Holiday rentals with a hot tub in Sullivan County

We loved our stay at Avtar’s and Sam’s place. The hosts were extremely friendly and helpful, and had great recommendations for things nearby. The home is extremely well decorated and had all the amenities we were looking for (hot tub, sauna, and plenty of space to lounge and hang out). Perfect for our extended upstate vacation!

Everything was perfect. Very well equipped house that had everything we needed. Nice linens, great kitchen (the oven was a tiny bit tricky), comfortable beds, fireplace, and cozy living room. Gina was really helpful with suggestions and very responsive!

Beautiful home, well equipped. I definitely would recommend this place and would absolutely stay there again.

We cherished our time in the serene mountains, where every detail of the space was thoughtfully designed. Watching deer wander in the morning as we lounged was a peaceful delight, and the massage chair added a perfect touch. I booked a last minute trip in the very day, and it was quick ! When I arrived it was easy to get access into the location. The place was comfortable and had everything it included. The host was super friendly, and allowed me to stay a few extra hours, which I am highly thankful for.

Steven was very responsive to any questions we had. The place was beautiful and peaceful. The hot tub was well maintained. The kayaks were fun. The outdoor area was beautiful and exactly what we were hoping for regarding privacy. All amenities were as described.

What a wonderful and peaceful retreat! The house was perfect for us as a family with three kids, as there were plenty of games available for use. The garden was simply stunning – a truly calm and serene space. Dining al fresco underneath the beautiful gazebo was a particularly magical experience. We thoroughly enjoyed having access to the pool and hot tub, which were perfect for unwinding. We left feeling completely refreshed, and cannot wait to come back!

I recently stayed at William’s home with my pup for a few days of R&R. We felt very comfortable and right at home from arrival to departure. Although it rained for several days during our stay, we made the best of our trip! William’s home is as advertised in the pictures and descriptions and offers many updated and modern amenities in an otherwise quiet, rural area. There are several small towns 10 minutes north/south of William’s place with local restaurants and shops that William recommended. An access road to the Delaware River with tubing and fishing is about 2 minutes away. The only feedback I have for improvement is that the lawn/backyard had not been cut or maintained recently. With the recent rains and ankle-high grass there were a few wet, swampy spots in the yard that were hard to see and I did not want my dog running around getting muddy or run a higher risk of tick infestation. Otherwise, we highly recommend William’s place and hope to visit again soon!

This is a Barbie Dream House for adults with taste. Every electronic is thoughtfully placed and wires are carefully threaded. The arrangement of rooms and furniture is intuitive. The small details are thought through. From the beautiful living room overlooking wide open spaces, to the TV & game room everything is designed for comfort and relaxation. The wrap around porch opens up to beautiful views, as do the the hot tub and sauna. We absolutely loved the tiny basketball game. Even though it rained the whole time of our stay, we had everything to keep us entertained and comfortable at the house. Nathan and Tim were so caring and communicative, and even checked in on us when the weather sucked.

We were two families from NYC that spend three nights at this place. The house was more than spacious for the 8 of us and we thoroughly enjoyed the four person hot tub, the firepit and badminton set. The kitchen was really well equipped for cooking and the beds were super comfortable. John was just a text away for any questions.

I stayed here for 4 nights and had such a fun time. The house was beautiful and decorated so nicely, you can tell the owners really love their home. Stacy is a great communicator, her instructions and recommendations were easy to follow. Overall my friends and I had a great girls trip, I’d definitely recommend staying here!

This A-frame escape was exactly what I needed — the perfect break from the city. The place is beautifully designed, cozy, and filled with thoughtful touches. The jacuzzi was absolutely incredible, especially under the stars at night, and the A-frame structure made the whole stay feel like a peaceful retreat.

This was the best BNB we have ever stayed at! Very clean, comfortable, private, and beautiful. You can tell thought was put into every detail. We didn't want to leave! The beds were very comfortable, we even ordered the same bedding with the BNB Cozy Earth discount code that was in the bedroom once we got home (Thank you, Meng!). The location was also great and not too far from anything with a lot of scenic natural beauty. We stopped at the North Branch Cider Mill nearby for coffee and some shopping and that's now my favorite stop in the Catskills! We hope to be back again soon. 10/10!

W’s place is great for a large family or group of friends looking for a getaway in a peaceful, private, retreat-like environment. The house has cozy Catskill cabin vibes with a well equipped kitchen, comfortable beds, updated bathrooms and a variety of different spaces to provide a large group with opportunities to spread out and find quiet nooks and crannies when needed. The beautiful wooded setting is perfect backdrop for all the amenities — wood fired hot tub and sauna plus cold plunge make the property feel like a private spa. It’s very easy to stay on the property for a full day without leaving, however there’s also an abundance of local adventures to be had — hiking, swimming, fishing etc. Great place for outdoor enthusiasts. W is responsive and helpful in his communications.

We had such a great stay at Eugene’s place! The house was perfect for our group — spacious, comfortable, and full of fun things to do. We especially loved the private theatre, the hot tub, and especially the sauna — such a great touch! The volleyball net was a hit, and there were tons of games in the closet that kept us entertained. The kitchen was well-stocked and roomy enough for us to cook meals for our large group, and there were plenty of different areas to hang out in, everyone could find their own space to relax. The towels were plentiful (huge plus) and having access to the washer and dryer came in handy during our stay. Eugene was a fantastic host — super friendly, very responsive, and just really helpful all around. We also got to enjoy a few deer sightings right in the yard, which felt magical. We visited the nearby alpaca farm and did the Beer Mountain hike, which was a nice outing. All in all, a wonderful stay. Would absolutely come back. Thank you Eugene!

Our whole family loved our stay at the very cozy and tastefully decorated Roscoe Retreat. The property is well taken care of, has everything you could possibly need and we felt right at home. A perfect escape to the country and we wouldn’t hesitate to return in the future! Thanks again.
