  • Sally was a fantastic host and the property and grounds are absolutely beautiful. 14 of us stayed for the weekend and was greeted by a warm and welcoming house with Sally to show us were everything is. The property is located in a nice quiet road and was perfect for our gathering. We cooked dinner and breakfast easily in the kitchen and was able to get everyone sat around the table, which was ideal. The rooms were all very clean and the house had everything we needed. The conservatory was a great place to chat and play games and the log burning fire in the lounge proved to be a hit as we visited during ‘the beast from the east’. We even got use out of the huge garden area! Sally was great, was in touch throughout our stay and happy to help with anything! Can’t thank Sally enough for her hospitality and making my friends 30th party one to remember. Would recommend to all!

  • Beautiful cottage! Loved every minute and I wish I stayed longer.

    Albin2017-03-26T00:00:00Z
  • We had an absolutely fabulous time as a family of 11 with a 3month old baby staying for a 60th birthday weekend. Sally was there to greet us and was extremely welcoming. We felt completely comfortable in using the cottage as though it were our own as per Sally's instruction :). The garden was stunning and we were lucky enough to have a full weekend of sun to make the most of it.

    Lydia2016-08-16T00:00:00Z
  • I can't recommend Sally's place highly enough. She is a wonderfully accommodating host and the house itself is absolutely lovely with beautiful surrounding countryside. I celebrated my 30th birthday at Sally's place and at every step of the way she went above and beyond to make sure our visit was as enjoyable as possible. Thanks again Sally!

  • FANTASTIC!

    Helen2018-08-19T00:00:00Z
  • We had such an amazing stay at Cyprus Cottage - Sally was there to welcome us and there was a cup of tea in my hand within minutes! She is extremely friendly and helpful, and the cottage was perfect for us - 8 adults and 6 children ranging from 14 months to 6 years old - with plenty of room and options on the sleeping front! The garden is amazing, even in November, and the views from the conservatory are stunning - we spent most of our time relaxing in there. The toddler toy box is an excellent idea, kept them busy all weekend! Thanks for having us, we may well be back...!

    Susanna2015-11-16T00:00:00Z
  • Sally greeted us with a pot of tea and showed us around her lovely, warm cosy home. We rented the whole place for my hen do murder mystery party and set about cooking a feast in her well equipped kitchen. 16 of us sat down comfortably for dinner and we spread out over the downstairs - a large airy and light conservatory and warm living room with a lovely stove burner. We each had well made up beds, although we didn't spend much time in them! Gorgeous views over open fields. Very homely and Sally really makes you feel at home. Wouldn't hesitate to recommend! Perfect for large groups. Was a nice retreat from city living!

    Mina2015-12-07T00:00:00Z
  • Really cosy and comfortable house a beautiful part of the country. Sally was an excellent host and made everything so easy for us! Plenty of spaces and different rooms to sit in and enjoy

Based in the heart of Suffolk, this second floor industrial studio apartment is a combination of metropolitan luxury and rustic country charm. As though the city has gone back to basics, the only noises audible post sundown being the sounds of nature.
A converted grain-store based on a working farm, you'll have the comforts of a loft-style studio apartment encapsulated by all of the charm of the countryside. Boasting views east and west, the opportunity to appreciate the rise of the sun over the hills or the sun setting over the rolling gardens will be yours to have. Situated 5 miles from Hadleigh, one of Suffolk's picturesque market towns, cycling is a favourite past-time of locals and visitors alike. Neighbouring villages' various pubs provide refreshment for a leisurely afternoon exploring. Footpaths sprawled through the countryside lead to some renowned gems such as Hintlesham Hall and Golf Club, being a 25 minute stroll away. Staying at The Granary also enables some lesser known local experiences. A mere five minute walk will allow the use of 'the hide', a flood-lit cabin above a flourishing badger sett. Perfect for nature enthusiasts (or those wishing to try something different) to view the day-to-day activity of the badgers and their cubs. This is managed by a local charity so donations and prior agreement would be required.
Unfortunately due to my work commitments, I've had to select the check in/out times to what they are. If you would prefer other times, I will try to coordinate and be as flexible as possible.
  • As described, met by Robin despite being early. Clean, stylish and comfortable.

  • Just a great place to stay

    Chris2017-09-25T00:00:00Z
  • Robin made us feel so welcome when we arrived on a Friday evening. Shared some tips on where to go out for food and had an OS map at the ready for our weekend rambling. Would definitely recommend this place for a weekend getaway!

    Lucia2017-02-19T00:00:00Z
  • Stylish open plan apartment with all your amentities you require. Very relaxed with lots of nice walks. Robin was an excellent host even sorting out getting my laptop back to me

    Colin2018-08-31T00:00:00Z
  • Amazing and serene place! Immaculately clean and robin was fantastic with communication. The perfect getaway from London

    Jackie2017-08-11T00:00:00Z
  • This was my second visit and I felt more relaxed knowing how to get there and how everything worked. The fact I came back tells you everything you need to know - I like Robin's home because it is quiet and private and comfortable and you can really switch off. Also the flat is near to places that I like to visit e.g. Orford Quays.

    Edward2016-07-25T00:00:00Z
  • Robin's country retreat was amazing. A lot of character inside, great location, clean and relaxing. We felt super recharged for our return to London and would definitely consider coming back.

You'll love Watt Cottage, it's full of charm and character. The cottage is 16th century grade ll listed, retaining many of its original features including an original wood burning stove. It makes the most delicious pizzas and we provide all the dough ingredients for you to give it a go..
Wattisham is set in the heart of rural Suffolk, and our cottage is the perfect getaway for families, couples and friends. Relax in the secluded garden, take a stroll across the open fields and visit charming medieval villages close by. Despite a feeling of being in the middle of no where, Watt cottage is easy to get to and is well placed for exploring beautiful suffolk.
Wattisham is a farming village surrounded by fields and open country side. Sometimes we have more horses passing than cars. Just of your door step you will find beautiful country walks into Bildeston where there is a village shop, pubs and restaurants. In the local surrounding area you will find farm shops/farm cafes, tea rooms, fishing lakes, horse riding and much more. Only 15 minutes drive to historic Lavenham with outstanding Medieval Architecture, art galleries, boutiques and restaurants . Further afield you can visit many of Suffolks beautiful beaches, nature reserves and forests. There are lots of brochures in the cottage with places to visit. There are large supermarkets in both Hadleigh and Stowmarket.
  • An extremely nice place, beautiful decor, and extremely cosy and welcoming. Definitely a place to come back to.

    Fenella2016-11-18T00:00:00Z
  • We had a lovely autumn break in the cottage. It was beautiful and cosy. We went on very peaceful country walks and visited some quaint nearby villages during the days, followed by snuggly evenings in. We did enjoy trying to make the pizzas but as useless city dwellers our fire building abilities were pretty pathetic... Thankfully there's a normal oven too!

    Jennifer2016-10-21T00:00:00Z
  • Had a very relaxing time in this quirky, unusual cottage. Lots of interesting features, cosy lounge, very comfy bed! Very tranquil location

    Jackie2018-06-24T00:00:00Z
  • This is a lovely quirky cottage. It is very well appointed and the owners have made great use of the space. The den bed is very cosy and comfortable - warm even in a chilly November - but has been built into the eves of the roof in the upstairs hallway, so you do need climb into it. We had a great time trying out the pizza oven and will need a return trip to perfect our technique sans electric oven.

    Katherine2017-11-13T00:00:00Z
  • Absolutely loved our stay at the cottage so pretty and set in beautiful countryside would definitely revisit.

    Shan2018-06-29T00:00:00Z
  • Unique cottage. My wife and I had fun making pizzas and relaxing by the fire. Recommended.

    Nick2017-05-05T00:00:00Z
  • Samantha's cutesy country cottage is the perfect romantic getaway. From the pizza oven and log burner to the adorable upstairs den, you can't get much more romantic than this! We had a fantastic stay. The only slight downfall was that the Internet didn't work during our stay, but in all honesty, it was actually nice to enjoy the solitude. The shower was also a bit temperamental, but we made the owner aware and it's being looked at :) Overall, a really lovely cottage in a picturesque country setting – perfect.

    Leanne2017-12-18T00:00:00Z
  • Fantastic place! Genuinely surprised as the pictures (lovely though they were) do not do the cottage justice. Beautifully secluded, thoughtfully furnished and quirky features. Only stayed one night for business but will definitely be back for a long weekend with my partner, she will love it!

The White Cottage is a grade 11 listed dwelling dating back to the 17th Century. The cottage has views across the fields to the front , and a beautiful spacious garden to the rear. We recommend a visit to our very local farm shop cafe for a superb choice of cooked breakfast/brunch/lunch if required. Plates, cutlery, glasses and bottle opener are provided if guests want to bring their own provisions to the cottage,or order a takeaway to be delivered. Guests are also welcome to use the barbeque. The market towns of Framlingham and Woodbridge with nearby Sutton Hoo are also easily accessible and provide a wide range of shopping and leisure facilities. The Suffolk Heritage Coast is just a short drive away, and Snape, Aldeburgh, and Orford are all within easy reach.
  • We were amazed by the property on arrival - a lovely building, beautifully kept and carefully furnished - the photographs don't do it justice! We really appreciated all the small details. Our 4-year-old was thrilled with the vintage iron bed and mini torch in her perfectly-proportioned little bedroom. The cottage was spotlessly clean and a great mix of old and new. Bryony gave us a warm welcome, friendly advice about the local area, and brought us delicious croissants and coffee in the morning - wonderful! We would love to stay there again.

    Karly2015-08-21T00:00:00Z
  • Really impressed with the property, great location for the various coastline spots and Bryony was a great host. Lovely wood fire, very clean and great interior design and finish. All in all, a real pleasure to stay, only wish we could've stayed longer. Next time maybe

    Jamie2015-10-11T00:00:00Z
  • Absolutely perfect in every way! Beautiful wing of the house which is stylishly decorated to a high standard and set in a stunning garden in a pretty village. The hosts made us feel really welcome and it was such a treat to have a lie in and come down to warm croissants and hot tea. I am sure it was homemade jam in the pot too! Lovely little touches like fairly lights on the beams, an electric cool box to keep your wine chilled and those rustic French glasses for wine. Even has Apple TV for those who need home from home comforts! The woodburning stove would be a real treat in Winter too. Evertything was just perfect - thank you - we will be back again.

  • This cottage is perfectly situated for touring. We had a lovely short break here.

    Jane2018-07-09T00:00:00Z
  • Lovely cottage in an excellent location!

    Stephanie2017-11-05T00:00:00Z
  • We had a lovely time at Bryony's beautiful cottage. Decorated with style and taste, soft bedding and furnishings as well as some quirky touches, my daughter and I enjoyed both the house and the lovely garden very much. Bryony was a friendly and welcoming host and it was a pleasure to meet her and to share her home.

    Lyndy2015-08-13T00:00:00Z
  • Fantastic place to stay - a beautiful cottage with loads of character and perfectly placed for the nearby Farm Café, everything that Woodbridge has to offer plus Snape Maltings a bit further up the A12. All topped off with a very welcoming fire and host! Bryony is really helpful and friendly: very accommodating with our late arrival; arranged to bring our breakfast through at a time that suited us and; introduced her cat Stanley to our toddler! We'd love to visit again.

Trickers Mill is a 5 storey Grade 2 listed Tower Windmill with its own private courtyard located in the heart of Woodbridge close to the Market Square. The ground and first floors have been converted to provide fabulous accommodation for two people.
You will have a unique experience as there are no other habitable windmills in Woodbridge.
The Mill is just minutes from the Market Square where there are numerous boutique shops, bars, pubs and restaurants. A further stroll down the hill brings you to the bustling Thoroughfare with a further variety of shops, eateries and bars. We love Honey and Harvey for a light lunch and The Table for great evening meals . Walks along the Deben river wall with views of the Tide Mill are also enchanting.
  • Our second stay at this amazing building. Fantastic in every way from cleanliness to those finishing touches which made our stay so enjoyable.

    Vanessa2017-09-28T00:00:00Z
  • Great location + a really special place to stay

    Hannah2017-11-03T00:00:00Z
  • A unique place to stay in a lovely Suffolk coastal town. We were proud to think were staying there. The mill was spotlessly clean, with every facility, parking for our car close by, and in a garage. Very quite and private in spite of being in the middle of town, and the views from the top floor amazing.

    David2018-02-05T00:00:00Z
  • It was a wonderful experience to be treated so well by Tessa (who was really easy to get hold of and gave us lots of information), and to stay in this historic building, so thoughtfully restored. Everything you would want to have is provided. From a heavenly bed, washing machine and dishwasher, to a welcome basket, cheese grater and paper napkins! It's in a quiet but central location. The warm comfortable living/dining room/kitchen is lovely to relax in as you're surrounded by the rounded walls of the original mill. There are oak doors and wooden floors throughout, and outdoor space for when the weather is good. Up the circular staircase to a fabulous bedroom with some of the original mechanical parts of the mill cleverly incorporated into the design, and lovely oak furniture. You can climb a further set of steps, to stand on the floor with the millstones and look out over the surrounding countryside. And the view on the very top floor is amazing. A superb and unique opportunity to stay in a 19th century former windmill. If you come to Woodbridge, you MUST stay here. Highly recommended.

    Sarah2016-03-26T00:00:00Z
  • Amazing home very luxurious and spotless, great location. highly recommend. Didn't want to leave. Thanks Tessa

Unique houseboat with stunning river views. Just a 5 minute walk from Woodbridge's thriving town centre with great pubs, cafés, restaurants, independent shops & cinema. 10 minute walk to train station (90 mins to London). Kitchenette, shower, toilet, sun deck, TV/DVD BBQ and parking available.
Sea Rover is a houseboat with a difference. Located on the River Deben overlooking the historical site, Sutton Hoo. Great for bird-watching, fishing or just gazing out across the river. Just a 5 minute walk into Woodbridge where you will find fabulous pubs, cafés, restaurants, independent shops. and cinema. The boat is bright and spacious, 'a floating studio'. Double sofa bed in the main space and a single on the lower deck, so comfortably sleeps 3. Kitchenette (electric hob, fridge and microwave and grill), shower/toilet, TV, radio and DVD player all on board and a wonderful sun deck. Please take note that as this is a boat the shower is not a power shower and the washroom space is small. Also there are a few steps into the main part of the boat and several steps to the shower/toilet and lower bunk bed. There is a BBQ in the white seat box on the front of the boat and a picnic area next to the mooring. Bikes are also available. Exclusive use of the houseboat and sundeck. Use of the picnic/BBQ area next to the mooring. A welcome and introduction to the boat. We can be contacted by mobile anytime during your stay. An idilic spot with incredible views across the river and just 5 min walk from a fabulous selection of restaurants, pubs, cinema, swimming pool/gym and independent shops. Also just 10 min walk from the train station (90 mins to London). Suffolk's best beaches are just a bus ride away as is the concert hall at Snape for incredible dance, music and festivals. 10 min walk to train station (90 mins to London Liverpool St and 15 mins to Ipswich). Regular bus service to Aldeburgh (seaside town), Snape (concert hall/festivals and independent shops) and Felixstowe (seaside town). Sea Rover is a boat and staying on her is different to being on land. She is very sturdy and doesn't rock about but she will slightly sway when the tide is high. Please take care when getting on and off her when she is floating. As the River Deben is tidal, high tide is every 12 hours and the boat will be floating for 2-3 hours during this time.
An idilic spot with incredible views across the river to the National Trust's historical site, Sutton Hoo. • Very peaceful and relaxing, Jo was a great host and most helpful, we are planning a return very soon.

  • We had an amazing stay on Sea Rover. Jo was a great host and I would definitely be keen to stay again. Highly recommended!

    Rebecca2014-04-15T00:00:00Z
  • A lovely destination just as described by other reviewers. Sitting on the roof of the boat with a bottle of wine watching the sun go down was just heavenly. And we even had our first barbecue of the year on the river bank. Jo was a very caring host: she brought us eggs and offered extra blankets for the cold nights we stayed. The perfect spot for the chill out time we needed.

    Daniella2015-03-30T00:00:00Z
  • Jo was a wonderful host. She picked us up from the station right on time and took us to the boat where we stayed for three nights. We also got to enjoy fresh eggs from her chickens and rode her bicycles around the area. The boat was wonderful and was the perfect getaway from London for us. There was lots to do and see in Woodbridge and the general area for a long weekend. Much enjoyed :) Hope to go again.

    Alex2015-04-07T00:00:00Z
  • Jo was extremely helpful and friendly. She collected us from the station and then dropped us back again at the end of our stay. It was a great experience to stay on a houseboat, and was actually very comfortable. The environment was idyllic, with plenty to see on the river. Woodbridge is a really lovely village.

    Jennie2014-09-09T00:00:00Z
  • We had an idyllic weekend on Jo's houseboat. The location is very peaceful and the small town of Woodbridge just moments is picture perfect! We couldn't have asked more from Jo as our host, who was there to meet us with all the information we needed and had stocked the fridge with croissants and jam for breakfast - a lovely touch. We have friends in the area, so will be sure to return! Thanks Jo, looking forward to next time. Roz

    Rosalind2015-08-10T00:00:00Z
  • Staying on board this house boat was very special, relaxing and fun! Jo was so helpful and lovely from booking onwards and made arrangements very easy and smooth for me.

  • We had a wonderfully warm welcome from Jo and a great stay on the good ship Sea Rover. The mooring on the River Deben is beautiful and private - so much nicer than being in the middle of town. The facilities are just as advertised and the boat is comfortable, quirky and a perfect retreat from the real world.

In the kitchen, basics of tea, coffee, sugar, and condiments are provided, there is an oven, fridge, microwave, cooking utensils and full crockery/cutlery sets for two guests. Breakfast is provided for the first morning of your stay, which includes free range eggs, muffins/bread, cereal, milk and juice. For the sporty there is a hard tennis court available, but if you would like to use this please make sure you have tennis shoes that do not mark the court. One well behaved dog welcome but please do not let on the bed/sofa, and your dog must not be left unattended. No cats. There is a footpath immediately outside to walk your dog and there is a small private wood that is also accessible for you to enjoy :) Sorry no children.
The Cart Lodge is self-catering, but I provide breakfast for first two days of your stay, there is a Co-op and One Stop Shop which are both well stocked with essentials and The Crown Public House in the village. Asda, Macdonalds, Kentucky and Pizza Hut are only 2 miles away. Ipswich is approximately 4 miles away. There are some lovely walks around 15/20 minutes away, but a footpath and private wood right outside if you fancy stretching your legs!
  • Perfect. Sarah was most welcoming and couldn't have been more helpful and friendly. It was lovely to wake up to bird song and feel you were really in the countryside - although only 1/2 mile from the A14. The setting is excellent with a lovely approach along the drive with ponies and horses in the paddock, a beautiful wood and a real feeling of away from it all. Staying for business or pleasure the Cart Lodge would be ideal. I stayed for business so the A14 being so close was ideal. Very nice quality bedding and kitchen utensils. It was great to have basic condiments for a meal, including olive oil! A real bonus. Easy private parking. Will definitely stay again when in the area. Thank you Sarah.

  • Just loved this cosy accommodation. More spacious than it appears on the photographs and the wood burner just added to it. Would definitely recommend.

  • Sarah made us feel exceptionally welcome when we arrived and was always on hand to suggest places to eat when we asked her for recommendations. The Cart Lodge was beautifully decorated and immaculately clean. The lodge was situated in a fantastic area with lots to see and do nearby with plenty of bars and restaurants to choose from.

  • Sarah is the loveliest host you could hope for and my stay in her wonderful barn was fab. My dog fell in love with Poppy her divine lab and Millie is the sweetest. Having the freedom to walk around the private forest at any time of day or night is a true blessing! Such a lovely place with happy bird song as its soundtrack

    Natasha2016-05-28T00:00:00Z
  • Sarah made us feel very welcome, the cart lodge as beautifully laid out and furnished with everything we needed to make life comfortable for our stay. I would recommend!

    Linda2016-05-03T00:00:00Z
  • Great place to stay. A home from home. The owner is very informative, friendly and efficient. I will definitely be back when I am working again in the area. Can’t thank sarah enough.

    Amylouise2018-06-13T00:00:00Z
  • This was our first Airbnb experience and what a great way to start. Initially the response from Sarah was really prompt and most helpful in answering some of our questions regarding the local area and where we could find good dog friendly pubs that we could take our friendly Doberman to. As it turned out practically every pub welcomes dogs and the ones we visited even provided treats. On arrival we were met by Sarah and were instantly made to feel at home, as was Baxter (our Dob) who was greeted by Sarah's lovely dogs Millie and Poppy. The Cart Lodge is exactly as described, simple but absolutley delightful. We would normally look to book a 4* hotel when travelling, this was easily of a 4* standard. It was immaculately clean and every basic need you could wish for was provided. Sarah's description of The Cart Lodge is very accurate, if you like what you see and read I would look no further. As fussy travellers we (my wife and I) would thoroughly recommend you trying out this little gem - provided we can get booked up the next time we want to visit!!

    Paul2016-07-18T00:00:00Z
  • Fantastic weekend break at a lovely location. The Cart Lodge is ideal for those who like the outdoors, with plentiful access to public footpaths and a small forest. The accommodation was clean, comfortable and well equipped. Very reasonable prices, and Sarah was very helpful throughout the stay. Would definitely recommend to others, and I will hopefully return to stay again in the future!

Lovely bright en-suite double room under the eaves of a modern three storey town house, in a quiet Victorian cul-de-sac within walking distance of the town centre and close to local shops. We really look forward to welcoming you!
This is a gorgeous guest room in a relaxed family home. Its tall sloping ceiling has sky light windows that beam through the sunshine (weather unfortunately not guaranteed!) The contemporary en-suite shower room has a powerful shower, wash-basin, loo and shaving socket. Fresh clean towels are provided. There is free Wi-Fi and a TV with Chromecast so your Netflix account and BBC iPlayer can be streamed wirelessly from your smartphone or tablet. There is free on-street parking down our road or nearby. Please note we have a super smiley two year old daughter who is amazing with people and a huge joy to be around. If there's a rare occasion when she's not herself then we always attend to her straight away. There are two flights of stairs up to the room- we are more than happy to help you with your bags if needed :)
We live in a lovely, friendly cul-de-sac of well-kept Victorian terraced houses, just a few minutes walk from the local shops, bakery, dry-cleaners and hair salon. Our road backs onto a sloping woodland park and is just over the road from a recreation park and an Art Deco library. There are beautiful houses to admire on the 15 minute walk along the back streets to the magnificent Christchurch Park. Ipswich town centre is a 20 minute walk away, with shops and restaurants along the way.
  • Wonderful host, comfortable, super clean and nice location. Highly recommended.

  • Beautiful cute room in a great location. Parking can be an issue but as Kate says there are plenty of other streets nearby if it’s busy near the house. The room was very clean and Kate was a very welcoming host. The croissant was a lovely touch in the morning.

    Naomi2018-10-16T00:00:00Z
  • Really comfortable stay, Kate & her family couldn't have made my daughter & me more welcome. My first Airbnb experience so was a bit apprehensive but everything was just as described & as previous travellers reviewed. Will definitely use Airbnb again & would highly reccomend Kate's place.

    Julie2017-06-25T00:00:00Z
  • Kate was a wonderful host, and my friend and I had the most comfortable stay for a night after a long day. The room was indeed lovely and bright with a great ensuite. We loved the Chromecast addition to stream what we wanted on the TV. The in-room hot drinks facilities and fresh fruits were much appreciated as well as the crispy croissants for breakfast. Definitely recommend!

  • Lovely place to stay near all the good attractions in Ipswich, definetly coming back.

  • Quiet apartment to relax in Ipswich. New apartment with one parking place available for your car. You have nearby restaurants, gyms, bars/pubs, but at the same time it’s quiet. You don’t listen nothing at all. First time here and if I have to come back, I would definitely try to stay again. I recommend the apartment for any individual or couple. Peter is helpful and quick in replying. All spot on with him.

    Oscar2018-04-18T00:00:00Z
  • Great apartment, great location, great parking.

  • Fantastic host - very responsive. Great flat - everything we needed. Great location on the waterfront near pubs/restaurants. Plus safe parking. Thanks Peter!

    Sandra2018-07-17T00:00:00Z
  • The apartment was excellent with everything you could wish for provided. The bed in particular is sumptiously comfortable. The apartment is less than 50 yards from the Waterfront. There is a well stocked Tesco Express within easy walking distance, for your provisions. Eating out/takeaways are cheap with large fish and chips for £5. The car parking space is immediately adjacent to the apartment and clearly marked. Satnav leads you to the car parking entrance just before the scaffolding. Don't overshoot! Excellent value for money.

A comfortable one bed flat with tv, living room with tv, small kitchenette, fridge etc. Shops nearby and 5 min drive/20 mins walk to town centre - a large town within easy reach of the beautiful Suffolk countryside and only a short drive to the sea-side. Just to let you know we have priced the flat very fairly and this means we cannot include breakfast. The flat has no central heating but there are plenty of free standing heaters available which keeps the flat warm and cosy.
It is a comfortable, ground floor, self-contained flat for 1 or 2 people. It has an en-suite shower and toilet. It has a small kitchen but adequate for a short stay with a fridge, hot plate, micro-wave, toaster and kettle. Back door leads onto a large garden with access to a table and chairs just outside.
Ipswich is a lovely historic Suffolk market town with a beautiful waterfront, and is just over an hour's direct train from London Liverpool Street station. My place is on the Ipswich waterfront and only a few minutes walk to the town centre, 10 minutes walk from the train station (which can go directly to London). You’ll love my place because it's a brand new apartment overlooking the marina. My place is good for couples, solo adventurers, and business travellers. It's spacious, nice and clean, modern and bright. Balconies either side of the apartment so you'll always get sunlight during the day and black out blinds in your room for the night :)
My place is a modern and clean apartment that you will be sharing with me. It's on the 5th floor with the best views across the whole of Ipswich.
The waterfront is the best place in Ipswich to be, it's really peaceful and great views from my apartment. There are lots of restaurants and pubs near by as it's the marina. Cardinal Park is also about 7 minutes walk from my place and contains a lot of food places and a Cineworld. Further in town is the shopping area with a lot of high street shops and two big shopping centres.
  • Luke is a great really chill host. The apartment is close to central Ipswich, within walking distance of the station and on the 66X bus route to Adastral Park. Nice TV and games set up :)

    Ian2016-06-17T00:00:00Z
  • The place is perfectly situated directly by the waterfront with a lovely view onto the ships. The room and the apartment is comfortable. It was tidy and everything nicely tucked away, but the place needed a cleaning-mob to whizz through it. Luke however was extremely friendly and helpful.

    Daniela2016-09-24T00:00:00Z
  • Lukes place is perfect for short or long stays because its clean, safe, and convenient. Bathroom, kitchen, and the room were clean and actually better than the pictures. It's a new building so it may not come up on (Hidden by Airbnb) but when you find Stoke Quay you're pretty much there. It has a beautiful view of the Quay and the city of Ipswich that is only a few minutes walk away. Tons of places to eat, shop, explore, and a farmers market a few days during the week. Luke is a great host and was always there if we needed him. He is a man on a mission that is very smart, responsible, as well as cordial. I would stay in his place anytime and I recommend that you do as well.

    Aj2017-03-03T00:00:00Z
  • Beautiful apartment, really well located on the water side. Not far from the train station and amenities around. Well located for the centre of town. Very comfortable bed and additional extras, a lovely touch.

    Emily2017-03-09T00:00:00Z
  • This was one of our favorite stays ... Luke is a talented Web designer and super comfortable to be around. Just the right amount of privacy & host input. The town is really great for walking, and Luke's apt looks out over the marina with amazing views of the waterfront promenade. Wifi & tv great, clean and neat - Had a great time!

  • Rita was a great host, making sure I was settled in okay and that I knew how to turn on the heating etc. It was also nice touch to have a pint of milk left along with coffee and tea bags for my morning cuppa. The accommodation itself was exactly as described with everything I needed to hand. The apartment was spotless and located just a few minutes walk from the water front and the town centre so really easy to get around. I will definitely be booking again.

  • Fabulous place to stay and so close to the town center and the marine where there are plenty of restaurants and bars. Rita is also a great host and very helpful. Recommend a stay here.

  • Great comms. Very helpful. Clean and Tidy place at a nice location.

    Tahir2018-05-09T00:00:00Z
  • This is a good wee flat if visiting town centre area and water front. If planning on using it as a base to explore Suffolk, forward planning required as parking only free from 8 at night therefore you need to find somewhere to park your car. We were lucky that could leave ours at my brothers and get taxis when needed. No need to bring groceries in advance as Sainsbury’s is a short walk away. Rita responded to and auctioned any request promptly. Even although there popular bars close by there is no mouse at night.

    Theresa2018-07-09T00:00:00Z
  • Rita is nice and kind, the apartement was very clean. The flat is located close to the waterfront. Unfortunately, the tiny flat has no window to open (in one window there s an opening, but we were not able to find out if it was working or not). Hot water is slow in the shower. Everything else as indicated in the description. Parking: For loading and unloading: Public bath parking is perfect. Long term parking: Go to rope walk. There is an affordalbe parking 5 min by walking (and funny: 10 minutes by car). Runners: Walk to the waterline, turn right and stay along the water. After a few crossings and a few km it turns into a single trail.

The house is situated in the center of Ipswich, a very short walk from the town center and close to the train station. Its a beautiful house, with a private second entrance if that was required. There is a common area, dining room, two sitting rooms, and a kitchen. The garden is enclosed and private on all sides, gets lots of sunlight.
    Huge house, lots of space
Quiet house and road, but close to lively street, with many shops and food places.

My house is located in a quiet residential street in the conservation area near Christchurch Park. It is close to the town centre (5mns walk) , marina (10mns walk) and train station (12 mns walk). Theatre and culture are nearby. Its a good place for professionals, couples, business travellers, and families (with kids). This is a light, airy and charming period style semi-detached house with a south facing garden, it is fully refurbished and decorated in a modern style and is clutter free!
This is a very comfortable house with everything you need for a short stay. The location is brilliant for all in town, but Ipswich is also a great base for visiting picturesque places in Suffolk such as Snape Maltings, Woodbridge and the coast with Aldeburgh and Southwold. Also for those who enjoy sailing there are numerous sailing clubs nearby and there are historic boat trips from the marina.
This is one of the nicest streets around Christchurch Park and has a mix of professionals and families living along the road. It is a very quiet and peaceful place to stay, but very convenient for all the town's amenities and transport. Well behaved dogs are welcome and can enjoy the proximity of the park. The Portuguese custard tarts from the cafe around the corner are delicious!
  • This house is every bit as good as it looks. Very clean and nicely decorated. We had a really comfortable stay and I'd recommend it to anyone.

Would highly recommend Steph's house, we would definitely hope to stay there again when working in the area again.

    Matthew2017-04-13T00:00:00Z
  • It's a quiet little street in the centre of Ipswich, just 2 mins walk from pubs and restaurants. Lovely clean house, quiet neighbourhood for a good night's sleep. Stephanie provided milk, tea, coffee, cakes, biscuits, eggs etc, which was great after a long journey. Parking is private, permit was provided, no problems at all parking, although parking directly outside is unlikely. Couldn't have been easier, everything in the house worked, awesome wireless, cable TV, Amazon fire stick, dishwasher, washing machine, everything you need is here, apart from salt, but that's probably me. Fab.

  • For the price it was fair and great if, like me, on a low budget

    Helen2018-06-26T00:00:00Z
  • A great house in a great location just 10 minutes' walk from the centre of town and less than a minute's walk from the nearest supermarket. The house itself has a good feeling of space and a mostly minimalist modern aesthetic. Host Tejas is friendly and easy to talk to. The bed was very comfortable and the kitchen is well equiped. I would definitely come back :)

  • Judy and David were absolutely wonderful hosts and very accommodating for my trip to Ipswich. The room was very inviting, wonderfully decorated and extremely comfortable. Their location is perfect, overlooking Chantry park, and if you're an early riser the view just out the front door is simply breathtaking in the mornings. Their collection of information on Ipswich has a breadth only rivaled at the local tourist center in town. This was the perfect place to stay for my 3 day visit to Ipswich! Thank you for such a wonderful place to stay!

My place is close to Ipswich the County Town. A 10 minute drive away, Gorgeous coast of Suffolk, but enjoys the quietness of the Countryside. The village enjoys lovely pubs serving Great food. You’ll love my place because of The quality furnishings, the Ambience, the quietness of the area, fully self contained with Bedroom area Lounge area, kitchenette and Shower room, private drive and Parking. My place is good for couples, solo adventurers, and business travellers.
Beautiful Country retreat. (The Lodge) Close to Ipswich county town. Can sleep another on large sofa. Lounge area. Large tv. Kitchenette. Bedroom area king size bed quality bedding. The whole place is Tiled to the floor areas, Large Rugs separate Bedroom area and Lounge area. There is a full size fridge as stated (No freezer) Touch sensitive wipe clean electric Hob. Toaster. Electric oven. New Washing machine. Clothes Airer Iron. Ironing board. Hoover, external wheelie bin WiFi available
Beautiful village. 2 very good pubs for Great food and drink. Bus and Train connections
  • This is an ideal place to relax for a couple of days, but you must like nature as the local tawny owls like the big oak at the edge of the garden. With a large very comfortable sofa to chill on after your meal and though small perfectly functional shower room with toilet and sink. Good oven, fridge and sink if you wish to prepare your own meals. Or there's some very nice pubs, restaurants within a short distance. Ipswich is close by as is Woodbridge and Felixstowe for lovely walks along the front or at Woodbridge the river. All in all a very nice base either for a long weekend or a week away.

    Paul2016-10-30T00:00:00Z
  • quiet location in a rural village but only 2 miles outside Ipswich . No village shops but 2 village pubs within 15 minutes walking . Well equipped and good value for money

    Graham2018-08-26T00:00:00Z
  • The Lodge. Poor quality, finishing touches were lacking. The place needs scrubbed from top to bottom as it’s filthy and full of dead bugs and cobwebs. The smell of stale dampness on arrival was awful, we went and bought candles to try and mask the smell. The kitchen is not suitable for cooking due to the state of the oven. The bathroom had hairs stuck to the shower and blackness round all the edges. However I have to say the bed was very comfortable. Overall not very good, I stay in an Air BnB every 4-6 weeks and this is by far the worst one I have visited. Approach with caution.

    Declan2018-08-19T00:00:00Z
  • Lovely rural retreat in a cabin. Very quite, but close to both Ipswich and Woodbridge.

    Pamela2018-09-03T00:00:00Z
  • A good host that made check in and out incredibly easy. A straightforward, comfortable stay.

    Hugh2018-03-30T00:00:00Z
  • We stayed for one night in the Lodge, and had a superb nights sleep. The bed was large and very comfortable, and the location was extremely quiet and peaceful. Check in and out was easy - even though we didn't get to meet Rob, communication was perfect and he was very helpful. The Lodge was bigger than I expected inside, and was extremely well-equipped - there were plenty of kitchen utensils and even a blender! Milk was provided in the fridge, as were tea and coffee. Plenty of hot water for showers - almost too hot, in fact, so be careful when using the hot tap and the shower. Still, I'd much rather this than too cold! The only other minor point worth mentioning is that this isn't a 5* lodge in terms of internal finishings. However, in my opinion, given the price of other Airbnbs in the area, you can't expect this to be the case and what you are getting in the Lodge is real value for money in perfectly adequate, comfortable and peaceful surroundings. Thanks, Rob, for a lovely stay!

    Kate2018-07-15T00:00:00Z
  • Greeted by Rob in person, he even accommodated my delayed arrival, and he showed me around the Lodge, a large studio apartment. Communication was good. This is a great location if visiting Ipswich - just on the outskirts of the town (only 10 mins to centre), yet in countryside surrounded by fields - or travelling around east Suffolk. It is more a property to use as a base rather than as a holiday rental.

    Tim2016-10-22T00:00:00Z
  • Robert was a great host. Left me to my own devices before explaining everything I needed to know and letting me know he'd be a phone call away. Lovely little apartment. Just what I needed to get some space.

There is a common area, dining room, two sitting rooms, and a kitchen. The garden is enclosed and private on all sides, gets lots of sunlight.
    Huge house, lots of space
Quiet house and road, but close to lively street, with many shops and food places.
  • Comfy place, friendly host

  • A really large, comfortable clean room with nice big windows. The hosts are friendly and happy to help. Check in/out times are flexible and my stay was very relaxed. Communication is great too, highly recommended!

  • Beautiful spacious and immaculately clean room in a really charming rambling big house. I had a great time hanging out with Tejas the night I arrived, he is a fantastic host and very hospitable. Excellent experience all around!

    Rose2018-08-05T00:00:00Z
  • Tejas’s Place is under renovations and we are sure is going to end up fantastic. We found the self checking process very easy and convenient, especially as we arrived very late, and definitely appreciated the late Check out , as we had a wedding. Although we did not met our host we found his instructions clear and easy to follow ..... the location was also great with everything you need it within walking distance

    Barbara2018-09-23T00:00:00Z
  • Really nice and comfortable room. Just two head-ups: - The hot water in the bathroom can take a few minutes before it starts working - If you do self-check-in, don't forget (like me...) to change the number on the key safe after taking the keys

    Tomáš2018-09-19T00:00:00Z
  • Tejas was very helpful, even though I arrived later than expected it was not a problem. Room was large, stylish and clean

Our names are Vicki and Andrew, our home is in the tranquil setting of the Dedham Vale, around a mile and a half from the center the village of Dedham in the heart of Constable Country. We would like to welcome you into our home as friends. We share our home with our permanent lodger Hanna, and our two young dogs.
Our home is just outside the village of Dedham, on the Essex/Suffolk border, in the heart of Constable country, with its beautiful countryside and Flatford with its mill and river. We are close to main routes and the ports of Harwich (12 miles) and Felixstowe (15 miles), but far enough away to enjoy the tranquility and peace living in the country offers. There are lots of lovely things to do including walks along the 42 miles of footpaths by the river, round the village and across fields, you could hire a rowing boat and take a trip down the river. Visit the beautiful 14th century church ( Andrew is caretaker and groundsman), visit Flatford Mill and eat at fantastic pubs and restaurants including The Sun, Milsoms and La Talbooth. Everything in the village can be accessed by foot or bike. There is a bus stop within a minutes walk, giving access to Colchester , Mannintree and beyond. The nearest train station is Manningtree which is 10 minutes away by car.
The area is very quiet, although we do have a busy road outside, but are far enough away for it not to bother anyone and your room is at the back of the house, furthest from the road. Please note that we are located about 1.5 miles from Dedham village centre and about 5 miles from the centre of Colchester.
  • Really kind and understanding hosts, beautiful landscapes. It was just perfect. Would recommend it to anyone!

  • This place done the job for us, not far from the Essex Way. We mainly slept whilst there, it was quiet enough for us to do so. Nice touch of complimentary drinks in the room. Lovely dogs! Thank you!

  • Lovely hosts. Clean room with many extras. Would stay again

    Kirsty2017-10-31T00:00:00Z
  • Lovely room, Vicki and Andrew are great hosts, friendly and generous. A freshly squeezed orange juice for breakfast was a lovely touch! (you pay a smal extra for brealfast option). I only needed to stay for 1 night on the way somewhere else but it was one of the most peaceful nights I've spent in a new unfamiliar place. If you are travelling in Colchester area, I highly recommend this place. PS Thanks to Andrew for trying to sort out my car when I thought I'd locked my car keys in the boot! Much appreciated!

    Olga2018-08-11T00:00:00Z
  • Vicki and Andrew were great hosts. Very friendly and welcoming. The room was perfect for our needs and the tea and cold drinks in the room were a great touch. Would definitely stay there again.

  • Tea, coffee and a mini fridge with milk and juices were provided in our room. Decent bed and very friendly hosts. Dedham is absolutely gorgeous, with lovely scenery and a spectacular gastropub - The Sun. Would definitely recommend. Overall, a lovely place to stay in a fantastic village. What not to like.

A Grade II listed detached, renovated barn, Bank House Barn is peacefully tucked away just off the village square in the grounds of the village stores and Post Office. A cosy, well-furnished holiday home, adjacent to the owners' house, with a secluded outside seating area together with a dedicated lawned garden with table and chairs.
Bildeston is a unique Suffolk village surrounded by fields and open country side providing many opportunities for country walks and cycling. Within walking distance you will find pubs/restaurants with farm shops/cafes, and fishing lakes just a short drive away. Historic Lavenham is just 10 minutes away with the Suffolk coast, nature reserves and forests all within an hours drive. Newmarket racecourse is under an hours drive away. Supermarkets can be found in both Hadleigh and Stowmarket.
  • Perfect place in the Suffolk country side. Amazingly clean and wonderful little barn great for families or couples. Would go back anytime.

  • We (my 13 year old son and our small dog) stayed for 5 nights and loved our mini holiday. Everything was in place to make our stay comfortable. Thoughtful extra touches such as fresh strawberries and local honey made Helen and Phil great hosts. Comfortable beds and cosy living room with Wi-Fi (essential for the teenager!). Bank House Barn was a perfect base to explore the delightful county of Suffolk.

    Claire2018-09-01T00:00:00Z

A wonderful open plan 15th century barn with stone floors, beams, a wood burner and fitted kitchen. Set in the grounds of a Grade 2 listed farmhouse nestled on the Essex and Suffolk borders. A peaceful and relaxing place with brilliant access.
The Haywain is ideal for a couple and has a beautiful double bed surrounded by 400 year old beams. They create a four poster bed feel. There is a sofa bed in the room which would be ideal for children to use if they wanted to but might be a bit cosy for four adults in the room unless you all knew each other really well! Please note we do not provide breakfast and the wine in the photographs is to inspire you - it's not included! If you do want any essentials like tea, coffee or milk then please let us know and we will be happy to provide.
We are ten minutes from Dedham where you can walk to Flatford Mill where Constable painted the Haywain. (Hence the name for the barn!) Britain's oldest town, Colchester is ten minutes away with lots of facilities. There is a nice pub a ten minute walk away that serves good food.
  • A beautiful converted barn, complete with authentic wood beams, this was a great find for exploring the various country walks and secluded, quaint villages of Essex. The space has a surprisingly well equipped kitchen, newly fitted, as well as a wet room, and a space to sit outside and enjoy the idyllic former farm - come family home that surrounds. Our hosts were very warm, friendly and easy going and pretty much left us to it once we were orientated. Couldn't recommend it more if your wanting to explore this part of the world.

    EdBirch842015-07-12T00:00:00Z
  • A really convenient yet rural spot close to colchester, Dedham and great links to Suffolk. The Barn was perfect for our stay with our daughter and our two dogs, great shower, comfy beds and enough equipment for our needs. Competitively priced it beats a hotel room hands down. Everyone we met was friendly and helpful. Will definitely book again when we are in the area visiting family.

    Kellie2017-05-01T00:00:00Z
  • We had a great weekend escape in this lovely & very confortable refurnished barn - Mark & Claire provided us with everything we needed as we were supposed to bring bed linens and towels but were not able! We felt completely at home - would definitly recommend for a weekend getaway!

    Cristina2016-03-01T00:00:00Z
  • We had a very lovely stay the hosts were very hospitable and were there whenever we needed them. We slept very well despite a large storm which says great things for the place. The location is nice, not to far from the town with some local pubs. We would definitely recommend staying here.

    Shannon2017-02-25T00:00:00Z
  • Beautiful barn in a peaceful setting, the barn is next to the farmhouse at the end of a long drive in the middle of the countryside. The barn is really warm and cosy and plenty spacious enough for a family of 4. The kids loved the climbing frame, trampoline and seeing chickens and sheep. Mark and Claire were great hosts and met us when we arrived and were very relaxed about a late Sunday check out. Very much recommended

    Richard2017-09-17T00:00:00Z
  • The Haywain worked out very well for me; not far from the A12, close to the office but secluded and quiet. Lovely timber framed building but with all the essentials for a short stay. The woodburner was a real plus, bring your own logs. The hosts were very quick and helpful on communications and flexible on arrival and departure. I will definitely consider staying again.

    Mike2017-01-19T00:00:00Z
  • We had a great time staying in the sweet little barn for 2 nights. Claire is lovely and welcoming and the barn is really comfy and cosy. There were 2 goats on the neighbouring farm which was a bonus for us goat lovers! ;) The farm is so easy to get to from London, and is within very quick and easy reach of Colchester and Mersea Island.

    sian2016-05-23T00:00:00Z
  • We had a lovely time and everything was just as described. The surroundings are beautiful and barn very comfortable. The hosts communication was excellent too. Recommended.

Stowmarket is ideally suited for business or a relaxing holiday or short break. Things to do in Mid Suffolk You will never be short of things to do in Mid Suffolk, that's for sure! Not only is Mid Suffolk on the South East coast of England so you always have access to a lovely sandy beach but Suffolk is also home to some great theme parks, water parks and amusements which are all perfect for a great family day out. There are some fantastic retail villages that have a huge array of different shops in. So if your looking to visit Mid Suffolk, make sure you take a look around this site and find all the things that you can do, where you can eat, where you can stay and where you can go for a tipple after a long day. Be sure to visit Ipswich and Bury St Edmunds for great night life and a busy town for shopping. Mid Suffolk Shopping Mid Suffolk holds some great towns for shopping, the biggest probably being Ipswich or Bury St Edmunds which offer all of the shops that you could even need to have a full day of shopping. Although Suffolk has all of the mainstream shops that you expect to find in most places these days, it also has lots of little privately owned stores and boutiques that offer some products that you won't find anywhere else. Quite often you will find a store that you would never normally expect to have anything of your taste in but come out with a hidden treasure, so be sure to always check down the side streets of the main town, you never know what you will find. Don't forget to get a snack in between, a full day of shopping can really take it out of you. Eating Out in Mid Suffolk If you love your food then you have come to the right place, check out our Eating Out page to find some mouth watering menus at some truly divine restaurants, takeaways, diners and cafes throughout Mid Suffolk. We have restaurants that are situated on boats that sail down rivers while you eat your meals. If your staying in the area or you live in Mid Suffolk and your looking to switch it up and get a takeaway that your really going to enjoy then why not look at our takeaway section where you will find the best that Mid Suffolk has to offer. Doesn't matter what cuisine your looking for, they have it all, Chinese, Indian, Turkish and Meze, Thai, kebabs and burgers and Chicken! I'm sure you'll find the place to eat that you've been searching for. Enjoy your meal. Finally a direct train to London and the amazing shopping at Stratford Westfield

Lovely bright and spacious en-suite double room on the second floor of a modern three storey town house, in a quiet Victorian cul-de-sac within walking distance of the town centre and close to local shops.
This is a gorgeous, spacious double room in a relaxed family home. Its large window overlooks the Victorian terrace houses which line our road. The contemporary en-suite shower room has a powerful shower, wash-basin, loo and shaving socket, and fresh clean towels are provided. We have a Smart TV and free Wi-Fi in this room. There is free on-street parking down our road or nearby. Please note we have a super smiley two year old daughter who is amazing with people and a huge joy to be around. If there's a rare occasion when she's not herself then we always attend to her straight away. There is one flight of stairs up to the room.
