This 200+ sqm apartment has a sensible and practical layout, thoughtfully appointed with all the necessities of home. Downstairs is an expansive living space, with four bedrooms and two bathrooms upstairs. Entertain in style in the large living space with dining table for 8, BBQ on the oversized balcony with proper seating for 8, or make yourself Nespresso coffee in the fully equipped kitchen. The second bedroom contains a queen size bed, further wifi enabled TV, and large robe. The third bedroom also contains a queen size bed with wifi enabled TV and large robe. The final master bedroom contains a king size bed, optional fold out single, wifi enabled TV with Foxtel Play and large walk in robe. The master bathroom contains a luxury full size bath and oversized shower, double vanity basins, hairdryer, bathroom scales and full laundry tucked away neatly inside a clever cupboard. All beds are dressed with quality Sheridan linen and our towels are also from Sheridan. We have a selection of complimentary toiletries in the bathrooms. We are family friendly. We can supply a baby gate for the stairs, highchair, step stool and travel cot on request. We have children's cups, cutlery and crockery. Single fold outs are made in Italy with latex mattress, and are comfortable for adults as well as children. The location and size of the apartment makes it the ideal location to get ready for your wedding day. Room to accommodate all of the groomsmen/bridesmaids (and their dresses!), as well as room for all to get their hair and make up done. A luxurious space to return to and spend your first night as a couple. There are snacks, cereal, Nespresso coffee and tea supplied, as well as a litre of real milk in the full size fridge. Staples in the pantry are provided for your convenience. We can also help you organise a delivery from a supermarket, liquor store or florist to coincide with your arrival. Open late is IGA, Chemist Warehouse and a medical clinic all within a two minute walk on Sturt Street. The property has an outdoor pool and heated spa. We will meet you to provide access to the property on check in and at check out. Two onsite car parks, plentiful on street metered parking. Located in the Arts Precinct of Southbank, behind St Kilda Rd. The Royal Botanic Gardens, Shrine, Arts Centre, Hamer Hall, NGV, VCA & ACCA all steps away. Federation Square, Crown and Southgate 10 mins walk. Convention Centre 15 mins walk. South Melbourne Market, Rod Laver Arena & MCG 20 mins walk. Trams, scooter hire & car share at the door. The apartment is located a ten minute stroll from Flinders Street Station, two minutes from the trams of St Kilda Road, two minutes from the Melbourne Bike Share Station at ACCA or there is a car share car parked directly at the front of the building, with several more parked around this block. The Monash/Westgate/Tullamarine freeway is a minute's drive for easy access to all of Melbourne and Victoria by car, if you are planning a visit to the Phillip Island Penguins, the Yarra Valley Wine Region, the Mornington Peninsula or Surf Coast, to name a few. There are two on site undercover carparks if you are a local or have driven from interstate. This is a residential property with a live in building manager and security, who strictly enforce owners corporation Rules. It is not a hotel. Noise complaints will be made by other residents resulting in additional call out charges for security and/or police attendance. If you are a large group intending to make noise after 10.00pm (whether it is inside the apartment, or on your way in and out from the apartment), you really will not enjoy staying here. We like to be upfront with our guests, rather than deal with the hassle for them and us later! You MUST be aged over 28 years to book this property. You may be liable for cancellation fees if you book (including if your booking does not require our pre-approval) and do not meet this age requirement. Bookings made via AirBNB are subject to our standard booking terms and conditions which can be provided on request. Payment of your deposit is acceptance of our terms and conditions. Before the stay can be confirmed and access to the apartment provided we require a copy of your Australian Drivers License or International Passport, confirmed names for all guests staying at the property along with a signed Booking Agreement. Spotless Parkside Studio in Heritage Gem

Admire the city lights from the patio of this stylish studio. This relaxing, minimalist space has been renovated with care, and designed with ultimate comfort in mind. You can walk just about anywhere in the CBD, Southbank and throughout gorgeous Carlton, home of the iconic Exhibition Buildings and gardens - which we are directly opposite! 4 major supermarkets within walking distance, along with pharmacies This huge studio is a short stay apartment - no one lives there and it is specifically set up for guests to have the most enjoyable stay. Fully equipped, including a welcome goody basket upon arrival, and a guest guide book full of our top tips to get the most out of your visit to the area. With a deco inspired entrance, wrought iron gates and solid brick exterior, it is one of the few residences from this era that remain in Melbourne. Our studio is set up for guests with all the kitchen and bathroom amenities you need to make your stay easy and enjoyable. It has just been fully refurbished (largely by us!) to make it as comfortable and convenient as possible. Features - - huge, fully stocked kitchen with all utensils, as well as condiments, spices, tea and coffee - private walk in robe/dressing room area all bathroom items included - fresh towels, body wash, shampoo and conditioner - loads of storage space for all of your belongings - designed for guests - coin laundry on same floor (washing liquid, clothes airer and basket provided) - secure car space - sofa bed sleeps additional 1-2 people and can be made up on request - inside living area - Myki cards provided for public transport, only top up required - balcony area with seating and city views - full blockout curtains so you aren’t woken by the morning sun unless you want to be - high speed internet - windows with city views -gym on site - it is being refubished in future so we haven’t listed it as a 'feature' due to it’s age, but the equipment is in good condition - a high chair, portcot and bouncer can be made available upon request - please note the apartment is on the second floor and without childproofing so people may want to take this into consideration when booking -Please note this is a studio apartment - hotel style living where the bed is situated in the main living area. We live a few minutes away and love to meet and greet our guests and give them the inside scoop on the area, as it's our neighbourhood. There is a lockable keybox however, so if this isn't your preference you can just check yourself in and enjoy the peace and quiet. We are available easily if needed, and happy to help any time during your stay. All the apartments face the outside so you have your own private entrance and security door within the premises. The car space is located within the grounds and is accessed with an electronic fob. The apartment is located on the 2nd floor and can be accessed via lift or stairs. We aim to meet and greet our guests whenever we can, and we are just a few minutes away if needed. We don’t live in the complex, so you have privacy, peace and quiet. There is a full guest guide inside the studio featuring our recommendations on the best places to eat, drink and visit during your stay. Carlton is one of the best places to stay in Melbourne. It epitomises everything about Melbourne culture, with amazing cafes, markets, gardens, and restaurants right on the doorstep. It is moments away from the bright lights of the city centre. You can walk to the city centre in a few minutes. From the centre there are trams, trains and buses to take you anywhere in Melbourne. There is a bike hire stand directly across the road in front of the Exhibition Buildings. Free parking is on site if you have a car. Uber and Taxi services will be on your doorstep in minutes. This is a beautiful quiet building on the edge of the city and we appreciate the co-operation of our guests in respecting our neighbours during their stay by keeping the noise down. The studio is in a double brick building with windows on every side, so the temperature is always very comfortable. The ceiling fan with reverse heat function is all we have needed so far.

THE SPACE There are two bedrooms with queen size beds. It is perfect for that romantic getaway, two couples, the business traveller, or a small family. There is also a portable baby's cot. The apartment is fitted out with high quality fixtures and fittings. It has a European laundry and the fully equipped kitchen has quality appliances. The living and dining areas are designed to be stylish and contemporary, at the same time as being very comfortable and functional. There are two beautifully appointed bathrooms. Reverse cycle airconditioning and heating ensure that you will be comfortable all year round. The north facing balcony provides abundant natural light and overlooks the iconic ACDC Lane Hotel quality mattresses and high-grade linen ensure a good night's sleep, and double glazing provides a peaceful escape from the sounds of the busy city when needed. Well-equipped gymnasium Residents lounge with large screen television Rooftop garden with great views and barbeque (may be subject to private bookings by other residents). A small supermarket is just 50 metres away and is open from 7.00 am to 10.00 pm (approximately) most days. There is a Hertz rent-a-car office and depot at 114 Flinders Street - which is just a few metres from the apartment. We provide complimentary tea and coffee. On arrival, we will be there to meet you, hand over keys, show you how things work, and answer any questions you may have. We love Melbourne, and think it deserves its reputation as one of the world's most liveable cities. We look forward to welcoming you to our city. The apartment is minutes from Flinders St. Station and Federation Square - the heart of Melbourne. It is located in the best restaurant district, and is close to the renowned "Paris End" of Collins Street, high-end shopping, theatres and galleries. Melbourne's city centre has a free tram zone, and there is a tram stop at the front of the apartment. It is also on the iconic free City Circle Tram, which takes you around the circumference of the city, with a commentary that points out some of the famous landmarks along the way. If you need to use public transport to go outside the free zone, you will need a MYKI card - we can provide you with one on request. A taxi from the airport is about $65.00 depending on traffic. If you decide to use the airport Skybus it will drop you at Southern Cross Station. Catch the City Circle Tram (anticlockwise) or a tram heading East along Collins Street (No, 11, 12 or 109) or along Flinders Street (No. 48 or 75). You will need to get off the tram at Exhibition Street. If you are coming by car, access to the Building is from Flinders Street heading eastwards, between Russell Street and Exhibition Street. Check in time is after 2.00 pm. Check out time is 10.00 am, unless we have agreed otherwise.

Our apartment is located towards the rear of the building with a North/West facing balcony. A large amount of occupants are owner occupied and it is a quiet and very safe building. Having had experience in the apartment/hotel industry, we have set this apartment up specifically to cater for our guests. It is very clean modern and fresh. We have sourced high quality furniture and artwork to ensure our guests are comfortable when staying at our apartment. The light rail / tram is so easy to the city, or simply walk or ride. One secure parking space is available onsite. Bedroom contains a queen bed with a new high quality mattress and bedding. Entire apartment is open to guests, owner will not be present during their stay. The apartment building also includes a communal rooftop BBQ and lounge area. I will be available in person for key pick/up and to answer any queries/show the apartment. Available via phone if there are any issues. The apartment is right on High St Northcote, known for its live music venues, bars, and restaurants. Take a short walk to Welcome to Thornbury, a popular food truck park, or listen to new bands at Northcote Social Club. The apartment is on High st, along the 86 tram line from Bundoora into the CBD. Croxton Station is also a short walk away, with a 20 min train ride into the city. This apartment is in a block with owner occupiers and tenants, so please be mindful of noise in the early morning/late at night so as not to disturb neighbours. No parties or large gatherings.

In my apartment has a lovely balcony to view the coming and goings of St Kilda. You will be near the stunning Catani Gardens, the ever popular St Kilda Beach and 500 metres to some fabulous restaurants, coffee shops and all the action. The St Kilda Festival in February is on your door step. Secure off street parking. I am very happy to greet you or give you privacy the choice is yours. I am a St Kilda resident and understand the area and all it has to offer. St Kilda is close to all the action. The beach is an iconic part of Australia with a number of fun activities. Come see the penguins, dive out of a plane, or take a cruise from the nearby harbour. The Apartment is just near the Skybus drop off and pick up for Melbourne's International airport, cost is approximately $19. There is the 96 Tram to the CBD just outside the front door. Ubers galore at your disposal and the big Red Double Decker bus is immediately accessible for you. The apartment comes with a car park and I can help you with hire car information. Sun, beach and great restaurants.
