Keep it simple at this peaceful and centrally-located place. The S-Bahn connection can be reached in 8 minutes by bus. In the immediate vicinity, a bakery, butcher and pizzeria can be reached on foot in 2 minutes. Lake Karlsfeld is 1.3 km away and is an oasis of tranquility. Doctors and the shopping mall are 500 m away. Edeka, Aldi and Lidl can be reached in about 700 m. Otherwise, you can also enjoy the great location in the garden. A well-equipped kitchen is at your disposal.

We rent a bright basement apartment in Hilgertshausen with its own entrance and parking lot. It consists of a large room (approx. 30 sqm) with fully equipped modern kitchen and sleeping area. For relaxation, you can use the large garden. You can get to Munich Central Station (München Hbf) in about 60 minutes by bus or train (services run from 7:00 am to 10:00 pm). The bus runs hourly on weekdays and only every two hours on weekends and public holidays to Hilgertshausen.

My apartment is located in Karlsfeld in the north of Munich. It is very nice and is equipped with Internet Wi-Fi. It is absolutely quiet, in very good surroundings, on the 2nd floor, without an elevator. Supermarket, pharmacy, bakery, butcher, restaurants, cafes, beer garden, pizzeria, McDonald's, tennis court, swimming lake within walking distance. Good parking options. Bus: 100 m (10 min ride to the S-Bahn) S-Bahn train: in 20 minutes in the center of Munich.

For relaxation, an infrared steam cabin and a hot tub are available for free use. The house is climate-friendly with PV system, battery storage and air heat pump.
