Use Smart Pricing to automatically adjust your prices based on demand
Turn on Smart Pricing if you want your listing to be automatically competitively priced for your area—without you needing to constantly monitor it.
How nightly prices are determined with Smart Pricing
Smart Pricing uses hundreds of factors about your listing and your area to adjust your nightly price based on demand. You can set the price range and change your price any time.
How to turn Smart Pricing on or off
Edit Smart Pricing on desktop
- Click Calendar and select the listing calendar you want to change
- Click Pricing
- Under Base price, click Smart Pricing
- Enter a minimum and maximum price
- Click Save

- Tap Calendar and select the listing calendar you want to change
- Tap Settings and go to Pricing
- Under Base price, tap Smart Pricing
- Enter a minimum and maximum price
- Tap Save

To turn off Smart Pricing, follow the steps above and use the toggle to disable Smart Pricing. Your pricing changes will not affect pending or confirmed reservations.
Override Smart Pricing in your calendar
You can override Smart Pricing for a night or multiple nights in your calendar without turning off Smart Pricing by setting custom pricing for those nights. Your custom price will be the price for that date or multiple dates.
Any dates in your calendar that are marked with a broken arrow have Smart Pricing turned off for those nights.
How discounts and promotions affect Smart Pricing
If you add a discount, such as an early-bird discount, to any nights, the price guests pay may go below the minimum Smart Pricing you set for those nights.
Weekly, monthly and trip length discounts override Smart Pricing, and you’ll need to turn Smart Pricing off if you want to add weekend pricing.
Smart Pricing overrides rule-sets
If you use professional hosting tools, you may have access to features that allow you to create custom pricing and availability rules that you can save and apply to multiple listings.
You’ll need to turn Smart Pricing off if you want to apply a rule-set to a listing as Smart Pricing overrides rule-sets.
We may temporarily turn off Smart Pricing to prevent extreme price changes and comply with local laws during events like natural disasters, emergencies or political unrest.
