There are stunning sea views and miles of coastal paths nearby, this really is the place to stay for waterfront vacations or walking holidays with your family and friends. There are 7 beautiful king size rooms available in this exquisite country home with vast gardens, outdoor pool, hot tub and a indoor bar purely for you.
The house is located in Jennycliff - with both sea and countryside views. There is ample parking on site, with a private driveway and parking adjacent to the house. The house has an extensive garden, outdoor swimming pool and hot tub. The pool room also boasts a bar and indoor area for get-togethers. Inside there are several working fireplaces and the sumptuous free standing bath with claw feet in the main bathroom – ideal to relax in at the end of the day.
St Anne’s is a five minute walk from Jennycliff beach, with three other beaches close by. There are local shops, a gym, sailing centre and coastal walks all available within a 5 minute drive from the house. Supermarkets are situated close by, along with a sea view café - which is a 2 minute walk away.
  • Wow... this is such a fabulous place to stay for either a large family gathering, or group bookings. We had my daughter’s 30th Birthday there for a few days, with our party of 14. There is plenty of space and bedrooms are large. We arranged a private chef to come and cook and serve our food on the first night ( we can recommend the brilliant chef). The dining space has a huge dining table. The grounds are lovely and big, with animals to look at, as well as a sea view. It is a stones throw stroll to the sea. We were able to use the pool and the hot tub ( the pool was heated and lovely and warm). We were so lucky with a sunny day in March. We could actually have a bbq a sunbathe! The bonus for us ( as well as everything else) was to have the bar/pub.. we had our karaoke party in there, cocktail making and dancing. There is a small dance floor with disco lights. Neal and Tracey really looked after us. Ne came and got all the cushions out for us to use and Tracey made up extra beds , at the drop of a hat. Thanks guys. We will definitely be back to spend time in this amazing house and would highly recommend it to you. Jue x

  • A group of us have been working locally and needed a bigger place to stay after our group size increased. Neal and Tracey's place was ideal. After some long cold days on the boat there were plenty of showers for us to jump into, great laundry facilities for us to wash and dry our clothes in and a table long enough that we could turn one end into the site office and still sit and eat at the other! Lots of space for each of us to spread out in the very generous rooms and we have all talked about returning here for holidays with friends and their families. What a great space.

Amazing facilities that cater to a large group and multiple spaces (bar area, pool, lawn plus inside spaces) for people to relax and enjoy. Communication was amazing - everything that we needed was catered for and they were both super easy to get hold of. Highly recommend St Anne’s, and hopefully we’ll be back soon!

  • Just returned home after a weekend stay here for my mother’s 50th birthday. After looking through the photos of the house we were very excited to visit, and WOW the photos didn’t do this house justice. Neil and Tracey were amazing throughout our stay and always on hand to help with anything. As a group of 18 of us everyone thoroughly enjoyed the stay, just 1 unfortunate thing is that our stay wasn’t long enough! Wouldn’t hesitate in booking again!

    We built this room to enjoy the view. And now you can too. From inside or out on the balcony you look down the Yealm estuary towards the sunset. It is just a studio, but rest assured, it is like no other. PS, Yes we had called it the Garden Room b4
    Welcome to our room with a view. We built this room in 2015 to take full advantage of the view down the estuary of the River Yealm towards the sun setting in the West. If your idea of getting way involves a bit of fun, a splash of adventure and more than a hint of luxury then we think you may well be happy here. It is a simple 1 room studio with a wall of glass which folds back so you can step straight onto the deck overlooking the water or to the covered terrace at the side. When it is warm you can really open up the space to the outside. There is electric heating for when its colder. It has a wet room shower, basin and WC. But be warned you have to step out on the terrace to access it, so bring a dressing gown. Being a studio there isn't a full kitchen, just a kettle, coffee maker and a microwave. And you will have to step out again to do your washing up in the Belfast sink on the terrace. All this is in our lower garden between the lane and the estuary. We are one of the last houses in the village before the lane heads off through the woods to the sea, joining up with the South West Coastal Path. Keen walkers will not be disappointed. Gourmands may well want to wander back the other way into the village to dine at the renowned Ship Inn. Or you can come and join us, we run the Noss Mayo Tea Gardens on our upper terrace on summer weekends. Inside you will find plenty of soft furnishings made by Kathryn and some of Kathryn and Andy's driftwood art. We hope you find Noss Mayo as creative and inspiring a place as we do. Because it has been so carefully created we do ask for a cleaning fee, to help keep it that way. Dogs are welcome, but try and keep them off the cushions….. we do ask a higher cleaning charge for those of you bringing dogs, please read all about in the house rules section. Thanks.
    Noss Mayo is quite a spot, a narrow estuary village, about as beautiful as any piece of England, make sure you spend 1 evening just sitting on the terrace as the sun goes down. You will go away with memories (and sand in the car footwells).
  • A beautiful studio right on the estuary perfect for a couple. Loved waking up to this view every morning! Kathryn has thought of everything you’d need for your stay with lots of thoughtful little touches such as dressing gowns and slippers. Despite storm Dennis making an appearance whilst we were there, we thoroughly enjoyed ourselves and wouldn’t hesitate to come back.

  • I wasn’t sure what to expect from the little village of Noss Mayo, but the River Room and Kathryn herself exceeded all of them. Not only did she treat me like family, she went above and beyond to make me feel welcome. From driving tips for the narrow Devon roads, to guiding me across the estuary at low tide, this was definitely an adventure I won’t soon forget. She is thoughtful and kind, and it shows in every nook and cranny of the River Room. I sincerely hope I’ll find myself in Noss Mayo again sometime!

    Calm and cosy double room in a pleasant Victorian terraced house on a quiet residential street. Close to parks and cycle routes From here you can walk to the city centre, the Barbican, the National Marine Aquarium, the Theatre Royal and University Campus.
    Typical of the houses in this area and of this period, my place has large rooms with high ceilings, ornate fireplaces and attractive original features. You will have your own neutrally decorated, light and spacious lockable double bedroom.
    I'm in a quite residential neighbourhood with a park loved by dog walkers and tennis courts on my doorstep. There is several retail parks very close. The Dartmoor national park is a 20 min drive from the front door.

    Bright newly decorated and furnished one bedroom apartment in the lovely riverside village of Newton Ferrers. The apartment has a south facing private garden, ideal for an evening barbecue or quiet drink . Local shops and pubs are close by, offering a variety of good food. Country walks are picturesque. Beautiful beaches and local golf courses are also near. The property comprises double bedroom with ensuite bathroom/shower, and an open plan living/kitchen/dining room with a double sofa bed.
    Bedroom has full size double bed, plus small double bed settee in living room.
    The village has a general store, butcher, post office and pub, with 2 other pubs in the village on the opposite side of the river, all within walking distance.

    Self contained Annex to large family home in the popular village of Newton Ferrers. Walking distance to all amenities. This recently refurbished space was designed to provide independently accessed guest accommodation for the main house and is available for the first time to visitors of the area looking for short term stays. Best described as a large ground floor apartment with own front door, kitchen, bed sitting room & shower room. An hotel would call it a deluxe suite
    The Courtyard flat is part of a converted courtyard barn. It is in the middle of the village very close to all the amenities. We are within walking distance to the river, shops and local pubs. The Ship at Noss Mayo is highly recommended for food and takes about 20 minutes to get to this great pub. Only a 4 minute walk is the Tea shop also recommend for afternoon tea/lunch and is located at the end of the drive way. A 10 minute drive will take you to Mothecombe Beach where you can lunch at the School House followed by ice cream from The Surfing Cow Devon ice cream farm close by. We have some beautiful walks around the village and you can walk part of the South West Coastal Path which is a long but fantastic walk with a pub at the end.
    Newton Ferrers is a beautiful village to visit and live in. Close to the river it is ideal for swimming, paddle boarding and walking . We are a 20 minute drive to Plymouth where you have the shopping mall, Royal William Yard and the Barbican. Dartmoor is around 30 minutes where you have breathtaking views of the moors and it’s surroundings. This is a great place to relax, chill out and recharge your batteries.

  • This is a really beautifully converted space, with thoughtful design touches, and good use of space. The living area and bedroom are comfortable and well-layed out for various uses, and the kitchen has everything you could need for a short or longer stay. The courtyard is pleasantly situated down a quiet lane within a short walk (down and up hill) of the river and village centre. Hosts were lovely, and it was a real treat to not just have tea, coffee etc. supplied, but also fresh eggs and apples.

    The Mews is the perfect romantic cottage for 2 - complete with a woodfired hot tub in your private garden and a roll top antique bath in the bedroom! It is situated on our coastal organic dairy farm on the South Devon coast. French doors open out onto the patio from the bedroom, giving you an area of total privacy (apart from the odd cow peering over the fence perhaps) from which to soak up the serenity of the surrounding countryside and to enjoy a soak in the gorgeous wooden hot tub.
    Situated on Lambside Farm, this lovely detached stone building was originally a barn and home to a domesticated gos hawk. Named in honour of its former resident, it has been thoughtfully renovated to provide delightful, modern accommodation for two people. The Mews has been arranged to give complete seclusion and offers an open plan living area downstairs with a woodburner, and a modern kitchen with a small dining area. There is also a small cloakroom downstairs with a toilet and basin. Outside is a delightful secluded patio and garden with your own private wooden woodfired hot tub – so romantic! A spiral staircase winds up to the first floor, also open plan, which has a king size bed and bathroom area with toilet (discreetly hidden behind the bookcase), hand basin and a wonderful antique roll top bath, quirkily painted like a cow! French doors open out onto the patio from the bedroom, giving you an area of total privacy (apart from the odd cow peering over the fence perhaps) from which to soak up the serenity of the surrounding countryside and to enjoy a soak in the gorgeous wooden hot tub. The kitchen even has a Nepresso coffee machine so you can make a perfect expresso to enjoy while sitting on the patio in the morning sun! The Mews has a telephone (incoming and emergency calls only), underfloor heating downstairs, central heating upstairs, a private parking area and all the standard facilities that we offer. Superior 100% white cotton bed linen and big fluffy towels and bath robes are all provided, as well as tea-towels, bath mats and environmentally friendly cleaning materials. We put delicious local organic milk in the fridge for your arrival – with our compliments, along with enough recycled paper toilet rolls, Fair Trade tea, coffee, sugar and local organic herbal tea to get you started!
    In the heart of the South Hams in Devon, Carswell Farm is surrounded by unspoilt countryside and the coastal path is right on the doorstep, providing stunning walks that lead to quiet beaches and picturesque villages. The farm is in an Area of Outstanding Natural Beauty with an exceptional variety of wildlife and plants, including some extremely rare species that are encouraged because the farm is organic. Carswell is one of the few places in the country where you could spot a cirl bunting and there is a pair of faithful Peregrine Falcons who nest on the cliff here every year. We have an abundance of wildlife – hares, bats and badgers are just a few of the residents you are sure to see, and many more besides. We have barn owls and little owls residing in the old barns behind Lambside House – walk down the farm lane and see if you can see them out hunting.

  • Nicholas is a great host. We couldn´t find the place immediately but he guided us very well and we were able to have amazing few days at his airbnb. It´s pure relaxation and with the fire place it makes it even more cozy and romantic. The view to the sea is outstanding and if the wheater is great, it only takes few minutes to the sea. Would definately recommend to book and hope to visit another time.

  • This is a hidden gem tucked away at the back of the property. The views on a clear day are amazing too. A very comfortable and stylish room. The shower was really amazing in the wet room. The host Nick was really accommodating. We would highly recommend a stay here. The village of Noss Mayo is 4 minute drive away and we had a lovely evening meal at The Ship Inn, the staff there were also really friendly. Thank you.

  • What a wonderful place in a beautiful location. If you’re interested in stunning coastal walks this is a great base, equally if you want to explore local pubs there seems to be a great choice! We tried the Ship Inn at Noss Mayo which is lovely and has a fantastic view of the estuary from the beer garden. The space itself is huge and much bigger than you’d anticipate from the photos. We enjoyed relaxing, watching Netflix and lighting the log burner in the evening. Nick was an excellent host and made us feel very welcome when we arrived. We felt as though we could ask if we needed anything, but actually everything we needed was right there. We’d definitely want to stay again and would recommend others doing the same!

You can walk across the park to two cafes and a small supermarket ( open till late), and some great take aways We are 5 mins away from the bus stop which can take you into the city centre in approx 20 mins

  • We had a lovely five nights at penny's place in January. Great location for exploring south Dartmoor and also some of the beautiful coastal walks south Devon has to offer. The flat has everything you need, super comfy bed, lovely bath and shower and well equipped kitchen. Thoughtfully decorated and perfect for a relaxing break. It's a converted barn so almost all the natural light comes through the skylights but this just made it very cosy in the winter. Also bonus of some fresh eggs left out was a lovely surprise.     Welcome to The Lookout, comfortable accommodation, separate from the owner's residence. The double bed and living area is upstairs, with a large picture window for views towards the sea. On the ground floor there is a breakfast table & small kitchenette for making complimentary hot drinks. A breakfast basket is provided, which includes bread for toast, cereals, yoghurts, fruit and orange juice. There is also a daybed with storage drawers, a shower room and hanging space under the stairs.
    The Lookout is located in Wembury, a coastal village in an Area of Outstanding Natural Beauty. There is a local pub for evening meals and a small shop with Post Office facilities within walking distance. If you enjoy a Devonshire cream tea, take a 10 minute walk downhill from The Lookout to the Beach-side Cafe, where the picturesque St Werburgh's Church, (dating back to 1088) is nearby. If you prefer to drive, there is a National Trust car park next to the Beach and Cafe, free for members. Wembury Bay Riding School can also be found near Wembury Beach. There is a 3 1/2mile circular walk starting from The Lookout that joins the SW Coast Path, providing breath-taking views of the Yealm Estuary and the Mewstone.

    The Garden House is a converted building within the grounds of an early Victorian rectory. Guests have exclusive use of their own private & enclosed garden area, which enjoys lovely views across the Middlecombe valley. The accommodation is light-filled & has been refurbished to a high standard. This is a quiet & rural location half a mile outside centre of Noss Mayo. It is close to the coastal path and yet only a 25 minute drive away from Plymouth city centre & all its amenities.
    Accommodation has a separate double bedroom and a shower room (not ensuite), the living & kitchen area is open plan. We have a comfortable sofa bed that can be made up for another 2 guests if needed. All bedding and towels are provided, along with a few toiletries/essentials in case you have forgotten anything. Accommodation has a fully equipped kitchen with a fan oven & hob, fridge, microwave & dishwasher. Tea and ground coffee are available and we also provide a breakfast tray for all guests with some basic essentials : bread, yoghurt, cereal, jam & marmalade, biscuits, and there will be some milk, butter & orange juice in the fridge for you. Pets are very welcome, but no more than 2 well-behaved dogs. If you wish to bring pets there is an additional cleaning fee of £20 which can be paid in cash upon arrival. Washing/drying of clothing can be arranged, if required.
    The accommodation is a short distance outside Noss Mayo village. Noss Mayo does not have any shops but it has two pubs The Ship Inn & The Swan, both of which serve really good food. It's an easy 10-15 minute walk down the footpath to either & booking is recommended, especially in high season. Newton Ferrers is close by across the estuary has a few small shops: A supermarket, a Post Office, a good butchers and a pharmacy.
  • We loved our stay in Noss Mayo (as did our dog!) The space itself was just what we needed - facilities to cook, chill out and secure outside space for the dog which is always plus! Lovely to have the velux windows open at night and wake up to all the birds! Easy walking distonce to the village and both pubs lovely and dog friendly. Worth taking a walk to the coast too, which is really easy to follow from signposts. No shop in the so gran bits on route - but that said, the barn was stocked with milk, butter, coffee etc which was great to arrive to. Thanks for a lovely stay!

Scott has thought of everything, there’s a airer to dry out wet suits after a day at the beach, child friendly crockery, fans for hot evenings and Scott was able to offer some tips on places to explore locally. We had a lovely week and the children especially enjoyed crabbing over the walk way to Noss Mayo when the tide was out.

    We live in a lovely part of the world. Very peaceful, scenic and with so many walks from our door. Walk to Stoke beach or Cellars beach in around 1/2 an hour or drive 10 minutes to the beautiful, sandy Mothecombe Beach. Relax by the water at the excellent Ship Inn enjoying a drink or meal. Plymouth (10 miles) has the National Marine Aquarium, the lovely Barbican area and for those who enjoy shopping Drake Circus or Armada Shopping centres. Take the ferry across the water to Mount Edgcumbe country park for a day out.

    Ideal base for 2 people, a great bolt hole to explore beautiful Yealm Estuary and surrounding South Hams.
    Newton Ferrers/Noss Mayo are situated on either side of the stunning Yealm Estuary in the South Hams district of South Devon. There are great pubs and beautiful scenery to take in. Fabulous walks take you around the cliffs of South Devon. We can give you recommendations of places to go further afield -please just ask.

Shortly after we arrived, Victoria came over to switch the heating on for us, as it was a bit chilly on Friday. The property is lovely, the open plan kitchen/living room is cosy and had everything we needed (including pods for the coffee machine).     There is a designated guest parking space with a walk of approximately 100 yds through our gardens to your front door. (If it rains, wellies are a good idea). The Blue House garden with its own patio is secluded and for your exclusive use. Just outside our gate are many walks through our beautiful countryside accessible without getting into your car.
    The village of Yealmpton is a ten minutes walk or two minutes drive away. There you will find two pubs serving excellent food as well as a Chinese restaurant/takeaway, a coffee shop, garage, post office, organic farm shop, hairdresser, etc. In the nearby village of Brixton is a local chippy. Newton Ferrers, Noss Mayo and the coast are approximately two miles away . Dartmoor National Park is approximately five miles away . Plymouth with all its facilities is only seven miles away. We have lived in Devon for more than 30 years, and will be able to offer you some advice on things to do and places of interest in the area.

    This is a lovely modern 2 bed home located in a village called Elburton, just on the outskirts of Plymouth city centre. 15 minute drive from plymouth city centre, (taxis usually cost £10-12 from the centre). The house is also located by a main bus route (5/5a will take you into city centre. Walking distance to local shops, takeaways and pubs (Only a 5 minute walk to the Elburton Inn) Located near Yealmpton, Noss Mayo great places for walks, drinks and food. (also on a local bus route)
    This is a lived in Home whilst we won't be here during your stay, Please respect our home as your own. Please help your self to our facilities it's a lovley new build in a quite cul de sac with parking, all the facilities are less than 6 months old so are in great condition. *Please note that no shoes are to be warn inside the home* The house sleeps comfortably 3 people however we can accommodate 4 people, we can set up a double blow up mattress. There is still construction on site, which is coming to an end YAY. This can cause a little disruption and noise. The builders work from 8am-4pm and very rarely on the weekends.

    Located in a quiet, friendly, family neighbourhood situated near to the city centre. We have a rang of parks near by that are great for running and activities. We have a few local shops and take-aways down the road, and we are few minutes walk to a bus stop with frequent busses into the city centre. We have on old springer spaniel called Oscar. He loves a good cuddle but is very quiet and stays out of the way! Our rooms are lovely and we are very welcoming to all!
    We have 5 rooms. One is occupied by myself (the land lady) and from time to time I have contractors living with me or my daughter comes to visit. Otherwise it is pretty quiet!
    The parks in the neighbourhood are lovely. I spend a lot of my time walking the dog so it's great for me. We are a short walk to town and there are a lot of lovely places on the way. There is a little coffee shop on Ebrington Street that I love. I am happy to recommend lots of places and tell you the best spots when you come to stay.

    Wembury is a 20 minute drive from Plymouth, Plymouth has lots of navel history including the may flower steps on the Barbican where the Pilgrims set sail for America.You can get the water taxi across from Mountbatten to the Barbican which offers great views of Plymouth Sound and Plymouth Hoe. There are plenty of good restaurants and bars in this area ,
    We have lived at Red Gables for 24 years which was originally a seaside chalet . The annex is adjacent to our house which was built originally for my parents,We are very much part of the local village community and appreciate our beautiful surroundings, my son is a local surfer and we all love the sea and the beautiful walks .We bought the original property for its prime location, Wembury is a lovely place to bring your children up it has a real village community which is built around, school,church,beach which is a big part of the UK Marine Consevation.

There was heating for the cooler mornings and the sun warmed the lodge for our return in the evenings. The beds were so comfortable we all slept like logs and had lazy morning lie ins. Mark was easily available and dealt with any issue immediately.

  • We are a family of 4 with a chocolate lab, 2 children aged 6 and 9. Our friends also joined us for one week and we all loved Sycamore Lodge and Newton Ferrers! Mark and Jenny are fab hosts and their attention to detail means you have everything to hand that you may need, not to mention personal treats. We had lovely weather which really made our stay fabulous! The 3 pubs are very welcoming and the food is very good! Just a short stroll to the Co-op, the post office, the butcher and the pharmacy. Everyone locally was friendly and welcoming. Excellent base for exploring the beautiful surroundings, my kids learned crabbing and body boarding. They also enjoyed the games pick up sticks and old maid card game in the Lodge, nice to see them not glued to their tablets, The Flying Fryer means takeaway on Mondays and WokthisWay means takeaway on Thursdays and can be found just across the road. We all loved Devon and can’t wait to return 😎

    Enjoy one of Bovisands three golden sand beaches and watch sailing craft of all shapes and sizes, including naval vessels, entering and leaving Plymouth's busy Port. Alternatively, retreat to 'Far Horizon's' Upper Deck with a good book and lay out on the sunbeds and enjoy the peace and serenity in the privacy of the sundeck with views out over the Chalet to the sea beyond. Bovisand Park is a privately owned, gated community, open to the public during the day and locked at night. A key to the main gate is lent to all guests, together with the Chalet keys for the duration of their stay. There is an excellent Cafe on-site and a small gift shop.
    Bovisand Park is located in the small, pretty village of Down Thomas surrounded by farm land and rolling hills down to the sea. The Mussell Inn can be found at the top of the hill and although it's fairly steep in places the reward of a cold drink in the pub is only a 15 minute walk away. (And it's downhill all the way back!) There is also a small village shop in the village itself and a large Co-op and garage in Staddiscombe (2 miles). The Broadway Shopping Centre in Plymstock is half a mile further on. There is a large Morrisons, Lidl and many other shops in Plymstock together with a McDonalds (next to Morrisons) and a Costa Coffee Shop in The Broadway.

The chalet is sparkling clean with everything you could need and more! Parking is a short walk away. The area is well maintained and a few minutes walk you are on the beach! We enjoyed sitting on the patio out the front after a long day on the beach enjoying the view. When it was a little too hot we sat out the back in the beautiful flower garden! The pictures do not do the place justice it’s even better in real it’s an amazing place to stay and very relaxing. A short drive away there’s an array of restaurants and bowling, or further along Plymouth harbour with pubs and a few restaurants. We didn’t want to leave! We can’t wait to visit again soon.     Newton Ferrers is a sleepy and quiet village which attracts families and those who love being around boats. It has a host of walks and beaches and tea rooms nearby. If you fancy a quicker pace Plymouth is 6 miles away where there is much to see and do. There are nice unspoilt beaches and day outings to other Devon towns and attractions. There are 3 pubs which vary in the types of food on offer and each have their own distinct ambience providing a great range and quality of meals. There is often live music too the village come alive in August where it holds a regatta which is lively and fun and inclusive.

The apartment perfectly located in Newton Ferrers, 5 minutes from the local shop and only a quick walk to the Dolphin which is a lovely, lively pub. You can also walk to Noss Mayo in about 30 minutes which has two great pubs, The Ship and The Swan. The apartment was beautifully clean with everything we needed for a long weekend.

    A lovely 1-bed flat ideal for a couple, friends or even business traveller in Lipson, Plymouth. Open plan kitchen/living and dining area and a generous bedroom. There's also a two seater sofabed ideal for children and a foldable travel crib available on request. Ongoing refurbishment being done in communal areas and other walls left bare in property but this does not affect your stay or experience.
    Clean & tidy, the flat has recently been refurbished. It has a few lime rendered bare walls around the utility area that must be left unplastered & without paint for 12 months. This does not affect your stay but guests with children are advised to ensure that their children do not rub on the walls as they are a bit rough.

    Set in the beautiful coastal village of Wembury, six miles from Plymouth. The annex is a quiet place to relax. A double bedroom with French windows lead onto a decking overlooking the garden. Bathroom with double shower unit. Kitchen with oven, hob , fridge and utensils. Lounge, including a sofa bed ( 2 ch or 1 ad) leading into a conservatory to relax and enjoy the countryside view. The village has a well stocked shop and friendly pub. Lovely walk to the beach and coastal path. Owners onsite.
  • We loved our stay in this cosy, clean and very well-situated annexe. The hosts were really fabulous and reserved us a very warm welcome. We felt at home straight away. The annexe was just the right size for our four-day stay (2 adults, a six year old and a four year old) and we appreciated being just next to the sea and yet only a very short drive from Plymouth city centre and its main attractions. What we loved most about the annexe were the windows and French doors opening out onto the luscious garden and views of the surroundings hills and fields. We spent a long time gazing out of the windows and watching the pheasants and birds. We cannot wait to go back in warmer weather!

Communication was amazing, any questions that we had were answered quickly. There is a well stocked shop in the village, which is about 5minutes walk.     Hillcott is a beautiful 2 bedroom cottage in the waterside village of Newton Ferrers, South Devon. Newly refurbished to the highest standard, this delightful cottage is a must for holiday makers who like the finer things in life. Newton and Noss make the most fantastic location for a fun packed holiday with beaches, moorland, boating opportunities and the South West Coastal Path within easy access. A 2 minute walk takes you to a waterside pub which serves great food & often has live music.
    Enter through the half glazed stable door and you are immediately struck by the beautiful staircase leading to the first floor. First you must decide whether to turn right into the living room complete with sofa and 2 easy chairs. A smart television is mounted on the wall and a living flame gas fire completes the peaceful ambience. Turn left and you are in the kitchen/dining room. So much thoughtful at-tention has been given to the details in this room and indeed throughout the house. The kitchen is fully fitted with a leather effect granite work surface, built in dishwasher, fridge, oven and hob. Small furnishings and artefacts complete the overall feel of the room such as the wooden whale set in a recess in the dining room and the lovely french dresser resplendent with tasteful ornaments. Both rooms have window seats overlooking the front garden and in the evening the bespoke wooden shutters can be closed to create a cosy and intimate feel. Up stairs and on the landing hangs a n ornate mirror and hanging from the ceiling is the most beautiful unique glass chandelier which just makes you want to stop and admire! Turn right and you enter the master bedroom beautifully furnished with king size bed, side tables and another amazing lamp shade! The en suite shower room has a low flush wc, walk in shower, round stone sink and electric towel rail. Bedroom 2, another double is resplendent in it’s furnishings with the king size bed positioned to gaze through the window whilst lying in the plush bed. A small television, built in cupboard and built in shelf unit complete the room. A family bathroom with bath and shower over is also on this floor. Outside is a large paved garden with flower borders and table and chairs. Across the small driveway is an outside toilet room complete with sink and washer/dryer. The perfect space to wash off dogs or remove sandy beachwear.
    We are so blessed to live in such an area of outstanding natural beauty and if you are planning to come on holiday to the wonderful South Hams you will discover that once isn’t enough – you will want to return year after year. We have beaches in abundance from glorious wide sandy expanses to little bays full of exciting rock pools to explore. Surfers delight in the waves at Bantham whilst paddle boarders enjoy the many estuaries. It’s a paradise for kite surfers, canoeists, sailors, kayakers and fishermen.For those who love to walk and explore, we have Dartmoor, the wild rugged expanse of open moorland with Tors galore; our beautiful Dartmoor ponies and wonderful historic pubs. Hugging our stunning coastline is The famous South West coastal path where you can dip in and out from villages all along the coast. We have Plymouth on the doorstep seeping in history with the historic Mayflower steps where the Pilgrim Fathers set sail for North America in 1620 and the infamous Hoe where Drake finished his game of bowls before going out to defeat the Spanish Armada in 1588. The historic Barbican is so vibrant and full of life, wonderful smells, ice cream and fishing boats galore. The Royal William Yard, the Grade 1 former Royal Naval victualling buildings, is a must for foodies with wonderful restaurants such as River Cottage, Prezzo and Wagamamas.For golf lovers we have some of the most spectacular courses set on cliff tops with views to distract even the most hardened players. Running along the stunning coastline of Bigbury Bay, Thurlestone Golf course is a mix of links and cliff-top terrain with the latter providing breath-taking views of the legendary Thurlestone Rock to the East and the beautiful Avon Estuary and Burgh Island to the West. The course is one of the most exhilarating with majestic rocky seascapes above the coves where smugglers used to operate. It is also ideal holiday golf - not too severe, with quite generous fairways but the wind, of course, can blow with a vengeance. Bigbury on Sea is also a challenging yet forgiving coastal golf course, with stunning views in all directions. And then there are all the wonderful odd and interesting villages, such as Salcombe, Noss Mayo, Modbury and Dartmouth where you can while away the hours (and pound coins!) watching the boats or children crabbing or purchasing a variety of local crafts. What’s not to love?!
  • The house is situated off the beaten track in a beautiful tranquil seaside village. On approach we were initially struck by how excellent the location is for exploring the surrounding area, only a few minutes walk from the water and walking pathways. The house is handily near a pub, a restaurant, cafe/post office, pharmacy and butchers all within a 2 minute walk, and a well stocked Co-op a literal stones-throw away. The property itself is very pretty but easy to miss if not careful to follow the handily provided directions as it’s on a sharp corner tucked in from passing traffic. The parking space provided is ample for a large car and handily around ten yards to the front door. Inside the property the house is very cosy and has a timeless decor suited to the house. It is more than well equipped and there has obviously been much thought into what’s provided. Both bedrooms are large, warm and comfortable with beautiful views and ample storage. The bed is comfortable and a tv is provided in one of the rooms should you wish to use it. The bathrooms are extra special with large bath/showers perfect to relax in and ample towels and toiletries provided. Our host kindly left us a guide book to the property which details all the need to know. I look forward to another amazing stay at the house.

Also good parking space for our van. Newton Ferrers is a nice village, loved to walk to Noss Mayo at low tide. Dolfin Inn good to eat (with music)! Ship in also very good food! Took a trip on the local ferry also nice. Totness nice to visit (good shops) definately will return to one of the cottages of Rest Assured properties.

    The ensuite bedroom is a wonderfully bright room with lots of space, a sun terrace and beautiful views. A private entrance to the property gives you the opportunity to leave and come back whenever you fancy. There's no chance of disturbing the family. Importantly, the king-sized bed is new and comfortable. The room has Wi-Fi, a silent mini-fridge, kettle and toaster. We provide bread, cereal, milk, tea/coffee and a few extras. The 'Odd Wheel Pub' serves good pub food and is just next door.
    The private entrance and breakfast in the room makes this the ideal 'weekend away' room to relax and enjoy each others company and take in the beautiful countryside. There is also a sun terrace that adjoins the room, which guests can make use of. It gets the midday to evening sun.
    We live in Wembury village, in the part with all the facilities! This makes your stay very easy because local shop and pub. There are public footpaths to the beach and the coast path. The beach is about a 20 minute walk. Langdon Court is walkable at a distance of just over a mile, though it is quite hilly.

    Studio apartment with own lockable entrance, double bed and bathroom with shower. Sofa, table and chairs with tea and coffee making facilities and wifi. There is no tv in the studio but there is one in the main house.
    The studio is situated alongside the main house, it is a big room, has a double bed a mattress topper and quality pillows and duvet. There is plenty of light from the door length windows and a key to lock the external door. It is very private and set in a lovely rural setting with beautiful views, walks and cycles.
    The neighbourhood is quiet and rural. There are plenty of nice walks through woods, fields and around the estuary. There are cycle tracks and villages to explore, a new cycle track links us with neighbouring villages, making it very safe to cycle. The estuary and local woods, 10 minute walk away, has many birds to sit and watch. The local village is a 15 minute walk, it has a pub, restaurant and fish and chip shop. There is also a post office and small convenience store. A morrisons supermarket is 3 miles away. Plymouth is on the main railway line to London Paddington. There are buses from the village to Plymouth, which has the historic Barbican and Hoe, a new indoor shopping centre and aquarium. Buses also run through the village further into the South Hams towards kingsbridge and Salcombe.

The clean, comfortable studio is completely separate from the main barn and is in a private court yard at the end of a country lane. Used it as a base to explore the South Hams, we had dinner in the delightful village of Noss Mayo and explored Burgh Island and Mothecombe beaches. We came home early(ish) for a bottle of bubbles overlooking the Yealm Valley from their garden. We were surprised at the comfort level offered for the price in this area.
