HISTORY SERENITY AND LUXURY A STONE 'S THROW FROM VENICE We welcome you in an apartment of new renovation, in a building intended for tourist rental with luxury and vintage finishes, located inside the original park of a Villa Veneta, in a beautiful monumental area of Mestre, quiet, safe and rich in greenery in a context that inspires meditation and serenity, a luxurious alternative to hotel excitement and tourist chaos. The historic center of Venice is easily reached by public transport in 20 minutes. Bus and train stops are 1-7 minutes walk from the apartment. Venice airport can be reached in 40 minutes by bus or in 13 minutes by car . The central station of Mestre can be reached in 9 minutes by car and in 16 minutes by bus. The motorway network can be reached in 5 minutes. The apartment is an excellent base for visiting all the places of historical and landscape interest of the Veneto Region. The centers of Treviso, Padua, Vicenza, Verona, are easily reachable by train. Cortina D'Ampezzo can be reached by car in about 2 hours. The Riviera del Brenta can be reached by car in 30 minutes. The city center of Mestre can also be reached on foot in 20 minutes; about 7 minutes walk you will find shops, restaurants and all the services you may need. Less than 10 minutes walk away is the commercial area of the city with supermarkets and meganegocios. Villa Salus Hospital is a 14-minute walk away. Ospedale dell 'Angelo can be reached in 30 minutes on foot, 18 minutes by bus and 6 minutes by car. The accommodation is an ideal solution for a weekend dedicated to visiting Venice and surroundings or to meet the housing needs for a short trip to work or study (within the time limit imposed by law of no more than 30 days). The apartment of about 52 square meters of useful surface is on the ground floor, very bright, with access to a garden with porphyry pavement, flowerbeds and English lawn. It can comfortably accommodate up to 5 people. It has an entrance, a large living area with kitchenette, a double bedroom and a bathroom. The kitchen is fully equipped with crockery, with hob, traditional oven and microwave, fridge, sink, cutting board, toaster, kettle and coffee maker. The living room is furnished with: an original Luigi Filippo fireplace in marble (which is not allowed to use), a two-step ladder with antique wrought iron parapet, a large round extendable wooden table, n. 5 chairs, a double sofa bed, a single sofa bed, a sideboard with TV, a stem lamp, a laptop station, set of two round tables, a trolley. Bohemian crystal chandelier and Mesmeri wall lamp by Artemide, antique white lacquered doors with glass. Floors in “cemenine” Fioranese. In the entrance there is a large mirror on the wall and an umbrella holder. The double bedroom is furnished with a double bed padded with a container, a bedside table with reading lamp, a wardrobe with chest of drawers and two-door mirrors, a wall bookcase with doors, a crystal bedside table, a suitcase bench in oak stripe, a Mesmeri wall lamp and a chandelier ground in Bohemian crystal. The bathroom with French window is furnished: with sink and mirror, toilet, bidet, shower with shower head and shower, lacquered furniture with shelves, object trolley, ironing board with iron, clothesline and hygiene accessories. The lighting is ensured by recessed spotlights and a spotlight on the mirror. The apartment is air-conditioned with air conditioning and underfloor heating. The safety windows are from the company Schuco with glazing and built-in electrified Venetian curtain. The windows are equipped with wooden shutters. The rooms are illuminated with designer appliques. Floors and coverings are in fine porcelain stoneware and in "Cementine" by Fioranese Wi-Fi is free. Parking is free in the private area of the residence. The access door and the carriage gate are motorized. The openings are coded. The outdoor area including the parking area is video monitored, equipped with evening and night lighting. It is set up in the garden with trees, bushes, ornamental flowerbeds, Trani stone planters and English-style lawn. The manoeuvring and parking area of the cars is made of porphyry and limestone rock. CHECK-IN AND CHECK-OUT Check-in is scheduled from 3.30 pm to 8.00 pm. The timetable must be communicated in advance, at least one day before. After 20.00 it is necessary to agree the arrival time and a refund of €20.00 will be applied. After 22.00 there is a refund of €50. Before 15.30 it is possible to take possession of the apartment if there are no guests departing and if the time is agreed in advance. The guest must sign a rental agreement at the time of booking confirmation and must present an identity document at check-in. You must also pay in cash the amount provided for the tourist tax imposed by law by the Municipality of Venice; the host will be responsible for paying it to the treasury. Any access during the stay by the employees to the technical rooms inside the apartment will be notified in advance. At the time of reception, the staff will present the apartment to the guests and check with them the integrity of the equipment provided. Overnight stay entails the payment of the tourist tax due to the Municipality of Venice, which is not included in the price of the accommodation. The 2019 rate from the first of February amounts to € 4.00 per person/day for the first 5 days - from 10 to 16 years of age the amount is € 2.00 - from 0 to 10 years of age the tourist tax is not due - as established by the Tax Office of the Municipality of Venice -. Tourist tax must be paid at check-in. The accommodation must be left free at the time to be agreed and in any case by 10.00 am on the day of departure. Guests are invited to leave the kitchen tidy, the dishes clean and the garbage packed. Upon return, the person in charge of the check-out will check with the guest the integrity of the equipment provided. In the case of breakages or subtractions, an amount equal to the repair cost or the value of the subtracted objects will be charged. Minimum stay is 2 nights Smoking is prohibited inside the premises Pets are not allowed The apartment cannot be used for parties and convivial parties. REFUND IN CASE OF CANCELLATION OF THE RESERVATION If the guest cancels up to 15 days before the booked date, they will get a full refund. If the cancellation takes place up to 7 days before, the refund will be 50% of the nights and all costs. If it occurs within 7 days prior to the expected date of arrival there is no refund. Interaction with guests Before your arrival you will receive by mail additional information and advice that will be useful to make your stay comfortable. Inside the apartment you will find a detailed description on the use of household amenities and on the services you may need during your stay. You can still contact me for any emergencies. Bus stop no. 2 in Piazza Carpenedo direct line to Venice in about 20minutes. M.Polo Airport: approx. 10 km, 15-20 minutes by car To get to your accommodation, from Marco Polo airport there is no direct connection with buses, trams and there is no dedicated railway line. Therefore - provided that the length of stay does not suggest the rental of a car - it is preferable to use a taxi (on specific request for an airport trip to Via Trezzo the amount indicated - June 2017 - is around €. 30) The use of the bus requires the change of 2 buses (a small bus has a duration of 75mn) and requires more time. From the airport take line 15 to the “ Vempa” stop, then take line 3 and get off at the Trezzo stop or line 2 and get off at Piazza Carpenedo Venice: (train) approx. 20 min Padua: approx. 33 km, approx. 30 minutes by motorway Treviso: approx. 20 km, approx. 30 minutes on the Terraglio road MORE INFORMATION In the nearby shopping center in addition to the possibility of shopping you will also find a wide choice of restaurants, pizzerias or gastronomies, which allow you to appreciate the food and wine specialties of the territory. Cafeterias, pastry shops, bars and restaurants can be reached on foot with a walk of no more than 10 minutes, in the nearby Piazza Carpenedo, just beyond the train station. The center of Mestre, which develops around Piazza Ferretto, can be reached from Piazza Carpenedo along Viale Garibaldi (with buses of line 2 and 3, or with a walk of about twenty minutes) and offers a rich variety of restaurants. Among the specialties characteristic of the Venetian territory we suggest to taste: in pastry pancakes and galani (in the carnival period) biscuits "zaeti", "baicoli" "bussolà" and "baci in gondola", "pinza veneziana" and "tirami su"; in "bacari" cicchetti, sandwiches, vegetables and fried or battered fish; in restaurants among the first dishes: bigoli in sauce, rice and bisci, pasta and beans, coada soup (Treviso specialty) among the second dishes: cod fat or Vicenza, sardines in flavor, Venetian liver, ossi escampai with poenta, poenta and schie. All to be accompanied with the typical Venetian wines among which the best known is currently prosecco.

At upper floor: living room with top quality fully equipped kitchenette, 1 master bedroom with impressive view of Madonna dell’ Orto church front, a second double/twin bedroom, 1 spacious bathroom WC/bidet/ bath/shower, a second WC with hand basin. A decorative spiral staircase leads from the living room to a small roof balcony overlooking the picturesque canal in front of the house. The apartment is provided with good WIFI CONNECTION, AIR CONDITIONING and MOSQUITO SCREENS in any room CASA ZORZI is recommended both for romantic escapes and for family holidays. I use to welcome personally my guests, spending some time on arrival to recommend my favourite places in town....... The apartment is also provided with good reference books useful to plan and enjoy a stay in Venice. The Apartment is located on the quieter side of the truly Venetian Cannaregio District. The house is beside the magnificent Madonna dell' Orto Gothic church, containing cherished treasures including Tintoretto masterpieces. It is 15 minutes away from Rialto bridge. It is very easy and comfortable to reach by public transport either you arrive from Marco Polo airport or from the Train Station, with no bridge to cross with your luggage between the nearest waterbus stop and the apartment. A City stay tax of € 4,00 per day /per person ( € 2,00 for 10/16 children, excluding children up to 10) is due up to max 5 days.

The lodgings can host a maximum of 4 people, and has been renovated respecting its real core: you can still breathe the genuine atmosphere of Venetian houses inside these walls, with a touch of refinement and originality The house is located on the second floor of a small building which is just 20 meters from the famous Rialto Bridge and a few steps from the characteristic fish and fruit market: the real beating heart of the city. Restaurants, shops and the famous "bacari" (taverns) are located just below the house. The house is very bright and the comfortable and spacious living room will make you feel like living in a Venetian noble building . You can also watch the authentic life of the city that animates the below street from the small terrace of the bedroom. I will personally welcome my guests and, though living not close to the house, am always available for any of your needs. Located in the central area of San Polo which is full of Venice’s historic sights like Rialto Bridge, the Grand Canal, and the oldest church in the city, San Giacomo di Rialto. The area has a lively bar scene and interesting shops. You can easily reach the main tourist attractions from home. I suggest a romantic gondola tour and an evening walk through the narrow streets, far from crowd and noise. City tax is Euro 4.00 per person per night to be paid cash upon arrival
