We are located near Box Hill, you can enjoy countryside walks, spectacular views and visit some lovely local gastropubs. We are dog friendly for an extra fee. Cosy Rural Retreat with Log Burner

The Snuggery is a converted outbuilding that has been set up for a cosy stay with a wood burning stove and lots of snuggly wraps to cuddle up in. The open plan interior, high vaulted ceilings and natural oak flooring create an interior which is fun, light and airy. Walking enthusiasts will enjoy walks from the back door straight on to the North Downs Way and there is a bench by the front door fitted with a heated element, perfect for warming up your walking boots. Beautiful hand-crafted woodland cabin with hot tub

This stunning hand-crafted cabin is the master piece of a highly talented Sussex craftsman. It is constructed using sustainable oak, chestnut and ash from the surrounding woods. It is full of gorgeous bespoke detailing, for example the entrance to the cabin is inspired by a sea cave in Cornwall. It's secret location is like another world, up on a bank above a winding stream in the dappled light of old oak trees. The air is full of bird song and deer run freely all around.

Stunning Studio Barn, Buxted

Our chalet-inspired studio barn, with vaulted ceilings and oak beams, is light and airy in the summer and beautifully warm and cosy in the winter, with underfloor heating throughout. It is completely self-contained, with a separate entrance from the adjacent family house. With a sumptuous superking bed (or two twins), sofa bed, unlimited fast WiFi and HDTV, you are assured of a relaxing and welcoming stay in a family-friendly setting in the East Sussex countryside.

Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
