Wood Lodge is a lovely self catering holiday get away in North Runcton, Norfolk, close to the stunning North Norfolk coast, Sandringham Estate and North Norfolk Nature Reserve. Wood Lodge has the benefit of being located near some of the country's most stunning scenery, comprising of country estates, beaches, bird watching and various walks. You will also find other activities and outings to suit a variety of interests, ages and, of course, English weather situations!
Wood Lodge, a self contained property, is newly renovated to a high standard focusing on comfortable living for either a family, friends or couples wishing for time away. Wood Lodge comprises of 2 double bedrooms, one downstairs bedroom with 1 double bed and an upstairs bedroom with 2 single beds. There is also a double sofa bed in the living area. The kitchen and bathroom (both downstairs) have just been refurbished, making the accommodation very comfortable. Within the living area there are 2 large sofas, television with DVD player, dining table and chairs for up to 6 people. Outside there is a large garden area (sole use for Wood Lodge) with picnic table, great for children to spread their legs! WIFI is available throughout the lodge. Wood Lodge is situated next to our home, Wood Cottage. YOU'LL BE HAPPY TO KNOW WE DO NOT CHARGE A CLEANING FEE. ALL TOWELS AND LINEN ARE PROVIDED TRAVEL COT AND HIGH CHAIR PROVIDED ON REQUEST, GUESTS WOULD NEED TO BRING BEDDING FOR THE COT. CHECKOUT IS 10.30am
Wood Lodge, only 4 miles from the historic Hanseatic port town of King's Lynn,has the benefit of being located near some of the country's most stunning scenery, comprising of country estates, beaches, bird watching and various walks. You will also find other activities and outings to suit a variety of interests, ages and, of course, English weather situations! Thers is also a Sainsburys and Tescos 5 mins away.

Only thing I would say is that the road to access the property had a lot of large pot holes which made it difficult to navigate- particularly in the dark!!

This wonderful property is about finding time to relax, unwind and make happy memories from beautiful walks that end with a cup of tea as the dog lays in front of the Aga, to stargazing the night sky with perhaps a glass of bubbly while relaxing in the hot tub.
    Paradise is situated in private woodlands which is shared with one other property, but is accessed by its own completely separate driveway and front door. Both properties having their own private gardens and hot tubs. Paradise is surrounded by nature and backing onto one of the most breath-taking Country parks.
    Nature, privacy, luxury and fun. Its about relaxation and creating an experience that will remain with you for a lifetime and hopefully be the first of many visits. We have succeeded if you are coming back to recharge with us in years to come.

  • We spent two nights at Stephens Lodge and our contact Jane went above and beyond to ensure our stay went as smooth as possible even when things out of our hands went wrong! There are lovely little touches in around the lodge to make your stay so easy, especially if you are bringing a dog with you. It’s these little things that really count. The walk around the lake was as wonderful as depicted in the pictures and we were very fortunate with the weather. The fireplace at night time made for a great cosy feature to really help us all relax. The kitchen is well stocked with essentials and we found cooking large evening meals for 4 people very easy. The hot tub is the icing on the cake, perfect temperatures even in the cold evening chill. We did not venture out apart from our lake walk as the property was just too nice to want to leave. Would definitely return. Thank you!

  • What a magical place. Stephen & Jane were lovely hosts and their cottage was just what we needed for a relaxing break. Communication was great throughout the entire booking process and during our stay. accommodating hosts whose special touches are much appreciated -thank you! You are surrounded by nature everywhere you turn: the beautiful Lake just one minutes walk away, deer greeting you as you open your curtains in the morning and looking up at the stars on a clear night while soaking in the hot tub. So magical! The cottage itself is clean, warm and cosy with a fireplace in the living room (wood was provided for us on the first night). The kitchen is well equipped with all you need - tea and coffee and even a bottle of wine was waiting for us on arrival - lovely touch. The beds were a comfortable place to rest your head after a day going on walks and there a was ample space to store your things. The Bawsey church ruins are just 10-15 minute walk away, Sainsbury’s is a 5 minute drive. This is a lovely spot to relax and it exceeded our expectations! Thank you both so much - we would love to return again soon!

    Renovated private double room with shared bathroom in a bright victorian building situated in the historic heart of King's Lynn. Allocated off-road parking for a car or small van. Short walk to the Corn Exchange, market square, Wetherspoons, High Street and train station.
    The ground floor flat is in a renovated Grade II listed building built c.1840. The private double room is spacious, has high ceilings and a large window for lots of natural light. The double bed has a new spring, padding and memory foam combination mattress, two pillows per person, extra blankets, desk, smart TV, kettle, cafetiere, tea bags (including herbal), iron, hair drier, heated towel rail and silent fridge. For autumn/ winter there is a 13.5 tog hollow fibre duvet. The room also has a two-seater sofa. The underfloor heating will be pre-programmed but can be overridden. In addition, there is an electric panel heater attached to the wall.
    History Coming out of the courtyard, looking to your right you can see the Tuesday market Place which is the largest medieval market square in Northern Europe. Surrounding the square are a restaurant (Prezzo), Pubs, the Corn Exchange venue, other businesses and meeting rooms for hire. At the opposite end of King Street, you'll find the 17th Century Custom House (which also serves as a Tourist Information Centre), a new gallery space and access to the Quayside which leads to the only two remaining Hanseatic buildings in the country. Located by the river, Hanse House has an indoor market, exhibition space, Bistro and a lot of history. Marriott's Warehouse is a restaurant with a great view of the river Ouse. A business networking group meets weekly on a Tuesday at the Wetherspoons across the road and there are other meeting rooms available at other locations in the town. Leisure As well as the historical attractions and variety of restaurant and bars found in the centre of King's Lynn, a cycle ride or short car journey will take you to the country retreat of The Queen at Sandringham which includes 240 hectares of publicly accessible woodlands. There is a cycle route which leads here, and avoids busy roads. A 47 minute bus ride or 30 minute car ride will get you to the closest beach at Heacham. Just a little further, you'll find Hunstanton - with distinctive striped cliffs, a ship wreck, promenade, amusements and cafes. The North Norfolk coast has some of the most beautiful beaches in Britain with access to some long coastal walks, breathtaking sunsets and areas of historical and natural interest.

  • Don't be misled by the photos. It's even nicer in real life! A great size room that is set out very comfortably with lots of little touches. The Wi-Fi worked well, I add that as I've had issues at other places I've stayed. It's great having a little fridge (with a pint of milk I) available for use and the selection of teas, coffees and breakfast things were great. The bathroom is very clean and spacious, plenty of towels available for use. What was really useful were the photos Rob put on the check in. As the flat is off the main square it's not obvious where it is but the photos helped tremendously and the instructions of what to do when you arrive were spot on. I'm already booked in again.

  • I stayed at Rob’s place for 2 nights. He made every aspect of the stay very convenient. He sent me clear easy instructions to follow to find the place. The place is very clean, tidy and nicely decorated. I found everything that I could need there and more. Excellent heating and WiFi too. Barely any noise and blinds to block light entering the room. The area is nice and safe. Thoroughly enjoyed my stay and would definitely recommend Rob’s place for anyone staying in the area.

    The Summerhouse is now in its 8th year of my ownership and there are now so many people who know how special this little place is. Families come back year after year to have a traditional, old fashioned holiday. Many children ask their parents to come back, couples come for the peace and quiet, and guests also come on their own to lap up the wonderful space. To unplug from busy lives. This makes me so happy as this was my vision when I bought the property. So get your buckets and spades ready! The site is still very quiet even in the summer, allowing you to sit under the willow tree and read that book you have been meaning to start. Children can run around and play, make dens, look at the stars in their PJs, play games and experience a wholesome traditional family holiday (without technology!), and a holiday that they will remember... The Summerhouse has undergone a spruce up and up style in 2019, freshly painted, new items of vintage furniture and with all the carpets professionally cleaned. Check out my sister chalet, newly renovated for the 2017 season, The Wendy House', can be booked together for larger group gatherings...stunning! It is also perfect for a romantic getaway for two...or just bliss for one! From November 1st until March 1st The Summerhouse turns into 'The Winter Cabin', faux fur throws, hand crochet blankets and the chalet dressed for winter. Magical for children, or a complete escape from the rat race for adults. Winter is a very special time to visit, desolate beaches, great pubs with open fires and not forgetting the thousands of geese that migrate to this area. Winter walks and rosy cheeks. The 'Winter Cabin', is on a very quiet site, you may be the only people who are in residence...this may not suit everyone, it is very dark! I love it as it all adds to the adventure and...you can see the stars. The chalet is heated by plug in electric oil heaters and is very snuggly...any questions please ask

    Forestry Cottage is situated in huge private woodlands which it shares with one other property but is accessed by its own completely separate driveway and front door. Both properties have their own enclosed gardens and hot tubs. Although these two properties are completely separate they can be booked together to sleep 12 guests. They are surrounded by nature and backing onto one of the most breathtaking country parks and estates in England. It has to be experienced to be believed.

  • We had a wonderful stay! House was more than comfortable for the friends I had there with me, we had a few lovely fires and cooked lots of nice food. The lake near by is stunning and can imagine In the summer with all the sand there it’s amazing! We actually visited in storm Dennis but that didn’t stop us in the hot tub. We had a very good meal at the sandy boy the local pub and have great food at a fish and chip shop called Eric’s. Plus fab beaches close by. What a wonderful 35th birthday weekend away! Will be back and thanks for the owners for getting back to us quickly with questions and just been good hosts! Dale

Happy Valley houses a variety of natures greats such as black darter dragon fly, birds of prey, deer, pheasants, butterfly as plenty, rare long eared bats, Nightjar and bees. A heron often sits on the pond eye up its dinner. Grimston Warren and Roydon common sit on the edge of Grimston which are beautiful Heathland Restoration projects house a rich mosaic of habitats. - Bring your bikes, great trails through the woods- Spoilt by lots of award winning gastro pubs close by and 20-30 mins to incredible north Norfolk beaches if you fancy a day there.   • It is an amazing place to visit if you want to get away from everyday life. I turned my phone off for the whole time and enjoyed everything the place had to offer. The property itself has some great places to wander around and take in the beautiful scenery and wildlife. The Shepard hut was particularly wonderful, it's a luscious small space that was perfect for me and my partner. We couldn't recommend a stay somewhere more than this place! You will love it 😁

  • This place was AMAZING. Gorgeous little shepherd's hut, tastefully decorated and absolutely spotless. A bigger bed than I expected, sometimes the beds in shepherd's huts are diddy but my long-legged SO had no complaints. There was a wood burner inside the cabin that made the place really cosy when it got started. And the showers/toilets were heated which made the stay so much more comfortable, big thumbs up there. I liked the wood fired hot tub but at the time we went (right over Halloween) it took absolutely ages to heat up – the guide said up to 3 hours but it was closer to 5, and it was actually only really warm by that point, not hot, but we'd run out of patience so just decided to jump in. Stargazing in a hot tub is pretty nice, getting out into the freezing cold was not. Interesting though, we checked the tub the next day just to make sure we hadn't left leaves in and the water was still warm after what, 8-10 hours? So if the hot tub was in regular use I think it'd have been much less hassle to get it going. There was lots of info provided about local amenities, but for nature you don't have to go far as there's a forest right next to the cabin! Only had time to walk in there once but we caught sight of a pretty big hare and the tail-end of a deer, absolutely picturesque. All in all I'd love to come back again and would definitely recommend it to others!

  • Absolutely beautiful. If you want to have some time away from the world then this is your place. I have never been somewhere, where I’ve never wanted to leave. We had a beautiful welcome note which is always a great touch! We were provided with so much information in regards to the area and places to see, and places to eat etc. I made two new chicken friends who really made me and my boyfriend feel at home aha! It was nice to have company when washing up!😂 The walks, cabin, scenery and experience was out of this world! Thank you x

    Available for key workers-close to Queen Elizabeth Hospital, Kings Lynn. Discounted price available on request. Spacious airy annexe situated in a large, peaceful & mature garden, in a quiet Norfolk village.
    Open plan with high ceilings and wooden floor throughout, the annex boasts a comfortable double bed, lounge area including a new high quality double sofa bed and a kitchen area. The large bathroom features a walk in waterfall shower. The kitchen area is equipped with a kettle, coffee maker, toaster, microwave and fridge. We provide continental breakfast supplies and tea, coffee and milk free of charge. (Please note there is not a cooker or hob.) The annexe also has a tv with sky + (including sky sports) and free wifi (wifi can be a bit intermittent at times-but we are working on this!) Gas centrally heated. Twin double French doors open out onto the garden. We also have a travel cot and highchair available for younger guests! The annexe is all on one level, making it ideal for guests with poorer mobility.
    We are situated 3 miles from Kings Lynn, a thriving town which has firm links in maritime history and has plenty of beautiful historic buildings surrounding the quayside. It is an ideal destination to spend some time enjoying a mix of history, shopping and entertainment in a vibrant town centre. We are also within 15 minutes of the stunning north Norfolk coast, The Queens residence at Sandringham house and Castle Rising medieval castle. Our home is conveniently situated near the north Norfolk cycle route and also within walking distance of 2 traditional pubs, a fish and chip shop and a Tesco express.

    We live in a end terrace 120yr old property, with views over the The Walks . We have three rooms available, 1 Superking, 1 double and this queen size. The bathroom has a separate shower and bath. There is also a second toilet on this floor. All rooms have a small amount of shelf storage available. The rooms are on the side of the house, away from the main road, so are lovely and quiet. All three rooms are listed separately but we are happy to take a booking for all three if they are available. There's tea/coffee making facilities in your room too if you want it. One or two person occupancy same price. Wi-Fi available. TV/DVD player in Bedroom 1. Shared TV/DVD in main lounge.

  • I booked to stay here but was placed in flat 15 not flat 11 without an explanation, I didn't query this as the amenities were the same but there was no table and chairs instead there was a sofa that was not ideal to eat off. The flat is great for somewhere to stay if your working in the area. There are a few amenities that would be useful to have if you are staying for longer periods of time, like wifi, an airer, a toaster and maybe some more kitchen utensils. But generally a nice place to stay, with good heating which definitely came in useful! The shared entrance way smells strongly of smoke but the flat itself is nice. The hot water was a little limited so could only shower, there was not enough to have a hot bath but other than that the bathroom was fine.

    This is a spacious and light studio in a Georgian townhouse in the centre of historic King's Lynn. You have a shower room and loo and your own kitchen. The bed is a proper size double sofa bed, easy to use. Daytime sofa and bed at night. You have your own front door. Very good wi-fi. It is an easy walk from the rail and bus station. There are great restaurants close by. I want to make your stay pleasant but I will not be a "hands on" host though we live upstairs and can easily be contacted.
    Location, location, location! All shops, pubs, restaurants, a local bakery, museums, cinema, theatre and rail and train stations are so close. Minutes in most cases. If you enjoy history and architecture then you are right in the heart of this lovely historic town.
    King's Lynn is an undiscovered historic town with museums to visit, a couple of art galleries, an excellent theatre and independent cinema. There are great places to eat out and also the ever reliable Wetherspoons a couple of minutes away from my studio flat. Our large river changes with the tides and attracts seabirds and the occasional seal. You will be close to the beautiful Norfolk coast, just catch a Coastliner bus or for a more rugged walk along the Wash edge, take the West Lynn ferry for the Peter Scott Walk. We are very close to Sandringham House and other stately homes - Houghton and Holkham. King's Lynn is still a town with an individual character and we like visitors to see what we offer. You will be charmed by the riverside streets where my studio is located.

Towels available if required. Tea/ coffee making in room available. Small desk and chair in room, window has blackout blind, skylight window has no blind. central heating for when its cold. We have 2 beautiful double rooms and a small single room available for guests. Our home is an old converted chapel, and downstairs is fully open plan. Kitchen/ dining: Modern kitchen with fridge, dishwasher, washing machine, kettle, toaster, microwave. Kitchen shared with owners. Very happy for you to cook meals and supermarkets within 5 minutes drive. Large table with seating for 6 people. Bathroom: lovely deep bath with seperate shower cubicle and power shower. Towels available if needed. Bathroom is for guests only and if other bedroom in use will be shared with those guests, but if only you staying then will be sole use. We are very happy to interact when home, but equally respect that some guests will want their own space/ peace so very chilled about amount of interaction. We live in a small village 5 mins drive from King's Lynn. There are a few local shops- a post office, general store, lovely fish and chip shop ( that also does pizza and kebabs), a hairdresser opposite which the owner uses and recommends and of course the amazing butcher that people travel from all over King's Lynn to visit and buy their meat. You can get takeaway deliveries- Domino, Pizza Hut, Indian- the only thing we would like is for you to eat in the dining area instead of rooms (or outside of course). We are 2 mins walk from the little ferry that will take you across the water into King's Lynn town centre- a lovely way to see the sights and do shopping. Parking available on drive- space for guest 2 cars. No parking restrictions in the road and plenty of space to park. Bus stop 2 mins walk away- takes you to the train station, bus station and town centre. Train station 10 mins bus ride away. Ferry into town is excellent- and just behind our house. We have 3 cats- who can have scatty 10 mins and tear about but all are very sweet natured so if you like cats they will absolutely love strokes. If we are away we have a neighbour feed them in the morning and evening but if you wish to do this and avoid being disturbed please let us know. As we have cats, we ask you not to bring any pets with you- sorry! Babies/ children of all ages very welcome however single room not big enough for travel cot. Child could however stay in room if parent/s have booked the double.

    Ground floor flat within a Grade 2 listed warehouse situated along one of Kings Lynns most historic streets The Maltings offers all the convenience of being in the town centre with the Quayside on the doorstep. Fantastic travel links as the bus and train stations are just a 10 minute walk. There are also excellent restaurants and a bar just up the road. The accommodation is clean and comfortable ideal whether you are staying for business or pleasure.
    The flat is located within a Grade 2 listed warehouse along a peaceful street in the town centre. Due to its location everything is just a short walk away, the impressive Minster, boats on the quayside and lots of restaurants and a bar. The accommodation is warm and homely with everything you will need for either a short or long stay. There is a travel cot with bedding for the youngest guests and a ‘put you up’ bed if you need the extra sleeping space. We have a key safe fitted so check in is at your convenience after 2pm.
    The Maltings is situated in a lovely part of the town full of historically important buildings, excellent restaurants and the busy town centre. If you want to explore, Sandringham Royal estate and the coast are easily reached by car or bus service.

  • We had a fantastic stay at Swift Cottage! The house was spotless, stylish and very well stocked. It is a big and comfortable space with lots of thoughtful touches. We really appreciated the travel cot, high chair and stair gate as that made travelling with our baby much easier. The free parking on site was useful and there is a supermarket 5 minutes drive away. It was a great location for the local beaches - we especially loved Brancaster. The owners also left their contact details which was helpful for any questions.     This self contained apartment is situated on the ground floor of a converted Grade 2 Listed warehouse. Overlooking a small stream leading to the Great Ouse River and situated on a historic street near King’s Lynn Town Centre, the apartment is ideal for exploring King’s Lynn and West Norfolk. The apartment was recently renovated with solid oak flooring throughout, and a modern bathroom and kitchen. Other amenities include, a foldaway dining room table and chairs, a small double sofa bed, Flat screen TV, Freeview, WIFI, a washing machine, iron, ironing board, clothes airer, clean towels and all necessary kitchenware for cooking. This was a work trip for me, communication was very easy and quick and the apartment is well stocked for cooking meals etc. Having the lock box was great for a quick check in. I parked in Boal Quay and was only £2 overnight. Lovely going to sleep listening to the river outside, the apartment was also very clean. Suitable for breakfast and lunches but not for cooking a full meal. Plenty of takeaways, pubs and restaurants both in Dersingham and locally.
    The annexe is set up for couples mainly - no ambulant children for security reasons - and offers self contained living in your own private, tranquil space within the grounds of private residence, hence off street parking. The LookOut is designed for those wishing to retreat for a few days and enjoy the beautiful area in which it is located.

    This is a modern outbuilding built for the purpose of entertaining. It is in a superb location, 10 minutes to town centre and hospital by car, accessible to train services to london and other links, 30 minutes to coastal area (depending on the traffic) and a pub/restaurant is just a few houses away. PLEASE TAKE TIME TO READ ALL THE ANNEXE DESCRIPTION AND MAKE SURE YOU ARE HAPPY WITH THIS ARRANGEMENT BEFORE YOU BOOK.
    The Annexe is a modern space which was a previous home cinema converted for our friends and family from America, Australia and different parts here in England who comes to visit us once in a while. The private double bedroom is generous in space that comes with three windows and its very own private door for entrance. It contains a double bed, two-seater sofa, dining table and chairs, fridge/freezer, kettle, cafetière, iron, tv via broadband.
    King's Lynn is easily my favourite part of Norfolk. There are so many delicious restaurants, pubs ( one being infront of us) and parks. Its hard to know where to begin. The private Annexe is 10 minutes to the historic town of King's Lynn, the seaport and market town of Norfolk. Castle Rising is just 10 minutes drive from the Annexe, while Sandringham Palace , Houghton Hall and Congham Hall are all just 15 minutes away. The coastline is approximately 30 minutes (depending on the traffic). We can certainly recommend places to go and give helpful tips and advice on how to get the most out of your stay here in King's Lynn.

Easy check-in/access - electronic codes for the front door and room(s) are sent to you by the host. Very secure - in addition to the coded locks, CCTV is in place in the hallway and communal areas. The property has full kitchen facilities and bathrooms with bath and shower. There are four rooms in total, with two shared bathrooms and a shared kitchen. If you're not the sociable type, it may not be the ideal place for you, however, during my stay the other guests (who were staying on a longer-term basis) were very friendly and had an interesting and unusual occupation! Helen is an excellent host - she provided all of the information I could have needed and responds very quickly to queries.

    My historic, timber-framed house is tucked away in the heart of medieval Kings Lynn, 15 minutes walk from the bus and railway stations. This upstairs double bedroom is sweet and bright with windows on two sides and a 5-foot bed. You'll have your own private bathroom, with shower, tub and WC. There are tea and coffee-making facilities in the room, and you're welcome to help yourself to breakfast in the kitchen. The room has ample storage and a table to work at.
    The quiet courtyard where my house stands dates back to 1340: my part was built in 1600. It's a Tudor-style house, with some exposed beams and an original fireplace, in the heart of Kings Lynn's historic quarter. The room is light, bright and airy, with windows on two sides, and a five-foot bed. It has good bedside lights for reading, plus tea and coffee facilities, plenty of storage and a work-friendly table for business travellers. You'll have exclusive use of the bathroom next door, which has a shower, tub and WC. Just 10 minutes from the bus station and 15 minutes from the railway station, but in the heart of the historic centre, this is a great base to explore King's Lynn and Norfolk in general. You're a stone's throw from the Tuesday Marketplace, Custom House, King's Lynn Minster and the waterfront.
    King's Lynn is a medieval market town in the heart of Norfolk. Set on a tidal river, with its own small port and fishing fleet, it offers easy access to West Norfolk's beaches, stately homes and bird reserves. The town holds a poetry festival in March, Festival Too and the Kings Lynn Festival in July, and a Heritage Open Day in September: there are events most weekends in the summer. My house, in a quiet courtyard in the historic centre of town, is less than 10 minutes walk from the marketplace where these events are held. We are 50 yards from the quayside, which offers a good range of places to eat. King's Lynn is the transport hub of north and west Norfolk. It makes a great base for exploring stately homes, including Sandringham, the Queen's Christmas residence, Houghton and Holkham halls. North-West Norfolk is home to a number of wetland reserves and water meadows. Knots fly in spectacular formations at Snettisham, swans come to Welney in winter, while Dersingham Bog has nightjars. During autumn and winter we see dramatic migrations. The coast near here is famous: Blakeney Point has a grey seal population, while Holkham Beach starred in Shakespeare in Love.

Her home is a stunning example of a period property and has a very interesting history. Bedrooms and bathrooms are well appointed (the bed is one of the comfiest I've ever slept in away from home) and everything is immaculately clean. Her property is ideally located in a lovely area near the river and close to the the centre of King’s Lynn. If you don't want to cook, there are plenty of places to eat nearby and if you like craft ales and ciders, the "Nip and Growler" is only a short walk away. There is ample overnight parking for a couple of pounds just around the corner and free (though limited) evening/overnight parking on the street just outside of her home. Heartily recommended!

    Situated in a woodland location, this detached annexe is in beautiful area. It has a fenced lawned garden which is exclusively for your own use. It is an ideal base to explore the Sandringham estate and the Norfolk coastline. Just outside the property you can walk directly into the wooded area and the two picturesque lakes beyond. Ideal for walkers and dog walking. It is a peaceful location but still very close to the nearest town Kings Lynn, supermarkets and retail park.
    Annexe space It has a large open plan kitchen/dining area with table and chairs. It has a large flat screen TV with freesat box. It has a washing machine, fridge freezer and microwave. The conservatory looks out onto a good size fenced garden welcome for the use of one or two well behaved dogs. We ask that you keep the dogs in the garden and conservatory areas only please. The conservatory now has underfloor heating for them if required.

The charming Georgian village of Burnham Market, plus the beautiful coast at Brancaster and Thornham are only 10 minutes drive away. Dogs are not permitted
    Ground Floor Downstairs has been completely refurbished with an open plan spacious sitting and dining area with oak flooring, leading through into the kitchen. Cloak/utility room: hand basin, WC, chrome heated towel rail and a washing machine. Bedroom 2: a smaller room with twin beds, a central bedside table and lamp and built-in overhead storage cupboards. Shower room: superb contemporary newly fitted walk-in shower, hand basin, heated towel rail and WC. There is a travel cot available if required (conveniently stored in the cupboard under the stairs) and a highchair (stored in the cupboard in the sitting area). Outside Although there is no designated off-street parking spaces there are no parking restrictions in Docking village and it is usually possible to park nearby the cottage. At the back of the cottage is a fully enclosed walled courtyard garden which is paved, with a wooden picnic bench. There is a pathway from the side of the cottage with a wrought iron gate leading to the garden.
    Docking All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis. The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.

    Gardeners cottage is situated in the historic part of King's Lynn and is within easy access of all the town's most popular tourist attractions and places of interest. The cottage is on one level with an open plan kitchen and living area and benefits from a secure courtyard which is ideal for well behaved dogs and children to enjoy. As well as lots of character, Gardeners Cottage benefits from a lovely new kitchen and bathroom. Gardeners Cottage is perfect for those wanting a quiet retreat to soak up some of King's Lynn's history.
    Nelson Street is situated in the historic part of King's Lynn and is surrounded by places of interest. Wander down the cobbled streets towards the Quayside where you will find places to eat and drink or head towards the Minster to take you to a large selection of shops.

  • Lovely little cottage in a great area with very cheap parking nearby. The place was spotless and nice and warm for our arrival, with complimentary cookies which went down a storm! Very comfy beds and decent shower. Communication was brilliant from start to finish. Really nice outdoor area which the weather sadly didn’t allow us to take advantage of but can imagine it would be lovely in warmer climes! All in all a great stay and a fantastic host :)

  • Fantastic location for exploring King’s Lynn and surrounds. I am originally from the town so this was wonderful to experience living right on the quay. Instructions were sent a couple of days in advance and self check in was easy. We were welcomed by fairy lights lighting the windows and a lovely warm and clean space. The car park is very close and you can pay by an app and for the entire stay, which was very reasonable (cheap if you are from London like me!) Dog friendly too, private courtyard and well equipped kitchen. Just lovely and recommend and would book again!
