Exclusive use modern barn with stunning views

The barn is exclusive use with own self check in entry. It is an ideal location for the fresh air of the South Downs National Park, country walks, pubs and coastal visits. Alternatively, drive 20 minutes either way to Brighton or Eastbourne for the arts, nightlife or restaurant scenes. This accommodation provides a warm and comfortable welcome providing peace and quiet within a village environment. We are situated near the South Downs which is accessible by bike or car, only a 3 mile drive/ride in country lanes. The opera house Glyndebourne is a short distance, as is Charleston farmhouse, the country home of the Bloomsbury set. Ideally situated for the best of East Sussex. We have a private drive for you to park and separate access to the barn, to allow privacy. There is an area of garden and terrace available for you to enjoy the views. All the accommodation is on one level and assistance to terrace from the garden for wheelchairs will be made available if required. We live in the house north of the barn and will be mostly available to help with local knowledge of trips, attractions and restaurant recommendations. Our local inn The Yew Tree is most welcoming and offers our local ale "Harveys" as well as many of the local artisan brews such as Longman. The house is a three-minute walk from the village store offering homemade foods and local produce, as well as a cafe. The beaches at Seaford and Newhaven are a 15-minute drive away. There are wonderful village pubs all within striking distance. Berwick station is only 2.5 miles away with trains going to London, Gatwick, Brighton and Eastbourne. The airport LGW London Gatwick is a 45 minute drive away, LHR London Heathrow 1hr 15 minutes approx. The public transport is limited and we would recommend you use a taxi if you do not have a car. The barn has extensive views, including the bedroom which has a wonderful view across the gardens. The barn adjoins a large green field which is grown for meadow hay. The sunsets behind the ancient saxon burial mound known as Mount Caburn. The burning sky sunsets are the best!

Gunbanks Farm TN225HS is in the heart of the Sussex countryside in an area of outstanding natural beauty. It is a peaceful retreat to escape the stress of daily living. Tucked away down a private drive with easy parking. There is an outside space to sit and relax. The barn is spacious and sociable. There is a working forge just by the barn. Occasionally there will be farriers making shoes and wrought iron pieces. You will see evidence of this around the garden with beautiful horseshoe balls.

Rural RetreatQuiet and isolated

Situated in the shadow of the South Downs National Park on a small rural road with hardly any neighbours our charming cottage is a great place from which to explore the unspoiled open countryside and its many footpaths around us. The nearest street light is two miles away. Owls, deer and the occasional nightingale are the only sounds in the middle of the night The cottage décor is fresh and modern with plenty of parking and a small decking area. Orchard Hut is a secluded and very private shepherd's hut fitted to a high standard, and situated in a gloriously peaceful meadow setting away from any road noise. The meadow is rich in wildlife and there are views to the South Downs that can be enjoyed from the hammock or the wood fired hot tub.The hut sits just outside the South Downs National Park, 3 miles from Lewes and 5 miles to Glyndebourne. There is direct access to a myriad of public footpaths with a good choice of stunning walks.

This architect designed self contained studio retreat is surrounded by pine trees and positioned in a secluded side annex to our main family house. The area is surrounded by walking paths and quiet country lanes. It is a newly renovated open-plan space with en-suite shower room and private balcony, tree-top views and direct access to a yoga deck. By arrangement guests may have exclusive use of the heated pool and infra-red sauna which is situated at the rear of the main house.
