NIKA Loft is a stylishly furnished 70 sqm attic apartment in downtown Rosenheim. During the core renovation 5 years ago, practically everything was renewed, except for the old roof construction, which gives the apartment a lot of charm and warmth. The advantages of the apartment are the quiet location with simultaneous proximity to the center and train station (10 minutes' walk), the spacious living space, 1 private parking space + public parking spaces in front of the door and the proximity to nature with the state horticultural show grounds.

The detached guest house is located in the rear part of the historic property Hammerschmiede Grafing (built in 1664), located on the Urtel stream. Far away from road traffic, bordering on wide meadows and yet only 1 km to the bustling market square. Supermarket, bakery, organic market - all within walking distance 12 minutes by train from Grafing train station to Munich East train station. And the S-Bahn to Munich from Grafing city. A good place to work, relax, go on trips to the mountains, trade fair...

Our very bright, idyllic and quietly located apartment is on the first floor of our house and has direct access to your terrace area and the garden. The apartment is in mint condition, has rural modern furnishings and is very well equipped. Frasdorf lies at the foot of the Chiemgau mountains, nestled in the gentle hills of the Alpine foothills. Just 8 kilometers from Lake Chiemsee and Lake Simssee. Centrally located between Munich and Salzburg and away from the hustle and bustle and in every season.

This apartment is a separate area in a detached house with a private bathroom and a full kitchen. It is located in the basement as a semi-basement apartment with 2 large windows. The furniture was completely new in 2022. A large smart TV and Wi-Fi are available and there is also the possibility to use the washing machine. The house itself is situated in an idyllic location in the countryside. Destinations such as the thermal spa Erding and Munich can be reached in 30 minutes by car.

Welcome to the beautiful and newly equipped apartment in a secluded location with mountain views and an outdoor Jacuzzi. Above the village of Aßling with supermarkets, restaurants, gas station, bakery. To the train station it's a 5 min walk, from there you can take the train to Munich in about 21 min and to Rosenheim in 15 min, further to Salzburg.... (i.e. you can also arrive without a car. If we can arrange it, we will be happy to pick you and your suitcases up from the station).

Fairytale forest getaway

Majas Hütte is a former hunting lodge in the middle of the forest, which has been transformed into a cozy nest. The small wood-burning stove in the rustic room with kitchenette generates cozy warmth, while a second stove in the bedroom ensures a feel-good atmosphere. From here you have access to the terrace, where you can enjoy the first rays of sun or the moonlight and starry sky. And if you are patient, you may be rewarded at dusk with a visit from deer, foxes or rabbits!

The apartment is located in a detached house on the outskirts of Au, a small extra district of the municipality of Bad Feilnbach with direct views of the Bavarian Alpine foothills. Because it is located in a residential area, it is very quiet without through traffic. The nearest highway entrance (Munich-Salzburg/Kufstein A8) is only about 4 km away. From here you can start hiking and biking right away. The bike path is 1 minute away, the swimming pool 5 minutes' walk

Friendly country apartment, 35 km east of Munich

Cozy bright apartment for 2 to max. 4 people. Well suited for longer stays, or day trips. The fully equipped 40 m² apartment is located in one of the oldest villages in Upper Bavaria. Here the church bells ring, the rooster crows, tractors and cars are on the way and sometimes also the "good country air." Distances: Trade fair 30 km, Rosenheim 30 km, Chiemsee 37 km, thermal baths 26 km, highway 20 km, MVV train station, gas station 2 km, Ebersberg, Wasserburg 10 km

The beautiful spa town of Bad Aibling can be reached in 5 minutes by car, Munich and Salzburg in about 1 hour. Whether wellness in the thermal baths of Bad Aibling or Bad Endorf, whether hiking, cycling, skiing, excursions in the nearby surroundings or walks right outside our front door in beautiful nature, Karina and Andreas welcome you warmly!

Welcome to our charming apartment in Oberholzham, an idyllic village in the Bavarian Mangfall Valley! The apartment is on the 2nd floor of a single-family home and can accommodate up to 4 guests. Due to its location, the apartment offers the perfect starting point for unforgettable excursions to the mountains, Munich or Salzburg or for a relaxing day on the huge balcony terrace with a breathtaking Alpine panorama from the Zuspitze to the Kampenwand!

Cozy apartment in the Mangfall Valley

My apartment is in the beautiful Mangfall Valley in the heart of Feldkirchen-Westerham (Feldkirchen district). It is the ideal base for trips to Munich and the southern Munich area or as a stopover on the way to the south or north. Westerham train station (4 min by car or 20-25 min. walk) and the Aying S-Bahn station (12 min. by car) offer train connections to both Munich and Rosenheim. This way you can explore both cities without a car.

In the annex of our house, with a private entrance, the 16 sqm room is located in the rural-modern style. The bathroom (toilet, sink, shower) is separated by a sliding door. From the mini fridge to the wardrobe, this room has everything you would expect from a 3-star hotel. TV and cable TV are provided. Order and cleanliness are our top priority.
