Welcome to Grateful Meadows, a non-profit animal sanctuary and boutique retreat. This cozy cottage is nestled at the forest's edge overlooking the rescued donkey's & chicken's pasture.
From the shampoos to the bedding, your stay with us will be cruelty-free. We also try to use locally made and organic products whenever possible. While staying at Grateful Meadows you're welcome to meet our sanctuary residents, jump in the salt water pool, or unwind on the walking trails. The Guest Lounge is 50' from the cottage and features a projector t.v., kitchen, billiards table, darts, games, and a full private bathroom. PET POLICY: Companion animals are welcome! Due to the size of the cottage no more than TWO fur babies. -Dogs MUST be on a lease at all times. This is for the safety of our residents and guests.
We are in a rural small town so many of our nearby amenities include hiking, kayaking, vintage/antique shops, skydiving, zip-lining, golfing, breweries, and wineries. The closest restaurants, grocery store, and gas stations are a 10min drive to West Point, VA. There you'll find a few restaurants, Food Lion grocery store, and fast food options. *Colonial Williamsburg is a 30 minute drive and Richmond proper is 50 minutes away. Both cities offer lots of great places to eat, drink, and entertain.
  • Wonderful hosts with friendly farm animals. They are very quick to respond for any questions you have. This is a great place to go if you want to get out of the city. We ended up going to Wahrani trail and York river state park for some good hiking. This is a prime location to relax.

  • This place was great, my husband and I really enjoyed our stay. Super cozy and just what we needed to get out of the city. The breakfast and coffee were delicious. My only complaint was the hot tub wasn’t working and the common area was a little too cold for my liking. Definitely recommend bringing slippers or warm socks because that floor was icy cold. Overall I recommend!

  • We very much enjoyed our stay at Grateful Meadows! Jonathan and Victoria have a beautiful piece of land! As soon as we arrived we were given a tour of the property and got to meet all of their sweet animals. The cottage was beautiful and pristine inside and we had everything we needed to enjoy our weekend. The breakfast was delicious as well and had a personal touch. I loved interacting with their donkeys, Marley and Archer each morning. We will happily continue to support their cause and hope to return for another stay again in the future. I would recommend Grateful Meadows for anyone looking for a peaceful getaway in the country.

    Cozy single story rancher with large back deck and patio furniture. Eat in kitchen with open concept to living room with large sectional to relax on. 4 steps to enter front and/back porch. Fire pit with chairs for guest if weather permitted. There is one queen size bed, 1 twin bed and a sectional sofa. There is a TV in the bedroom with a queen bed and a tv in the living room. There is not a tv in the bedroom with a twin bed. Pets: If traveling with a pet please let me know. There is a two dog maximum unless you get special permission from owner. Additional non refundable $15 fee per dog. (Flat fee, not per night)
    Home is located about 15 minutes from 295 in Mechanicsville. 25 minutes from Richmond city and interstate 64. 20 minutes from Tappahannock.

  • I cannot say enough nice things about this spot! Abby was quick and responsive to all of my messages, check in was smooth sailing and so was check out! The space itself was immaculate and beautifully decorated. The bed and couch were incredibly comfortable. The attention to detail really showed! It’s close enough to Richmond that you could attend an event or such in town and then come back. Maybe 30 minutes commute? The location is quiet and secluded. Close to a grocery store and take out places depending on your desire to cook or not. Thanks again Abby for a great weekend!

  • Seven friends and I get together each year in a different spot to celebrate Thanksgiving. This year, we ended up at Brenda’s cabin and it was perfect. The spot is peaceful but not too far from a town or Richmond proper. The house is comfy and open—it felt like we’d already spent a holiday together there when we walked in the door. We cooked up a feast, played games , and enjoyed the quiet and beautiful surroundings.

    This house is a great country retreat. Near the Mattiponi River, nestled in the tidewater countryside. 1 hour to Richmond or Williamsburg. It's an 1800's English basement house, guests have access to the first floor including living room, bedroom, dining room, kitchen and laundry, screened front porch and back deck. If you travel with your pet Woodbine will not be able to accommodate your needs.
    Woodbine is home to a craftsman whose works and collections decorate the interior. The 1800's home was destined for ruin being consumed by the vines and trees surrounding the property, the property was found as that magical forgotten overgrown secret garden and saved from ruin, a continual work in progress. History and Etymology for woodbine. (from Webster online) Middle English wodebinde, from Old English wudubinde, from wudu wood + bindan to tie, bind; from its winding around trees (or in this case the home)
    Woodbine is located in a beautiful part of tidewater Virginia where neighbors are few but friendly, expect to be waved at by cars/neighbors driving by you. Water sports on the Mattiponi, Scott's country store in Walkerton is great place for lunches try their chicken salad or fill up the tank. Hunting, fishing, birdwatching gardening are popular past times in the area. Places of local interest : Colonial Williamsburg Yorktown Yorktown Beach Gloucester Urbanna (early tobacco export Port town) Stratford Hall Various plantations in around Richmond as well as Revolutionary & Civil War sites. Nearby Restaurants, Groceries, Fuel: 10 minutes Almost There - in Miller's Tavern on rt 360 (Watt's Store is also here for gas, diesel groceries) 12 minutes Scott's Store - Walkerton, gas & diesel, breakfast and lunch counter 30 minutes away Central Garage has several various restaurants 25 minutes to Tappahannock - Walmart groceries, restaurants 35 minutes to Urbanna with several restaurants 45 minutes to Merrior great atmosphere and food on the water in Topping VA

The house is clean and very inviting with beautiful art and wild life around the home. Expect to disconnect with the outside world a bit but it makes it that much easier to enjoy time with the people you’re with. I will definitely be considering this for future stays!

    Come for a peaceful stay in a lovely 19th century farmhouse on a small working flower farm in Dunnsville, Virginia, 10 minutes from Tappahannock. You will have a private 2 bedroom floor with a full bath. The house sits on 5 acres of beautiful farmland with Richmond, Fredericksburg, and Williamsburg all within an easy hour's drive. Lombardy Grove, where all guests are welcome, is located near area wineries, historic sites and wildlife refuges and the Rappahannock River is only 6 miles away.
    You will access your private bedrooms up a flight of stairs. One bedroom has a queen bed and vintage chairs, a writing desk and closet. The other bedroom and/or sitting area has 2 twin beds, a TV, a small refrigerator and toaster oven, microwave, coffee maker and another closet. The full private bath is accessible from the landing between both bedrooms. Extra pillows, blankets and towels are on hand. A small continental breakfast will also be available in your room.
    Dunnsville is in a rural area where you will see eagles, deer and the occasional tractor. This small town is very safe.
  • You will be hard pressed to find a more gracious, accommodating hostess at the Lombardy Grove B & B. Not only is the owner an extremely talented individual, she is one of the most gracious people I have ever met. If you enjoy the peacefulness of a beautiful country setting while staying within a quaint farmhouse with a European flair, you will fall in love with Lombardy Grove. If you are really, really lucky, you may be able to spend some one on one time with Anne and get her to tell you a little about her background growing up in Germany. I highly recommend this wonderful B & B. In my opinion this is a beautiful country home that anyone and everyone would probably enjoy. Fred Clifford

You definitely are in a rural area, so there are limited options for food but it was overall a great long weekend quiet getaway spot. We went to several vineyards that were all within an hours drive. Richmond was also about an hour away. I would recommend staying here!

  • We were blown away by the cuteness and the cleanliness of the rooms available to us - we had our pick of two bedrooms (one with queen bed; second with twin beds). We were absolutely delighted with the mini-kitchen in our bedroom closet, with everything we could possibly have needed including all the makings of a delicious breakfast (mild, cereals, pastries, muffins, coffee, hot chocolate, apples, bananas, raisens, and snack bars). The owner, Anna, was a delightful hostess, to her working floral farm B&B. We were tickled to death when she took us on a tour of the working floral shop and her vineyard. Later in the evening we joined her on the spacious back porch and we probably talked for hours, and enjoyed every minute of her company, and all three of us trading stories of travel to Europe, our backgrounds, and her business and all three of our futures. What a delightful, pleasant, and relaxing visit! We would HIGHLY recommend travelors pick her B&B for a stay, and if you love flowers, especially during the growing season, you will love walking her property to look at the amazing rows and rows of rows of marigolds, black-eyed susans, and cockscomb flowers (amongst a few more). She has planted over 900 grapevines in a mini-grape arbor and her growing talent and green thumb puts most farmers to shame. Kudos to her and her delightful, comfortable, well-appointed Lombardy Farm B&B.

    Romantic, Riverfront Getaway Cottage on Grounds of Historic Former 18th C. Plantation. Whether you are luxuriating on our patio, grounds, back porch or dock, using our canoe to boat around the beautiful Mattaponi River, enjoy our ping pong and foos ball tables and croquet, or cook on our patio grill, your stay will be unforgettable. North Point Plantation's Quarters is just 20 minutes from Cold Harbor Battlefield; 40 minutes from downtown Richmond, and under an hour from Colonial Williamsburg.
    The Quarters, with its view of the Mattaponi River, includes a large bedroom with seating, a kitchenette with refrigerator, microwave, sink, and hotplate. Guests have use of the entire Quarters and may feel free to use our patio and grounds. There is also a canoe that guests may use, foosball, and ping pong.
    North Point Plantation and its Quarters are in the Virginia countryside. There is an excellent Food Lion supermarket ten minutes from the house, and a number of restaurants also ten minutes from the house. The Quarters is extremely cozy and guests might want to bring food with them. Usually, once guests arrive at North Point, they want to stay and enjoy the beauty and tranquility of this former 3,000 acre plantation.

The history was incredible and Rhonda and Bill made all of us there (for a re-union of college friends from 30 years ago) feel welcome.     A 1760 Farmhouse, with original woodwork. Have a cozy and relaxing time on the 23 acre Travelers Rest Farm. As you read in our title, George Washington would stop and rest here on his travels between Washington and Williamsburg - now you can do the same! You will fall in love with this place like we did if you love country living and animals The house is a beautifully renovated with two bedrooms upstairs. One bedroom has a king size bed, the other bedroom has two twin size beds, sharing a bathroom. Downstairs is a full kitchen, another bathroom, laundry room and living room. There is also a sleep sofa/futon in the living room. This house easily accommodates 4 guests, but can fit up to 6. Full kitchen includes refrigerator, oven, stove, toaster oven, coffee maker, cooking utensils and some basic pantry items. Pets can be considered for an additional fee, but we also have three dogs of our own, so please contact us before booking to confirm. Other amenities include fireplace, AC and heating, television, Wii, video games, DVD player, video library, and some games and books. If you want a little activity on your trip we have a pond for fishing, horses for horse back riding, yoga, or a floral design class from a German master florist! If you just want to relax, you can rest in the hammock, meditate under one of the oldest pecan trees in Virginia, or just watch the horses in the field and geese on the pond! Richmond International Airport (RIC) and Downtown Richmond are 45 minutes away. 2.5 hours from Washington DC, 1 hour from Colonial Williamsburg, 1 hour from Fredericksburg, 1.5 hours from Charlottesville.

  • I had a great stay at Traveler's Rest. The guest house has nice views in all directions, and there's a lot of nice property to roam around. I enjoyed trail rides on the farm's horses (who live just outside the guest house windows) and strolling around with the friendly dogs. If the weather accommodates, sitting under the trees and watching wild birds skirt around the fields and pond is wonderful way to spend an afternoon.

  • Agnes was a wonderful host. We had a really relaxing time with our two little boys enjoying her little piece of heaven. Our boys loved the upstairs room with twin beds that seemed to be made for them - complete with books, stuffed animals, and games (including battleship, one of their favorites!). We all enjoyed her super friendly dogs and horses (there are 2 gentle horses wandering the property - so cool to have them there to greet you each time you go outside!). The property is just so beautiful. Gorgeous old trees, stars as far as you can see, beautiful sunsets. During the day we had fun exploring a few antique stores within an hour’s drive, exploring Westmoreland State Park, and having award winning burgers in Tappahannock. Lots of other interesting things not far away either! The place is definitely rustic inside, but full of history and had everything we needed.

The rooms were well stocked with snacks, water, sodas, etc. AND the dining room was always available for coffee, tea, and more snacks. Our rooms were also well stocked with bathroom supplies and anything else you could need if you forgot something from home! It was a very convenient location for attending my brother's wedding, just a 10 minute drive to the venue. We also enjoyed having breakfast provided and good conversation with Bonnie.     Spend a week nestled at the edge of the beautiful Mattaponi. Use the kayaks or the golf clubs or nap on the screened porch made of trees. The ceiling fans should keep you cool or go inside to the air conditioning and hang out in the downstairs lounge with the cherry wood panels and the new vinyl pebble mosaic. Also you'll find big screen satellite TV,, and TONS of games. The kitchen is ready to go. Just bring food. All 3 bedrooms have satellite TV . Soaps, Linens, towels, some condiments and coffee are supplied. The upstairs bedroom has its own lounge and ruby powder room. There are 2 picnic tables. One on the screened porch and one in the Emerald Moss Garden. Most pets are welcome.Please ask first.
    There is a public boat landing nearby so you can bring your own fishing boat or pontoon boat. Thats if the 3 kayaks and canoe wont suffice.There are no neighbors at all on my side of the river.. the other side has a tall hill with 3 houses up there that you can almost see..

    This neighborhood is quiet and peaceful, a perfect getaway from a hectic lifestyle. Privacy is a passion for most folks here. There are two roads, Candleberry Drive and Dressage. As you enter Old Church Place you can enjoy seeing horses in private paddocks, Virginia Whitetail Deer herds and the occasional wild turkey. If you are out for a stroll, you will most likely see the infrequent dog walker or occasionally, neighborhood kids. We are located on 10 acres and I will be happy to tour you on the woodland trails.

  • We rented Moss Side Manor and Moss Side Cottage for some of our guests and ourselves for our special weekend. In my review I checked that the houses were what I expected them to be because I saw them in advance and knew they were going to be wonderful and they were indeed wonderful!!! They are gorgeous inside and outside. The grounds are simply beautiful. McKenize and Peggy were amazing! McKenize arranged an early check-in for us for both houses and she was quick to respond to texts/calls. We had a potluck rehearsal dinner at Moss Side Manor and it was such a lovely place for our friends and family to join together prior to the big day. I got ready at Moss Side Manor with my best friend and the beauty and warmth of the home blessed those moments. The day after we walked down the aisle was spent relaxing and enjoying the peace the Manor offers. One morning I awoke early and the fog was hanging over the fields with the morning light beaming through the clouds. Spectacular!!! The owners did a fantastic job renovating the entire house, and we thoroughly enjoyed viewing the artwork, antiques, and books on display throughout the home. The overall impression was that we were staying in a museum, with artifacts collected from the immediate area!     Luxurious 19th Century Home On a hilltop overlooking 440 green acres, this charming plantation home has undergone a far-reaching historical restoration.  The original structure is composed of two wooden stories with two landings over a large brick lower ground floor featuring crude hand-hewn beams. Cedar Lane has 4 Bedrooms with en-suite bathrooms and a large kitchen equipped with dual ranges and ample refrigeration for weddings, catered events or a weekend stay.
    Cedar Lane is a part of Cumberland Plantation history: The Cedar Lane Plantation home is characterized by an irregular architectural design that contributed to it being listed in the National Register of Historical Places. The original structure that was completed in 1826 is composed of two wooden stories of four rooms and two landings over a large brick basement. The basement, easily the most historical part of the house, features crude hand-hewn beams. In 1829, the home’s staircase was demolished and replaced by another a few feet away and a new wing was connected to the 1826 dwelling. Later, another wing was added to the house, increasing its mass and improving its proportions. Oddly, a second staircase was also installed that gives the impression that the building was divided into two separated living spaces accessed by two identical porch doorways. Cedar Lane is situated on a colonial roadway (now New Kent Highway) extending from the vicinity of Richmond to Williamsburg. The Plantation occupies a crossroads with Poindexter Road, which once extended from St. Peter’s Parish Church to Criss Cross Plantation four miles to the south. The house presents a charming prospect on top of an abrupt rise in elevation that affords it a pleasant 360-degree view of the surrounding agricultural fields and distant wood lines. The home is being fully restored and furnished to reflect the Civil War era; its quarter mile long entry has been planted with twin rows of cedar trees. Nearby, a fragment of a private cemetery is enclosed by a white picket fence and a small orchard to the rear of the residence evokes the sizeable fruit orchard which is said to have existed in the nineteenth century. Cedar Lane, a long-standing Poindexter landholding, passed to William and Jacob Poindexter in 1782. Jacob was charged with 400 acres and William Poindexter was charged with 244 acres at that time. The original home, dating from 1826, is fully intact and now serves as the central component of today’s Cedar Lane. Norwood Apperson, a Poindexter relation who owned Cedar Lane after the Civil War, wrote that during the war his mother was called to the top of the stairs by a Union soldier who claimed that four of her sons had been killed in the Battle of Seven Pines. She realized this was not a likely manner for relating such horrible news, so she said “You are lying and I hope you fall down those steps and break your neck!”

I was in charge of planning a bachelorette weekend for my best friend, who wanted to have a low-key, nature-filled event with friends. North Point was the PERFECT place for our DC-area group of 12's celebration. First, about North Point: This historic property will exceed your expectations. I promise! As our group pulled up to the property, I noticed a look of awe on the faces of the attendees. The river! The dock! The property! The basset hounds! The beds! (SO comfortable!) The soaps! (seriously, the soap was amazing!). Our group had wine and cheese on the spacious patio, watched sunset from the dock, played card games in the cozy parlor, and shared a meal in the gorgeous, marble-floored dining room. The kitchen was stocked with every piece of equipment we could need, and then some. Location-wise, the house was a quick 45-minutes or so from Richmond, which was perfect for us to have a full day at the house and then a day trip to the botanical gardens, cideries, etc. Now, about Rhonda: Rhonda is a warm, detail-oriented host who cares so much for the experience of her guests and is SO easy to communicate with. We coordinated for weeks prior to the event to make sure every last detail was set, including where we could craft, what we might do in the area, what cooking supplies we'd need for dinner, and how we might maximize the beauty of the house and surroundings (breakfast on the patio, walks on the dock...). She filled the weekend with thoughtful touches, such as creating a beautiful vase full of foraged flowers from the property for the bride-to-be and helping me acquire balloons. Through and through, it felt as though Rhonda was just invested in the success of the weekend as I was, and I felt so lucky to have met and planned with her (and hope to stay in touch!!). All in all - Before you consider booking elsewhere....re-consider. :) Not only will you get to experience the beauty of the house and river, but also the kindness and energy of Rhonda, who will make sure your experience at North Point is unforgettable.

  • North Point Farm was the perfect location for my family to celebrate my son’s graduation. The idyllic setting on the Mattaponi River, coupled with the history of the plantation made the weekend all the more interesting. The accommodations were outstanding as were Bill and Rhonda. We particularly enjoyed Lafayette and Natascha, their super friendly basset hounds, who did their best to win us over.

  • This is a wonderful place with lots of room and great views of the river. We had a gathering of 14 people during the day and had plenty of space to spread out in the house since it was cold and snowy outside. Everybody was impressed.

The beautiful kitchen fostered a perfect environment for a lovely meal, the rooms were spacious and very comfortable, and the other spaces in the house allowed for a perfect, meaningful celebration.   • Being at Northpoint farm is like stepping back into another era. The elegant plantation house and beautiful Mattaponi River were the perfect setting for our family reunion weekend. Rhonda was a gracious host and made certain that all of our needs were met, she even set us up with the caterer, who delivered a delicious Southern Barbeque feast!

  • We hosted a 12 person family birthday weekend here and had an amazing time. The house is absolutely incredible; it is so rare to find such a beautiful, special place to stay for so many people. The kitchen is fully stocked, and there's a great grill, so making meals for that many people was a cinch. Rhonda was super responsive to all of my questions going into the weekend, and she was an amazing hostess. We can't wait to come back and make this a family tradition!

    Seven Springs is a historic estate built around 1725 located just 40 minutes north east of Richmond. It sits among 107 beautifully manicured acres. Enjoy a unique Colonial setting, but with all the amenities of a modern home.
    Although Seven Springs is a historic home, it has been decorated with modern and comfortable furnishings for you to enjoy. There are plenty of bathrooms, multiple kitchens and unique gathering areas for the entire family. The historic main house consists of a formal living room, small study and dining room on the first floor. The second floor has one master bedroom with a queen bed and two smaller bedrooms with double beds that share a bath. In the basement there is a historic tavern area with a full bath and small kitchen with a sink, stove and small fridge. There is also a dart board and board games. There is a modern cottage addition off the back of the main house connected by a light filled breezeway. The first floor has a large galley style kitchen with double ovens, large fridge and separate freezer, instant hot water tap, dishwasher and stove. There is a sitting room with a working fire place and off the kitchen there is a beautiful brick patio with bistro lighting. Upstairs there is one master bedroom with a queen bed and with two bathrooms, one with a shower and one with a tub. The basement has a large screen tv and plenty of seating, including a full size sleep sofa. There is a guest house just across the patio that has a kitchen, small sitting area, 3 bedrooms with a total of 5 beds, and two full bathrooms. Basement bedroom has a queen bed and the other two bedrooms have two double beds in each one. The kitchen has a dishwasher, stove, oven, coffee maker, and fridge. Enjoy the beautiful grounds with a hike or bring your bikes for a short ride around the property or a long ride down a country road. Visit with our animals. We have sheep, turkey, chickens, pigs and goats and an heirloom vegetable garden to pick produce from.
    We are located in a mainly agricultural county. Historic Hanover Tavern and Courthouse is just 18 minutes to the west. Patrick Henry's home, Scotchtown is also a short drive west. The quaint, and historic town of Ashland, home of Randolph Macon college and the well known music venue, Ashland Coffee and Tea, are 30 minutes west. The State Fair Grounds at Meadow Event Park and Paramount's Kings Dominion is just 20 minutes north west. Tappahanock and the Northern Neck, are just a short drive north east where there are some wineries located as well as Stratford Hall and George Washington's birthplace. Although we are out in the country, there is a Food Lion, ABC store and multiple restaurants within a short drive. If you have time for a day trip, Colonial Williamsburg, Mt Vernon, Monticello and the beautiful small towns along the many rivers and Chesapeake Bay make a great day trip. Richmond is just 40 minutes south and has a wealth of nationally known restaurants, world class museums, historic districts, shopping, and more. It's also home to VCU and the University of Richmond.
  • From our arrival to our departure we couldn’t have asked for a better place to stay with our family. Everything was exceptional and the hospitality was top notch. We had a wonderful visit with the animals which ranked very high with our entire family. We chose this property to accommodate our family as we were attending a wedding in Richmond. It was beautiful and we would definitely go back and spend a week. We enjoyed a bonfire in the fire pit on our last night as we reflected on the peacefulness of the property and how it brought all of us together.

  • Our stay at Seven Springs Farm was an entirely positive and wonderful experience throughout our three days/two nights at the property. We brought a large group to the house, and prior to the trip, I had about a million questions for Brett. He could not have been more helpful and was so great about quickly responding to all my many questions. The house/property itself is absolutely gorgeous and is kept in pristine condition. All of our needs were met- the house had plenty linens, towels, a grill, great outdoor and indoor space for groups, as well as surprising pluses such as plenty of kitchen amenities, coffee, games, movies, and more. Our group will absolutely be booking another stay at Seven Springs Farm in the future. I couldn't recommend this place more highly- it was a wonderful experience from start to finish.

  • This was our second trip and we absolutely loved it again. Great layout, tons of space, includes great amenities such as the sheets, towels, coffee, cooking supplies, and many other little treats. It has a huge fire pit that we enjoyed one night and a neat indoor pub with games. I highly recommend every aspect of this place and if we had a special event, we would definitely consider hosting it there as well!

  • Seven Springs was AMAZING!! I highly recommend this space - whether one house or the entire venue! We used every house for my family during my wedding at Alturia Farm, and it was perfect! They have the houses fully ready for a full weekend of living, and spaces for everyone to fit to spend time together! The grounds were well kept, and their staff was fantastic during check in. I am certain we will book again in the future for a getaway or reunion!

  • The accommodations could not have been better suited to a large group. Everything from the charm of Seven Springs to the ability to utilize a newly constructed pavilion and fire pit enabled our Family Reunion to be a successful event. Brett and his team were fulfilled all of our needs! We highly recommend this property!
