The Annex is an elegant, spacious property in a beautiful rural setting. It is perfectly located for exploring Kent & Sussex with many wonderful attractions and activities close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. The rooms are large and spacious, perfect for couples or families. Small, well behaved dogs are welcome for an additional fee.

Depending on the time of year, there may be cows or sheep in the field in front you. There are some lovely family friendly walks around the farm and you will be ideally situated just off the A21 for visiting Tunbridge Wells, Tonbridge and surrounding villages. There are also several National Trust attractions close by.

It is excellent accommodation if you are attending a wedding in the area e.g. at The Spa Hotel, Salomons, Warwick Hotel or The Beacon. Longer stays are welcome at discounted rates.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
