Barn accommodation in Guadalupe River

The guesthouse was very private. There was gardening staff around and the owner lives on site. The converted stable is finely decorated in an English style. It is a look, but don’t touch arrangement. That said, the restriction does not interfere in any way to the comfort and elegance of the site. The beds were very comfortable. The lighting is akin to a theatrical lighting, highlighting each area of the home. The views from the patio are uninterrupted of hill and sky. At night the stars are clearly visible. There is quarter mile trek with a gate that must be climbed over or through to be on the river trail. The country owned area is a leash free dog park and connects easily with the Kerrville city trailhead.

Linda was very helpful, and quick to respond when I had an unfortunate issue(my fault) that happened. Super thankful for the place to stay.

We loved our stay at Jackie's barn bungalow. The decor is great and the beds are so comfy. It has a nicely -sized bathroom with a walk-in shower. The bungalow was well stocked with coffee and everything you would need while there. There was a welcome basket with snack and breakfast items. Jackie was a wonderful host! We would definitely stay at the barn bungalow again!

Absolute gem only one hour away from Houston. Merinda is a fantastic host. She made us tea and got us very comfortable in our room. Lots of fresh linens, cozy ambiance, and gentle wildlife. Lots of greenery and authentic furniture that makes you feel very grateful to be in Texas.

So nice. We were there for the F1 race and had easy drive to and from the track, with a fence yard to leave our dog in. 👍🏻👍🏻

Spent a nice getaway weekend with my girlfriend and proposed to her on this trip. The area is nice and peaceful with an amazing view of the countryside. We love animals so seeing the horses near the barn was so nice. Inside was very clean and had a cozy vibe to it. 10/10 Would love to come back again. - Juan & Yolanda

This was exactly what I had hoped for when booking this spot! It looked exactly like the photos, and truly met, and then exceeded, our expectations! Karen and Henry were great hosts who truly went above & beyond in every way. We hope to return soon!!

Amazing!! That sums it up. Sandi and Stephen are wonderful people and Amazing hosts. The accommodations were exactly as described and Sandi and Stephen responded quickly with every question we had. We have been recommending thier place to our friends and are already planning our next stay.

We used the Smokies Times Barnhouse for a getaway for my wife's birthday. Beautiful surroundings and great location! It's close enough to Fredericksburg to run in for for restaurant meals and far enough away to enjoy the beautiful countryside and relax in the hot tub in the evenings. Great host! Will definitely recommend to friends and family.

My family and I had a great time staying here. The home is spacious with comfortable furniture, well equipped kitchen, large porch, beautiful property. Jeff is an excellent host. We would gladly come back again

Perfect spot to truly relax, slow your pace and connect with nature and each other! The property and amenities were just as described. Christine and her family are very friendly yet respectful of your privacy, making the place feel like home. We took long walks in the mornings, enjoyed the pool during the day and had great meals at every spot Christine recommended. Fabulous sunsets with a glass of wine to end the day taking in the beautiful surroundings. Thank you so much for your hospitality! We will be back!

We rented the entire 8Sages property for our small wedding! It was magical and something out of a fairytale. Kim is absolutely wonderful! Everything about 8Sages property is spectacular! This property will always hold a special place in my heart! Can’t wait to come back & visit! Thank you, Kim! 🩷

Peaceful rural setting just a few minutes out of town. I love the idea of a converted barn! This was clean and tastefully converted. All the amenities we needed were provided and the host was great with communication and responsiveness. If we come back to Fredericksburg we would definitely stay here again.

The place is way beyond the description. it is so much better. Lots of amenities, nothing is necessary since the place has everything, although it is necessary to go buy your groceries at the local store, other than that store there is a dollar general only. The bunkhouse is really confortable and everything in that place is thoroughly chosen to make you feel at home. Spotlessand comfortable. I travelled with my dogs and they also enjoyed the open space! We had such a great restful time. We could actually enjoy the silence and the surroundings! We were really happy! 😊

My extended family spent Thanksgiving together at the ranch. We all had a great time and would definitely rent again.

The Red Barn was charming in the quaint small town of Martindale with lots of history. Nice new restaurant & a coffee bar within walking distance along the San Marcos river. The space was spotless with lots of extra amenities, including snacks in the pantry, condiments, beverages, eggs, milk, bread, coffee creamers, etc. Diana was wonderful and showed us around upon arrival. We enjoyed visiting with her husband and other town residents on our walks around town. The river is close by with several parks offering river access. I highly recommend the Red Barn if you are looking for a quiet, charming place to stay within the San Marcos area.

A beautiful little weekend getaway! The house was wonderfully set up, clean, and very comfortable! Just as described - if not a little better! Hosts were very accommodating and super responsive in communication… and the pool was fabulous!!

Carol went above and beyond to make our stay as good as it could be. We arrived to a fully stocked kitchen, loads of yummy snacks and everything we could possibly need. I told Carol when we met her that I’d challenged myself to find something that wasn’t already in the tiny house, I failed! The tiny house itself is awesome, it has loads of storage, full size shower, comfy bed and has high ceilings / is light and airy. It has a beautiful private porch right next to the stables which was fantastic during the cool evenings. Carol was the nicest person you could hope to meet. We had long chats exchanging stories and above all else Carol arranged for us to spend some time with her and her horse trainer to learn how it’s done in Texas and later Carol gave us a beginners lesson to riding which was one of the highlights of our trip to the US. Thank you Carol, Bugs and Jax!

Wendy’s place was absolutely peaceful comfortable spacious. The outdoor scenery was incredible. I highly recommend her place and hope to come back again soon.

Great location. Loved spending time at rio vista park. Big thanks to the host for allowing us to stay a little longer at check out when our car battery died and had to get another one.
