On the ground floor there is a spacious living-dining area with open kitchen, guest toilet and direct access to the terrace and garden. On the first floor there are 3 bedrooms (1x double bed width 1.80 m, 1x single bed, 1x single bed) and a bathroom with bath and shower. In the attic there is a studio with a workplace. Shops, restaurants and cafes are just around the corner. Buses/trains right outside the front door.

The charming detached house (135 m²) combines a perfect location with comfort. The underground (U1/U3) is only a 4-minute walk away: the main train station can be reached in 15 minutes, Marienplatz in under 20 minutes and the Munich Trade Fair Centre in under 40 minutes. The house has 4 bedrooms, a large living room, a spacious kitchen, two bathrooms (shower & bathtub), a separate toilet, a balcony and an idyllic garden with a hammock. The entire house is rented out during my absence.

Situated on the back side of so called quatro houses, it is convenient and quiet. Our house is located close to Munich´s zoo, the training grounds of famous soccer teams FC Bayern and 1860 München and to the most popular part of the Isar, the "Flaucher".
