Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
The Old Smock Mill is a gorgeous four storey building it has carefully been restored to a very high level. We now have opened the ground floor so if couples wish to come with another couple you have the option. The ground floor area can only be booked with the upper holiday let as they are in close proximity of each other. The ground floor website is Old Smock Mill Garden Hideaway. The Mill has eighteen inch brick walls and a white weather boarded tower which stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices. There are ATM machine and Banks in both Cranbrook & Tenterden. Both Tenterden and Cranbrook have sports halls indoor swimming pools and public tennis courts. Apicius is a Michelin starred restaurant in Cranbrook booking essential. West House at Biddenden is another Michelin starred restaurant. The Bull at Benenden has good pub food and the Woodcock at Iden Green both reasonably priced. Fabios' in Cranbrook is a deli/cafe and has delicous Italian fare and serves the best coffee around.   • With all that is going on in the world right now it was lovely to escape to the mill to celebrate our anniversary. We spent the majority of our time in the mill, but the surroundings were beautiful to go for a walk. Clare was an amazing host and responded to us straight away to help with starting the fire.   • We booked Clare’s place as a very last minute escape following the cancellation of our trip to Berlin because of the ongoing Coronavirus situation. We wanted somewhere rural and private as a kind of ‘escape’ from the current situation... and what an escape it was... The location was amazing.... lovely views of the countryside and wildlife... to wake up to chickens and ducks playing in the pond opposite the mill was very cute......you can stay in the mill and see no one if you like, or drive 5 minutes into a lovely quaint town...perfect. The mill is simply stunning....no other words; beautifully finished and furnished... an absolute testament to Clare who project managed the mill’s restoration.. It was spotlessly & professionally cleaned before our arrival, the bath was amazing and the bed ridiculously comfortable. Clare was very generous & kind. The ‘perfect host’. Communication was excellent and all the extra touches on arrival ( I won’t ruin the surprise) made us feel special & welcome. If you don’t stay here, you really are missing out!! In this current climate of uncertainty and anxiety, this is really the perfect escape. We’d love to stay again in the future. Thank you Clare

  • We had a really amazing stay at the windmill. It’s such a unique building and really nicely done inside. We really enjoyed sitting out on the staging to watch the sunrise, despite the single figure temperatures. Claire is an excellent host! She was really helpful - lending us some bits to clean up our walking boots after encountering a huge bog on our afternoon walk. Highly recommend a visit and we’d definitely be keen to stay again.

    The barn, in the grounds of our 15th century house but nicely private, is decorated in comfortable, modern rustic style, with underfloor heating and a wood burner. Outside is a fire pit for toasting marshmallows and stargazing before climbing into the king-size bed, dressed with soft Egyptian cotton. There's a large walk-in rain shower and robes. There are books to read, DVDs to watch, board games to play. Tear yourself away to explore the stunning local countryside, gardens, vineyards and castles or to eat in great pubs and restaurants.
    Our holiday let is set in the grounds of our 15th century house, yet it is not overlooked. It has recently been refurbished (March 2017) and we have tried to make it the kind of place we like to stay in ourselves. The large, light-filled, open plan living/kitchen/dining area has floor to ceiling bi-fold doors opening out onto its own garden. Sit outside - choose from the table and chairs or the big double sun lounger - and listen to the birdsong or go for a stroll in the meadow. By night you can enjoy a starry sky by the light of the fire pit, which also has a grill for BBQ - or marshmallow toasting! The decor inside is 'country cool' - luxuriously comfortable and with nods to the area's heritage as 'The Garden of England', including vintage apple crates used as kitchen shelves and a framed photo of workers in a local hop field in the 1940s. In fact our house next door was, until recently, the farmhouse for the surrounding hop farm which still operates in the traditional way - one of the last remaining in Kent! There's a bedroom with king sized bed and garden views. The bed linen is 600 thread count finest Egyptian cotton, the duvets and pillows goose down. There's a Moroccan style shower room. Things are kept cosy with underfloor heating and fluffy rugs, a woodburner, soft bathrobes and slippers. Board games, books and DVDs will keep you busy plus there's free WiFi and a large flatscreen TV with freeview. The kitchen has all the essential equipment - whether you want to cook up a feast or simply prepare snacks to sustain you in between visiting the many excellent restaurants in the area. We provide a welcome hamper including milk, bread, butter and eggs plus a bottle of local wine to kick off your stay. You will find olive oil, salt, pepper, dried herbs and spices, tea, coffee and sugar. There's washing up liquid, dishwasher tabs, cloths and cleaning products and, in the bathroom, heavenly Aromatherapy Associates body wash, shampoo and conditioner. We also provide logs for the woodburner and for the firepit. End of stay cleaning is included. John is a rehabilitation specialist and also teaches Nordic Walking and Pilates.   • Little Bugglesden is a beautiful place for a cosy getaway. It's off the main road and outside of Tenterden so is gloriously peaceful, and after being warmly greeted by John on our first night we had a lovely weekend of going for walks, enjoying local food (The Three Chimneys was our favourite) and curling up on the sofa in front of the fire. The place is spotlessly clean and had everything we needed, and we would love to go back one day!

    The Flat: An elegant 1 bedroom flat with unobstructed, panoramic sea views across the West Hill Common, the East Hill Nature Reserve and the English Channel. Boasting dark wooden floors throughout, an open marble fire place, high ceilings, tastefully decorated in vintage seaside charm, making it a very attractive and convenient one-bedroom holiday apartment to suit 2 (or 4) people. Bedroom: Has a relaxing and extremely comfortable double bed with plenty of light during the day and black-out curtains at night. The bedroom has two windows, facing the back of the house, which are double glazed, allowing you to have a quiet nights sleep. There are a selection of books and magazines to read on the vast shelves of the bedroom (please leave the books and magazines in the flat, or have a chat with me about borrowing any, if you are too engrossed in a story to leave it behind ;-) A cot bed can be provided for babies/ toddlers, with prior warning. Just outside the bedroom, you will find an iron and ironing board as well as a useful umbrella for those rainy English days, and a sun tent to protect the little ones when it's too hot on the beach. In this same cupboard you can find a laundry hanger, a wooden baby's high chair, a Henry Hoover, mop, broom and a wicker mat for the beach. Living Room: With a gorgeous grey marble fireplace as its centrepiece and TRULY unobstructed breathtaking sea views across the West Hill, East Hill and English Channel. The living room also benefits from a double sofa bed, to cater an additional two people. I have also provided a wicker basket of children's toys, to entertain little ones, should they also be our guests and a backgammon/chess set, plus Trivial Pursuit for "bigger kids". A retro DAB radio - with iPod/iPhone dock - can be found on the "gramophone", to add a bit of ambience to your stay (and charge up your iPhones). There is also a selection of magazines, for your browsing pleasure, in the magazine rack. (Please leave the books and magazines in the flat) *Please note there is NO TELEVISION in the flat... although there is an active TV license so you can enjoy all licensed channels on laptops, iPads and other mobile devices. Kitchen: A tidy and intimate kitchen, with gorgeous reclaimed teak work surfaces, which benefits from a washer/dryer, fridge, double oven, 4 hob gas cooker and all the conveniences of a modern home. You can find a kettle, toaster, hand blender, a wide selection of glasses, mugs, plates and vases as well as a few cook books to inspire you (if you are thinking of eating in). A selection of "Take Away" menus can be found on the rack in the hallway - If you are a fan of Indian food Jali is a favourite of ours. Under the sink you will be able to find any cleaning products you may need during your stay. A fire extinguisher (in case of fire) is located to the left of the kitchen, on the counter. Next to the kettle you will find an "HONESTY JAR", for you to add a contribution if you break or misuse anything. Please be as generous as you feel is right to, so that guests after you can also enjoy these added perks. In the kitchen I have added a folder (grey/blue) with all my favourite places to eat, drink, see and do in Hastings. Bathroom: A light and modern bathroom, with toilet, sink, bathtub and hand held shower. Body soap, shampoo/conditioner can be found here too. In the bathroom you will also find a small first aid kit, in case of bumps and grazes (and in case of Hair Emergencies, a Vidal Sassoon full power hair dryer, a curling wand and BabyBliss travel hair straighteners can be found in the bedroom on top of the red cupboard). Recently, I have ensured that all beauty products (Shampoo, Conditioner, Body Wash, Hand Soap, Washing Up Liquid etc...) provided in my property are Vegan, Organic, Chemical & Sulphate Free. FAITH IN NATURE is the company that ticks all the boxes, and I purchase their products in bulk (which I then use to refill the glass jars in the bathroom and kitchen).     The flat is situated in one of the best, prime spots of Hastings, making it an ideal "home from home" location to enjoy this picturesque town to its full. It is also convenient should you wish to visit historic Battle, picture perfect Rye, the sandy beaches of Camber, quaint Winchelsea or enjoy a show at the De La Warr Pavilion in Bexhill. During certain local festivities - like the Jack in the Green Festival in May and Bonfire Night in October - our flat is in an ideal spot! You will be able to enjoy the parades and firework displays from the comfort of the living room, as the flat has the PERFECT views to sample these festivities without getting lost in the crowds. Hastings Old Town is only a 5 minute walk across the West Hill common, where you will find a wide selection of restaurants, pubs, bars, cafe's, independent shops, the Jerwood Art Gallery, the Electric Palace Cinema (an independent cinema), award winning fish 'n' chip shops, fabulous bric 'a' brac stalls, antiques stores and of course... the beach... with all its attractions. You can easily walk to the main Town Centre (10 minutes), where you can find Priory Meadow Shopping Centre and enjoy a wide selection of shops (including the usual suspects like M&S, H&M, Topshop...), supermarkets, banks, the White Rock Theatre, the Odeon Cinema and Hastings Pier. Hastings train station is only a 15 minute walk away and easily accessible on foot. Taxi's are always available outside the station or you can ring 24/7 Taxi's to book one ahead of your arrival.

  • Bindu's apartment is a great base to visit several places on the south coast. It has a lovely view out to sea to enjoy over any meal. Easy to walk into town....though uphill on the way back! The flat is very well equipped with literally everything you will need and decor and furnishings are sympathetic to its era....we loved it.

    A fabulous Grade 2 listed Victorian pub, now luxury self catering accommodation for up to 16 people under 50 minutes from the centre of London. We cater for families who want to celebrate a special occasion or just want to get together for family time, to companies who want the ultimate corporate getaway and the opportunity to hire their own private boutique hotel. The Bull has a fully equipped kitchen, utility room, dining area with a table seating 16, sitting room with plenty of comfy sofas, open fire, media room with 65" Ultra HD TV, 8 bedrooms and 7 bathrooms, 6 of which are en suite, 2 more WC's on ground floor. Four of the king size beds will split into singles. South facing courtyard. Only 30 minutes from the coast. The Bull at Brenchley was built in 1864 and retains many of the original features - but with mod cons too! The ceilings are high and the dining area and sitting room are open plan. These used to be the bars in the pub. The kitchen is fully equipped with a 7 burner hob, double oven and grill. There is a dishwasher, washing machine and tumble dryer and microwave in the utility room. The pantry is full of dishes, bowls, jugs - everything you could possibly want. So if you are real foodies you won't be short of utensils, pots and pans. All of the bedrooms are good sizes, the smallest room has bunk beds with full size 3' beds. Six of the bedrooms have en suite showers or bathrooms, 4 of which have under floor heating and demister mirrors. The 7th shower room is on the top floor and is between two bedrooms so would be ideal for a family who want to be next to their children. The original beer cellar is now a TV media room with a 65" curved Ultra HD TV with Sky TV, YouTube, Netflicks. For business visitors looking for a business planning/strategy away day, the TV will link to your laptop with an HDMI cable, so it's great for presentations and our quoted prices are inclusive of VAT, so it's a very good deal! We also have a projector and screen available for business visitors. This room has reduced head height in relation to the 9' ceilings upstairs, but unless you are 6'4 plus you will be able to stand up in the middle. There is also an area to sit and play cards or games and two huge sofas for lounging around. There is an old fashioned record player and LP's and a Karaoke machine. We have Super Fast Fibre Optic Broadband because we know how important it is! You will be able to stream TV on your laptop and work if you really have to. The beer garden is a small south facing deck and patio area. There is plenty of space to sit and eat with a large dining table and parasol. It's a pretty garden that is private, with outside fairy lights for evenings. We would stress that Brenchley is a small village and we ask our guests not to remain outside after 11pm as the noise travels and may disturbs our neighbours.
    Brenchley is a lovely Tudor village, many of the houses are from the 16th Century. The Bull is Victorian because the original thatched pub burned down 150 years ago. There are fabulous walks that take you to many pubs in the local area. Matfield is a neighbouring village with a village green and three pubs surrounding it. Cricket matches and village fetes take place on the green. Horsmonden 2 miles in the opposite direction has been voted the best Village Stores in England.

  • Where do I start, I have just returned from this beautiful house. It literally is faultless. From the minute we walked in we were running around exploring and squealing with delight. I had organised a group of ladies for the weekend as a surprise for my sisters 50th.. Everyone commented on how fabulous it was, and you cant always please everyone...but you did!. We had caterers come in on the Saturday night from The Kitchen of Kent (a recommendation from Rob and Debbie) who were amazing, a walk to The hopbine for Sunday lunch, again amazing then back for the rugby in the amazing basement room, where the 2 nights previous we spent most of our time on the karaoke....a huge hit. There is nothing negative to say, the rooms are all beautifully furnished to such a high standard and you can see the thought and effort that has gone into this amazing house. The ladies want a repeat next year.....we will return. So once again thank you Rob and Debbie, you made my sisters weekend one to remember

  • The Bull is the perfect spot for business teams or families that want a classic part of British countryside. A beautiful coffee house “The Little Bull” is next door, a wonderful butchers ready for cater for breakfast and a handy mini supermarket/post office opposite. I took my team of 12 and there was plenty of space. We went on a country walk across fields on the bridal path to some traditional pubs and the whole experience felt straight out the film “The Holiday” Would certainly recommend to any large groups. Superb communication the whole way also.

    Located in the High Weald area of Kent which is an Area Of Outstanding Beauty, The Cabin at Valley View Farm is set in its own space amongst 16 acres of wood and grazing. It used to be an old hop pickers mobile home but has been lovingly restored to a modern, well presented “mini” haven. Peaceful, quiet and isolated. Private veranda with a fire-pit and a small garden where you can watch the birdlife including woodpeckers. Catch the odd glimpse of the deer in the woods. All totally isolated. It is a perfect place for couples and singles to come and get away from busy lives and there is so much to do within easy reach there is not room to attempt to list them all here. Alternatively snuggle in and watch some DVD's and have some much needed down time. Some of the attractions are the harbour town of Rye, Royal Tunbridge Wells, Hastings, Battle, Headcorn for the aerodrome and Maidstone. Too many NT and Heritage sites to list but you can easily get to Batemans, Scotney, Bodiam, Leeds and Sissinghurst Castles and Hole Park in Rolvenden which is privately owned and Great Dixter Manor and Gardens just down the road. Bedgebury Pinetum and Hempstead Woods offer fantastic walking opportunities and also cycling is a very popular hobby in the area, you can bring your own or hire one locally. There is the Bodiam Boating Centre a couple of miles away where you can take leisurely craft up to the Castle or hire a kayak and go up and down the river at a more leisurely pace. The East Sussex Vintage Steam Railway is to be found in another Cinque Port town of Tenterden which is only a 15 mins drive. The railway can take you on a 10 mile trip through the countryside and up to Bodiam. If the weather is on side Camber Sands is 30/40 minutes drive offering miles of golden coastline and Winchelsea not too far away. The village of Sandhurst is set amongst acres and acres of vineyards and hop fields. Luckily the end products can be tried and tested at nearly Chapel Down, Biddenden and Hush Heath Vineyards in Staplehurst. You also do not have to go far at all for plenty of great places to eat and drink including cafes, restaurants and old traditional country pubs. If the weather is inclement then nearby Hawkhurst (and Rye) offers a lovely boutique cinema, the Kino, where you can sit in small theatres and enjoy the latest films with a glass of wine and some sweet treats !. A fully self-contained cabin with open plan lounge/dining/kitchen area, king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. The Cabin is set on one level but it has steps up to it. Lounge area has a large sofa and an electric wood burner, a flat screen TV able to play on-demand Netflix, Amazon Prime (guest own account), catch-up TV with a built-in DVD (some DVDs supplied) and a DAB radio. Dining area with two chairs and a table. Bathroom has a shower, toilet, basin and heated towel rail. Wifi included. Decked veranda with Adirondak chairs where you can sit and have breakfas.t, bird spot and see the odd deer in the woods and the ponies in the fields beyond. There is a fire pit where you can roast marshmallows and sit out under a canopy of star on a clear night. There is also a small garden area with a picnic table. The veranda looks out onto the 8 acre wood. Stunning when the bluebells are out.
    Our neighbourhood is very peaceful but you do not have to go far for a multitude of sites to see and places to eat and drink. Recommendations can be given.
  • Absolute relaxation is guaranteed. The cabin is spacious and designed to the highest standards. Every detail has been thought about from the living facilities, to kitchen, bathroom and bedroom with everything you could possibly need and more. We had an unexpected surprise on arrival due to change of circumstances and the host was totally accommodating. Looking out of the windows feels like being in the middle of a forest with nothing around but nature. We loved roasting marshmallows at night and beautiful walks in the day without having to use the car. I would definitely come back here and recommend it to anyone. Thanks so much Karen.

Karen and David were wonderful hosts, always on hand to give advice and recommendations for local walks, cafes, restaurants etc. We would 100% recommend a visit to Lime Wharf cafe by the boating station which has amazing breakfasts and the best brownies ever! Karen and David have some wonderful animals, ponies and dogs, who were beautiful and very friendly, and we were lucky to be able to spend some time with them, and hearing their stories. It will take about 45 minutes! Navigate the amazing footpaths and trails dotted around the East Sussex countryside. There's nothing better than going on long walks enjoying spectacular views of the coastline, green countryside, wooded glens, castles, caves and wildlife. All this mixed with the fresh air from the sea, will provide many great days out.

  • Best Airbnb I’ve ever been to! A unforgettable experience, walked in and there was a bag of crisps, chocolate fingers, milk and fruit along with seasonings for cooking. Never encountered such a find! Very thoughtful touches to everything. There is a log book for everyone who has been here which was lovely to read through. The host was more than helpful and kind! Very welcoming and recommended all around the area for walking and shops and what to eat. Couldn’t have asked for anything more. You’ll regret it if you don’t come here!!!

    This modern barn conversion is situated opposite the Oast House and within beautiful secluded 2.5 acre gardens. The location is beautiful whether you wish to admire the gardens, sit outside and read a book or enjoy a wonderful selection of country walks including a 20 minute walk to the historic village of Headcorn.
    The Snug is a small converted barn which provides modern studio accommodation with double bed, sitting area, adjoining kitchen space and separate bathroom. TV and WiFi are provided together with an adjacent parking space.
    The historic village of Headcorn is within 20 minutes walk and has excellent amenities including shops, coffees shops, two pubs, village hall, farmers market and much more. There are many places to visit nearby such as Leeds Castle, Bodium Castle, the famous Sissinghurst Gardens, Bedgebury Pinetum and Bewl Water. Enjoy a wonderful selection of country walks. The attractive Wealden towns of Cranbrook and Tenterden are within 15-20 mins drive, offering excellent restaurants, shops, museums, light railway and leisure centres. Three local vinyards are close at hand. For golfers there are 4 courses all within 10 mins drive. Light aircraft enthusiasts can enjoy Headcorn airfield offering museums, displays, parachuting etc. Ideal for trips to France with Dover and the Channel Tunnel within easy reach. The main line train station in Headcorn provides a fast service to London for those wishing to see the sights and take in a show.

    In the heart of trendy St Leonards the apartment is an ideal base to explore the area. Part of a Victorian terraced house but is self contained with outdoor space and its own private entrance. Free on street parking. It's a short stroll to the seafront and just 4 minutes walk from St Leonards Warrior Square station (direct trains to London, Ashford International & Brighton).     The decor is retro and arty with a mid century vibe objets and art. The spacious bedroom has a super king size bed with a Nectar mattress, 4 pillows and additional blankets as cosy essentials . The comfortable sofa bed is located in the lounged only suitable for 1 guest. Children are welcome however the space is probably more suitable for older children or infants rather than toddlers. There is a fridge/freezer with complimentary milk and water as well as a kettle with a selection of teas and coffee. Please note there is no kitchen area/cooking facility. All can be enjoyed in your lounge, al fresco in your private sunny courtyard or at the beach. The bathroom has a shower and toilet. There are 7 steps to access the flat so it may not be suitable if guest(s) have limited mobility.
    You are right in the heart of the vibrant and trendy St Leonards neighbourhood with cafes, pubs, restaurants, shops, vintage emporiums, art house cinema, live music venues and of course a few minutes from the beach.

All the little touches (like the milk and fruit) were great, and the bed was one of the comfiest I have ever slept in.   • Rebecca saved me in an emergency when I found myself too far from home to get back at the end of a work trip. She responded to my request within an hour, prepped the lodge and heated it, and it was ready for me within three hours of my first enquiry - if not two! It's plain and simple, but stylish - and the chair and generous bed are both incredibly comfortable. The shower room is unexpected - completely luxurious (especially given the situation at the top of a network of gardens), with strong shower, lovely towels, underfloor heating plus heated rail. Essential toiletries, tea and coffee (and chocolate biscuits!) are laid on - and I needed those! The night I stayed there was yet another storm, and the rain pounded on the roof and chunks of tree were thrown about by the wind - but it was still warm inside, and the verandah turned out to be really sheltered, so even going to the loo in a storm was no hardship. It's a great place to stay, and Rebecca is just amazing. Thank you!

    Edgewood Cottage is a cosy one bedroom hideaway nestled in the countryside north of Bexhill. Sited in the garden of our family home, it offers a secluded bolthole away from the hustle and bustle of modern life. It has its own private patio and full access to our acre and a half garden. Without doubt it is the ideal choice for anyone looking for the perfect break in this beautiful corner of East Sussex.
    Edgewood cottage is ideally located within a short drive of the historic towns of Bexhill, Battle and Hastings as well as numerous country parks and walks. It is the ideal launching point to explore the many attractions in the area. The property itself comes fully equipped for a perfect break away: Fully Equipped Kitchen with microwave and the basics – salt, pepper, oil, kitchen roll Comfortable bedroom with king sized double bed and plenty of storage - a highchair and travel cot are available on request Large lounge/diner with two sofas, 4 seat dining table and a wood burner for cosy evening by the fire. In addition there is a smart TV and a selection of books and board games to help pass the evenings by! WiFi connection to our family is available via a router in the cottage, however internet access can be very patchy at times due to our countryside location. 4G connection here in excellent. Weather permitting why not enjoy some al fresco dining on the patio at the rear of the cottage. Access to the property is via the gated drive way to our house with parking immediately in front of the Cottage. Please note...Smoking and vaping is not permitted in the Cottage.
    Edgewood Cottage is perfectly located for visiting many local attractions such as - Battle Abbey, Bodium Castle, Herstmonceux Observatory, Batemans – home of Rudyard Kipling. Just a short drive away are the towns of: Battle – Site of the Battle of Hastings Bexhill – Home to the first British motor race in 1902 and to De La Warr Pavilion - the iconic 1935 art deco building. Hastings – Steeped in history and bohemian. Hastings has something attractions galore: funicular railways, the historic old town, fresh fish from the fishermen’s huts, Smuggler’s caves – to name but a few! Nearby are numerous public foot paths and wonderful country parks including: Combe Valley Way, East Hill Nature Reserve, Hastings Country Park By venturing a little further afield, you will find the cobbled towns of Winchelsea, Rye and the golden sands of Camber....all worth a visit.

  • We stayed at Edgewood Cottage for 1 night in a last minute escape to the countryside. The cottage was a little difficult to find, we followed the sat nav for the postcode but were told by a local resident that all homes on the road have the same postcode so we did drive up and down the road a few times before we managed to contact Alastair and get a description of his home. That aside, everything else was perfect! The cottage was much more spacious than we expected and we had a wonderful stay! The bathtub was so nice and Alastair even put out a variety of different bubble baths! The bed was very comfy and we even shared the bed with our baby and had plenty of room! Alastair allowed us to use the garden and it was a lovely countryside escape! I took my baby for a little walk all around the garden. Would definitely recommend Edgewood Cottage! Quirky accommodation for a very reasonable price!

    Located 2.4 miles from world renowned Sissinghurst Castle Gardens in a tranquil, rural setting just outside Sissinghurst village, the host offers a comfortable, self contained garage conversion over two floors. The property is surrounded by beautiful countryside views and woodland walks. It is also ideally located for visits to stunning castles, gardens and pretty Wealden towns and villages. Reliable, regular train services from nearby Staplehurst (4.4 miles) to London take an hour.
    'The Cabin' is located adjacent to the host's recently refurbished 1897 property that was originally a Victorian Convalescent Home. It provides 1 double and 1 single bedroom upstairs. The downstairs area has an open plan kitchen/dining/sitting area and a bathroom with a shower. The host will provide all bedding and towels and there is a small hairdryer for guests to use. Guests need to note that the property has a space saving staircase with trap door between floors. Please look carefully at the pictures provided to ensure that this is suitable for your mobility needs. The Kitchen is fully equipped including complimentary tea and coffee, a dishwasher and fridge with small freezer compartment. There is a LG Smart TV with DVD Player. We offer a selection of DVD's and On Demand TV via the TV Apps. The TV is not connected to an aerial. Mobile reception can vary in strength depending on your provider. There is WiFi. The Cabin has it's own parking within a parking area shared with the main house. The one acre garden and external areas are in the process of being renovated and The Cabin's own courtyard garden is not yet suitable for guests to use although we are happy for guests to sit outside and enjoy the view at the table and chairs provided. The hosts are a family with two well trained teenage sons, a friendly dog, a black cat and some chickens with a rooster. The host's garden backs onto a farm and has sheep in the field at the bottom of the garden. It is possible to walk directly from the property onto a public footpath that leads through beautiful bluebell woods and a rural lane on a good circular walk.
    Our property is perfectly situated to visit many wonderful locations including, Bodium, Scotney and Leeds Castles, Sissinghurst Castle and Gardens and Great Dixter. For the more adventurous, Bedgbury Pinetum and Forest is 20 minutes away providing walking, biking trails and childrens activities. There are three local vineyards to tour: Hush Heath, Biddenden and Chapel Down. In under 40 minutes you can reach the historic seaside town of Rye with it's cobbled backstreets, antique shops and restaurants and in the opposite direction the Spa town of Royal Tunbridge Wells. Cranbrook is a pretty local town only 2.5 miles away with lovely cafe's, shops and pubs. The Milk House Pub in Sissinghurst Village is the closest gastropub with delicious food and a pleasant garden with children's play area.

  • Stayed over a long weekend for two nights and it was such a relief and stress free experience especially if you come from the city. Easily accessible though a car or taxi would be needed. We went for dinner st the Milk House pub which was terrific less than 10 minutes away driving. We also went to the Hush Heath Vineyard which was an amazing and tasteful experience less than 20 minutes driving. On a clear night you can see the stars laying from the bed due to the sky lights. We decided to cook one of the other nights and the kitchen has everything you could need for doing that! All in all a pleasant stay in the Kent countryside which may surprise you.

There is free street parking in our street. We are located 12 min walk from Ore station. The old town is about 10 min walk from us, Hastings Castle and the Smugglers Caves are also around 15 min walk and the town centre and Hastings Station is about 30 min walk. Also, there are buses running to the town centre.
    We are located in a quiet residential area with a close proximity to an old town. Our house is on the hill so the views are stunning. And there are three big parks in a walking distance.

    We recently converted an outbuilding into a two bedroom house. The house is detached and purpose built. We aimed to create a space that was bright, airy and incorporated the gorgeous woodland and farmland around us. When you stay with us you can expect to be in a peaceful rural setting with stunning views which can be admired from either the patio or through the large bifold doors leading from the main living area.
    The downstairs has a lovely open plan kitchen and sitting room with oak beams throughout. The upstairs has a large double and a twin room, with window seats, and a stunning apex window offering fabulous views across the Kentish countryside. The shower room is also located upstairs. Each bedroom has cotton linen, quality mattresses and Egyptian cotton towels. A travel cot and clip on highchair are available for smaller visitors. Downstairs the well equipped kitchen has everything you would need to cook up a feast. The cottage has Wi-Fi and Free View television and a washer dryer.
    We are lucky to live on the fringes of the beautiful village of Benenden which is set in the heart of the Weald of Kent. We live a short walk away from Hemsted forest so you have country walks from the doorstep, a lively local village pub (2 minutes drive down the road) serving good pub grub, a little village shop and cafe as well as a butchers. Other attractions are a short drive away such as the gorgeous Sissinghurst castle with its stunning gardens (5 minutes by car), Bewl Water, Biddenden Vinyards and Chapel Down Vineyards (7 and 20 minutes respectively), Bodiam boating Station for canoeing (15 minutes max) and Bodiam castle (15 Minutes) to name a few. We are also located very near the coast so it would only take 30 minutes to get to Camber sands, Winchelsea beach and Rye Harbour.in

Perhaps with a slight exception of the bathroom which if you’re 6 foot five like me was possibly a little challenging in the shower department! Having said that everything else was great, super comfy beds beautiful views local tips and suggestions in the folder which Charlotte left were absolutely spot-on and it’s a great part of England to enjoy exploring from a superclean,Cosy and stylish space. We were travelling with our two-year-old and five-year-old and they enjoyed the books and Lego that were in the van, and the views were tickly in the morning at the sunrise were beautiful and we would really recommend to eat the white dog and lots of attractions nearby.     Welcome to our lovely St Leonards home. We are situated just a 3 min walk from Warrior Square mainline train station. You’ll love our home because of the space, the cosiness, the kitchen, the quietness of the house and the comfy beds. We are suitable for couples, solo adventurers, business travellers, professionals and larger groups. We are both artists and musicians.
    The Space The house is very quiet and spacious. High ceilings and 4 floors lend themselves to a super peaceful atmosphere. The house just seems to swallow people without you noticing. The rear of the house looks onto a verdant valley of gardens with a view of the sea to the south. Guest access Garden, terrace, dining room, three bathrooms, living room, terrace, wifi, free parking on the street. Other things to note Other things to note We have two very small cats. They are not allowed into the guest rooms (unless invited) as we like to keep the rooms as fur free as possible for the avoidance of cat allergies. We are musicians so in the daytime some light music practice may be heard. Whilst we provide breakfast and a refrigerator, there are no cooking facilities for guests but we are near many local restaurants.
    Locally Some great restaurants have opened up recently in St Leonards. The Wine Shed on Kings Road is just 4 minutes walk from the house leading on to newly opened vegan restaurant, Nico’s Kitchen. Others to look out for include Pier 9, Half Man Half Burger, St Clements (Michelin star), The Gurkha Chef. All are within a ten minute walk from the house. Along Kings Road, Norman Road and the Grand Promenade, you will find plenty of art galleries, second hand shops, cafes's and tasteful gift shops. In and around Hastings Old Town there are a multitude of pubs, bars and restaurants serving a variety of food and drink with many also providing live music from local and visiting musicians. Hastings and Rother have just been named a Music City due to the plethora of musical acts and venues in and around the area.

    We have renovated the whole house and guest room two years ago. The new guest room has its own entry through the main garden gate, powerful rainforest shower in the stone-tiled private shower . We are located in beautiful Cranbrook, close to lots of National Trust sites : 5 minutes drive to Sissinghurst Castle Garden, 20 minutes to Bodium Castle and Scotney Castle, 25 minutes to the Batemans. An ideal place if you are visiting Benenden, Tenterden, Ashford and Tunbridge well.
    The garden ensuite is located on the ground floor, while other bed rooms in the house are on the first floor, therefore guests have their own quite floor in the night. It has its own entrance to garden and drive way,perfect independent space in the house.
    Cranbrook is the historical trading town, nowadays is the town full of good schools, very close to lots of national trust sites and the famous high weald trail. If you like nature, history, hiking, biking, animals, castles, beaches, then Cranbrook is the perfect place to stay !
  • This place is very clean. The host tidies the room every day. We also enjoyed our privacy, as there was a separate entrance. I would have loved it even more if I had had a table, 2 chairs, a microwave, and a fridge. It was slightly awkward to close/open the gate. Nonetheless, we are grateful that Melody provided us with simple breakfast the night before. Would come back!

    Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.
    Blackthorn is well-appointed, with all breaks inclusive of linen and towels, electricity and heating, open wifi, free-range eggs from our hens and ducks, a Smart TV with Netflix, logs and kindling for the little wood burner in the winter months, maps and leaflets on the area, and of course exclusive access to the heated indoor pool and outdoor hot tub daily between 8AM – 8PM. There are 2 x award-winning pubs in the village, and a good range of places to eat in both Rye and Hastings, as well as nearby villages. This part of East Sussex is very special with many picturesque towns and villages, historic castles, National Trust and English Heritage properties, several steam railways, impressive country house and gardens, and stunning beaches close by.
    We are situated in a rural, edge of village location in AONB countryside, with a distant view of the sea. 3 x different coastlines are close by (5 miles on average). It is a peaceful and relaxing location with no light pollution, very little road noise, and just the occasional sound of garden or farm machinery. There is no village shop but Winchelsea Farm Foods is a high class deli, butchers and general store selling newspapers, bread and milk etc a short drive away. A Co-op can be found at Winchelsea Beach a couple of miles further on.

  • We found Blackthorn to be the perfect holiday haven for couple-friendly relaxation and sighsteeing along the Sussex coast. indeed i'd return happily to write away, or bring family and friends too. It's a beautifully-kept cottage with scenic balcony, jacuzzi and pool access, set in a tranquil landscaped garden surrounded by nature and the great outdoors. Listening to the timeless birdsong in the morning and taking in the stars from the jacuzzi were magical moments, as was simply relaxing with a roaring fire with good wine and scrabble. Local places well worth exploring are charming Winchelsea, picturesque Rye (Lamb house, the Mermaid Inn for Sunday lunch and Webbes Fish bar for an evening supper) and the more vibrant Hastings. We'd love to come back soon and leave where we left off, with more walks and possibly a local wine tasting/tour (we spotted many tempting local wineries whilst out and about!).   • This truly was everything I had hoped for. My partner and I came hoping to star gaze one evening and was able to do so from the warmth of the hot tub. It really was everything we had dreamed about. The sights were breathtaking and it was as peaceful as it looks. Peter and his wife were so thoughtful in leaving my partner a birthday card and special drink which we enjoyed during our stay. The complimentary eggs also went down a treat in the morning before we ventured out into Rye.   • The room itself was very nice and clean. There was a TV and a small fridge (big enough for a bottle of water) as well as a kettle and tea making facilities. David and Gill were great hosts and the communication was excellent over the few days I was there. The house is in a beautiful part of the country and there is a lovely pub just down the road. Will definitely stay here again if in the area.

    In the heart of the Kent countryside Evesham Lodge offers a perfect getaway. Perfectly situated to visit local attractions including Leeds Castle, Sissinghurst and Bedgebury Pinetum to name but a few. In the village you can catch a direct train to London which takes under an hour. Evesham Lodge is self-contained and situated in our large 1 acre garden. It has a private entrance and plenty of off road parking. A car is essential for your visit.
    Evesham Lodge has 2 bedrooms and 2 bathrooms. One has a shower cubicle and the other has a bath with shower. The kitchen is fully equipped with cooker, dishwasher, microwave, full sized fridge freezer and washing machine with dryer. There is an outside seating area and you have shared use of the garden with a pond. We have ducks living on the pond and chickens.
    We are situated between Tunbridge Wells and Maidstone. There are many National Trust properties to visit, excellent cycle and walking routes, and great shopping with a good mix of independently owned and top chain stores in Tunbridge Wells. We also benefit from some highly acclaimed restaurants and pubs in the area.
  • You won’t regret booking a stay in this perfect, spotless self contained home. Having been unable to return home to Malawi due to the Coronavirus pandemic, we were happy and so lucky to find ourselves in such a lovely home, set in a beautiful garden with a pond for the ducks, even moorhen chicks while we were here. Fresh eggs daily from their chickens. We enjoyed the feeling of space, great to be able to sit out in the sunshine on the deck. Emma and John have been so kind.

  • A convenient, well proportioned house for a family, surrounded by a large beautiful garden, in a quiet location in the sleepy village of Madden. My children loved exploring the large garden, feeding the chickens and the ducks in their pond. All the amenities you'll need! Great position to visit many National Trust places (Scotney Castle, Bodium Castle, Sissinghurst), Leeds Castle is not too far, close enough to the Sussex border ( we visited Heartsmonceaux castle and Astronomical Observatory.

  • The lodge is amazing. Warm, clean and comfortable with everything you need. Emma was so helpful and kind. The garden was beautiful, with chickens and ducks and a pond. In a lovely area. Easy to access from the A229. Emma provided us with eggs and biscuits, so we had scrambled eggs on toast, which was so tasty. Can't fault the place. Would recommend it, and would love to stay again.

    This is a cosy end terrace cottage which sleeps 3, situated in St.Michaels with shops and pubs on the doorstep. The cottage has off road parking and an enclosed garden to the rear. Downstairs there is a lounge with log burning stove and kitchen. Upstairs the main bedroom has a king-size double bed with attractive views to the front of the property. The second bedroom is a cosy single. The bathroom has a shower over the bath, washbasin and toilet. Cottage has WIFI.
    The property is ideally situated to explore the wide variety of activities that the Kent and Sussex coast and countryside offer from the Cinque Port towns of Hastings, Rye and Hythe to the main county towns of Tunbridge Wells and Canterbury. There are several National Trust properties nearby including the impressive Sissinghurst Castle Gardens, Scotney Castle, Bodiam Castle and Smallhythe Place. Moreover, there are a number of easy walks from the doorstep as well as water based activities at Rye and Newenden. The nos. 2, 1 and 18 national network cycle paths pass nearby and the area is home to a number of keen cycling clubs. The property benefits from off road parking and an enclosed garden to the rear with good quality garden furniture. The sitting room has a TV and DVD plus wood burning stove (some logs provided). The kitchen has an oven, hob, kettle, toaster, microwave, small fridge freezer and washing machine plus dining table and chairs. Upstairs, the advantages of the main bedroom are a king-size double bed in a generous space with attractive views to the front of the property. The second bedroom is a cosy single.     Tenterden is a very attractive small market town with plenty of independent shops and small cafes, two supermarkets, banks and a choice of pubs and restaurants. The attractive High Street is a tree lined avenue which has an abundance of historic buildings to gaze at including a fabulous 11th century church.

  • We stayed at the cottage for 2 nights and everything was perfect. Communications prior to our arrival were answered very quickly. Upon arriving at the cottage everywhere was spotless clean, and felt very homely. The attention to detail thought the cottage was amazing, and catered for every need. We would not hesitate staying there again, and would recommend anyone staying at the cottage.

  • An absolutely lovely little cottage, full of character and charm. Comfortable and cosy with central heating and a wood burner should you need a little extra warmth. The fresh flowers and scones were a nice touch and made you feel welcome the moment you step through the door. Check-in and out was a breeze as there is a key safe. Highly recommended, we will definitely stay again.
