The Tower rooms are in a refurbished historic defensive tower (dating from 1574) providing a mini castle experience. Through a huge stone entrance, into an inner panelled entrance hall and through a private door up an ancient and narrow staircase to a tiny sitting area with shower room and kitchenette off. Finally up again with a spiral stone staircase leading to a romantic and secluded upper chamber. Medieval and bijoux - a micro experience of being a Laird or Lady of the House for the night.
We are based by the River Leader (also known as the Leader Water) in an exceptionally beautiful part of the Scottish Borders. The locale is littered with monuments, fine walks, stately homes, lovely shopping towns like Melrose and St. Boswells, hills to walk up and beautiful scenery. All this within an hours journey to Edinburgh by car or by train.

Three Bedrooms with three standard double beds. Large family bathroom with both shower and original (deep) bath. The kitchen has been modernised with large gas range cooker and granite worktops. A relaxing living room with wood burning stove, large sofa and beautiful elevated south facing views over the garden , patio and Teviot . The cottage is the perfect retreat, yet centrally located in the Scottish Borders, just over an hour from both Edinburgh and Newcastle.Free WIFI , bed linen, towels and firewood included in the price.Well behaved dogs and obediant children welcome!
  • Wow. This cottage is everything you need if you want to get away from city life. It is surrounded by nature and is a proper rural get away. There’s lots of walks, village pubs and beautiful countryside to enjoy. The property has everything you need and it was a pleasure to stay there.

  • Had a great stay at David's cottage! Well appointed with everything required for your stay. David was really quick to answer any queries and help sort a couple of issues. All the neighbours we met were very friendly (including a four legged 1 who tried to jump into our car boot!) The cottage serves as a good base for visiting around the Borders which has lots of pretty, picturesque wee towns. We ate at the Greenhouse Cafe in Melrose and Simply Scottish in Jedburgh and would recommend both. Good food and friendly staff. Would make 2 small suggestions for improvement: the shower base doesn't have any grip or mat so was a little slippy to walk on. And a long lighter would come in handy for starting the fire, especially if you run out of matches which we did! Neither of these things spoiled our stay though and all 3 of us would happily return.

  • This is a wonderful cottage - we were there in December and, despite the cold weather, felt very cosy thanks to the wood-burning stove and comfortable furnishings. We used all 3 double bedrooms - all the beds were very comfortable with the extra blankets and hot water bottles being a nice touch. The cottage is beautifully designed and renovated, and is very well appointed. It lies off a country lane about 10 mins south of St Boswell's where we visited with family. This is an excellent location for exploring this part of the Borders and the nearby towns like Melrose, Selkirk, and Peebles. The host, David, was very responsive and able to answer any questions promptly. All in all, our stay was a real treat!

Also lots of useful advice and tips, there was more to see than we had time for! we're hoping to come back in the new year and explore a bit more.

    We are surrounded by beautiful countryside, Abbeys, many stately homes. The River Tweed and it's small tributory, the River Eden meanders through Cliftonhill, our organic farm and you can follow to the River Tweed, just 2 miles away.

  • This place is absolutely stunning. Archie and Maggie were fantastic hosts and made us feel very welcome. Even brought us some rosemary from their garden for our Christmas lamb! It was exactly what we needed and so peaceful and restful. Also the hot tub was ready to go when we arrived and that was just perfect. Highly recommend!!

  • A great place to seek serenity and relaxation and allow opportunities to gather and communicate between friends and family. We stayed for a couple of days in winter but the house do its job well to keep us warm and comfy. The hot tub is a highlight and the experience of sipping white wine(thanks Maggie!) in the wide landscape is unbeatable, even under scottish weather.

    Earlston village is a small quiet village in the Scottish Borders, surrounded by walks and the wonderful scenery of the Tweed Valley. We are also close to the A68 and to Tweedbank railway station so transport connections are very good.

Situated in a perfect location with one foot close to the hustle and bustle of the heritage town of Hawick and the other with unbridled access to the beautiful Wilton Lodge Park. Entrance Lodge overlooks the Teviot river, with steps right outside the front door to the water's edge where little ones can go feed the ducks.
    Entrance Lodge is a gatehouse to one of Scotland's best public parks. Built in 1860 you will be staying in the home of the former gatekeeper to the Wilton mansion house which is now a stunning museum within the park grounds.

  • What a perfect Airbnb - this lodge is not only HUGE, but also super clean and cozy. You can go to sleep with the sounds of the river rushing past - and it's located right next to a lovely river walk. Sam was incredibly responsive and the check in process was super easy. It included a car parking spot as well which was great. Couldn't recommend highly enough, you won't regret staying in this beautiful piece of history!

    Self-built from scratch! Triple glazed, solar electric and water, heat pump, and a log fire. Mountain and road cycling possibilities, with lock-up and cleaning facilities, walking, riding, fishing, golfing, kayaking, climbing, and exploration. Lovely pubs and restaurants, all located in a picturesque and historic landscape. Used for family birthdays, reunions, baby showers, corporate business planning, surprises, retreats, the Fringe, overseas visitors and a half-way house for Scottish/English!
    A friend once said that the Scottish Borders is a land for fairy tales. Our house is right in the middle of a quite magical landscape. The house is old and new, it looks old on the outside, but new on the inside. It can be as quiet as putting your head under a pillow, you feel your stress leaving in minutes. The dark skies at night show you galaxies and shooting stars. Lying on the lawn looking up at night is best. The deer are often seen in the field next door, with badgers, foxes, and many hare. Bats and house martins are busy catching the insects and keep the place remarkably clear. There are lots of pheasant and partridge too, and yes, we have two pear trees. We actively encourage the house martins as there is nothing better than sitting out with a glass of wine in the evening having them swoop over your head as they feed their young in their nests under the rafters. We have placed catch trays for droppings under the nests, but while you are there from time to time the birds may miss! We are in the country. Their cleanliness we can't always guarantee. The supermarkets are open till ten and are only a couple of miles away, a perfect combination of town and country. Buy your eggs from the neighbours, 100% fresh. And there are real farmers markets for great food. Family gatherings: Over the last few years the house has often been used for large family gatherings and events. Birthdays have been celebrated here from 30 to 80 years old. We use it for the same purpose. Open access, downstairs ensuite bedroom, huge kitchen and dining area where people sit chatting to the early hours. And in the summer, the same activity just moves to the patio. Self Builders - If you are thinking of self-build I am more than happy to explain the process. Yes, it was hard, but the end result is fantastic as you will find.

In the Borders, there is plenty for both the locals and visitors to enjoy as spring arrives. Mountain Biking Between Glentress and Keilder with lots of other off-road opportunities. As keen cyclists ourselves we can provide lock-up facilities, bike washing facilities and various tools. Golfing Golfers can play more than 20 courses on the best-selling "Freedom of the Fairways" pass: from the championship 18 holes at Roxburghe and Cardrona, to Britain's most extraordinary golf course, over the crashing waves of the North Sea at Eyemouth. More sports Archers have the opportunity to rove the forest to simulate hunting for prey, while clay-shooters can test their aim on the rapid-fire, realistic flushes.   • We had a wonderful stay in the Eco house for 2 nights over Hogmany. Its a truely wonderfull house with plenty of space. Comfortable and spacious rooms for everyone. The house has everything you could ever need. Being surrounded by the fields is a huge bonus. We wanted relaxation and that is what we got. I definitely wouldnt hesitate to stay here again!

  • Mike was a fantastic host, we had good communication leading up to our visit where he recommended local walks and a fantastic recommendation for a place to eat- Ancrum Cross Keys is a great spot, much more than your average country pub for quality food and wine and the loveliest staff. The accommodation was super clean and tidy and just as we hoped it would be. The wood burning fire kept us extra toasty and we had everything we needed. Set in the most beautiful surroundings the Eco house was just as we hoped- a cosy autumnal stay in the borders. Thanks again, Mike!

    This spacious wooden bungalow is clean and comfortable. The kitchen /living room is open plan with table top hob and oven ,plus microwave , toaster , fridge freezer . It is only suitable for light cooking not masterchef ! We provide tea , coffee , milk and a few little extras to start you off.
    Short uphill walk of approximately 50 meters from allocated parking space.

  • Hilltop cottage is a wonderful little sanctuary in the Scottish wilderness. I had such a wonderful time there in a clean og cozy cottage with amazing nature to walk in every day. The hosts were one of the most wonderful people that lives in this country. They always made sure I had everything i needed, whetever it was firewood, coffee, places to take my daily walk or just good company. It was with heavy heart I left the cottage and the lovely people that lived close by. I would highly recommend everyone who feel the need to get away from the hectic life in the city to take a few days in Mary and Andys wonderful cottage. Bless them

    Mabel’s View, named after the owners mother who used to love to sit and look out of the window, is a homely ground floor one bedroom apartment overlooking the ancient ruins of Melrose Abbey – the final resting place of Robert the Bruce’s heart. Perfect for couples this central apartment is just a stroll away from two National Trust for Scotland Gardens at Priorwood and Harmony House – also home to the Borders Book Festival and all that the pretty town of Melrose has to offer.
    Melrose, the home of Rugby Sevens lies in the Tweed valley at the foot of iconic Eildon Hills, the most recognisable landmark in the whole of the Scottish Borders. Tweedbank station with its direct link to the magnificent festival city of Edinburgh is around 5 minutes away by car and the train can have you in Edinburgh in under an hour. If romance is your thing, why not visit the home of Sir Walter Scott at Abbotsford and discover what inspired his greatest poems and novels? Whatever you decide to do we are sure you will fall in love with this picturesque town and its people.Let’s take a look at Mabel’s View and discover what she loved about this cosy apartment: The apartment is a real home from home and is set across from Melrose’s main carpark. (Free parking from 5pm til 9.30am). The main attraction of the property is the living room window where you can sit and watch the world go by, just as Mabel did. The views to the to the beautiful St. Mary’s Abbey (circa 1136); the final resting place of Robert the Bruce’s heart are simply stunning. You enter the light, bright apartment which has been recently redecorated and re carpeted via a main communal door, and up a few steps to the front door. Inside the hallway opens up to: Bathroom with shower enclosure, toilet and wash hand basin. Double bedroom with good storage and a dressing table and views to the Abbey. Straight ahead lies the living room with views to the Abbey and gardens – the table at the window provides delightful views of the stunning Abbey and surrounding countryside. The fully equipped kitchen is off the living room and has everything you will need to make your stay enjoyable but with so many lovely restaurants literally right on the doorstep you may find you don’t need to do any cooking! Go on treat yourself you are on holiday after all! Outside to the rear is Mabel’s bench and shared garden – a lovely spot to enjoy a drink and to plan your day.

    Wester Cottage is a 150-year-old farm cottage situated just outside St Boswells. We enjoy living in this lovely part of Scotland and look forward to welcoming guests to our home. It is an ideal base for exploring this area. It is also easily accessible to St Cuthberts Way which is just 1 mile away. We also provide a cooked breakfast. The guest room is comfortable and spacious with an adjacent shower room. It has its own separate entrance so you are free to come and go as you please.
    The cottage is just outside St Boswells and is a centrally situated base for exploring the area and visiting the many historic abbeys and castles in the Borders. The landscape in the Borders is one of gently rolling hills of great natural beauty and the area is rich in not only in scenic attractions but also with great houses and an amazing store of literary, legendary and historic associations. The Cottage is an ideal stop-off for walkers on St Cuthbert's Way or the Borders Abbey Way. Sporting facilities in the village include a nine-hole golf course and tennis courts.
    St Boswells is an old village on the banks of the river Tweed. One if its attractions today is the Mainstreet Trading bookshop and cafe which draws people from all around. In the village there is a McColls food store as well as two take-ways, a couple of hairdressers, a newsagent and post office. There are two eating places, the nearest being the Buccleuch Arms on the A68, about half a mile from our house, and Hunters Stables Italian restaurant in the centre of the village. The centre of the village is about one mile away from our house. There are also restaurants in Melrose about three miles away.

We offer only a small number of pitches to retain the peace and solitude of the spot. On sunny days you are welcome to try a bit of swimming. We have two flat fields that stretch along the riverbank, you are welcome to explore along these, and there are lots of walks nearby. Ground is grassy and can be bumpy in places. No hook-ups, only basic facilities - a horse trailer nearby houses a small toilet. There is limited or no phone reception depending on your network. There are mature trees that offer hammock pitches. It is a short walk from where you park your car at the main farm, which you cannot see from the pitches. Wheelbarrows available to help transport belongings to pitches. Children and dogs are welcome but we ask that they are not left unsupervised at any time, and dogs remain on leads and any mess is collected, it is a magical spot to enjoy, but not run wild, please respect other guests. Fire pits are available but no camp fires on the ground. Bags of logs are £5 each. Fresh water, electric charging points, kettle for hot water, available on request in the farm courtyard which is a small walk away, (where you will leave your car). The village of Bonchester Bridge is about a half hour walk, which has a pub The Horse and Hound BUT please check opening hours and whether they are serving food. The Cross Keys in Denholm is a 15 minute drive for great pub food. A twenty minute drive takes you to Hawick for supplies, including supermarkets and an Outdoor Supply shop halfway up the High Street at the Traffic Crossing.

    Recently renovated about 2 years ago we class our house as very cosy comfortable and relaxing. We like to think our guests would experience that feeling too. We also have a second room for anyone wanting to book for bigger parties ( listed separately on airbnb).
    Cosy comfortable sunny double room , tea and coffee supplied and shared bathroom (if other room occupied). Ideally situated for sight seeing, walkers, cyclists and people looking to fish the tweed. You can enjoy our stunning scenery. Easy access to the Eildon hills, and 2 mile walk to the beautiful town of Melrose . There you can visit the historic Abbey and enjoy lots of lovely coffee shops, bars and restaurants and join The Southern Upland Way walk leading through lots of border towns. You can also join the St Cuthbarts way walk at the back of the house enjoying a lovely stroll along the river tweed. There is a bus stop situated across from our house with services to various different villages and towns and directly to Edinburgh. A short drive away in Tweedbank you will find the train station that travels to Edinburgh Waverly which takes about an hour also stopping at other destinations on the way.
    Very quiet and relaxed village with beautiful scenery all around. Shop and local pub within 5 minutes walking distance.

    The historic town of Jedburgh is a small, quite town lying 10 miles inside the Scottish Border, situated halfway between Newcastle Upon Tyne and Edinburgh. Set admist the stunning countryside of the Borders, Jedburgh has much to offer visitors. There are charming shops, pubs and award-winning family run restaurants to enjoy nearby, as well as historic attractions such as the fascinating Mary Queen of Scots Visitor Centre and the imposing Abbey, which towers over the Town and dates back to 1138.

The book of local walks which you'll find alongside other information is great - you don't need to stray too far from the property to get out in the countryside.     A romantic little cottage for 2. It has a delightful beamed living room with a sumptuous Laura Ashley sofa beside the wood burning stove and sky TV. French - windows lead out to the south facing patio garden with BBQ and garden furniture. Well equipped galley kitchen with dining table. Bath room with overhead shower. Spiral stairs wind through the wooden beams to the sunny bed room, with a king-size Austrian sleigh bed, french windows and small balcony. Enjoy the sun rising and huge starry skies and admire the beautiful views across rolling farmland to the Cheviot Hills on the horizon. Plum Braes is on an organic Farm with an idyllic setting - The Cheviot hills are on the horizon to the south and the Eildon Hills and Hume Castle south and West. Berwick Train station is 30 minutes drive. There are taxi's to bring you to the cottage or you can hire a car.
    The peace and quiet yet only 3 miles from the lovely market town, Kelso, with its Abbey and Castle, cobbled square and unique and special shops and eateries. two lovely garden centres also with restaurants of quality. Tennis court, lovely river walks through our organic farm, bird watching and wildlife. Lots to see and do only if you want to!

  • We had a lovely, quiet new year’s stay in a Plum Tree cottage. The cottage itself is very cosy, perfect for a romantic couple of days away. The fairy lights made it feel festive, and the view from the bedroom was spectacular! We slept with the door open as we were warm, and it was amazing to be able to look out and see the stars! The wine and chocolates upon arrival were hugely appreciated too! Our request for towels was quickly met by Archie, and we knew where the hosts were should we have needed anything else. I told Maggie that I was to propose on our stay, so when we arrived she had the fire roaring, 2 bunches of flowers and a bottle of cava on ice for us, which i did not expect at all. We spent the days visiting Smailholm Tower, floors castle and Scott’s View, and the evenings playing board games next to the fire. Couldn’t have asked for a more perfect cottage and location. Lots to do in the local area, and fantastic hospitality. Will be sure to visit again.

We didn’t mind it was chucking it down and blowing a gale when we had the stove burning and a some candles lit. Denholm village down the hill is lovely too with a decent pub and a great restaurant. The wood burner was a personal favourite, we loved falling asleep listening to the crackling fire. Rob is a great host, with loads of helpful tips about the surrounding area and couldn’t do enough for us, we also loved meeting his little dog (sorry we forgot his name.)     Converted stable block adjoining main house provides basic yet cosy self contained accommodation. A snug and quirky space with own entrance, comprised of a downstairs area with lounge, kitchenette, dining table, WC and shower. Upstairs bedroom has two single beds. Private off road parking directly outside the property. Books, wifi and digital radio to keep you entertained but no TV. In the heart of the village of St Boswells, a perfect base for exploring the Scottish Borders.
    The shower is directly off the main living space, see photos for reference. The bedroom is at the top of a set of narrow and steep stairs so may be unsuitable for those with limited mobility.     St Boswells has been named as one of the top ten places to live by the Sunday Times.   • The offering is a bit unusual in that it like a small apartment in a converted two story barn, with the kitchen, living area, toilet and stall shower downstairs and bedroom upstairs. It would not work for guests with mobility issues given the steep stairs, or for those who had to have a toilet and shower on the same level as the bedroom. But it worked fine for us and we really enjoyed our stay. Marianne is a great host and sent a detailed map on how to find her place (the GPS does not work for her address). I would highly recommend for travelers touring the area who want to have a bit more independence with access to kitchen facilities. It was well supplied with a fancy hot plate, various cooking pans, dishes, etc. The Borders are beautiful so it was a great spot for touring the area and visiting the abbeys.

    'Field Of Dreams' is situated in one of the fields part of Sunny Bedrule Farm with stunning views of the rolling hills of the Scottish borders.   • We had a wonderful time in Bedrule celebrating my little boys 5th birthday. The horse box was immaculate, the amenities everything we needed (we were even pleasantly surprised with the shower!!) and the location was idyllic...even during Storm Ciara! Mornings were cold as expected however once the fire was on we were cosy in no time. The marshmallows were a lovely touch, we lit the outdoor fire when it got dark and toasted them under the stars. The farm tour was wonderful, John and Adele were so friendly, knowledgeable and accommodating. We will definitely be returning in the summer.

Field of dreams is exactly what it was, we have cooked our breakfast and evening meal outside on the firepit. Sat under the stars at night relaxing and enjoying the show, whilst quietly preparing for the year ahead. Even the morning that we woke up to -3 didn't put us off as the frost glistened on the ground we lit the fire and warmed up with a coffee and a cooked breakfast. We have loved our stay and will most definitely be back with friends to share the experience with them. We traveled out each day to Jedburgh, Kelso and Harestanes countryside visitors center especially for the dog. Each being within 30 minutes of field of dreams. Lovely little towns and well stocked with pubs, shops and things to do. We've loved our time and experience.

  • Just home from a fantastic weekend at Sunny Bedrule. Wasn’t sure what to expect from staying in a converted horse box however it was just great. The location could not have been better. The views were fantastic and it was so peaceful, a great retreat from everyday life. We can recommend the farm tour. We were taken round the farm in an UTV and saw the Highland cows, 4 day old calves, sheep and the deer. It was very frosty on our first morning (which looked amazing) but we were really cosy inside with the fire on. The kitchen horse box had everything we needed, we cooked breakfast and dinner on the gas bbq. We will definitely be back and might even go to Shane’s other horse box, Auld Rusty, as it has a hot tub!!

  • We have just spent a great 3 nights at sunny bedrule with the 4 of us (2 adults and 2 children, 7 and 9). Unfortunately the sun did not shine all the time but it was late October in Scotland so we were prepared with wellies and waterproofs. Despite this we managed 2 camp fires to roast marshmallows which were even complimentary! The facilities are great with a gas bbq in the cooking horse box and a shower with warm water (if you can brave the cold for a short while). The composting toilet was also better than expected but due to the overcast weather the solar light in the loo did run out so we were glad of having our head torches! The beds were comfortable and things were spotlessly clean in the horse box and with the log burner on it was very cosy. We became a dab hand in fire lighting and this meant it didn’t take long in the morning to get warm again after the colder nights. Another review suggested bringing a candle and this was a great suggestion for some light and ambiance when the kids were asleep. There was a solar light in both rooms but they both had to be on at once. We survived being off grid and there is phone signal if you needed it. We enjoyed board games as a family. We managed to book a farm tour which was wonderful and we would highly recommend this. We spent a great hour in the farm buggy seeing the highland cows, deer and other farm animals along with numerous facts and information. The children and adults enjoyed alike and we would go again when we come back. There are great walks from the horse box and in surrounding areas and we very much enjoyed our recommended walk up to the magical wood near by. There are abbeys and points of interest nearby also. We also went to Teviotdale leisure centre in Hawick which had a slide and a good pool and we made the most of the showers too! The local village Denholm has a reasonable pub and we had a lovely Italian meal in another restaurant the village.. The Denholm Meet. They even did takeaway if you had wanted. We had a nice brunch at Born in the Borders which is close by. All in all it was a great few days and we are looking forward to returning.

    School Cottage is located in the picturesque village of Gattonside, a 10 minute walk from the centre of the historic town of Melrose. Ideally situated for sight seeing, walkers, cyclists and people looking to fish the Tweed. You can enjoy the stunning scenery with access to the Eildon hills. A short drive away is Tweedbank where you will find the train station that travels to Edinburgh Waverley. The journey takes about an hour also stopping at other destinations on the way.
    The cosy Cottage has an entrance hall which leads into the living room, kitchen and dining area. The living room has a wood burning stove, comfy sofa and tartan chair. The kitchen is well equipped with a dining table. Upstairs there are two bedrooms, one double the other single along with a recently renovated bathroom.
    Gattonside has two award winning restaurants and Melrose several cafes, hotels, restaurants and shops.
  • The school cottage is a lovely space to relax for a few days. Anne has put a lot of thought into the house and as a result we had everything we needed. The house is warm, the bed is comfortable and there are plenty of towels, blankets, etc. It's only a short walk into Melrose and there are outstanding walks virtually on the doorstep. We often visit the area and would definitely stay here again if it's available, although I expect it will book up quickly.

Anne has thought of everything when setting it up: reliable internet, a Nest system to control the heat so that you’re comfy no matter where you are in the house, a spotless and organized kitchen and bathroom so you don’t feel like you’re searching for basics, and homey decor that just adds to the cottage’s natural charm. Tucked away from the main road, we never once had any issues with noise and I had some of the best sleep while there. Check-in / out was also simple because of Anne’s communication. I would absolutely recommend this space for anyone who’s tired of hotels and wants the simple pleasures of feeling at home.

It's ground floor and located just a 10-15 minute walk from Galashiels town centre with access to Edinburgh. A traditional stone built home with open plan living/ kitchen area, with shower room and toilet. Tea & herbal, coffee, sugar and milk are provided for arrival. Close to Heriot Watt University, the Borders Railway and Town Centre.
    The shower is wonderful, we are told by guests that this is so important, especially when working, a great start to the day. (Please note it sleeps 2 comfortably and has an additional fold out bed in lounge) The lovely apartment has all mod coms with a flat screen TV, DVD player with a selection of DVD's and a Bose bluetooth sound system. It's a cosy homely apartment. A short walk that takes you past the beautiful river of Galafoot a 10-15 minute walk from the town centre including the new railway station (the train takes 50 minutes to the centre of Edinburgh). Driving from the apartment to Galashiels town centre takes 3-5 minutes.
    Quiet and close to Heriot Watt University, the Borders Railway and Town Centre. Galashiels is one of the larger towns in the Borders and we are situated a short drive (3 minutes) or a walk (15 minutes) from the town centre and rail and bus links. Galashiels has many shops, we love to shop local but there is a 24 hour Asda and Tesco. There are great pubs, bars, restaurants and cafes. And for entertainment there are parks, a cinema and a swimming pool. Other town and villages nearby are Melrose, Selkirk, Jedburgh, Kelso, Hawick and Peebles. There is a train to Edinburgh which takes 50 minutes. Places of interest include the Melrose Abbey, Abbotsford House (home of Sir Walter Scott) and much more. Surrounding towns are Melrose, Jedburgh, Hawick and Kelso. There are also many wonderful scenic walks in the Scottish Borders and our town is renowned for fishing, rubgy and biking trails.

We loved to stay there and explored Scottish Boarders and Edinburgh (convenient train connection, which takes about 50 minutes, 12 minutes walk to the station). Paula is such a perfect host! She picked us up at the station, showed us the accommodation and was always available. She gave us so many tips! It was wonderful - much more than you expect a host would do for you!     There are shepherds huts and Rubersview hut , this hut is completely unique furnished with vintage and antique objet d'art and situated in the Teviot valley with fantastic views down the valley and across to the extinct volcano that Is Ruberslaw . The hut is warm with electric heating and a wood burning stove , there is a free supply of kiln dried fire wood, running water , comfy bed, cooking facilities , books and games, local information , decking with garden furniture , Private shower and loo hut next door.   • I only stayed one night but had a lovely time there. This is the best shepherds hut yet. I loved all the little touches and items, some of which I could easily covet. The swing outside is fab. I didn’t get to fire the stove up as it wasn’t cold enough but I can imagine it being really cosy on a chilly night. There’s also a little box with fresh eggs from the hens in the car park, perfect for breakfast. I’ll definitely be looking to stay again next time I’m working in the area.

    A light and airy spacious timber cabin built 5 years ago. It is in a very quiet location amid the fields and woods of our farm, situated in the garden of my house, once the residence of the Head Gardener for the 1000 acre Whitmuir Estate. It is situated off a private road which leads only to the farm and cottages. Cooking facilities are microwave, mini-cooker with two rings, frig and sink. Beds will be made up as king size double unless two singles requested prior to arrival. Pets are welcome.
    The situation is good for those travelling on either of the two north-south main roads - A7 and A68, as the house is between these two main roads, and 5 - 10 minutes from each.The location of the Cabin is perfect for guests with pets, miles of dog walking country from the door. We have a private loch just 200m from here which is an SSSI. Golf course 2 miles away
    All the adjacent properties were once part of the family estate, but the Whitmuir hamlet now has a few new houses, and self-catering properties. Surrounded by woods and fields with a good variety of birds and wildlife it is very peaceful, yet only 5 minutes from Selkirk . Other nearby towns are Melrose, St Boswells, Galashiels Hawick, Kelso and Jedburgh - all within less than half an hour's drive.

You get the sun all day and the enclosed garden great for the dog. Would be nice to go in the summer so can sit outside - looks like it will be a lovely garden with lots of flowers. We were lucky enough to get the use of the field next door as no cows in. Dog loved romping around! Very generous breakfast provisions and a great shower! Hilary also kindly let us store our bikes in her wood shed. Overall a good base for exploring the borders.

    ABBOTSFORD, the home of Sir Walter Scott, is less than a mile from Weavers Linn. The Visitor Centre, where you will find an exhibition of the life and times of Sir Walter Scott, restaurant, play trail and estate paths, is open all year round and free to access. The house and gardens are open from March to November. MELROSE lies in the Tweed Valley at the foot of the distinctive triple peaks of the Eildon Hills. Its ruined 12th century abbey, at one time probably the richest in Scotland, is the burial place of the casket believed to contain the heart of Robert the Bruce. Just along the road at St Boswells is Dryburgh Abbey, whose ruins are still remarkably complete.   • We very much enjoyed our week's stay in Phillippa's flat. It was just as we expected from the photos and description - bright and airy and with everything we needed. Towels, crockery, cutlery, salt and pepper, cooking oil , tea bags, iron and ironing board, all household and cleaning implements were ready for use. The bed was very comfortable, and as we took our own bedding for the sofa bed, that was comfortable too. Everything worked well - shower, heating, cooker. And instructions for use were in the kitchen drawer. We didn't manage to master the tv but that was our fault not Phillippa's as instructions were clearly available. When we had one real problem in the flat, about the door key, we found it easy to contact Phillippa who had it all sorted out very quickly, with very little inconvenience to ourselves. Very close to the swimming pool, and a park which leads through to woodland and hillside walks. Within easy walking distance of all major (and minor) shops. Overall a very good place to stay in Central Galashiels.

    This is a lovely, refurbished one bedroom flat in the centre of Hawick. There are lovely views as you sit in the living room, down to the river below and across the town. The apartment is equipped with central heating and washing machine. This is an ideal place to explore Hawick itself as well as the beautiful surrounding area of the Scottish Borders.
    This is a lovely, picturesque town in the middle of the Scottish borders region. The area is famous for textiles, outdoor pursuits such as fishing, lovely walks, great food, whisky of course, and only 50 miles from Edinburgh. There are lots of beautiful towns and villages in the area and is on the Historic route from Edinburgh (A7 road) to Carlisle. There are lots of things to explore in the region including guided tours of various Mills, weaving, knitting. Good range of shops in Hawick and fantastic restaurants. Check out fabulous antiques shop, Lovely Things'. Tweed Forest National Park is close-by for hiking. There are many castles and places of historic interest including Jedburgh, a few miles away, Kelso and Montrose.

    Rural setting in a converted Steading only 1 mile from the historic town of Jedburgh, on the main A68 route from Newcastle to Edinburgh. We are just off the 4 Abbey ways route and st Cuthberts way. Modern accommodation ideal for travelling, walking, motorbike, golfing or cycling. With a large private sitting room with open fire for restful evenings. Breakfast is a help your self varied menu from toast to a full Scottish! A delightful, peaceful getaway with large garden available too.
    There are 2 double bedrooms on the ground floor, also a sitting room, bathroom, shower room and shared kitchen with myself. There is a twin on the 1st floor. If bedrooms are booked the sitting room has a sofa bed in it so the house can sleep groups up to 8. The large garden is also available with seating etc. Modern and clean, the house offers a great break in the countryside just 5 mins from town.
    The house is in a peaceful location, within 20 minutes walk to the centre of Jedburgh. My neighbours run a equestrian centre so we have horses and dogs around us. There are plenty of walking/cycle routes around. Jedburgh is very historic and is a great place to explore from. An hour from Edinburgh, Newcastle, Carlisle, Alnwick etc etc

  • Nicolas places was amazing! The room was lovely and cozy with a big comfy bed. We had our own private living room which you could start your own log fire if you wanted to. Also had to choice between a bathroom and shower room. Met Nicola and her dog, who were both so welcoming. We were offered breakfast in the morning which was included in the price. We were able just to help ourselves to anything from a cooked breakfast, to cereal etc. Would definitely stay here again! Thanks again Nicola. :)

    The apartment is ideal for a couple or for a small family or group of friends wanting to explore the Scottish Borders. Steps lead to the garden at the rear, and to the apartment front door. There is a large kitchen/dining area, well equipped with everything you need - oven, microwave, toaster, washing machine, dishwasher and fridge freezer. The spacious lounge has a log burning stove and a piano. The single bedroom and shower room are on the first floor and the double bedroom (double bed and single bed) and bathroom with bath are on the second floor. The small garden and patio area are great for relaxing or having a summer BBQ.
    The apartment is a 10 minute walk from the Southern Upland Way (long distance walking route), and the Earlston Walking Group have created some very scenic and varied way marked walks which are easy to find from the apartment. There are woodland and riverside walks, as well as Black Hill which affords great views across the Borders towards the iconic Eildon hills.

    This studio is presented to a high standard and is an ideal base for sightseeing, walking, cycling and fishing (on the nearby River Tweed). While set in the heart of Melrose, it's secluded and private location gives you a peaceful setting in which to relax. Bikes, fishing tackle, walking gear etc can be stored in the garage. Bikes are available if you'd like to travel around and a travel cot is also available on request.
    You are 2 minutes’ walk from the centre of the historic town of Melrose, the birthplace of rugby sevens. It is one of the prettiest towns in the Borders, positioned at the foot of the triple peaks of the Eildon Hills (the most distinctive single landmark in the Scottish Borders). The ruins of Melrose Abbey (dating from 1136) is a very popular tourist attraction. Melrose has a lovely selection of unique shops, restaurants and cafes just a 2 minutes stroll from the accommodation.

  • Despite wild, windy and cold weather outside, this was a lovely cosy place to come back to after a day outdoors. The studio was cleverly laid out and well appointed. Everything was provided for a comfortable stay and I felt very at home here. There were lots of nice additional and thoughtful touches too. The bed was incredibly comfortable and, despite rain and wind battering against the windows at night I still slept like a log! It’s only a few minutes from the centre of Melrose where there are some excellent restaurants and hotels for food and good local shops. Bus links to other parts of the Scottish Borders can be picked up at the end of the road. Kerry’s communication was top notch and she very kindly drove me to the train station on check-out so that I wouldn’t have to stand about in the snow waiting for the local bus. I would happily make this my base in the Borders in future.

  • We stayed here with our little boy for whom Kerry provided a travel cot and his own baby towel too! The accommodation had everything we needed and was well equipped and spotless and also within easy walking of Melrose high street. It was comfortable and warm and the shower was lovely. Scones and jam were a nice touch waiting for us too. The sloping ceilings were ok for us but might be an issue if you're really tall. Kerry was really helpful both before and during our stay. Great host, great place - highly recommended!

The light filled open plan living area has superb views of the Eildon Hills and opens out onto a south-facing decked area from which to relax and enjoy a glass of wine! The two bedrooms are beautifully appointed with comfortable beds and luxurious linens with one bedroom en-suite and the other enjoying its own separate luxurious bathroom.
    The property sits on one floor and comprises:- A utility room which is accessed from the main door of the property and includes a sink, storage area, and washing machine with dryer. Open plan sitting room/dining kitchen. The sitting room area features elegant furnishings from Michael Vee Interiors including a sofa (please note the sofa in the photos has since been replaced with a darker coloured 3 seater), large wing armchair and leather chair with footstool. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields.   • This is one of the best air bnb spaces we have stayed in it is absolutely amazing! so impressive has a real wow factor when you walk in followed by a excitement to stay in such a cool place Everytime you look at the space you notice something new. the wood burner is easy to use and keeps the place nice and warm and creates a lovely atmosphere so nice to come back to after a big walk in the beautiful surrounding areas to light the fire and cosy up. the working wind up gramaphone is great and an unusual feature! we cooked all our own food while we were there the kitchen is very well equipped and has everything you could need and a good sized fridge. we brought our own oil salt and pepper but actually wouldn't have needed to. There is some interesting history on the building itself which was a nice touch and lots of great recommendations for places to visit. Its set in a small beautiful little town surrounded by rolling hills and all the locals are very friendly and were happy to have a chat. We took our wee dog who loved it too! perfect for her to run around all day on big walks but just be careful when you go as during lambing season I would not have let her off the lead as the area is surrounded by farms and farming land but I'm sure you can get advice on this! perfect getaway from the city for a long weekend couldn't have been anymore perfect for us I could go on and on and on about how much I enjoyed staying here ! thanks :)

So whether you are here for a short visit or are intending a longer stay, Rose Cottage is the perfect location to explore an area of magnificent natural scenery in what is the timeless elegance of the Scottish Borders. A two minute walk takes you into the town centre from the Cottage, convenient for access to the Railway Station, which commutes between Galashiels and Edinburgh Waverley every half hour. The Bus Station is situated adjacent to the Railway Station from which you can catch transport to almost every area within the Borders and as far as Carlisle and Berwick. You can witness each year the colour and the spectacle of the local festivals, each commemorating former deeds of honour or ancient privileges hard won and jealously guarded, or travel peaceful uncrowded roads and find pleasant wayside picnic sites. For the more active you can cast your line in the Tweed, rightly acclaimed the Queen of Scottish Rivers, or one of its tributaries, for trout and salmon in season, or swing your club on the variety of golf courses. Horse riders can mount up and ride over many of the green paths, or why not cycle along pleasant by-roads. If you are a walker the freedom of the hills is yours, and why not take advantage of the Southern Upland Way which lies on our doorstep. Local tourist attractions within the town include the War Memorial and Clock Tower which takes the form of an old Border Peel Tower designed by Sir Robert Lorimer, the architect responsible for the Scottish National War Memorial in Edinburgh Castle. The tower house is guarded by the life size mounted Border Reiver made by sculptor T.J .Clapperton. Also worth a visit is the beautiful fifteenth century mansion that is Old Gala House in whose grounds Rose Cottage was once a part. Nearby Abbotsford, home of Sir Walter Scott, still stands as a monument to the man whose shadow lies over this beautiful area of Scotland. Parking - Street parking is outside the property, there are no parking restrictions, avoid busy work hours, but spaces always available between 6am - 8am, then evening 6pm onwards. There's free street parking all around the town but this street does get busy but you'll always find a spot.
    Very central to the Town Centre in a quiet location, close to shops and to Heriot Watt University and the Borders Railway. Galashiels is one of the larger towns in the Borders and we are situated a 2 minute walk from the town centre and rail and bus links. Galashiels has many shops, we love to shop local but there is a 24 hour Asda and Tesco. There are great pubs, bars, restaurants and cafes. And for entertainment there are parks, MacArts Venue for live bands and entertainment, there’s a cinema, a great gym and swimming pool. Other town and villages nearby are Melrose, Selkirk, Jedburgh, Kelso, Hawick and Peebles. There is a train to Edinburgh which takes 50 minutes. Places of interest include the Melrose Abbey, Abbotsford House (home of Sir Walter Scott) and much more. Surrounding towns are Melrose, Jedburgh, Hawick and Kelso. There are also many wonderful scenic walks in the Scottish Borders and our town is renowned for fishing, rubgy and biking trails.
  • A true gem! Perfect location in town, super clean and just the right size for the two of us. Paula and Robbie were easy to get in touch with and provided a ton of local information. Everything we needed was provided. Check-in was easy. When we return to the Borders, I hope to stay here again.

  • Beautiful cottage and situated close to the town centre but doesn't feel like you are because situated on a nice quiet street. Lots of things to do in the local area but as the cottage was so nice we enjoyed staying in as well.

  • Absolutely brilliant find! The cottage itself was lovely, clean, warm and with nice thoughtful touches all through. Everything you might need in terms of utensils etc in the kitchen too if you're self catering! Paula was a fantastic host too and nothing was too much hassle - even giving us board games and bringing extra wood on the coldest snowy day! Would definitely stay here again or at any of her other properties.

  • Lovely little cottage in easy location for town and shops or exploring this part of Scotland. Everything you need for a week away, all the basics and some extras in the kitchen tea, coffee milk etc. Quite a firm but comfortable bed which we prefer and everything clean and tidy with some helpful things just to make life a bit easier whilst your on holiday, iron and board above washing machine and some nice tray tables for dinner in the lounge. Really good experience, everything was ready and easy to check in/out and after a long day out in january nice to come home and put yr feet up in front of the fire and watch tv. Would stay again next time we're up this way.

  • Beautiful, charming and romantic cottage that is newly refurbished to a high-end standard. The location is in the heart of the Scottish Borders so it's easy to get around and see the beautiful landscapes and nearby attractions. Paula and Robbie are extremely attentive hosts whom both provided lots of help with a personal touch. Highly, highly recommend staying at this delightful, picture perfect cottage!!
