Nearby: lake, beach, shopping center, inn, beer garden, beautiful bike paths. From the train station (2 km): Train to Munich; Train for mountain hiking and skiing to Garmisch, Mittenwald, Oberammergau.

Quiet residential area surrounded by gardens. Within walking distance of Lake Kochel, the boat dock, the Franz Marc Museum. There is a wide range of leisure and cultural activities in the immediate vicinity.

Our apartment (in a 3-family house) in the basement, is located between Munich and Garmisch-Partenkirchen, in the middle of the “Pfaffenwinkel.“ The optimal starting point for numerous excursions to sights or also sporting activities such as hiking or cycling. Larger shopping facilities can be found in Weilheim, Peißenberg or Murnau. In addition, a natural swimming pond with a small Kneipp facility is about 1 km away and allows spontaneous refreshment at any time of the day

For relaxation, an infrared steam cabin and a hot tub are available for free use. The house is climate-friendly with PV system, battery storage and air heat pump.

Ideal as a starting point for trips - also to Stoa169: In the Upper Bavarian Oberland, south of Munich, lies our newly built and modernly furnished granny flat in the historic monastery village of Polling. The separate area with its own entrance offers 18 m2 of space for two people with everything you need, as well as a small terrace with garden.
