1100sf, single story guest house that's a couple minutes from the town of Rifle, yet backs up to vast open space. Sheltered from view of the highway by trees, boasts tremendous sunsets over the Roan Cliffs, and views of the Hogbacks and Mamm Peak. "R Farm" is a developing farm w/ sheep, goats, chickens, ducks, dogs, and cats. The guest house is adjacent to our family home and near the barn. Abundant opportunities for local outdoor enthusiasts exist or simply stay and enjoy the abundance.

Guests will enjoy a walk out basement living space with separate entrance, private bedroom and bathroom. Walk out to a large fenced in backyard where morning coffee can be enjoyed under the apricot tree. The property is home to a family including fur babies and chickens.

The cottage was built right after The Depression but before WWII-a unique architectural "moment in time" It's been lovingly restored and still has many original features like the 1941 Montgomery Wards Catalog kitchen cabinets.
