The wooden house, built in 2024, is located in one of the most beautiful spots in Europe, on the largely unspoilt island of Ada Bojana. Built directly on the river, within sight, swimming and walking distance to the sea. The semi-detached house is fully insulated and built and furnished from the most sustainable building materials possible. There is air conditioning, infrared heaters and a wood-burning stove. The kitchen is fully furnished and equipped with brand-name appliances, so that the house can be comfortably inhabited all year round.

This unique place has a style of its own , the second floor of a newly built and fully furnished home with seperate entrance. Everything a person needs to have a relaxing holiday. The villa apartment is luxurious and cozy with two bedrooms, bathroom with bidet, kitchen and living room. You are offered a large terrace with private jacuzzi overlooking a newly constructed shared pool. Villa apartment guests are provided with towels, robes, slippers & shampoos. In peaceful place Utjeha, between Bar and Ulcinj, one hour driving distance from Podgorica and Tivat Airport, it has a fantastic garden where you can enjoy the spectacular sunsets. The garden has a path that goes down to the private and public beach where you can use kayak and SUP board free of charge. It is fully equipped for perfect family stay and relaxation.

The house is old but reconstructed in the years 2002-2008. It has architectural value since it has been preserved without damage because reconstruction interventions are done with care. The house is undependable and has two rooms on the ground floor one of which has and wood-fired chimney and a small bathroom.The distance from the towns of Shkodra and Lezha is about 23 km. In the ground floor there is a fully equipped kitchen and a bathroom that offers all the services.

From its terrace you can enjoy the most beautiful sunsets, surrounded by olive and oak trees. Complete peace and quiet will make you feel relaxed. We are located between Bar and Ulcinj. Our house is located right next to the main road, but it's not noisy which is very important.
