  • Great place to stay to discover N Norfolk. Perfect house for couple or family, clean and sorted.

  • We had a lovely break at the cottage over half term with our two children. The cottage was clean and had the essentials needed for our stay. Only thing I would say is that the road to access the property had a lot of large pot holes which made it difficult to navigate- particularly in the dark!!

    Natalie2020-02-22T00:00:00Z
  • Such a lovely place to stay. The location was perfect with horses in the field and a guinea foul who visited our door. The kids loved it as they could wander up the path to the horses on their own. A great place to stay and we will definitely be back.

    Amy2020-02-19T00:00:00Z
  • This is a lovely comfortable, warm home from home type of place. Immaculately presented and close to loads of great places.

  • Clean and spacious. The hosts left us to our own devices and although the lodge is attached to the main house we felt like we had lots of privacy.

Forget-me-not Cottage has been refurbished in February. It is a lovely cottage, very cosy and relaxing. It has all the things you could need for a holiday very close by. We are dog friendly at the cottage and welcome your pooch. The cottage will be cleaned thoroughly before your stay. We have buckets and spades for you to take to the beach to make the perfect sandcastle - you’re never too old to make a sandcastle :-) please do not hesitate to contact me for further details.
The cottage is 5 minutes away from the beach, Hunstanton golf club and The Neptune, a Michelin star restaurant (booking required). Also close by is Titchwell for bird watching. Sandingham is a 10 minute drive away. Petals Tea Rooms is great to stop off at for afternoon tea or a cuppa and a slice of cake. Also in Hunstanton Town, which you can walk to is a swimming pool and another lovely beach with arcades and a funfair. 2 minutes walk away is the local, The Lodge, which offers lovely meals and a great beer with garden. There is a play park directly over the road from the cottage and a local shop which offers fresh croissants and other delicious treats.
Old Hunstanton is the place to be. There are leaflets at the cottage to let you know of the many places nearby to visit. I can also advise you further if you would like details
  • This is a lovely cottage with everything you need, in a perfect location. North Norfolk is really special for birdwatchers in winter, so it's great to have a warm cosy cottage to come home to, dogs and all. It's literally seconds away from open fields, pubs and a Michelin starred restaurant, but with everything you need to be fully self-catering. And the beach is only a few minutes down the road.

    Sean2020-02-28T00:00:00Z
  • Loved it !! Thank you hope to be back x

    Karen2020-02-21T00:00:00Z
  • The cottage was perfect for our stay in Old Hunstanton. We visited with our 2 young children and dog. It had everything we needed, high chair, travel cot and plastic kitchenware. The cottage was very clean and beautifully decorated. We really enjoyed visiting the beach, lifeboat station, beach cafe, pirate playground and local pub.

    Roger2020-02-18T00:00:00Z
  • Really lovely child and dog friendly cottage in a great location. Local pub (literally next door) was excellent, also had a really nice meal at the Rose & Crown 10 mins away. A perfect weekend getaway!

    Sarah2020-02-09T00:00:00Z
  • Cottage is beautiful and has everything you would need. Great for walks in the beach for you and dogs. The location was perfect for walking around exploring. We went to The Lodge bar and restaurant, the food was lovely and the setting nice, they also allow dogs in there so perfect for us! Definitely recommend!

    Sue2020-02-03T00:00:00Z
  • Great location. Great cottage. Ideal for families and pets. Beach very close. Great restaurant and bar 30 second walk away. The place was clean and tidy. Our 3 dogs were very comfortable there. Would highly recommend

    Lee2020-01-19T00:00:00Z
  • Comfortable stay loved being so close to beach. Lovely local restaurants. Great communication from owner. Will definitely return.

    Leticia2020-01-12T00:00:00Z
  • We loved staying at Forget me not cottage. It was perfect for our little family (including Mabel the dog)! The cottage is very dog-friendly with Old Hunstanton beach a 5min walk away with miles of wide sandy beach for Mabel to run on. The lodge pub is also very convenient....a mere 2 min walk from the courage with excellent service & food. We really enjoyed our stay & will book again if we go back. Other local tips - Gin Trap Inn in Ringstead - food was great & has a choice of over 100 gins! Burnham Market worth a drive out too for a selection of pubs & restaurants.

  • This was a great surprise to stumble across when a trip to Barcelona I had planned for my boyfriends 30th had to be cancelled due to Corona virus. I felt lucky to have a haven in our own country to go to and when we have the sunshine there really is no need to go abroad. The treehouse is stunning and I would have been happy to self isolate for months there! The hot tub is especially a great touch in the pine trees and when the sunsets it is beautiful! A very beautiful place hidden away - we could have been in Canada! Thank you Katy!

    Rowena2020-03-18T00:00:00Z
  • Amazing beautiful location and spotless accommodation 5 stars!

    John2020-03-09T00:00:00Z
  • Wonderful location! The cabin was cute, clean and modern - the hot tub was magical to sit in and turn off the lights to watch the stars. Spoilt for choice to either just stay at the cabin or go on adventures in the local area.

    Rachel2020-02-24T00:00:00Z
  • Great remote location you feel very secluded and private when in the hot tub and home. Comfy beds and nice living area perfect for a cosy winter stay like what we had and I should imagine great for a summer exploration stay aswell. We would definitely consider coming here again.

    Rachel2020-02-21T00:00:00Z
  • Toad Hall is beyond description... it is beautifully designed with views of nature from Every direction. It’s a real joy! Super place to be at one with nature - absolutely divine!

  • We spent Christmas at Toad Hall and had the most magical time. The house is so unbelievably beautiful and no picture can do it justice. The house had been decorated tastefully which was a lovely touch. The hot tub was just amazing and was well used on the cold nights! We would definitely go back again without hesitation. Thank you Katy! Xxx

  • Debbi and Gary made us feel very welcome in their home. Friendly and chatty. Offered to get us anything we wanted from the shop, got me my favourite milk to have in coffee. Beautiful cats. Gary drove us to where we had to go. Very kind thank you!

    Naomi2020-03-08T00:00:00Z
  • One of the best places you could ever be . There are so many things that made my night memorable 1. Gary picked me up in the middle of the night when I had no idea how to reach his place 2. He introduced me to his cats, who are THE BEST. 3. The house is straight out of a movie wonderland 4. The scented candles and other items at this place are gorgeous. 5. Jeff, one of the cats is a constant companion and an absolute charmer 6. A beautifully maintained backyard to enjoy the day if I had the time 7. Ease of access to the house 8. An absolutely fantastic information booklet, which is the cutest and smartest thing I had ever seen. 9. Accepted my request to stay like a few hours prior and was ready to host without a minutes hesitation Personally, don't ever think twice before visiting this place. You will love it

A classic riverside apartment with four-poster king bed and a sofa bed (for a total of 4 guests). Perfect to stay for the town's entertainment and festivals, this deluxe apartment (with separate kitchen and large bathroom) overlooks St. George's Guildhall - Britain's oldest working theatre with links to Shakespeare.
Stay and experience the many delights of the historic market town of King's Lynn, our stylish spacious accommodation being situated just off the Tuesday Market Place in the centre of town - one of the largest open market places in Europe.

  • Great venue! Close to supermarkets and not too far from nearby beaches. Clean and fully equipped for our 2 night stay. Katy was very responsive to our messages and very accomodating.

    Damian2020-01-01T00:00:00Z
  • Woodpecker Cabin at Happy Valley was just as described and pictured, actually even better in real life! The setting was stunning, the cabin was lovely for a family with two small boys. The finishes are cosy and thoughtful. The addition of the en suite was convenient but using the nearby shower was also super easy and added to our adventure. The tips of places to go, the games and dvds included and fresh eggs from the chicken one morning were all really appreciated. I’d love to come back. My sons loved the rope swing, the tyre swing, the cows and running on nearby beaches. All the food we ate in Norfolk was delicious so really lovely visit.

    Charlotte2019-12-30T00:00:00Z
  • A lovely, well-equipped cabin in the an amazingly beautiful setting! It was so peaceful and relaxing.

    Tim2019-11-01T00:00:00Z
  • We stayed in The Woodpecker for our wedding anniversary and it was wonderful. The hosts were always contactable but not in your face. The cabin was clean and everything had been thought of. We enjoyed using the hot tub twice - be prepared to have to wait 2 hours for it to heat up as is wood-fired. You also have to book slots and there is an extra fee for using it - worth it though. Lovely locations, great pubs nearby. Great little place.

    Jen2019-06-10T00:00:00Z
  • Really lovely accomodation in a beautiful little wood. The site has all you need and is only a short distance to the beaches and other places to go. Katy is a great host and was responsive and helpful before and throughout our stay.

    John2019-06-02T00:00:00Z
  • Lovely place to stay as a little family. Very peaceful. Woodpecker is well put together and fun to stay in with a beautiful view over the fields. Worth knowing that running water is a (30m) walk away, which is the only thing that makes it Glamping not a cooky apartment.

    Rob2019-04-23T00:00:00Z
  • We had a fantastic stay at Happy Valley in The Woodpecker Cabin. We stayed with our 2 year old son and 4 month old baby and we loved it. It was one big adventure for our toddler who just loves to be outside (and the cows were definitely a bonus!) It has been lovely to come away, switch off from the world and have some lovely, quality family time in this absolute gem of a place. Close the the beautiful Norfolk coast, to Sandringham and situated in a lovely woodland- there’s loads to do in the local area too. We will definitely be returning & recommending Happy Valley!!! There is a cycle route which leads here, and avoids busy roads. A 47 minute bus ride or 30 minute car ride will get you to the closest beach at Heacham. Just a little further, you'll find Hunstanton - with distinctive striped cliffs, a ship wreck, promenade, amusements and cafes. The North Norfolk coast has some of the most beautiful beaches in Britain with access to some long coastal walks, breathtaking sunsets and areas of historical and natural interest.
  • Great place, quiet and in the centre if the town. Met at the door, and shown everything. No problems at all and would book again.

  • Third time to stay at Rob's. Ticks all the boxes for excellence.

    Anthony2020-03-14T00:00:00Z
  • Don't be misled by the photos. It's even nicer in real life! A great size room that is set out very comfortably with lots of little touches. The Wi-Fi worked well, I add that as I've had issues at other places I've stayed. It's great having a little fridge (with a pint of milk I) available for use and the selection of teas, coffees and breakfast things were great. The bathroom is very clean and spacious, plenty of towels available for use. What was really useful were the photos Rob put on the check in. As the flat is off the main square it's not obvious where it is but the photos helped tremendously and the instructions of what to do when you arrive were spot on. I'm already booked in again.

    Barbara2020-03-11T00:00:00Z
  • I stayed at Rob’s place for 2 nights. He made every aspect of the stay very convenient. He sent me clear easy instructions to follow to find the place. The place is very clean, tidy and nicely decorated. I found everything that I could need there and more. Excellent heating and WiFi too. Barely any noise and blinds to block light entering the room. The area is nice and safe. Thoroughly enjoyed my stay and would definitely recommend Rob’s place for anyone staying in the area.

    Osama2020-03-06T00:00:00Z
  • Rob places is ideally situated in the heart of King's Lynn. Close to all the facilities the room itself is extremely clean warm and cosy. Would highly recommend and use again.

  • It is an amazing place to visit if you want to get away from everyday life. I turned my phone off for the whole time and enjoyed everything the place had to offer. The property itself has some great places to wander around and take in the beautiful scenery and wildlife. The Shepard hut was particularly wonderful, it's a luscious small space that was perfect for me and my partner. We couldn't recommend a stay somewhere more than this place! You will love it 😁

    Cassie2020-02-09T00:00:00Z
  • Clean, simple and beautiful. Perfect get away for getting away from life for a while. Will come again in the summer x

  • Lovely clean and warm shepherds hut in a beautiful location. Lovely listening to the owls, and other wildlife in an evening. A hidden gem.

    Phil2019-11-22T00:00:00Z
  • Absolutely beautiful. The cabin was very clean and cosy. Would definitely recommend to anyone wanting a little hideaway trip.

    June2019-11-13T00:00:00Z
  • This place was AMAZING. Gorgeous little shepherd's hut, tastefully decorated and absolutely spotless. A bigger bed than I expected, sometimes the beds in shepherd's huts are diddy but my long-legged SO had no complaints. There was a wood burner inside the cabin that made the place really cosy when it got started. And the showers/toilets were heated which made the stay so much more comfortable, big thumbs up there. I liked the wood fired hot tub but at the time we went (right over Halloween) it took absolutely ages to heat up – the guide said up to 3 hours but it was closer to 5, and it was actually only really warm by that point, not hot, but we'd run out of patience so just decided to jump in. Stargazing in a hot tub is pretty nice, getting out into the freezing cold was not. Interesting though, we checked the tub the next day just to make sure we hadn't left leaves in and the water was still warm after what, 8-10 hours? So if the hot tub was in regular use I think it'd have been much less hassle to get it going. There was lots of info provided about local amenities, but for nature you don't have to go far as there's a forest right next to the cabin! Only had time to walk in there once but we caught sight of a pretty big hare and the tail-end of a deer, absolutely picturesque. All in all I'd love to come back again and would definitely recommend it to others!

    Amber2019-11-01T00:00:00Z
  • Absolutely beautiful. If you want to have some time away from the world then this is your place. I have never been somewhere, where I’ve never wanted to leave. We had a beautiful welcome note which is always a great touch! We were provided with so much information in regards to the area and places to see, and places to eat etc. I made two new chicken friends who really made me and my boyfriend feel at home aha! It was nice to have company when washing up!😂 The walks, cabin, scenery and experience was out of this world! Thank you x

This recently renovated property is located in Tottenhill. The popular village of Watlington is close by which has a shop, pub, fish and chips and train station! The property is smoke free and pet free. Please be aware the neighbours do have friendly dogs (they do not enter property). As this is a cottage we do have a dehumidifier, however, guests are more than welcome to turn this off. Tottenhill is a short drive from Downham Market and King's Lynn.

This is a spacious and light studio in a Georgian townhouse in the centre of historic King's Lynn. You have a shower room and loo and your own kitchen. The bed is a proper size double sofa bed, easy to use. Daytime sofa and bed at night. You have your own front door. Very good wi-fi. It is an easy walk from the rail and bus station. There are great restaurants close by. I want to make your stay pleasant but I will not be a "hands on" host though we live upstairs and can easily be contacted.
Location, location, location! All shops, pubs, restaurants, a local bakery, museums, cinema, theatre and rail and train stations are so close. Minutes in most cases. If you enjoy history and architecture then you are right in the heart of this lovely historic town.
King's Lynn is an undiscovered historic town with museums to visit, a couple of art galleries, an excellent theatre and independent cinema. There are great places to eat out and also the ever reliable Wetherspoons a couple of minutes away from my studio flat. Our large river changes with the tides and attracts seabirds and the occasional seal. You will be close to the beautiful Norfolk coast, just catch a Coastliner bus or for a more rugged walk along the Wash edge, take the West Lynn ferry for the Peter Scott Walk. We are very close to Sandringham House and other stately homes - Houghton and Holkham. King's Lynn is still a town with an individual character and we like visitors to see what we offer. You will be charmed by the riverside streets where my studio is located.
  • Alison is a great host and extremely helpful when I was struggling to find the carpark. The apartment itself was nicely decorated and very comfortable with great facilities. It is also situated within a short walking distance to the town centre

Alison had been kind enough to provide us with some thoughtful breakfast items which was very much appreciated. This flat is located in the Grade 1 listed building Hanse House. It is opposite the Minster and a minutes walk from the town centre. We have a bar and bistro in the same building which is located along the Quayside. This is the perfect spot for tourists, history enthusiasts, guests for functions around the town or anyone looking to stay in the heart of King's Lynn!
The flat overlooks the historic cobbled streets of King's Lynn and the courtyard at the Hanse House. The flat is quite airy and is in the same building as The Rathskeller bar and bistro which quite often has live music at the weekend.
King's Lynn is famous for it's historic buildings and you will be staying in the last surviving Hanseatic Warehouse in the UK!

  • The Old Mill was fantastic! It was a unique experience that my family will remember for many years to come. Sandra and her husband were responsive, kind and helpful!

  • A stunning place with real ‘WOW’ factor. You will be praised and thanked for finding this place! Even better than it looks in the pics! Fantastic for a group get together. Lots of space and all warm and comfortable. Superb dining room for a formal dinner plus extra space to eat informally. Great showers, comfortable beds and plenty of hot water. It will be hard to beat....

  • Great house with lovely spaces, we really enjoyed staying here.

    Lorna2020-02-21T00:00:00Z
  • The old mill is a beautiful and unique place to stay. It was a perfect refuge from the weekend's storm, with lots of different seating areas , and a great open plan kitchen, easily big enough for everybody to be doing their own thing. Very comfortable beds in the range of bedrooms - privacy is an issue as noted in previous comments but worth it to stay somewhere so unusual. This was lovely for a february weekend break but would be amazing in the summer

    Kate2020-02-17T00:00:00Z
  • The mill is an amazing place to stay. The property has been renovated to a very high standard I would highly recommend any one to stay at the old mill

    Gav2020-02-14T00:00:00Z
  • We were a little nervous booking accommodation that would work effectively for 17 people, however the Old Mill was just superb. A classy development of an old and iconic venue that works very well indeed. The dining area at the base of the Mill was a real treat and worked wonderfully for our dinners and the kitchen area worked really well for the other meals. It is very well appointed and unique is lots of ways. It has plenty of space so you are not ever feeling cramped. One thing to consider is the intimacy of the three Mill Tower bedrooms that you have to talk through to get to a bathroom. They are beautiful but would probably need to be folks you know well to be comfortable with it. Sandra was a great host, accurate and timely communication , very reactive when we had a couple of challenges all of which was very helpful indeed. She also decorated the place beautifully for the Christmas celebration. This is an amazing venue for a large group, we would consider using it again. Thank you Sandra and Gary.

  • We had a fantastically different and wonderful experience. I loved meeting all of the animals with Athena and hearing Karen and Richards plans for the place for the future. Their home is amazing and something I'd aspire to. We were made to feel like part of the family and were welcome to use the entire house. The breakfast was fab and Karen made a vegan fry up for me alongside the usual fry ups for the rest of the family. Our 2 dogs were made very welcome also.

    Sharron2020-02-21T00:00:00Z
  • Such a lovely warm welcome. If you love to immerse yourself in a welcoming family environment then look no further. This family cannot do enough for you. Perfect for people visiting England and wanting to experience perfect English hospitality.

  • Karen and her family are incredibly warm and welcoming, the little Athena is adorable and friendly. One cat and two dogs made the stay even better (they love to be cuddled) the house is huge and cozy, you feel like at home. The Swedish spa was very much appreciated and we had probably one of the best breakfast ever! The room is big and the bed very comfy, we had tea and coffee machine, and also the the big tub was great. They have lots of animals in the farm, goats, pigs, chickens, alpacas and an owl. Can't wait to come back!

  • Beautifully cosy cottage tucked away in the small village of docking. Me as my partner took our dog and found it the ideal location to explore the north Norfolk cost from with beaches and costal walks only a few miles away. A Lidl supermarket was close by and a spar in the village for any last minute bits. Hosts were extremely hospitable as we were treated to numerous extras upon our arrival which went down a treat! Would defiantly recommend and return.

The house is very comfortable with a large enough sofa to accommodate all guests and two bedrooms with enormous beds in them! The house is warm against the cold outside and the log fire is such a treat. They made sure there was a roaring fire for our candlelit dinner and had one going for breakfast too. Breakfast was excellent with a big fruit salad, orange juice, fresh eggs from the chickens in the garden, mushrooms, beans (we are vegetarian), plenty of toast, French press coffee & potted tea. The whole house is decorated beautifully and nothing was too much trouble. Would definitely stay again. A real treat ⭐️

  • The host organised everything very well so that I could come anytime I wanted, even midnight after 0 am. He gave me a proper instruction to come in. By the way, I failed to download the instruction. When I arrived at the site, the website of Airbnb became unavailable whatever the reason was. That was devastating as I needed to be outside in a very freezing condition. Then, I needed to ask the host to be available. He kindly let me be in any way without any negative expression. I thank him for his hospitality.

Sea Lavender holiday caravan is on a grassy site which has been run by the same family for many years. There are no noisy clubhouses or children's play areas. Migratory birds fly overhead to the RSPB reserve at Snettisham. Our site is on the beach road. It has a store which is open from early to late. The nearby village has grocery stores, pubs, restaurants, fish and chip shop, takeaways, Tesco Express, a doctor's surgery, chemists and a veterinary practice. Heacham is perfect for dog-walking on its local sandy, dog-friendly beaches and country footpaths. The beautiful wide beach at nearby Old Hunstanton with its dunes, beach huts and lifeboat house, even has a dog-friendly cafe - The Old Boathouse Cafe - which serves fresh-cooked meals, special dog ice cream and bowls of water. Heacham is a cost-effective base for touring the exclusive North Norfolk coast - which starts at Old Hunstanton - renowned for its wild salt marshes, sailing, Michelin-starred restaurants, Burnham Market, art galleries and the glorious award-winning Holkham Beach.
  • Lovely comfortable, clean and cosy place to stay. Close to the beach and cafe where dogs are welcome inside. Would definitely stay again.

The Summerhouse is a lovingly restored 1960s cedar wood holiday chalet on a quiet holiday chalet site just 8 minutes stroll to the beach. Up styled In 2019. Beautifully furnished in a vintage style and quirky style. Stuffed full of little things that will make you smile. Great reviews. Near great pubs and fabulous places to eat. No wifi - have a detox from your phone! Leave the rat race behind and have some peace...breathe, relax and recharge...
The Summerhouse is now in its 8th year of my ownership and there are now so many people who know how special this little place is. Families come back year after year to have a traditional, old fashioned holiday. Many children ask their parents to come back, couples come for the peace and quiet, and guests also come on their own to lap up the wonderful space. To unplug from busy lives. This makes me so happy as this was my vision when I bought the property. So get your buckets and spades ready! The site is still very quiet even in the summer, allowing you to sit under the willow tree and read that book you have been meaning to start. Children can run around and play, make dens, look at the stars in their PJs, play games and experience a wholesome traditional family holiday (without technology!), and a holiday that they will remember... The Summerhouse has undergone a spruce up and up style in 2019, freshly painted, new items of vintage furniture and with all the carpets professionally cleaned. Check out my sister chalet, newly renovated for the 2017 season, The Wendy House', can be booked together for larger group gatherings...stunning! It is also perfect for a romantic getaway for two...or just bliss for one! From November 1st until March 1st The Summerhouse turns into 'The Winter Cabin', faux fur throws, hand crochet blankets and the chalet dressed for winter. Magical for children, or a complete escape from the rat race for adults. Winter is a very special time to visit, desolate beaches, great pubs with open fires and not forgetting the thousands of geese that migrate to this area. Winter walks and rosy cheeks. The 'Winter Cabin', is on a very quiet site, you may be the only people who are in residence...this may not suit everyone, it is very dark! I love it as it all adds to the adventure and...you can see the stars. The chalet is heated by plug in electric oil heaters and is very snuggly...any questions please ask
Very quiet family owned site but with easy access to shops, bakery, butcher, great pubs, amazing beaches...and I mean amazing beaches and all that this part of Norfolk has to offer.
  • Cute, Cosy and welcoming little chalet in a tucked away corner of Heacham. An unusual holiday venue.

    Philip2020-02-21T00:00:00Z
  • I reserved the room on a late Monday night as I was in the area but did not plan or intend to stay during the night. I sent my request rather late in the evening and it was very quickly accepted. My first pleasant surprise. The house is very easy to find and Gary made sure that I could park my van (that's right) in the private driveway. The house is modern and spacious as well as very well maintained and both Gary and Debbi were very welcoming and friendly. Garry showed me the room, gave me all the details about the WiFi, how to use the TV set, etc, etc. As I did not even have a bag with me, they managed to find me a spare toothbrush, toothpaste and some shower gel. This blew my mind. This is the kind of service that you find only in the poshest palaces and when you look at the very reasonable price they charge; it's mind boggling. The night was very enjoyable and I slept very well. The room was not too hot or too cold and it was great to have the cats going about. I did not have an extensive breakfast as I only drink a cup of coffee, but they have plenty on offer. I really enjoyed the morning chat with Gary and their cats are just gorgeous, especially Alex but of course he knows it. ;) Overall I will definitely recommend staying at Debbi and Garry's as they are a lovely couple and really know how to look very well after their guests. If I could give them more than 5 stars I would.

    Christophe2020-02-04T00:00:00Z
  • Great hospitality from Debbi and Gary and the friendly cats (surely Max can't grow any bigger can he??) . Comfy bed, sky tv, stylish place, offroad parking, free breakfast facilities, very clean, super value. No wonder we keep coming back ;-))

My historic, timber-framed house is tucked away in the heart of medieval Kings Lynn, 15 minutes walk from the bus and railway stations. This upstairs double bedroom is sweet and bright with windows on two sides and a 5-foot bed. You'll have your own private bathroom, with shower, tub and WC. There are tea and coffee-making facilities in the room, and you're welcome to help yourself to breakfast in the kitchen. The room has ample storage and a table to work at.
The quiet courtyard where my house stands dates back to 1340: my part was built in 1600. It's a Tudor-style house, with some exposed beams and an original fireplace, in the heart of Kings Lynn's historic quarter. The room is light, bright and airy, with windows on two sides, and a five-foot bed. It has good bedside lights for reading, plus tea and coffee facilities, plenty of storage and a work-friendly table for business travellers. You'll have exclusive use of the bathroom next door, which has a shower, tub and WC. Just 10 minutes from the bus station and 15 minutes from the railway station, but in the heart of the historic centre, this is a great base to explore King's Lynn and Norfolk in general. You're a stone's throw from the Tuesday Marketplace, Custom House, King's Lynn Minster and the waterfront.
King's Lynn is a medieval market town in the heart of Norfolk. Set on a tidal river, with its own small port and fishing fleet, it offers easy access to West Norfolk's beaches, stately homes and bird reserves. The town holds a poetry festival in March, Festival Too and the Kings Lynn Festival in July, and a Heritage Open Day in September: there are events most weekends in the summer. My house, in a quiet courtyard in the historic centre of town, is less than 10 minutes walk from the marketplace where these events are held. We are 50 yards from the quayside, which offers a good range of places to eat. King's Lynn is the transport hub of north and west Norfolk. It makes a great base for exploring stately homes, including Sandringham, the Queen's Christmas residence, Houghton and Holkham halls. North-West Norfolk is home to a number of wetland reserves and water meadows. Knots fly in spectacular formations at Snettisham, swans come to Welney in winter, while Dersingham Bog has nightjars. During autumn and winter we see dramatic migrations. The coast near here is famous: Blakeney Point has a grey seal population, while Holkham Beach starred in Shakespeare in Love.
  • The second time I’ve stayed with Helen as she’s a lovely host and the location is in close proximity of where I need to be.

    Charles2020-03-12T00:00:00Z
  • This house is perfectly located in the centre of Kings Lynn and therefore a stones throw from pubs, restaurants, amenities and historical places of interest. Helen is a very outgoing, friendly and interesting host and I felt perfectly at home during my stay. The room rates are great value for money and therefore very much recommended!

    Charles2020-02-28T00:00:00Z
  • Helen is a very gracious and welcoming host. She was very knowledgeable about the historic town of Kings Lynn; and made us feel very comfortable, happy to either chat or leave us to our own devices. it's a wonderful opportunity to stay in total comfort in a historic building, right in the centre of the old town.

    Stephen2020-02-19T00:00:00Z
  • It's always great staying with Helen!

    Vicente2020-01-24T00:00:00Z
  • Helen's place is the ideal stay and Helen is a wonderful host. The historic property is less than a minute's walk from the Minster and the river, and no more than 15 minutes' walk from the station. It is full of period charm, spotlessly clean and decorated in a tasteful, cosy fashion. The bed was incredibly comfortable!! The breakfast provided was delicious and there was a selection of tea and coffee available in the bedroom upon our arrival. While Helen was very respectful of our privacy, she was also more than happy to talk to us about Lynn's fascinating history. All in all, our stay with Helen added hugely to our enjoyment of the trip!

    Joe2020-01-19T00:00:00Z
  • If you are looking for a place with history, Helen's is definitely worth the stay! We spent 2nights, Helen was a wonderful host with so much knowledge of the area. Our stay was amazing.

    Kim2019-12-22T00:00:00Z
  • Helen is a wonderful host. She responds very quickly to enquiries, is very welcoming, friendly and sociable and extremely knowledgeable about the local area and its history. Her home is a stunning example of a period property and has a very interesting history. Bedrooms and bathrooms are well appointed (the bed is one of the comfiest I've ever slept in away from home) and everything is immaculately clean. Her property is ideally located in a lovely area near the river and close to the the centre of King’s Lynn. If you don't want to cook, there are plenty of places to eat nearby and if you like craft ales and ciders, the "Nip and Growler" is only a short walk away. There is ample overnight parking for a couple of pounds just around the corner and free (though limited) evening/overnight parking on the street just outside of her home. Heartily recommended!

    Graeme2019-12-12T00:00:00Z
  • Helen was a delightful host and the accomodation, facilities and breakfast (especially the marmelade on toast!) were excellent. Parking is just around the corner and is very cheap. Helen's wonderful home is centraln and only minutes by foot from the shops and sights.

This stunning quaint property is wrapped in 12 acres of private nature filled woodland. With a short walk to hundreds of acres and lakes of Bawsey Country Park. From an open fire to a luxurious hot tub. This wonderful property is about finding time to relax, unwind and make happy memories from beautiful walks that end with a cup of tea as the dog lays in front of the Aga, to stargazing the night sky with perhaps a glass of bubbly while relaxing in the hot tub.
Paradise is situated in private woodlands which is shared with one other property, but is accessed by its own completely separate driveway and front door. Both properties having their own private gardens and hot tubs. Paradise is surrounded by nature and backing onto one of the most breath-taking Country parks.
Nature, privacy, luxury and fun. Its about relaxation and creating an experience that will remain with you for a lifetime and hopefully be the first of many visits. We have succeeded if you are coming back to recharge with us in years to come.
  • Thank you for a great weekend away! Location is amazing! Directions very accurate. Loved the views and walks through surrounding woodlands. Hot tub was amazing surrounded by nature. Definitely want to visit again in summer!

  • We spent two nights at Stephens Lodge and our contact Jane went above and beyond to ensure our stay went as smooth as possible even when things out of our hands went wrong! There are lovely little touches in around the lodge to make your stay so easy, especially if you are bringing a dog with you. It’s these little things that really count. The walk around the lake was as wonderful as depicted in the pictures and we were very fortunate with the weather. The fireplace at night time made for a great cosy feature to really help us all relax. The kitchen is well stocked with essentials and we found cooking large evening meals for 4 people very easy. The hot tub is the icing on the cake, perfect temperatures even in the cold evening chill. We did not venture out apart from our lake walk as the property was just too nice to want to leave. Would definitely return. Thank you!

  • Perfect place for a getaway, so relaxing. Exactly what we needed to zen out. Loved that it was hidden away behind a main road, this made it hard to find but allowed us to be in our own little world almost.

    Jenna2020-01-28T00:00:00Z
  • What a magical place. Stephen & Jane were lovely hosts and their cottage was just what we needed for a relaxing break. Communication was great throughout the entire booking process and during our stay. accommodating hosts whose special touches are much appreciated -thank you! You are surrounded by nature everywhere you turn: the beautiful Lake just one minutes walk away, deer greeting you as you open your curtains in the morning and looking up at the stars on a clear night while soaking in the hot tub. So magical! The cottage itself is clean, warm and cosy with a fireplace in the living room (wood was provided for us on the first night). The kitchen is well equipped with all you need - tea and coffee and even a bottle of wine was waiting for us on arrival - lovely touch. The beds were a comfortable place to rest your head after a day going on walks and there a was ample space to store your things. The Bawsey church ruins are just 10-15 minute walk away, Sainsbury’s is a 5 minute drive. This is a lovely spot to relax and it exceeded our expectations! Thank you both so much - we would love to return again soon!

  • Lovely decor and we were welcomed with beautiful vase of red roses on the table . We were very comfortable and enjoyed the great location . Clare communicated promptly and gave clear directions and instructions for the key safe . Clare kindly left milk in the fridge and there was plenty of tea and coffee . We liked the fact Clare even left chargers to borrow in case you forgot to pack your own and other items . We will definitely would like to stay again and will be referring Clare’s flat to our family and friends .

  • A lovely apartment which is ideally placed for central King’s Lynn. All the info I needed was set out and the biscuits were a nice welcoming touch. It was spotlessly clean and quiet, which was important for me as I was staying for work reasons. I also found the bed really comfortable for my back. I would definitely stay again.

Active local pub (Jolly Farmers a 2 minute walk), and half a mile from Creake Abbey which has a really good restaurant/café, great outside space with toys and little tractors and an award-winning farmers' market plus many other events throughout the year. Burnham Market is 2 miles away, with its famous hat shop and much else to offer for a wander round. Fabulous beaches at Wells, Holkham, Burnham Overy Staithe, Titchwell, Brancaster and Hunstanton (plus many more) are within a short drive. The first 3 are the nearest and are 3-5 miles away.
North Creake has a friendly local pub within a short walk of the cottage. Creake Abbey, renowned for its restaurant, farmers' market and craft fairs, is under half a mile away. There is a huge network of excellent footpaths on the doorstep for dog-walkers. There are some great pubs and eateries nearby, including the Duck in Stanhoe and the Black Lion in Walsingham. The cottage has a pair of resident tawny owls and swifts nest in the roof in the summer months, which is increasingly rare around here. The cottage is 2 miles from Burnham Market and within 5 miles of Burnham Overy Staithe, Holkham, Wells and Brancaster beaches which, if you do not already know them, are well worth googling as they are amazing.
  • Great location in Norfolk, short drive from the likes of Holkham, Wells, Burnham Market. Kate gave us lots of local tips and advice and communication was very good. The cottage itself is very cosy, well kitted out and there’s even a well stocked games cupboard. We also found the beds very comfortable! 10/10

  • Kate's cottage is really lovely - so cosy, clean and welcoming (it was great to walk in and find a tea tray set out on the table, complete with chocolate biscuits!) It's very well located with off road parking, but so quiet and has pleasant green views (and quite dark skies for stargazing). There are free range chickens outside the front door and a good sized enclosed rear garden. We enjoyed relaxing with the log burner in the evenings and slept really well under the feather duvets! Another stand out point is how well equipped the cottage is. Plenty of plates, cutlery, cooking utensils etc in the kitchen, extra toilet rolls - small points which really make a break easier. There's also a very well stocked games cupboard, and lots of books and DVDs. We loved our stay and would love to return for longer!
