The barn is a lovely private space for a romantic break for two. It has it's own kitchen, bathroom with roll top bath, sitting room with wood burner, and kingsize bed with White Company bed linens and towels provided. There is a hot tub in the garden for guests to enjoy. The kitchen is well equipped with a mini dishwasher, microwave, electric hob and oven, toaster, Nespresso machine, kettle etc.
Swallows' Flight Barn is adjacent to a farmhouse in 1,000 acres of glorious Devon farmland, set in a historic courtyard dating back to 1860. It's one mile to the sea and many beautiful beaches, and a 10-minute walk to the village with great dining.

  • We cannot fault swallows barn! Lucy has thought of everything - it was such a special place to stay and she was full of recommendations of great restaurants and walks to do locally. We are definitely coming back as we didn’t have nearly long enough to do all the wonderful things the area has to offer. The weather was dreadful but swallows barn was the cosiest place to squirrel away. We now want to come back in the summer. Wholeheartedly recommend.

    The Dairy at Middle Nuckwell is a one double bedroom property, with a luxury double sofabed in the lounge, so would sleep 4 people comfortably, and is detached from the main farmhouse. The Dairy is a traditional stone built property (the original dairy to the farmhouse) and has been recently renovated to the highest standard and includes a fully fitted kitchen, luxury bathroom with walk in shower, underfloor heating, wood burner and private courtyard area, which includes dining set and BBQ. There are horses, chicken and ducks on the property, and you are welcome to collect your own eggs for breakfast. The property has amazing views over a beautiful, peaceful valley. The Hayloft at Middle Nuckwell is also available to rent if you require space for more people.
    Nestled in the heart of the South Hams (Area of Outstanding Natural Beauty), the property is nestled in a beautiful valley. There is a tidal road and estuary within half a mile and there are public footpaths and bridleways nearby, so the location is perfect for walkers and mountain-bikers. Bantham Beach (voted one of the best beaches in Europe by Lonely Planet) is about 3 miles away, so the property is perfect for surfers and water sports enthusiasts. The property is set in the heart of the South Hams so there are numerous sandy beaches and coves to explore. The market town of Kingsbridge is about a mile away, where you will find numerous amenities including supermarkets. The yachting town of Salcombe is also very close by, providing water sports, shopping and many restaurants. Dartmoor National Park is also close and can be seen from the property in the distance.

  • I booked Katy’s place as a surprise for my sister and her boyfriend and it definitely lived up to expectations! The cottage was extremely clean and a perfect set up for their little weekend away. They certainly made use of the hot tub and said Katy was super friendly and they loved meeting the dog too! They had a lovely walk in South Milton and thoroughly enjoyed their stay.   • Stayed here for 2 nights with my partner and we couldn’t fault a thing. We were greeted on arrival and given tips on the best places to visit in the area, they were very friendly and welcoming. Easy to contact also, they even politely gave us some foil that we’d forgot to buy from the shop! (It’s only a 10/15 minute drive to Tesco.) The fire and the heated floor boards made everything so warm and cosy, just wish we’d booked even longer. Thanks again for such great hospitality!

Katy had left out several informative local brochures for us to taylor our stay at The Dairy, which were extremely helpful. Ending the day relaxing in the hot tub !     Close to Bantham Beach, Bigbury-on-Sea, Salcombe and Kingsbridge, this fully-equipped high quality Shepherd Hut is set in a tranquil location with stunning views across to Dartmoor. Now with private hot tub adjacent to The Hut, offering a perfect place to enjoy sunsets or starry skies. The Hut is ideally situated in South Devon and offers a peaceful rural retreat with close proximity to many Devon beaches and towns.
    Uniquely situated to visit all the South Hams beaches, towns and villages, private and secluded but not remote. A 10 minute walk from The Hut up the lane will take you to the main road where you can catch a direct bus to Dartmouth along the stunning coast line passing through Slapton, Strete, Stoke Fleming and Blackpool Sands. At the top of this lane also is the Church House inn – a 13th century former monks’ house with a great selection of food and wines. Other dining options nearby include The Oyster Shack, The Sloop at Bantham, Britannia Shack at Beesands, The Crabshell in Kingsbridge as well as other excellent eating places in Salcombe and Dartmouth. The Hut has a fully made-up double bed with a pocket spring mattress and duck down quilt and pillows for a comfy and cosy night. The bed just folds up against the wall to reveal a generous living space with table and benches. The toilet/shower room is plumbed in with a “proper” toilet and shower. The well-equipped kitchen unit incorporates a 2 ring hob, combination oven, microwave and grill, a small fridge and sink, [as well as crockery, cutlery, glasses, toaster, kettle etc.]. The wood-burner offers additional heat and cosiness if required in cooler months. Set in the corner of a large 5 acre plot The Hut is totally private and away from the owners’ accommodation. Ample parking [a short walk along a path] is provided as is a useful storage shed next to The Hut to maximise your space inside. The Hut now has it's own hot tub, which is perfectly situated to enjoy a tipple whilst enjoying spectacular views across open countryside to Dartmoor. As well as the hot tub, outside The Hut is plenty of space to unwind with lounger chairs, picnic table and chimenea. There is ample room to pitch a tent for additional guests by [small extra cost by arrangement] but please note there are no other toilet or shower facilities available.
    This is a beautiful place to live, a gem we found a few years ago and have gradually been transforming into our forever home. We love the combination of privacy with rural living and proximity to the wonderful South Hams places, events and culture. Waking up to gorgeous views, listening to the birds and countryside noises is bliss.

  • We had a really lovely weekend away here, Alasdair was there to greet us on arrival and show us around the shepherd’s hut. We had a lovely meal at the Church House Inn which was 15 minutes’ walk away with a great atmosphere. The hot tub was the real highlight and really made our trip! We also visited Thurleston Sands which was a great beach nearby and Kingsbridge which was a lovely little town. The Shepherd’s Hut was fantastic and we would definitely stay here again.

  • We had the most wonderful stay here and I would recommend it to anyone (in fact I will be!). Alistair and Siobahn are such lovely hosts, they really go above and beyond and are so easily contacted when/if needed. The place itself is so cute and has everything you need plus a hot tub!! We came for a long weekend for my boyfriends birthday and it’s a perfect base to explore the local area - it’s only a £20 taxi home from Salcombe if you fancy a few bevs. The pub that’s a ten minute walk is lovely too with great food and friendly staff. Thank you so so much, we loved it ❤️

    We built this room to enjoy the view. And now you can too. From inside or out on the balcony you look down the Yealm estuary towards the sunset. It is just a studio, but rest assured, it is like no other. PS, Yes we had called it the Garden Room b4
    Welcome to our room with a view. We built this room in 2015 to take full advantage of the view down the estuary of the River Yealm towards the sun setting in the West. If your idea of getting way involves a bit of fun, a splash of adventure and more than a hint of luxury then we think you may well be happy here. It is a simple 1 room studio with a wall of glass which folds back so you can step straight onto the deck overlooking the water or to the covered terrace at the side. When it is warm you can really open up the space to the outside. There is electric heating for when its colder. It has a wet room shower, basin and WC. But be warned you have to step out on the terrace to access it, so bring a dressing gown. Being a studio there isn't a full kitchen, just a kettle, coffee maker and a microwave. And you will have to step out again to do your washing up in the Belfast sink on the terrace. All this is in our lower garden between the lane and the estuary. We are one of the last houses in the village before the lane heads off through the woods to the sea, joining up with the South West Coastal Path. Keen walkers will not be disappointed. Gourmands may well want to wander back the other way into the village to dine at the renowned Ship Inn. Or you can come and join us, we run the Noss Mayo Tea Gardens on our upper terrace on summer weekends. Inside you will find plenty of soft furnishings made by Kathryn and some of Kathryn and Andy's driftwood art. We hope you find Noss Mayo as creative and inspiring a place as we do. Because it has been so carefully created we do ask for a cleaning fee, to help keep it that way. Dogs are welcome, but try and keep them off the cushions….. we do ask a higher cleaning charge for those of you bringing dogs, please read all about in the house rules section. Thanks.
    Noss Mayo is quite a spot, a narrow estuary village, about as beautiful as any piece of England, make sure you spend 1 evening just sitting on the terrace as the sun goes down. You will go away with memories (and sand in the car footwells).

Kathryn has thought of everything you’d need for your stay with lots of thoughtful little touches such as dressing gowns and slippers. Despite storm Dennis making an appearance whilst we were there, we thoroughly enjoyed ourselves and wouldn’t hesitate to come back.

  • I wasn’t sure what to expect from the little village of Noss Mayo, but the River Room and Kathryn herself exceeded all of them. Not only did she treat me like family, she went above and beyond to make me feel welcome. From driving tips for the narrow Devon roads, to guiding me across the estuary at low tide, this was definitely an adventure I won’t soon forget. She is thoughtful and kind, and it shows in every nook and cranny of the River Room. I sincerely hope I’ll find myself in Noss Mayo again sometime!

    The bright and sunny Studio is situated in a quiet and picturesque valley a mile from the award winning Bantham beach. With a yoga platform in the garden and surrounded countryside, its the perfect retreat for couples, yogi or a small family looking for a relaxed getaway near the sea. Max 4 people!
    The Studio is a unique little haven tucked in a Devonshire valley, a mile from the sea. Owned by an artist, it has a quirky shabby chique interior with an open plan living space, breakfast bar and balcony overlooking the valley. Its beautiful setting and location make it a perfect place to retreat to. The garden has a yoga platform for those who want to salute the Devon sun. Its located in a valley with a handful of other holiday cottages nearby and in sight, though its elevated place on the hill means its quiet and feels private. There are gorgeous country walks leaving from the property and a 20 minute walk to the famous, award winning Bantham Beach. Guests book repeatedly each year for its charm and location. The bedroom has its own balcony doors opening onto the valley and a skylight overhead for stargazing from bed. The living room has a pull out sofa bed for 2 people expanding the capacity to 4 people staying, though please note that the space is best suited for couples. The Studio is light and airy during the summer with lots of wild birds. Please note that cooking facilities are not extensive but certainly sufficient. Have a look in the pictures so you can see what is available and know what to expect. There is a lovely stray black and white cat, Miss Frieda Meoiw, who comes and goes over the year, who makes her home the studio for some of the time. She may or may not be there when you visit. She is to stay outdoors, although she loves a cuddle and feed if you like cats! During the winter, it is snug, cosy and warm! There are village shops and excellent pubs in Thurlestone (1.5m), Bantham (0.9m) and Churchstow (2m) and Kingsbridge (4m) offers a supermarket, banks, numerous shops, cafes, galleries, yoga studio and a regular farmers markets. Surf rentals can be found in Churchstow or on Bantham beach. Free parking for 2 cars. Please note a car is essential to get to this area!
    Just a short way from the award winning Bantham Beach, this is an area with incredible country walks in every direction leaving the house. The solitude and quiet of the valley is at the heart of its charm and with little light pollution, its a great place for star gazing at night. Truly a beautiful retreat!

  • Had a great 2 night stay at Katy’s place, location is fab if you want something out of the way in the middle of nowhere. The air bnb itself is next to the main house but very private. The hot tub and terrace outside are not overlooked so it felt like we were completely on our own which was lovely. The pictures don't do it justice as there was a lot more space than we were expecting, and the house was super clean and modern. Just a tip if you're a light sleeper you may be woken by the roosters but in general we couldn't hear a thing it was so quiet around. Overall would be very happy to stay again!

    The newly converted spacious loft in the Barn (Upper Deck) of the gardens of Lower Kerse set in 30acres of beautiful, tranquil gardens, woods and fields and only 5 minutes from local beaches such as South Milton Sands, the surf beach - Bantham, village pubs, beach restaurants, coastal walks, tennis and golf clubs. Upperdeck is newly furnished with constant free WiFi.
    The Upper deck is a newly converted and furnished upper floor of a new oak open plan barn (40ft x 14ft). It has a separate toilet and a separate shower room with hand basins in both. We provide professionally laundered linen, fresh towels and beach towels. The superking bed can be split into twins. Please state at time of booking how you would like beds made up. There is the option to assemble a single bed for a third person to share the room. There is a nightly charge for this.
    The Upper Deck is in a unique setting. It is in a designated area of outstanding natural beauty surrounded by beautiful gardens. We are only 5 minutes from the centre of Thurlestone Village in a secluded, peaceful valley with views of the sea from the garden. Thurlestone is a pretty thatched village with an excellent pub, golf/tennis club. Over 4 beaches in Thurlestone alone and Bantham beach, famous for its surf and surf school is only 10 minutes from your front door. Also, popular for kite surfing and wind surfing. Bantham beach also offers superb Stand Up Paddle boarding down the beautiful River Avon. Hire of Paddle boards can be arranged prior to arrival. Salcombe, 15 mins away and Kingsbridge under 10. We have put together a useful manual with all our favourite restaurants, cafes, sailing schools etc etc.....

  • I booked a stay at The Upper a Deck as part of a Christmas present for my Mum. Being from Devon ourselves, we were familiar with the Salcombe area - but it was nice to try somewhere more off the beaten track. The room was sparkling clean, spacious, stylish and comfortable. We had everything big we needed for our night away, including little personal touches from Lou. There are three radiators in the annexe, so don’t worry about being cold in the winter - mum and I were very toasty. There were even two hot water bottles, just in case! I’d highly recommend The Upper Deck and hopefully will be back again soon :)

    A charming cottage situated on popular Brownston Street in the heart of Modbury. Two double bedrooms and a newly renovated bathroom make this cottage perfect for couples, families and friends a like. A sunny courtyard garden completes this property making it an ideal residence for your relaxing stay in South Devon. Dogs are welcome by prior approval.
    Light and airy throughout the cottage, downstairs is an open plan lounge and kitchen space. Fully equipped for home cooking with a dishwasher and large fridge/freezer, the space also boasts a 50" SMART TV with unlimited WIFI access and complimentary NETFLIX included. A kitchen island with stools provides a quirky eating area, with a smoothie maker and Tassimo coffee machine for your daily fix. A washing machine, iron and ironing board, airer and outside washing line are also available for your use. Situated on the first floor is an open plan bedroom with king size bed, wardrobe and chest of drawers. It has direct access to the bathroom. The bathroom boasts a bath with shower mixer taps as well as a separate shower, toilet and sink. Guest towels, essential toiletries and a hairdryer are provided for your use. Up a further flight of narrow but quirky wooden steps is the second double bedroom located in the eaves of the loft conversion. Period beams and sky windows make this space a treat to stay in. Bedside tables and an end of bed bench provide storage for your stay. Please note there are no electrical sockets in the loft room and there are some height restrictions in the eaves. Please note access to the bathroom and loft room is via the open plan bedroom on the first floor. There is a courtyard garden to the rear of the property with an outside hose pipe and washing line. There are gates separating it from a property at the rear and next doors garden. There is flexibility with check-in and check-out times thanks to a key safe system installed. Well behaved dogs are welcome for a small extra charge. £10 per dog for entire length of stay. Maximum of 2 dogs. Please inform us upon booking if you will be bringing your four legged friend! Please note both sets of stairs are wooden and can be difficult to navigate for the elderly or guests with mobility difficulties. Children are welcome, infants also welcome but please bear in mind there are no stair gates or cots provided. There is no allocated parking space, instead on the street parking is on a first come first served basis and runs along the length of Brownston Street. The property is situated in the middle of Brownston Street. A public pay and display car park is available in Modbury centre and is reasonably priced.
    The Georgian market town of Modbury is situated in an Area of Outstanding Natural Beauty surrounded by the rugged splendour of Dartmoor and the sandy dunes of the South Devon beaches less than 5 miles away. The town is well equipped with many independent food, art and gift shops along with warm inviting inns and restaurants. A well stocked Co-Op food shop is just a short stroll away, open 7 days a week from early until 10pm. Situated in the South Hams, the South Devon coastline offers many unspoilt beaches and fabulous coastal walks, with the stunning golden sands of Wonwell, Mothecombe, Bigbury on Sea, Bantham and Salcombe only a short drive away.

    This is a very comfortable and attractive living space and would suit a professional person looking for a room that is a home away from home. It is in the heart of the beautiful South Hams and offers stylish contemporary living in the desirable town of Modbury. Small South facing garden with sunny rooms and safe and secure. Parking available, including locked garage if needed. Modbury has its own Fair which will run from 5th to 13th May with a whole week of activities. This house can also accommodate a couple as the bedroom is a double room with large wardrobe. There is a private bathroom with bath and shower. All facilities available including washing machine, tumble drier, dish washer, ironing facilities, towels and bedding.
    The neighbourhood is largely professional. It is quiet in the evenings and at weekends and it is a quick ten minute walk into the heart of Modbury town where there are 3 thriving pubs, an Indian and Chinese restaurant, bistro, post office, GP surgery, pharmacist, barber shop and hairdresser. There are also individual specialist shops plus a small Co-op store. There is also a thriving church.

The house itself was peaceful and quiet and the road also, but it was also easy walking distance into the lovely small town of Modbury. The bedroom was very comfortable and the private bathroom next door was perfect. I didn’t feel I was intruding on Tilly’s privacy as I had the middle floor to myself. We shared the kitchen but I didn’t use it for more than a cup of tea as I was eating with my sister locally for all meals, but had I needed to it was very clean and Tilly had said I could use it if I wanted to. There was a TV in the lounge which I could also use if I had wanted to. WiFi was also available. All in all, Tilly’s place was perfect for my circumstances and I would happily stay again if I needed to.

  • Tilly's house is on a new estate in the attractive little Georgian town of Modbury. The Development where the house is located is very pretty with some great views out towards Dartmoor. This is a relatively new housing complex and the facilities within Tilly's lovely town house are exceptional. She couldn't have done more to make me feel relaxed and at ease. Nothing was too much trouble and I felt at home almost as soon as I'd arrived. The house was spotlessly clean and I cannot think how anything could be improved upon. Staying with Tilly has been a wonderful experience and I cannot recommend her home and hospitality highly enough.

It is situated on our coastal organic dairy farm on the South Devon coast. French doors open out onto the patio from the bedroom, giving you an area of total privacy (apart from the odd cow peering over the fence perhaps) from which to soak up the serenity of the surrounding countryside and to enjoy a soak in the gorgeous wooden hot tub.
    Situated on Lambside Farm, this lovely detached stone building was originally a barn and home to a domesticated gos hawk. Named in honour of its former resident, it has been thoughtfully renovated to provide delightful, modern accommodation for two people. The Mews has been arranged to give complete seclusion and offers an open plan living area downstairs with a woodburner, and a modern kitchen with a small dining area. There is also a small cloakroom downstairs with a toilet and basin. Outside is a delightful secluded patio and garden with your own private wooden woodfired hot tub – so romantic! A spiral staircase winds up to the first floor, also open plan, which has a king size bed and bathroom area with toilet (discreetly hidden behind the bookcase), hand basin and a wonderful antique roll top bath, quirkily painted like a cow!     Enjoy a winter stay in the cosy, stylish, self contained annex. Part of a listed cottage set in the AONB village of Avonwick; on the edge of the South Hams, Totnes, Dartmoor and the South coast beaches. Explore the Totnes and Dartington Christmas markets and winter walks. The Annex has it's own entrance, little galley, desk area, double bedroom and en-suite shower room. Living in the main house are a sociable, young family of three and a puppy! We can organise a cot for 0-2 year olds
    The annex is hand built and tastefully decorated, including a number of original artworks which make for a unique space.
    Avonwick is a small village in South Hams with two pubs- the Avon Inn (100m away) and The Turtley Corn Mill (a mile away). The larger village of South Brent is only one mile away and a nice cycle / walk for shops, pharmacy, (more pubs!) Being only a mile to the A38, the location provides excellent access to the South Hams, Dartmoor, Exeter and on to Cornwall. Totnes is a wonderful and unique market town and is only 5 miles away. There are numerous rivers, walks, tors and beaches close by and we would be very happy to show you some tips on a map

  • Anthony is a wonderful host, very friendly and incredibly hospitable. I gave a knock on the door upon arrival and was greeted with a genuinely warm welcome and made to feel very at home. The Annex was warm, clean and cosy with a comfortable bed and bedding, stylish artwork and decor Many kitchen basics were provided including tea, coffee, bread, butter and milk. There’s also a pamphlet you’ll find on arrival with great local tips and detailed house instructions. I found my stay at the Annex to be great value and would definitely recommend this place!     Marwell Lodge is a beautiful lodge set in large grounds down a quiet country lane. It is beautifully presented with many home comforts for your stay - summer or winter. The lodge is a true getaway and feels miles away from anywhere , however you can walk to a local pub and shop and a short drive to many wonderful beaches. We pride ourselves in customer care and you will arrive to a welcome pack including fresh milk , coffee , tea and a few little treats to welcome you after your journey.
    The lodge is south facing so nice and sunny ! Very peaceful and private. You can relax on the terrace and have the joy of your own grounds. It is well situated for the South West Coastal Path, Dartmoor and country walks , amazing beaches - no need to get in the car if walking is your thing .
    There are many good pubs nearby with great reputations for good food and friendly service . Close to a village shop and nearby Modbury for everyday needs.

The interior is lovely, spacious, clean with everything you need and lots of extra touches. Perfect for a relaxing holiday. The host was very helpful and welcoming. We stayed with our dog, who was also welcomed and he could move freely in the large garden.

    Less than 1 mile from the South West coast path and the famous surfing beach at Bantham, in an area of Outstanding Natural Beauty, 'Rockpool' sleeps two (plus 2 on sofa bed) people in one bedroom. Light and airy accommodation with stunning views across the valley of West Buckland. There is off street parking on a shared drive and the apartment opens onto the shared front garden of the main house.
    Rockpool is very handy to the beach and you can leave the car and walk. Rockpool was built last July and has a modern bathroom with separate bath and shower. There is also an outside shower for rinsing wetsuits.
    West Buckland is a hamlet with easy access to the villages of Thurlestone and Bantham where there are great pubs, shops and coffee houses.

    We offer accommodation in a large, comfortable double room above our pub in the estuary town of Kingsbridge in South Devon. The room has an en-suite with shower and toilet; TV; tea and coffee making facilities; hairdryer; wardrobe and drawers. The pub downstairs is a traditional pub, with a pool table, piano and charming, courtyard garden. We are based in the heart of the town, close to a variety of fine restaurants and shops, the bus station and the scenic estuary.
    There is a private side entrance to the building which is available to guests if they do not want to use the pub entrance. We do not provide any meals, but there are a number of places nearby which offer food throughout the day. It is important to be aware that the room is above the pub and so there is a level of noise which comes from downstairs. There is live music performed by local musicians on a Sunday from 5-7pm. We are situated on a street with award winning restaurants, another pub and take-away outlets. It can therefore be a busy part of town, especially on a Saturday night, so there is some noise outside the pub. Some may enjoy being so central, while others may not, so please keep this in mind.
    Kingsbridge is a charming estuary town in the South Hams, an Area of Outstanding Natural Beauty. The town has a number of interesting independent shops; art galleries; cafes; restaurants; pubs; a cinema and leisure centre with a swimming pool and gym. There is a scenic embankment for those who enjoy a stroll and for the adventurous, the town is an ideal base from which to explore the nearby coastal areas, moor and neighbouring towns.

Thank you so much. ❤️ There's is a slight bit a noise heard in the room from the downstairs pub, but not enough to disturb your sleep etc. Smack bang in the centre of the town, close to all restaurants and pubs/cafes. The room was spacious, clean and well lit. Lovely touch with the coffee cafetiere, a great start to the mornings. :) Would highly recommend the hermi, and should we be needing a place to stay in kingsbridge again we will defiantly be back.

  • This lovely room hidden away on one of the side streets in Kingsbridge is a gem. It is situated above a “proper” old pub and has one of the comfiest beds 👍. As it is above the pub, you can hear muted music and chat but to be honest I hear more noise from the tv from my neighbours house ! It’s a lovely old building with plenty of restaurants nearby and take any direction to explore many of the nearby towns like Salcome, Totnes or Dartmouth. The hosts are very friendly, they will give advice on places to visit, eat and nothing is too much trouble. We brought back take-always to our room and they provided us with plates and cutlery and having a bar downstairs was very useful 😁. We took two dogs with us and they enjoyed all the attention from the friendly locals too. This is a lovely little bolt hole to escape to and we enjoyed it so much we’ve booked again already. Thankyou for an enjoyable stay x🐶

  • There is a huge, light-filled room above the pub with the most comfortable bed. The power shower has just the right pressure for a delicious hot shower with toiletries provided. This is a pub facility so expect some noise, but even with a live singer performing, it was not obtrusive. Anna and Austen are very strict with closing time so my sleeping hours were never interrupted. Added advantage is of course a freshly drawn pint before bed. Kingsbridge abounds with eating establishments within a 5 minute walk. On-site parking and access is very convenient. There’s loads of wardrobe space too for longer stays.

    Mole Cottage is thought to date from the 1800s and lies at the heart of the bustling village of Ermington in the beautiful South Hams area of Devon. Dartmoor National Park on the edge of Ivybridge is ideally located in the countryside, yet within easy access of all main routes. The city of Plymouth is just a short drive away. Bird watching, horse riding, golf and fishing can all be found locally and Mothecombe Beach is just 4 miles away. Shop 2½ miles, pub 400 yards and restaurant 200 yards.
    The cottage is 2 bedroom with a lounge, kitchen, bathroom and dining room. It has a small enclosed garden with outdoor table and chairs. It has been tastefully decorated with quality furniture, Egyptian cotton bedlinen and towels, and has everything you need to make your stay comfortable. The lounge has a woodburning stove with a complimentary basket of wood (Oct - May) , and a Smart TV with a complimentary Netflix account. The cottage has a good speed Broadband suitable for working from home if required. The kitchen is equipped with a gas hob, electric oven, fridge and dishwasher, and there is a washer/dryer and freezer in the utility. For warmer days, there are beach essentials; towels, chairs and picnic rug, plus outside garden furniture, parasol and a BBQ. Bedroom 1 : King size bed sleeps 2 Bedroom 2 : Twin single beds sleeps 2 The garden is enclosed and reasonably secure for most dogs, but those with canine escape artists are advised to supervise their dogs whilst outside. There is a small public field right opposite the cottage for little walks.
    Ermington is a small Devon village, with a pub, a bistro and village shop within walking distance. The nearest beach is 4 miles away at Mothecombe Beach. There are several more beautiful beaches all within 15 miles depending on whether you want a sandy beach or want to go rockpooling. Ivybridge for bigger shops and supermarkets is 3 miles away

Downstairs, the kitchen/living area is open plan with the lounge area at the front. The beautiful chestnut wood flooring originally came from trees on the farm and there is a gorgeous wood-burning stove – perfect for a relaxing winter’s night! The kitchen has a brand new shaker style kitchen with stone worktops and the original slate floor gives a true farmhouse feel. There is also an extendable table that seats 6 in comfort. At the back of the cottage there is a large shower & utility room with a shower, toilet, sink and a washer/dryer. Upstairs, the king-sized bedroom has a washbasin and a large sash window with stunning views over the surrounding fields and woodland. There is also a cosy twin room and another slightly smaller room with full size bunk beds. The family bathroom on this floor has been totally renovated in 2019 and has a bath with rainfall shower over. Here you can soak away your cares, or just soak your tired and sandy children after a day spent rock pooling on the beach… The back door leads out into a sunny, secure garden with a large patio and garden furniture. There is a also Weber charcoal barbecue for you to use on sunny summer evenings. There is a gate through to our lovely wildflower meadow and children’s play area – complete with tractor! As well as the woodburner, Shepherd’s Cottage is centrally heated and has all the standard facilities that we offer. There is a telephone for incoming and emergency calls and free internet (not fast, but fine for browsing and emails). 100% cotton white bed linen and big fluffy towels are all provided, as well as tea-towels, bath mats and environmentally friendly cleaning materials. We put delicious local organic milk in the fridge for your arrival with our compliments, along with enough recycled paper toilet rolls, Fair Trade tea, coffee, sugar and local organic herbal tea to get you started!

    Our charming shepherd hut provides cosy accommodation for two with stunning views to the countryside nestled in its own meadow on our small farm. Although our beautiful hut is hidden away in a peaceful quiet location, there’s something for everyone nearby. Located in the heart of the South Hams countryside near the town of Modbury there are spectacular views, walks and scenery all year round.
    Drive down our private lane and park in the car park before a short (200m) walk down the fields to access the hut. The double French doors open up to reveal a beautiful characterful interior. At one end is a built in double bed, with lots of storage underneath. There’s an open plan living and kitchen space with power points for your electrical items. A door at the other end leads to the shower room with electric shower and WC. For the colder nights you can stoke up the wood burner, providing plenty of warmth. The galley kitchen has all the basics (including tea, coffee and sugar) and provides a simple space with a useful drop-leaf table for cooking up your own meals. There is a fridge to keep the essentials cold and an electric hob, kettle and toaster. Outside the French doors is a decked covered balcony with table and chairs so you can relax and enjoy the views in peace and quiet. A perfect setting to enjoy an alfresco dinner at the end of the day or a game of cards. Feel free to use the BBQ or fire pit (some wood provided) in the evening, you may even hear the rustle of the local badgers, deer and wildlife in the fields. We are a short walk from Andrews Wood Nature Reserve, an established woodland with a collection of ferns and beautiful wildflowers. A walk through Andrews Wood takes you past a ruined farmstead and gardens long abandoned by people. Exmoor ponies graze the wood which is home to the Heath Lobelia which is thought to exist in just six locations in England, making Andrews Wood a site of Special Scientific Interest. A short 30 minute drive from the farm will find you in picturesque Dartmoor National Park for some breathtaking walks. In the opposite direction, some of the West Country’s best beaches can be found. Bantham or Bigbury for the surfers (or sunbathers!) and plenty of coastal paths for the hikers. If shopping is more your thing there are plenty of small towns to potter through including Totnes, Salcombe and Kingsbridge. There are lots of places to eat nearby more details and recommendations will be in your welcome pack. Less than a mile from the hut you can easily walk to the local pub which has a well-stocked shop opposite if you’ve left any of your essentials at home! There are lots of places to eat nearby
  • Had a lovely mini break here with my partner and my little dog. Jan was very helpful through the booking process as I had a few hiccups with the air bnb app. Her directions were spot on and she was very welcoming when we arrived and left us to our own devices for the duration of the visit. She had very kindly provided a water bowl, dog towel and some dog treats for my four legged friend which I thought was a lovely touch. The shepherds hut itself was very secluded and far from the main house, situated in a field that we had all to ourselves, which was lovely for my dog to play with toys when we weren't out exploring. And even though it was pretty cold outside, the woodburner made the place lovely and warm. Would definitely recommend this to anyone looking for a quiet little getaway and I would definitely visit again!

The log burner does a great job heating the place and it was nice not to have to go outside to get to the loo/shower. The cabin was spotlessly clean and the bed nice and comfy. Good hot shower too. The cabin was easy to find and only a short drive to the coast for days walking and exploring the area. It’s beautiful even in January!

  • This was our second time staying at Jan's hut and it felt as if we were returning to a place that we own! As always, the hut was spotless clean and well stacked with coffee, tea, milk, sugar, wood for the log burner, etc. This time around we booked ourselves on the Great Robin Round Trip (Steam train, Bus and Steam Ferry) and it was lovely returning home to a warm and cosy cabin. We spent hours sat on the veranda, watching the stars and chatting. Maximum romance! I just love seeing the effect that this gorgeous secluded spot has on my often-stressed husband. We spent most of the time out visiting places, but it was nice to come back to a lovely peaceful lodge. Above all Sarah and Mark are really amazing hosts.....so friendly. Modbury itself is a quaint market town with three pubs to explore, all within walking distance of our front door. Includes breakfast.     Based on a quiet road a few turns off the high street, our home is within walking distance of everything Modbury has to offer. Our house is an upside-down house, with our guest rooms and private bathroom based on the ground floor, with our living space on the 1st and 2nd floor. Our main guest room (pictured) is a light, clean, roomy bedroom with a double bed. There is ample space to unpack, with a tall wardrobe and a chest of drawers. The window looks out onto our very quiet street and feels very private. In winter, you won't be cold, with central heating and extra blankets provided for your comfort if needed. If we are in during the evenings, you are welcome to join us enjoying our open fire in the living room. In the summer, we can provide a fan if sunny Devon gets too much for our guests! You may also feel free to take advantage of our 1st floor sun-trap terrace. Free parking is available on our street, with an often unused spot directly across from our house. In the rare occasion this is filled, you can find other free spaces on the nearby streets. As mentioned above, we are pet friendly and have our own Cocker Spaniel puppy. The dog is not allowed in the guest room and is kept separately upstairs, so interaction can be kept to a minimum if required. Included in your stay: - Free fast WiFi - Continental breakfast with fresh fruit (let us know if you have any dietary requirements and we will try to cater accordingly).     Modbury is a charming small market town, with a quirky edge (proudly claiming to be the first UK town to ban the use of plastic bags - since 2007!) With modern amenities such as pubs, takeaways, art galleries and cafes, Modbury is also steeped in history, the town itself having been recorded in the Doomsday book. Modbury means "meeting place" in Old English. Modbury is ideal to access everything that South Devon has to offer: A walkers paradise, with Dartmoor, the South West Coast Path, South Devon Area of Outstanding Natural Beauty, and a variety of heritage trail walks around the town itself. If it is the sea that draws you, you cannot beat Bantham, Bigbury on Sea and our personal favourite, Mothecome - all a short drive from Modbury.

No view from the bedroom but despite overlooking the small street, it was quiet at night. Very accommodating to our young dog.

  • We had a lovely five nights at penny's place in January. Great location for exploring south Dartmoor and also some of the beautiful coastal walks south Devon has to offer. The flat has everything you need, super comfy bed, lovely bath and shower and well equipped kitchen. Thoughtfully decorated and perfect for a relaxing break. It's a converted barn so almost all the natural light comes through the skylights but this just made it very cosy in the winter. Also bonus of some fresh eggs left out was a lovely surprise.     This an eco-friendly house, with 2 very friendly small dogs. Vegetarians and vegans welcome.
    Totnes is a quirky town with a great community feeling. It is the home of the Transition movement. The Steam Packet pub is a 2 minute stroll with a roaring fire and great food.

    Stay in our home with us for a warm, relaxed and comfortable start or finish to moorland walking and a traditional breakfast to set you up perfectly. Our house is a 10 min walk away from Ivybridge train station and a 5 min walk away from the start of the Two Moors Way. Guests have sole use of a living room/conservatory and are welcome to use the kitchen at any time to make hot drinks. There is also a kettle with tea and coffee and biscuits in your room.
    Our home is a four bedroomed, detached house within a stone's throw of Dartmoor and the start of the Two Moors Way. Guests are very warmly welcomed, and we are only too happy to recommend local establishments and attractions. Pubs and restaurants can be reached by foot from our home. Ivybridge also has a leisure centre and pool open to all, and a library and cinema. There is also a beautiful, quiet woodland river walk less than five minutes away by foot from us. We are within half an hour's drive to the South Devon coast with many incredibly beautiful beaches.

    Less than 1 mile from the South West coast path and the famous surfing beach at Bantham, in an area of Outstanding Natural Beauty, 'Driftwood' sleeps two (plus 2 on sofa bed) people in one bedroom. Light and airy accommodation with stunning views across the valley of West Buckland. There is off street parking on a shared drive but the apartment is tucked away and private, with it's own large deck and small private garden.
    The light and airy master bedroom and living area is on the upper floor, above the garage making the most of the views. There is a fresh, modern compact kitchen/dining area with a table and chairs, a generous bathroom en suite leading from the bedroom. Wireless internet access is also available. There is no mobile reception in the house, but you can get mobile reception with O2 in the garden where you park your car, freesat HD TV, DVD player.
    Close the the famous surfing beach at Bantham. There are two local pubs, The Sloop Inn at Bantham (10 minute walk) and The Village Inn at Thurlestone. There is also a café at Bantham village stores with a terrace which overlooks the beautiful Avon river flowing into the sea. There is also a bus on the beach which serves tasty food and drinks.

Kay is a great host and provided some great welcoming touches; homemade bread, fresh orange juice, wine, tea, coffee, butter, jams and more. The best we have ever received at an Airbnb. The apartment was lovely and warm thanks to the ground source heat pump heating. We arrived in the middle of storm Ciara but the apartment kept us snug, warm and was quiet thanks to the double glazing. As Kay says the apartment is about 15 minutes to Bantham beach which we and our dog loved.

No noise, pure tranquility.Great use of space, amazingly comfortable bed, slept so well, bath made it for us, was amazing. Loved the fresh bread still warm on arrival, jams marmalades, herbal teas, gorgeous coffee, fresh milk, juice, wine, butter and elderflower juice. We had a perfect weekend, couldn't of been better. As the night sets in, enjoy a glass of wine whilst wrapped up in a fleece throw provided and simply stargaze to the sound of owls hooting. Our pretty timber cabin is situated in a private location surrounded by fields but only a stone's throw from the heritage market town of Modbury.
    The cabin has two cosy bedrooms each with a standard double bed furnished with crisp cotton bed linen and with thick, fluffy white towels. One bedroom has an en suite shower and wc and there is a separate bathroom. The light and airy living room has comfortable sofas and is equipped with free Wi-Fi, TV/DVD player, Roberts digital radio, board games, books and a selection of DVDs for you to enjoy. The well equipped kitchen has a washing machine, tumble dryer, double oven, hob and a fridge freezer. There is a kettle, toaster and Nespresso coffee machine for your use. Olive oil and a selection of herbs are provided and enough muesli, milk, coffee and tea to get you started. French windows open from the dining area and take you to the decked terrace which has table and chairs and a gas barbecue. The cabin has central heating making it perfect for use all year round. The Nest is on a farm property so there is plenty of parking available.
    The Nest at Little Sheepham, is perfectly situated equidistant between the fabulous South Devon coast and glorious Dartmoor so for those of you who find it difficult to decide whether to go for a country holiday or a coastal holiday, this is perfect; you can have both! Our pretty local town of Modbury has a Co-op, butchers and delicatessen and is a lovely place to wander and explore the interesting shops, galleries, cafes and pubs. Treat yourself to coffee and cake at one of the cafes or visit the ancient Exeter Inn for lunch. Spend time at our favourite beach ( 15 minutes away) at the entrance to the Erme Estuary, part of the Flete Estate where parts of the films Sense and Sensibility and International Velvet were filmed. Bantham and Bigbury Beaches are 20 minutes away. The beautiful coastal town of Dartmouth is only 25 minutes drive away. It is easy to spend at least a day looking around the eclectic collection of shops or taking a boat trip up the River Dart to Dittisham or as far as Totnes. Dartmouth has some great restaurants and pubs. The pretty harbour town of Salcombe is a mere 20 minutes drive. If the sun is shining, take the passenger ferry across to Mill bay beach. Totnes makes for an interesting day's shopping in particular on Fridays when there is a colourful market in the morning. There are some wonderful coastal walks locally, some in particular offer the opportunity for a circular walk with a lunch stop at a pub! Take a trip onto Dartmoor and enjoy the wilderness but drive carefully as the native ponies, sheep and cattle roam freely. There are some amazing walks on the moor for all abilities from a short gentle stroll to a decent day's hike. There are some lovely villages to visit on the moors and some great cafes, farm shops and pubs to grab refreshments. We are only 10 minutes from the A38, making us not only easy to get to but also making a day trip to Exeter or a lunch at Rick Stein's in Padstow, Cornwall a real possibility.

Our house is a 10 min walk away from Ivybridge train station and a 5 min walk away from the start of the Two Moors Way. Guests have sole use of a living room/conservatory and are welcome to use the kitchen at any time to make hot drinks.
    Our home is a four bedroomed, detached house within a stone's throw of Dartmoor and the start of the Two Moors Way. We also have a twin room, Bracken as well as our single room, Gorse. A bathroom with powerful shower and bathtub is shared exclusively by the three rooms. Guests are very warmly welcomed, and we are only too happy to recommend local establishments and attractions. Pubs and restaurants can be reached by foot from our home. Ivybridge also has a leisure centre and pool open to all, and a library and cinema. There is also a beautiful, quiet woodland river walk less than five minutes away by foot from us. We are within half an hour's drive to the South Devon coast with many incredibly beautiful beaches.

  • A friend and I booked two nights with Cheryl and her husband and we couldn't have been more pleased! They were friendly and attentive hosts and went out of their way to make sure we had everything we needed for our stay (the cake was much appreciated!). Our room was warm, comfortable and clean; a real luxury after spending 10 hours running the trails in the rain! We didn't take up the kind offer of a cooked breakfast as we had to hit the road early but they had a great selection of cereals, porridge, fruit and freshly made bread. I thoroughly recommend this place to anyone looking to explore the Dartmoor National park and the Two Moors Way. Thanks again Cheryl!

  • Stayed at Cheryl’s place for work purposes. Excellent communication and very accommodating as I was travelling a long distance on the first day. I wasn’t there much apart from in the evenings to sleep . The owners always greeted me when I came in and made me feel comfortable. Both Cheryl and her husband are very nice and makes you feel at home. The place is very clean and quiet . It was perfect for me.
