The Bull Pen offers an open-plan living space with well- equipped kitchen , dining space, comfortable sofa and flat screen TV. The French doors open onto a small private garden with a dining space.The bedroom has got a comfy king-size bed and an en-suite bathroom with a walk-in shower and a beautiful roll -top bath.

Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Yard Rye

The Yard is a two-bed interior-designed cottage in the citadel of the beautiful Cinque Port town of Rye. It is situated down a cobbled passageway next to a pretty tea room. PLEASE NOTE – The property can sleep up to two adults in the master bedroom and one child in the single, with a pull-out camp bed if needed for an extra child. We also have a travel cot for an infant. Please be aware we have a steep staircase.

Dating back to the 17th Century, the pretty cottage with its wonky floors, low ceilings, inglenook fireplace and abundance of character, is the perfect base for exploring this medieval part of the country.

Nestled in its own quiet valley with beautiful views out stretching to neighbouring Rye and across to Tillingham, it’s the perfect bolt hole for peace and quiet amongst nature but with beaches and the historic town of Rye only a stones throw away.
