caretakers onsite when needed, but totally out of your way when not. We basically lived in the pool and adjacent palapa and just lounged for 5 days in this small slice of paradise. Don't expect to swim in the ocean (we got lucky and the sargassum subsided 1 afternoon) -- but its not an issue at all. The pool is amazing + there are so many cenotes and swimming spots within a 5-20 minute drive (15 mins from Xelha, highly recommend). The inside is exactly everything a couple needs - it felt like a luxury suite at a 5 star resort. Large comfy bed, nice bathroom, and decent sized kitchen and living room -- all super clean and well stocked. We grocery shopped and cooked a few meals + there are many decent restaurants within a 5-20 min walk or short drive. We will be back!

Reed's place is a beautiful, peaceful spot in La Veleta not far from several lovely restaurants with outdoor dining. His home is spacious, with a private pool, pond with waterfall, and separate areas for the living area and bedrooms. There is a small convenience store across the street, but we would still recommend renting a car, ATV, or scooter to get around for more shopping options, go to the beach, or explore the nearby ruins. Overall, we would recommend Reed's place for those seeking a more secluded hideaway in which to relax and recharge. Thanks, Reed!

The place is really great and worth the price! Be aware, you should rent motorbike or VUS. The place is really far from the city, and the taxi are expansives.

Karla and her husband were amazing. I had a wonderful stay at this place! The space was clean, cozy, and exactly as described in the listing. Check-in was smooth, and communication with the host was easy and prompt. The location was perfect—close to everything I needed but still quiet and peaceful. This was like staying in our own private resort. The beach area was the most versatile and enjoyable of any home we e stayed in. Tons of different seating configurations, and additional snorkeling and kayaking gear. . And of course, laying in the hammocks on the extended dock was heavenly. The inside of the home worked very well for us. Nice seating in the living room and kitchen with amazing views of the water. Beds were comfortable, toilets and showers did their jobs. Plus roof top pool was a great treat. Finally the staff Marcos and his wife, were very kind and helpful if we needed something. And Marcel was excellent with communication. Aside from the very bumpy road leasing to the home (around 5 minutes of grief, but not unusual in areas like this) this was a perfect, relaxing base for seeing the Tulum area. (Note, it is much better to have your own car as the home is around 20/30 minutes drive to downtown Tulum.

We stayed at this Airbnb for my bachelorette trip and it was perfect! The house was just as beautiful as the photos—spacious, clean, and designed for groups to relax and have fun together. The bedrooms were super comfortable, the pool was a total highlight (we spent hours there!), and there were plenty of spots for lounging, getting ready, or taking cute group photos. This house made the whole weekend feel special, and I’d absolutely recommend it for any group getaway—especially something celebratory like a bachelorette. We made the best memories here!

If only I could put 10⭐️!!!! From start to finish, this stay was perfect. We had a small entry problem, Gustavo answered the phone directly and solved it in a minute. He provided us with welcome gifts, the apartment was beautiful and clean. A large terrace space with a large hammock and a jacuzzi just for us without overlooking and I'm not even talking about the beautiful and large common pool! I even forgot an item in the apartment and Gustavo kindly agreed to pick it up and hand it to me the next day. As for the area, it is very quiet and peaceful with convenience stores and plenty of restaurants within walking distance. In summary, the value for money is there, don't hesitate to book this apartment, you won't regret it 🤩

Paul is a fantastic host and a truly caring individual. He always checked in on us and was incredibly responsive throughout our stay. The place had everything we needed which is exactly why we chose it. Honestly, it ranks in our top 3 best Airbnb experiences. We would’ve stayed longer if it hadn’t already been booked! The space is cozy. you’ll feel right at home. The bed is huge 😄 I loved waking up to the morning sun streaming through the windows and enjoying my coffee while journaling on the balcony. A great, peaceful experience overall.

I had a wonderful stay! The place was extremely clean and well-maintained, and what truly made the experience exceptional was the host—very responsive, helpful, and quick to answer any questions. They gave amazing recommendations for restaurants, services, and things to do in the area, which really elevated our trip. Everything was great! The only small note is that the pool doesn’t get a lot of sun and didn’t look quite as vibrant as in the photos—but that didn’t take away from how much I enjoyed relaxing in it during the afternoons. I would absolutely stay here again and highly recommend this place to anyone visiting!

The stay is absolutely amazing and breath taking! The apartment is very cozy, clean and pretty and the bed is huge! Also the Aflora establishment is very nice. The pool area is pretty and the restaurant serves excellent food by super friendly staff! The communication with Yana, from the Airbnb, was great. She responded very quickly whenever we needed anything. Would highly recommend!!

This place was amazing, I feel comfortablle, very good location, and supermarkets just walking minutes, the rooftop is amazing for sunsets, and Vianey the host very nice and she always respond and help with everything, I will stay again

This apartment is probably the nicest Airbnb I have ever stayed in. The place was absolutely spotless and even better than the photos. The host was great, very responsive and shared lots of recommendations nearby. 100% would recommend. I suggest for future guests that like us you hire a car / transport or be prepared to pay for taxis. The apartment is not walkable to the beach area. It could be just about walkable to the main downtown but is on quite a main road. Having a car will give you the flexibility to visit the cenotes and surrounding area!

The condo is in the La Valetta neighbourhood, which is a developing neighbourhood with condos and more being built. there were some great restaurants within walking distance but it is not close to the beach. We rented a car and that served us well. The space is nicely furnished over two floors, with a private bedroom and two baths on the top floor, with a balcony and plunge pool. I enjoyed swimming in the rooftop pool and we used the fitness centre on the same floor as our apartment. Remember this is Mexico, we had one event where electricity blipped off and then some appliances didn't start up. Lisa with Origin was very responsive to issues we had. She helped got maintenance in to attend to the problem with the appliances. Lisa also acts as a virtual concierge and helped book a car ferry to Cozumel and gave us tips for beach clubs/
