Places to stay in Ninfield
You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. Please see our other listings for more details and to check availability: www.airbnb.com/h/heartseasehut and www.airbnb.com/h/meadowsweethut. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Although smoking is not allowed inside, it is permitted on the balcony.
Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

  • Great secluded spot to relax and recharge. I'd imagine in summer the BBQ and hot tub area would be amazing but didn't get to experience this (this time). Had a lovely time. Sam is a great host and was available anytime anything was needed. Would definitely return. Thanks

  • Idyllic getaway in a properly cosy barn conversion. The VHS player and selection of videos was a nice touch! The hot tub lovely on a freezing evening. The peace and quiet. Kitchen has all the equipment you need and you'll spend longer than you need to in the lovely shower. Just don't tell anyone cos we want to book again!

    Chris2020-02-29T00:00:00Z
  • We had a lovely time staying here!! Despite storm Dennis making an appearance we still made the most of our time. Sam was an extremely helpful host and we didn’t feel like anything was too much trouble. We really enjoyed all the VHS tapes which kept us entertained during the storm and the hot tub was an added bonus! We are home feeling very relaxed (the bed is incredibly comfy) and would definitely stay again!

    Wendy2020-04-04T00:00:00Z
  • Alastair's place is comfortable, clean and homely in a lovely countryside setting. Any minor issues were sorted out promptly. The bed is warm and comfortable and the views were stunning.

    Rachel2020-03-27T00:00:00Z
  • We stayed at Edgewood Cottage for 1 night in a last minute escape to the countryside. The cottage was a little difficult to find, we followed the sat nav for the postcode but were told by a local resident that all homes on the road have the same postcode so we did drive up and down the road a few times before we managed to contact Alastair and get a description of his home. That aside, everything else was perfect! The cottage was much more spacious than we expected and we had a wonderful stay! The bathtub was so nice and Alastair even put out a variety of different bubble baths! The bed was very comfy and we even shared the bed with our baby and had plenty of room! Alastair allowed us to use the garden and it was a lovely countryside escape! I took my baby for a little walk all around the garden. Would definitely recommend Edgewood Cottage! Quirky accommodation for a very reasonable price!

    Hayley-Jane2020-03-23T00:00:00Z
  • What can I say? Absolutely fabulous! The cottage was a dream and Alistair was a great host. Definitely come here again. June and Martin

  • A perfect get away from the Big Smoke. Claudia's place is a posh, modern loft thoughtfully designed with an influence of the minimalist design trend. I highly recommend her place if you are into social media detox and loves to practice 'shinrin yoku'. Scenic views and local spots at the vicinity of Claudia and Tim's lovely place are best explored if you have a car.

  • Morgay Cottage is an ideal place to stay if you want to visit places like Rye, the White Cliffs of Dover and Canterbury. The cottage itself had everything we needed and more. We only found it a bit hard to find the entrance at night, so it's handy to pin your location. Jenny is very friendly and the cats and dog are very cute. We would definitely recommend this location!

It is the "baby" of our Mews. Refurbished recently to a high standard with examples of the hosts eye for detail throughout. Small and economic, perfect for one but still a good size room comfortable enough for two if you don't mind to share the space. Recommended to a solo adventurer, Business traveller or leisure. The private entrance ensures that your stay is uninterrupted and you can come and go as you please.
Cosy Studio, small but perfectly formed with everything you need for a romantic gateaway.
A convenient location with local amenities on its doorstep such as the notorious "De La Warr Pavilion" and the Promenade offering stunning sea views along the coast towards Eastbourne and Hastings. A short stroll will take you to any kind of dining and drinking experience, plenty of cafes, galleries and boutiques. The property is only 10 minutes walking distance from train station which offers excellent links to London, Eastbourne, Brighton, Hastings and Ashford .
  • We enjoyed our stay at Roberto’s studio. The location was excellent, less than 5 minutes walk to the beach. Roberto was easy to communicate with and the flat was clean and tidy with everything we needed.

    Amelia2020-03-17T00:00:00Z
  • A wonderful place to stay. Brilliantly located near the seafront. Excellent host. Would highly recommend. Clean, modern, reasonable and as advertised.

    Matt2020-03-12T00:00:00Z
  • Roberto was always quick and informative when replying to our messages. The property is perfect for a few nights having all the amenities one may need. Would recommend especially if anyone is attending for an event at the De La Warr Pavillion.

  • Really cute little room and great location for access to the sea front and pavilion.

    Adam2019-12-30T00:00:00Z
  • Little place but good value and just right for our night away to see Iron & Wine and Calexico at the De La Warr Pavilion (fantastic gig!). Couldn't have got much closer to the venue, all the amenities in town and the sea. The place was spotless especially the shower which looked brand new! Bed on the firm side but that suited us. Some footsteps can be heard from neighbours above but it didn't disturb our sleep at all. Check in / out super easy and good communication from Roberto - thanks! Went to Sobremesa for dinner - delicious! Had breakfast at Front Room - also very tasty.

    Matt2019-11-25T00:00:00Z

Poop must be cleared up after your dog - poo bags are supplied! Muddy walks are part of the fun for doggie guests, but please make sure dogs are clean and dry before going indoors, a hose and shampoo is available on the farm, bring doggie towels for drying off and cleaning paws before cozying up by the fire. • The Piggery is a cozy cottage with everything you need for a country get away including a super comfy bed! The local pub was very welcoming to us and our four legged friend and the food was really good, about a 20 minute walk awsy. We did not have good weather so could really make the most of the countryside but was able to enjoy the views. Gemma is a great host and provided lots of useful information. A great place to away from it all or as a base to visit the local area.

  • One of the best Air Bnbs I have stayed in, the pictures and great reviews really do it justice it was exactly what we expected and more! The location is amazing, with long walks nearby and the beach a 20min drive. The lodge is gorgeous and so cosy with the log burner and fur throws. The interior is stunning with so much thought gone into the little details, to arrive to brownies, fresh bread and milk was just great. Bed was very very comfortable, towels super soft. The communication between Sally and Gavin was excellent and they really were the most perfect hosts, very helpful but also stepping back to let us enjoy the accommodation. We relaxed in the garden most of the time because of the glorious weather and Mrs Wiggles was a great companion! Tennis court was an amazing addition, we bought our own rackets but there are tennis rackets and balls there. If you are thinking of booking this for a romantic getaway do not hesitate! Cannot fault a thing!

  • The lodge is an amazing getaway space - perfectly situated, easy to get to to, and well equipped for a bit of R&R. With amazing communication and recommendations in advance, Sally and Gavin made us feel very welcome and looked after, and were always on hand to help us with anything we needed. We tucked into the freshly baked brownies greeting us to the lodge, and immediately made ourselves comfortable around the log burner which makes the main space very cosy. The kitchen is well equipped for self-catering, and well-stocked with tea and coffee. The bed is amazing (very comfy like a big cloud) and once we spilled out to the rear deck for sunset and a glass of wine the view really came into its own. For the active amongst us, there’s a brilliant tennis court on the property which is a real bonus! We will definitely stay again!

  • Hi Sally and Gavin! Thank you so much for having us. We stayed at your lodge on 20 - 22 March and it was a truly amazing place! Right from the start as we pulled into the drive at around 7 in the evening, there was a warm welcoming glow coming from within the lodge. A lovely log burner was firing up inside which added to the ambience and intimacy. Great facilities for a cosy weekend indoors, which was exactly what we were looking for. The bedroom opened up onto some decking where we could sit and enjoy the fantastic greenery with a cuppa (or wine!). The personal touches from you both were the cherry on top! The bottle of Prosecco and homemade brownies went a very long way - what an unexpected treat and lovely gesture! Thank you! It was a memorable experience, one we hope to repeat - see you soon. • From the warm welcome including a delicious plate of brownies, to the level of finish within the lodge - this is one the best Air B&B's we have stayed in. We visited for a few days as a hideaway retreat and it gave us exactly that. Very cosy, very clean and Sally couldn't do enough to help. Very prompt communications. Enjoy!

  • Thanks you Sally and Gavin for this great experience. I organized an extanded week end (4days 3nights) as a surprise to my girlfriend. It was a full success (for her and for me:)) ! The place and the weather were amazing. The lodge was lovely and full of details to bring the atmosphere of peace and calm. The wood stove was the perfect accessory to bring the touch of cocooning. About activities, we had plenty of possibilities. To visit english patrimony, to have a walk in nature around the lodge, to go to restaurant, to walk on the seaside, to play tennis, to cook in the lodge, to play chess and social games... All of it with the british way of life and the sens of well being of sally and gavin wich bring lot of tips, informations and attentions when we needed. It was just perfect.

    Alban2020-03-16T00:00:00Z
  • Our stay at the lodge was wonderful, it looks beautiful inside in a stunning setting, and the extra little touches (like the delicious brownies) were a lovely bonus too. Having working wifi and netflix/amazon was great for relaxing in the evenings and Sally's list of places nearby to visit was really useful for the day. Battle is only 10 minutes away by car and the Abbey well worth visiting! I can thoroughly recommend.

    Mara2020-03-08T00:00:00Z
  • An absolutely beautiful lodge, relaxing and peaceful. The scenery outside the back doors was next to nothing. Unfortunately it was a short stay for us but would definitely be coming back again. Sally made are stay smooth and easy, she was the perfect host. All her small touches made everything so much more luxurious. If we do not come back to stay we will definitely come back for the brownies 😊

    Sonal2020-03-01T00:00:00Z
  • A very cozy and cozy cottage on the estate of the owners. When we arrived, the fire was burning nicely and it was nice and warm. The cottage was very luxurious and thought of everything. There was an extra breakfast basket, bread, eggs, cake, chocolates. In the fridge was a bottle of bubbles, milk and butter. There were even bathrobes and slippers in the bedroom. Unbelievable. The house was spotless and everything in the interior was nicely finished. The only downside is that the water does not get very hot and that the hob is quite slow. But the oven is doing fine. The owners are very cordial people and they do everything to make their guests happy. If you need anything, just ask. We are definitely going back.

  • Gigi is a lovely host. Not only does she provide a fantastic place to stay, but her natural, warm manner and easy way with people means that you’ll feel welcome and cared for. No hotel customer service on earth can match the human attentiveness that you’ll get with Gigi. Thank you for everything.

  • A flawless place to stay. Calming, clean as anything and Gigi is amazing. Second time I’ve stayed here a year apart and just as good as last time! Would recommend

    Robert2020-03-01T00:00:00Z
  • Gigi is a super lovely lady, takes an interesting in every guest that stays and gives you advice on where to go depending on your interest. Her home is clean and quirky and is so much nicer than staying in a bnb in town.

    Rose2020-02-29T00:00:00Z
  • Gigi was such a lovely host. Her home was full of fresh air, plants and a cute named Alfie. The artist energy was tangible, with another artist staying there and Gigi being an artist herself. The outside garden is huge and varied, lots of flowers and a nice lawn. The ocean is a five minute walk with a lovely beachside cafe run by a few friendly ladies. The grocery is close as well if you are staying for an extended time, and it was such a relief to have a place to cook and prepare meals while travelling. Along the beach, you can walk either in the direction of Hastings or Bexhill. Both are amazing communities, but Hastings stole my heart with its old streets and vintage shops.

UNLIMITED WIFI NOW AVAILABLE The lodge is located in Normandy Court, please look up Combe Haven website for lodge location and their facilities. This is due to some guests using our holiday home for accommodation only, therefore entertainment passes will need to be purchased directly from Haven on arrival or whenever required during your stay. Check out is at 10am. Check in is from 2pm. THIS IS A STRICTLY NO SMOKING HOLIDAY HOME, PLEASE ADHERE TO THIS RULE We are trying to make our prices comparable with Combe Havens platinum with decking caravan but for this you get a 40ft x16ft lodge with more space and comfort. unlimited wifi, all the extra appliances in kitchen, travel cot, high chair, standard fan. Please check prices on Combe Haven first and then try AIRBNB they should come up cheaper but remember you will have to add the cost of passes, there may be a discrepancy in the pricing as Combe Haven give offers and the 4 nights and 7 nights Friday to Friday is difficult to match on AIRBNB, if this is the case please contact us and we can adjust prices accordingly. • A great place to stay! The hosts met us on arrival and showed us around. They'd left some lovely personal touches, e.g. chocolate buttons for our little boy, travel cot and high chair set up ready and a bottle of prosecco for me and my husband! The lodge is bigger than we expected and very warm, cosy, comfortable and peaceful. The space feels very private despite being on the Haven site. There is a well stocked shop, restaurant, a few take aways, big arcade, play areas and pools on site. The walk to the beach is about 10 minutes and then you can take a lovely walk along the coast into Saint Leonards and Hastings. Comfortable beds and we all slept really well (9 month old baby included!) We wouldn't hesitate to recommend and return.

  • Andrew's home was perfect for us. it was just as nice as the pictures, and had plenty of space for 4 adults. Kitchen was well equipped and it was sparkling clean. Pay attention to the information about how to find it. The place is huge with many chalets but this one is in a great location, quiet and near woods and a stream.

  • I spent 3 weeks over the Christmas period working in Hastings (White Rock Theatre). Eva & Michael were the perfect hosts and made me feel throughly welcome. When I was stuck down there on Christmas Day not being able to get home Eva pulled out all the stops and made a Christmas Dinner with all the trimmings - what can I say (very special people with hearts of gold). Thank you, C x

  • Had a truly wonderful stay. Beautiful barn in a gorgeous location. Great locals walks through the forest and over the hills, collecting wild garlic and enjoying the country air! Hilary was on hand for any questions we had and anything we needed. Couldn't have asked for a better week away! Thanks Hilary!

  • My three friends and I stayed for a night at Hilary’s place. It’s a really lovely, clean and stylish space with nice touches. The outside decking is a real bonus and we ate breakfast outside, even though it was a relatively mild March day! We stayed in for the night and cooked a proper meal, there was a good amount of utensils/pots/pans etc. It was really easy to communicate with Hilary and she responded quickly. I’d love to return in the summer to make the most of the outside space!!

A separate annex from our main home with its own dedicated access and parking, private kitchen and dining/seating area on the ground floor with everything you would need for a cozy meal. Upstairs to a large bedroom with king sized bed, double sofabed and en-suite bathroom with shower. Outside, there is a private courtyard with rattan table and chairs. The property was built in 2018 and is self contained, but close enough if you need us. Great for couples, solo travellers, families and pets.
This is brand new holiday rental accommodation with great access to the town of Battle and lots of close by attractions including Battle Abbey, Bodiam Castle, Coastal towns of Hastings and Bexhill and Historical towns like Rye.
The attractive town of Battle gets it name from the Battle of Hastings, which was fought between Harold the Saxon king and William the Conqueror in 1066. The battle was so significant it changed the course of English history. The town grew up around the Abbey of St Martin which was built by William the Conqueror after the battle. It is said that William vowed that should he win the battle he would build such an abbey. The abbey was built between 1070 and 1094, and the high altar is believed to have been placed on the spot where Harold fell. Today the Abbey ruins and the battlefield are cared for by English Heritage and are well worth a visit. The imposing Abbey gatehouse built circa 1338 can be seen as you look down the length of the High Street. Battle has some notable Georgian buildings along its High Street. The cottages and houses near the Abbey date from around 1700. The parish church of St Mary was built in Norman times and for the most part is 12th century in construction. It offers the visitor rare 14th century wall paintings and a Norman font amongst other things. At the Northern end of the High Street can be found the Almonry which was built in 1090 and now houses the Town Council and the Battle Museum of Local History.

Our flat is spacious and light with generous proportions, making it a perfect private space to spread out and relax in. It's walking distance from the heart of St Leoanard's; Kings Rd and Norman Rd shops, cafes, galleries, music venues, pubs and a lovely cinema, as well as being a ten minute walk from the seafront.
The flat has two large rooms with wooden floors and high ceilings. It's a little quirky and old-fashioned, furnished and equipped with things we like that we have collected ourselves. It's not high spec. but it is comfortable and quiet, and suited to couples or a single guest. We have hosted several writers who liked the solitude and peace and quiet. We have listed it as not suitable for children, but message us if you feel it would suit your family. Also do message us if you would like to bring your dog(s) or cat(s) - we generally allow pets and if yours is well-behaved , we would be happy for them to come. We have had pets come a few times before, and all we ask is that you let us know. The wi-fi code and password are in the flat waiting for you when you arrive. There is a modest-sized smart television as of November 2019 for live/catch-up t.v. The flat is listed as having a 'coffee maker' which is not a coffee machine, but an espresso maker. There are a couple of cafetieres as well. We have recently upgraded the bathroom and laid new flooring on the ground floor as well as some external work to insulate the flat to make it completely warm and cosy through the winter months.
It's just a 10 minute walk to the cultural heart of St.Leonard's with it's interesting shops, cafes, galleries, pubs and cinema in Norman Road, and from there the sea is very close by. Hastings Old Town with The Jerwood gallery , Fishing Museum and bijou shops are a 30 minute walk, or 8 minute drive along the seafront going eastwards. The new award-winning pier is a 15 minute walk away.
  • Very responsive, kind and accommodating. I would definately recommend this home to those who need a relaxing safe and spacious property.

  • This is a very convenient and comfortable flat with easy walking distance to the sea and shops. Brilliant location, steps away from a lovely little park. Everything you need for a few days rest. Great value!

  • This is a fabulous little (yet spacious) gem of a place if you're heading to explore the Sussex coast or hibernate for a bit! A warm and comfortable space if you're planning evenings in, with St Leonard's and its quirky shops (check out Teddy Tinkers a minutes walk away!), pubs, music and eateries within a few minutes walk and gorgeousness and delights of Hastings just 10ish minutes walk away if you're looking for more! You will not be bored! The flat felt very private, well equipped (although a touch more clothes storage space could be helpful if you pack heavily!), with comfy good sized bed, small but functional kitchen (maybe take a sharp cooking knife if you think you'll be cheffing at all... the one there wasn't great!) and beautiful and interesting living room/dining space... with a great view over part of the hilly local area. Particularly nice at night 😊 We had a takeaway from the Gurkha Chef (also a restaurant situated on Hastings seafront), which was utterly delicious! Highly recommended with good options for vegans n veggies. We'll definitely be back! Thank you Stella and Vlad for your wonderful hospitality. Hopefully we'll see you again soon 😊 Nikki and Zoe x

A private annex, with its own little kitchen and bathroom. There is a garden outside for sunnier days..I provide teas, coffee, and some light breakfast things such as fruit and toast. Wi-if is a bit intermittent, so it’s not listed as an amenity anymore, but there is a line for a lap top and a booster. It is a pet friendly listing, so please be aware to this if you are a severe allergy sufferer; animals do occasionally stay in the place.
The place is separate from the main house with its own front door. It is very close to the sea and St Leonards Warrior square train station with a regular service to London and Brighton.
The annex is very close to the sea, only 5mins walk, and en route you will find Norman Road which is well known for it's unique shops and galleries, and the incredible Kino Theatre. St Leonards Warrior Square Railway station is about 4mins walk in the other direction down some pirate-y steps, where there are a lot of interesting bric-a-brac places and good restaurants. You will hear seagulls when you get off the train..!
  • A beautiful little secluded pad. Geraldine has created a wonderfully cosy space, with quirky details and a bohemian feel. I would recommend as a comfy base for getaways, but also for creatives looking for somewhere peaceful to write or work on ideas. The outside space is small but perfectly formed and we really appreciated having a quiet sunny place to eat/read/work outside. Hope we can make a return visit!

    Alice2020-03-16T00:00:00Z
  • I thoroughly enjoyed my stay at Geraldine's place. It is really stylishly decorated, super clean, comfy and cosy, despite bad weather outside. The location is perfect. Really close to the centre of St. Leonards and the sea front, and walking distance to Hastings. Geraldine is a great host, and responded really quickly to any enquiry and left some thoughtful welcoming gifts for arrival and went out of her way to be accommodating. I would happily stay here again.

    Fiona2020-03-01T00:00:00Z
  • It was a lovely place to stay, Geraldine is super friendly and accommodating! Lots of extra touches to make the stay special!

    Latifah2020-02-19T00:00:00Z
  • A wonderful, cosy little place from which to explore St Leonards and Hastings. Just a few minutes from St Leonards Warrior Square station. Really stylish and attractively fitted out little annexe but with full kitchen and bathroom facilities. Comfy bed and good electric heaters made the place very cosy, even during a winter storm. The host added lots of thoughtful and generous little touches which made our stay even more special. Access was simple via lockbox, but we knew Geraldine would be available and responsive if we needed anything.

    Paul2020-02-16T00:00:00Z

Attractive, spacious, upstairs twin bedded room - ensuite shower room. Tea/coffee facilities; substantial, varied continental style breakfast to your room or on the garden terrace on sunny days. Our 1920s house is in residential West Bexhill. short drive to the town centre (distance 1.4 miles or 2.4km) Excellent local pub. Comfortably appointed, warm, spacious and quiet upstairs twin bedded room (3' single beds) with small ensuite shower room with basin and toilet. There are two comfortable chairs to relax in. A variety of Teas and coffee making facilities is available and continental style breakfast provided to your bedroom or, on warm summer mornings, on the terrace. A mini fridge is outside the room for fresh milk but additional storage if required can be available in our own kitchen fridge. The bedroom is situated at the front of house, facing west so light and sunny (When good weather!) . There is wardrobe hanging space, and ample drawer space. It has been tastefully and simply decorated in neutrals with accessories n duck egg blues and greens. ree Wi Fi and use of the garden. Please note that there is NOT a TV in the bedroom but our lounge with TV is available to guests during your visit. We have easy road parking directly outside our house.
We live in an attractive, quiet residential area of West Bexhill a few hundred yards from the main A259. We're just a few minutes drive 1.4 miles (2.3km) from the town centre or one mile inland (1.8km) from the sea front - a brisk 20/30 minutes walk depending on your walking speed!). Bexhill is a quiet seaside town dominated by the wonderful De La Warr pavilion which showcases some great events throughout the year . There are lots of interesting individual shops; an abundance of charity and second hand shops as well as some super places to eat! The sea front is attractive and cycle friendly with cycle paths on the promenade through to Hastings. There's an excellent local pub (the Denbigh) about 10 minutes walk from our house. We are well situated to access the local towns of Battle, Hastings, Eastbourne (popular for the famous air show) and Pevensey. Past and present local events include the brilliant Roaring Twenties day in Bexhill, the Bexhill Carnival, the Bexhill Festival of the Sea and Pirates Day in Hastings. Do note that the Denbigh pub is on the A259 - street lighting on the pavements both on the A259 and our own road can be quite poor at night if you choose to walk to the pub rather than drive, so if returning in the dark, a torch can be provided on request.
  • From the opening of the front door lovely pleasant smile and welcome, lovely pot of tea and homemade biscuits awaited us in the sitting room. Our room was so pretty comfortable clean with Teapot teabags Coffee even a little fridge with milk in, really thoughtful touches including homemade biscuits. Nice shower really clean. Breakfast what can I say Crossants Homemade bread which was delicious fresh egg, fruit juice, fresh fruit yogurt, such a welcoming place to stay, going back to Hastings November so hoping we can return.

Nestled amongst the trees, our little wooden cabin transports you to the great outdoors. Its simple and honest interior comfortably sleeps two with wide views overlooking woodland where nature abounds. It provides the perfect base for those looking to get out amongst it, or those that would rather stay in and enjoy a relaxing retreat.
The comfortable double bed is positioned so you can enjoy a morning coffee whilst watching the wildlife through the window. The bathroom with its huge walk in shower has amazing views of its secluded, tranquil surroundings so you can shower with nature for a uniquely memorable experience. During the warmer times of year the cabin opens up to its serene setting offering the perfect escape from a busy life and the chance to explore the country side. On those cooler, rainy days (or for those that would just rather stay tucked up in bed) you can watch the wildlife outside the window through our binoculars whilst staying firmly under the blanket. We provide you with a delicious breakfast and there is tea and coffee making facilities in the cabin as well as a small kitchen. The nearby farm shop and cafe (2 min walk) sells delicious local produce as well as some very tasty cake!
  • We stayed for a couple of nights for my birthday and it was the perfect placed for a chilled getaway. The cabin had everything we needed and was cosy and well furnished. Lots of small touches to make sure you aren’t left wanting. The breakfast provided was delicious and the farm shop was very well stocked. We absolutely loved our time here and may we’ll be back again in the future.

  • A perfect cabin in the woods! Thoughtfully designed, with a comfortable bed, great bathroom and an outdoor fire pit. The location is secluded with a great view of the woods and pond. Our hosts were welcoming and helpful with everything we could need. The breakfast and everything provided were amazing, all supplied from the local farm shop. Would happily recommend to anyone.

  • Beautiful cabin. I spent a couple of nights here by myself and, aside from being slightly spooked at night, I felt very calm and grounded when I left! The space is really wonderful and has everything you need for a few days. The woodland outside is gorgeous, and there are some nice (and muddy!) walks nearby. The shop and cafe at the farm are great - the cafe is very popular so get there early if you want to visit. Bed was super comfy and I loved the fire pit and the visits from the sheep!

  • Gigi's place is great, and you have everything you would want! She's 5 minutes to a beautiful beach and walking/running trail, close to shops, and historic sites. Her place is clean and beautiful with amenities like a garden and even a bathtub for you to use! Perfect after a day on the beach. Gigi is the kind of host you would want- generous (makes delicious fresh food using veggies from her garden and offers you use of whatever you need from the fridge) kind, and will adapt to your needs, whether you want conversation or solitude. I highly recommend!

    Dana2020-03-15T00:00:00Z
  • Both Gigi and her home are so wonderful and warm! I booked a long-term stay with her and found the bedroom to be extremely comfortable, spacious and relaxing. There's also a laptop-friendly workspace for anyone who plans to get some work done while on holiday. The bathroom and kitchen are spotless and Gigi is very generous about kitchen usage as well. One of the best parts of my stay was the location—her home is just a few minutes walk away from a quiet strip of beach, several lovely cafes that overlook the water, and a large Tesco grocery store. Gigi is an excellent host who is always happy to chat, offer her help, or share some veggies from her garden :-) This is a perfect place to stay for anyone who wants to relax, unplug and be by the sea!

  • We had the best stay at Maggie’s this bank holiday weekend. Right from the moment we booked, Maggie was quick to respond to any messages we sent. When we arrived she was there to greet us and show us around and asked us what time we’d like breakfast. The annex is beautiful and the garden is absolutely stunning. What a treat to be able to enjoy it! Maggie gave us great recommendations for local walks/pubs and catered for my dietary requirements at breakfast. We drove to Camber Sands and did a beautiful walk ‘Beachy Head’ (one of Maggies recommendations!). Stunning location and lovely host. It felt like a home from home - we couldn’t recommend it more!

A pleasant double bedroom in a very charming, cosy and slightly rustic Victorian cottage. Easy walking distance to the town centre and the tourist sites of Battle Abbey and the 1066 Battlefield. Also nearby is The Great Wood which is good for strolls and the area is surrounded by the beautiful East Sussex countryside, ideal for walkers. Hastings and St Leonards-on-sea are a short trip by bus, train or car for a day on the coast.
It is a lovely place to stay in the spring/summer, and in the autumn/winter I normally light the woodburner which is nice to come back to on a cold night.
Battle is a beautiful rural town with local shops and places to eat and drink, including traditional afternoon tearooms and good old fashioned traditional pubs.
  • Lovely accommodation, really welcoming host - would heartily recommend

    Joe2020-03-11T00:00:00Z
  • Fantastic location for Battle Abbey and local walks. Patrick is a kind and lovely host. Great value and highly recommended!

    Jen2020-02-26T00:00:00Z
  • Patrick was the most hospitable host we could have wished for. My boyfriend and I brought our dog with us and Patrick was kind enough to look after him for the day for us. He walked him and brought back some bones for him from the local butcher. He was very kind and knowledgable our entire stay and is full of thoughtful little touches. Thank you again for having us!

    Sarah2020-02-10T00:00:00Z
  • Patric was a great host ! He was more than flexible with our check in and out time and gave us many useful tips and suggestions. His place is close to the train station and with a parking space so however you will arrive to the Battle is just so extremely convenient! Place look even better than on the pictures.

    Dorota2020-02-02T00:00:00Z
  • Patrick is an amazing host. He put us up at super last minute after our first host cancelled. He is very friendly and welcoming, and full of really helpful hints about Battle. His place is super clean and comfy.

  • Staying here was great. The room is nice, and Patrick is very hospitable and helpful. Recommended.

    Jacob2019-12-31T00:00:00Z
  • Warm welcome, neat and tidy, good conversation and the location is ideal for trains and walks. Highly recommended.

    John2019-12-17T00:00:00Z
  • My stay in Battle with Patrick was great. He even met me at the station to help with my bags, after giving me all the directions on what trains etc I needed to catch. We chatted away very comfortably, til 2am😊. Patrick left leaflets and also had verbal recommendations on what to see and where to eat etc. I would highly recommend Patrick's air bnb and would return myself if in the area. T

  • A really charming and cozy place to stay with loads of nice little extras and tons of character. Storm Dennis changed our plans but the observatory and castle are practically next door, Eastbourne and the coast are a short drive away, and The Lamb Inn does fantastic food! We want to come back! :)

It is a perfect appointed Ground floor Studio Flat where you can relax and with its own private entrance. Refurbished recently to a high standard with examples of the hosts eye for detail throughout. Perfect for a getaway for two, business, leisure or for a solo adventurer.
Self contained property at Ground Floor with own private entrance
A convenient location with local amenities on its doorstep such as the notorious "De La Warr Pavillon" and the Promenade offering stunning sea views along the coast towards Eastbourne and Hasings. A short stroll will take you to any kind of dining and drinking experience, plenty of cafes, galleries and boutiques.
  • A very cute little flat:) at first my boyfriend and I were worried it was going to be too chilly as I mean... February is a bit of a strange time to go to the beach for a weekend away anyway! But we were pleasantly surprised at how toasty and warm the radiator made the entire room! The bed was super super comfy and the shower was lovely too. Very nice location, slightly set back off of the windy high street, overall had a great weekend and would definitely stay again. Thanks Roberto!!! Xx

    Tiegan2020-02-23T00:00:00Z
  • This is a decent air b n b. Clean - simple, no worries.

    Simon2020-02-14T00:00:00Z
  • Roberto's studio is the perfect place to stay if you are attending an event at the De La Ware Pavillion, which is literally a 1 minute walk away. The studio is clean and has everything you need AND bed's super comfy. I'll definitely stay again if I've got an evening event at the DLWP.

    Michelle2020-02-12T00:00:00Z
  • It's a great little studio studio for a night or two in Bexhill. Really convenient for the town centre, seafront and the pavillion. Access to the flat could be nicer, but it was fine. It was lovely and clean and had all the handy features like microwave, kettle and toaster. Roberto was great, very communicative and helpful in the lead up to the stay. I'd definitely recommend it as a perfect spot to crash for a night or two.

    Tom2020-01-26T00:00:00Z
  • My husband and I were attending an event at the De La Warr Pavilion and the studio could not have been nearer. Although the studio is located on one of Bexhill's 'busier' streets, it is tucked away behind shops and as a result you hear no noise from traffic or people. The studio was spotlessly clean and thankfully warm as it was bitterly cold outside. There was plenty of hot water and had everything you should need for a short stay. Communication with Roberto was excellent.

    Michelle2020-01-20T00:00:00Z
  • Robertos place was perfect for our needs. Two minutes walk from the De La Warr, which is why we were in Bexhill and close to town centre, shops, bars a restaurants. Roberto provided excellent directions and we found easily accessible free street parking 5 mins walk away. This Airbnb offers stylish accommodation which is quite, warm and cosy, tucked away but right in the heart of everything. We would definitely use again, thankyou Roberto.

    Kim & Jon2019-11-18T00:00:00Z
  • Apartment fitted out to a high standard very convenient for the promenade and De La Warr Pavilion. Good places to eat nearby.

    Jonathan2019-11-10T00:00:00Z
  • Cute and cosy place to put your head down for a night or two when visiting friends. Bathroom is quite small! Those of a larger build will find it a challenge (I am ~55kgs and found it a little tight). Roberto was kind and friendly, great host.

A cosy bright flat situated 5 minutes away from the seafront and St Leonards train station. The guest room has been used as a mediation room for a while so it is calm, with no TV I'm afraid but access to plenty of books to either buy or have for free. I have a cat so must be cat friendly. I have plenty of local knowledge about best places to go. Perfect for single travellers, preferably female as I am female, and for those wishing for a nice relaxing break to write, read, meditate.
I live 5 mins away from the train station and from the beach. My flat has a lovely calm vibe and the area is fairly quiet. I practice yoga and Buddhist chanting daily which may account for the Zen feel! ;) It is small but cosy, light and airy. I do the best I can to keep my space tidy and filled with positive energy. Apologies, but I no longer provide breakfasts.
I live 5 minutes away from the seafront and 5 minutes away from St Leonards train station and an hours train ride from Brighton. There are lots of coffee shops and little independent shops right here in St Leonards and a few nice pubs and places to eat. There is a fantastic Kino cinema just around the corner from me and an excellent yoga studio on Kings Road. Hastings town centre is a 10 minute walk away and Old Town 25 minute walk away. Old Town & Hastings are renowned for their vibrant music scene and there is live music nearly every night of the week somewhere.
  • Perfect place to stay when visiting the area, everything as described and a lovely host. Thank you

    Charlotte2020-02-14T00:00:00Z
  • I had a great stay at Alice’s. The place is as nice as the pictures. It’s very cosy and spiritually decorated. A great location, close to the old center, the seafront, but also at a good distance from lovely places nearby. Just enough to have a good vivifying walk. Alice gave good advice on what to visit and where. I’d recommend it for a 2-3 days stay !

    Stephanie2020-02-04T00:00:00Z

A Byre, is an Old English word for a 'cowshed' and thankfully this 16th Century building has been beautifully converted into a cozy getaway for lone travelers or couples, looking to escape the hustle and bustle of every day life. The Byre is full of character with its beamed ceiling (and one you will have to duck under), old wooden floors and cozy interior but offers you everything you need for a few day away from it all in the beautiful Sussex countryside
The Byre is a cozy, and dare we say, romantic getaway for those looking for a little rest and relaxation. There is an Inglenook fireplace and woodburner for those chilly evenings, or a beautifully planted patio area to sit out and enjoy the sound of the summer. With many of the original beams still in place, wooden floors, and a Inglenook with woodburner to keep you warm on those chilly evenings. Not forgetting Luxury Eygptian 100 % cotton bed linen, Dolce Gusto coffee machine and Amazon Alexa for those extra touches There is a shower room with an electric shower. The bedrooms has built-in wardrobes. The Byre is located within the grounds of the Grade II listed Thornden Farm, and nestled in 12 acres of the 1066 countryside. The Byre is just one of many of the farm's original outbuildings which have been lovingly restored to provide holiday accommodation.
The historic town of Battle is just a ten minute drive away, with it's Abbey dating back to the 13th Century and a fabulous selection of boutiques and independent shops. Within a five minute drive in either direction, you will discover two country pubs, with outdoor areas, children's menus and local beers. Just 45 minutes away is the town of Tunbridge Wells and The Pantiles - an open air promenade of Georgian shop buildings. Of course, the Sussex Coast is just a 15 minute drive with Bexhill, Eastbourne, Hastings and the beautiful town of Rye, just waiting to be discovered. The Byre offers a hidden haven for those seeking the tranquility of rural Sussex, the fresh salty air of the sea, or just an escape from the hustle and bustle of every day life.
  • We stayed at The Byre for a long weekend in January 2020 and had a brilliant time. It's such a snug and cosy place - no need for the log burner unless for the atmosphere! The Byre is around a 10 minute drive from Battle, and 25 mins from Bodiam Castle, so nicely situated for exploring the area. Perfect place for a quiet countryside weekend.

    Eleanor2020-01-26T00:00:00Z
  • Lovely, cosy little place

    Scarlett2019-12-01T00:00:00Z

Perfect for a family of 3/ 4. I aim to provide accessible inexpensive accommodation for families and people with mobility/ other limitations.

Parking is on street and free, usually can park directly outside and parking gets full up over school drop up (8.30 to 9am) and pick up times (3 to 4pm).
Very idyllic spot with wide roads and lots of trees. Access to the beach is simple. Lots of second hand and vintage shops and restaurants close to hand. Easy to explore local attractions and countryside.

It's only about 7/8 minute walk to the sea front, shops, cafes and station We were only there over night and didn't cook but the kitchen looked well equipped as well.

Not only is the local Bexhill On Sea a delight but there are endless day trips within driving distance that are worth the trip. JeanAnn was pleasant and was quick with responses. The property is completed with a bathroom that has a shower over bath and WC. In the garden that leads directly onto the beach is a dining table with 6 chairs and sun umbrella, bar b q, fire pit, swinging chair and reclining chairs. There is also a storage shed with body boards, buckets and spades and ball games for use on the beach.
  • Fabulous location with a wonderful sea view. Perfect for a romantic break away from it all.

  • A great place to stay, location was perfect, accommodation was lovely and clean and Jo was a great host. Really didn’t want to come home.

  • A superb little place in a relaxing beach front location with all the mod cons and lovely personal touches too. This was just the break I needed away from the madness of the world right now! Jo was a great host, quick replies, detailed info and reassurances over hygiene and the place was spotlessly clean as expected. Will happily return in the future.

  • Divine - 10/10. This place is stunning, a real haven along with being spotlessly clean and modern with everything you can think of included. Jo was a great host, flexible with check in, responded immediately to any questions and left thoughtful touches in the house. We will definitely be back. Thank you.

  • A beautiful relaxing location on a virtually private beach. Even in mid-winter I enjoyed two spectacular sunrises (before rushing back inside to warm-up). The bungalow is immaculate, stylish and surprisingly well provisioned. A few welcoming gifts put a smile on your face and Jo even made an extra effort for my birthday. Wonderful. Fully recommended.

  • If this amazing beech front property comes up on your search and is still available do not let it pass you by. Ivan and I had a fantastic 3 night stay for our mini moon. We needed true time out walks and fresh air. Ivan loves photography so he was out and and about and I had walks and just really chilled out. We took our dog Oreo who loved the beech front access to freedom and running meeting and playing with the other dogs. Jo and Joe are amazing hosts the property is better than the photos and when we arrived the additional special touches to welcome this newly married couple will be in our memories for life. Don’t let this little gem pass you by.
