Set near to a small Sussex village with direct access onto the South Downs, Iford is on the wild fringes of historic Lewes (2 miles), vibrant Brighton (7 miles) and Newhaven ferry and beach (6 miles). My house has been described as light and "cosy". It is filled with books, art and interesting things - it is very much a home from home, and not a holiday let. In the winter there is a log burner, in the summer a sunny flint walled garden. Nestled within the South Downs National Park this medieval village has independent and quirky shops, lots of choices of where to eat. Walks to enjoy - nearby is the sea, forest, vineyards, Downs or riverside. London 2 hours by car, 90 mins by train.

Dog friendly. Close to many famous houses and gardens ,Sissinghurst Castle, Great Dixter, Chartwell, Batemans and Scotney Castle. The Spa town of Royal Tunbridge Wells is a 20 minute drive away. Wadhurst our nearest village has 2 small supermarkets, great butcher, deli, 2 pubs and takeaways.

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

A self-contained 2-bedroom flat , semi-detached to our home with separate access on the idyllic Kingston Ridge . Ideal for walkers, the South Downs way is at the end of the private no-through road, or the County Town of Lewes is a 2 mile walk away (or a ten minute drive). Brighton is 8 miles down the road, with a regular bus service. The apartment is ideal for 4-6 people but has a maximum capacity of 8 (sofa bed). N.B. We have a very friendly dog.

Our pod, tucked away near the Downs

Our timber clad garden pod is up-market glamping, with a view to the Downs. Close to Brighton, approached down a farm track, with a walk across fields to the village. On sunny days, open up the folding sliding doors and enjoy a drink on the decking. There are coffee and tea making facilities, but not for cooking. That’s why it’s only available for a few magical days at a time. (The wood burner pictured is not in use.) There is WiFi

It has an enclosed garden to the rear with a nautical theme as well as off road parking. It is maintained to a very high standard. Lewes has its own cinema, brewery and a castle with scenic views across Sussex and the River Ouse. Great local walks. 7 miles from Brighton.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
