The entire private villa surrounded by greenery, perfect for your moments of relaxation, featuring five air-conditioned bedrooms and four bathrooms, as well as two fully equipped kitchens. There are several areas dedicated to entertainment: a cinema and poker room, a billiards room, and an outdoor area with various sports activities. Outside, you'll find a seasonal swimming pool and a hydromassage pool. For convivial moments, an outdoor dining area is available, with outdoor tables by the pool.

The villa is located on the border between Umbria and Tuscany at 20 kms from the Trasimeno lake and Perugia. It is located in a quiet area, where it’s possible to relax in every season near the Trasimeno lake. Shops, restaurants and bars nearby available. The property, has a completely fenced garden with swimming pool (12 x 6 meter - depth 1,50) and air conditioning in every room. The entire property is for private use and not shared with other people. Max allowance 23 persons (9 bedrooms).

The house encompasses a spacious living-room with two antique fire places, two kitchens, a recreation room, five bedrooms & four bathrooms. Outside there is a large swimming pool, dining area, a play house for children, multiple car-parking options and a 2 car fully enclosed garage. There are also a BBQ and a wood fire oven if you wish to cook outside.

Our house is strategically located between the city of Perugia and Lake Trasimeno, a short distance from the beautiful village of Panicale. The furniture is modern and practical, like a comfortable open loft with large spaces. It includes everything you need to live comfortably on vacation as if you were at home. It has a private parking lot, a porch for outdoor dining, and a soccer and volleyball field. The beautiful swimming pool is for the exclusive use of guests.

19th-century Tuscan farmhouse with exposed stones immersed in the wonderful Tuscan countryside with a splendid view of the Val di Chiana. It is surrounded by a 6-hectare park with an olive grove of 300 plants. It is located in Sarteano, in the village, an ancient medieval village with a dream castle, known for the Music and Jazz Festival that takes place at the end of summer. We are in the beautiful Val d'Orcia, a UNESCO World Natural Heritage Site since 2004.

Villa Incanto is an exclusive residence set up on the ground floor of an ancient stone farmhouse. Those who decide to stay there will therefore have total privacy. Villa Incanto is located within a 20-hectare estate that enjoys a hillside position that offers a wonderful panoramic view of the Umbrian hills. Ideal for a relaxing holiday and tasting the typical products of the area. Tourist tax of €1.50 per day for the first 5 days.

"IL PODERACCIO" is a typical stone farmhouse located on the hills surrounding Lake Trasimeno, immersed in beautiful Mediterranean vegetation. The building is spread across two floors. The pool and garden frame the whole. The swimming pool is open from May 1st to October 15th. Please note that following the COVID 19 emergency, all the directives required by the legislation have been adopted for cleaning and sanitizing the house.
