Travel cot (no bedding), stair gate and high chair. Wifi included. Wood-burning stove for the colder months. Some wood provided, more available at cost. Oil-fired central heating. Additional electric room heaters. Please be aware that the twin bedroom is accessed via the single bedroom; both have doors. BBQ and outdoor furniture available for use. Lots and lots of toys, games, books and DVDs; large TV. Off-road parking space for up to three cars on site, directly in front of the cottage. Active local pub (Jolly Farmers a 2 minute walk), and half a mile from Creake Abbey which has a really good restaurant/café, great outside space with toys and little tractors and an award-winning farmers' market plus many other events throughout the year. Burnham Market is 2 miles away, with its famous hat shop and much else to offer for a wander round. Fabulous beaches at Wells, Holkham, Burnham Overy Staithe, Titchwell, Brancaster and Hunstanton (plus many more) are within a short drive. The first 3 are the nearest and are 3-5 miles away.
North Creake has a friendly local pub within a short walk of the cottage. Creake Abbey, renowned for its restaurant, farmers' market and craft fairs, is under half a mile away. There is a huge network of excellent footpaths on the doorstep for dog-walkers. There are some great pubs and eateries nearby, including the Duck in Stanhoe and the Black Lion in Walsingham. The cottage has a pair of resident tawny owls and swifts nest in the roof in the summer months, which is increasingly rare around here. The cottage is 2 miles from Burnham Market and within 5 miles of Burnham Overy Staithe, Holkham, Wells and Brancaster beaches which, if you do not already know them, are well worth googling as they are amazing.

The cottage itself is very cosy, well kitted out and there’s even a well stocked games cupboard. We also found the beds very comfortable! 10/10

  • Kate's cottage is really lovely - so cosy, clean and welcoming (it was great to walk in and find a tea tray set out on the table, complete with chocolate biscuits!) It's very well located with off road parking, but so quiet and has pleasant green views (and quite dark skies for stargazing). There are free range chickens outside the front door and a good sized enclosed rear garden. We enjoyed relaxing with the log burner in the evenings and slept really well under the feather duvets! Another stand out point is how well equipped the cottage is. Plenty of plates, cutlery, cooking utensils etc in the kitchen, extra toilet rolls - small points which really make a break easier. There's also a very well stocked games cupboard, and lots of books and DVDs. We loved our stay and would love to return for longer!

A heron often sits on the pond eye up its dinner. Grimston Warren and Roydon common sit on the edge of Grimston which are beautiful Heathland Restoration projects house a rich mosaic of habitats. - Bring your bikes, great trails through the woods- Spoilt by lots of award winning gastro pubs close by and 20-30 mins to incredible north Norfolk beaches if you fancy a day there.   • It is an amazing place to visit if you want to get away from everyday life. I turned my phone off for the whole time and enjoyed everything the place had to offer. The property itself has some great places to wander around and take in the beautiful scenery and wildlife. The Shepard hut was particularly wonderful, it's a luscious small space that was perfect for me and my partner. We couldn't recommend a stay somewhere more than this place! You will love it 😁

  • This place was AMAZING. Gorgeous little shepherd's hut, tastefully decorated and absolutely spotless. A bigger bed than I expected, sometimes the beds in shepherd's huts are diddy but my long-legged SO had no complaints. There was a wood burner inside the cabin that made the place really cosy when it got started. And the showers/toilets were heated which made the stay so much more comfortable, big thumbs up there. I liked the wood fired hot tub but at the time we went (right over Halloween) it took absolutely ages to heat up – the guide said up to 3 hours but it was closer to 5, and it was actually only really warm by that point, not hot, but we'd run out of patience so just decided to jump in. Stargazing in a hot tub is pretty nice, getting out into the freezing cold was not. Interesting though, we checked the tub the next day just to make sure we hadn't left leaves in and the water was still warm after what, 8-10 hours? So if the hot tub was in regular use I think it'd have been much less hassle to get it going. There was lots of info provided about local amenities, but for nature you don't have to go far as there's a forest right next to the cabin! Only had time to walk in there once but we caught sight of a pretty big hare and the tail-end of a deer, absolutely picturesque. All in all I'd love to come back again and would definitely recommend it to others!

  • Absolutely beautiful. If you want to have some time away from the world then this is your place. I have never been somewhere, where I’ve never wanted to leave. We had a beautiful welcome note which is always a great touch! We were provided with so much information in regards to the area and places to see, and places to eat etc. I made two new chicken friends who really made me and my boyfriend feel at home aha! It was nice to have company when washing up!😂 The walks, cabin, scenery and experience was out of this world! Thank you x

    A lovely characterful and cosy cottage located in a private road in the quiet village of Docking, just a few miles from the coast and beautiful Brancaster beach. With vaulted ceilings, exposed brick fireplace and wooden beams, this is a relaxing and romantic couples retreat. Sexton's Yard has a really lovely welcoming feel as soon as you step inside the front door. Managed by the owners who live close by, a stable door opens into the open-plan living area which has a beautiful exposed brick feature fireplace with multi-fuel stove. With comfortable seating and dining space for four people and a Smart television with WiFi and radio the room is great to snuggle up in with a glass of wine. The kitchen is well-equipped and comes with modern appliances and solid oak work surfaces and perfect if you want to cook. Upstairs you will find two stylish bedrooms both with double beds and a shower room. Outside there is a sunny fully-enclosed shingle courtyard garden with garden furniture so you can soak up the rays and dine alfresco or enjoy the homemade cake the owner bakes for you on arrival! Additional Information Bedding is feather. (Synthetic bedding is available, please request this when booking). Due to the age and character of the cottage there is restricted head height in the sitting room which measures 1.73m (68"). Two well behaved small dogs are welcome (small additional charge). Ground Floor: Open-plan living area A stable door leads into the lovely open-plan sitting room/dining area which features painted beams, exposed brick chimney breast with wood burning stove. There is a comfy sofa, wing chair and coffee table with lamp. A window looks out to the front of this charming cottage which has bespoke shutters fitted to the windows. There is a dining table with four chairs and a wall mounted flat screen Smart television with radio and internet. Open-tread stairs lead to the first floor bedrooms. Kitchen A well-equipped galley-style kitchen with shaker style units with oak work surfaces and ceramic sink with mixer tap. Appliances include integrated washer/dryer, slimline dishwasher, larder fridge and electric oven and hob with matching cooker hood. There is a microwave and wall-mounted heated towel rail. A window looks onto the front courtyard garden area. First Floor: Master bedroom A lovely room full of character with vaulted ceiling, exposed chimney breast and beams. Double bed with crisp white bed linen, wall lighting and double wardrobe with drawer space, chest of drawers with lamp, mirror. Bedroom two 4' double bed with storage under and crisp white bed linen with cosy throw. Outside: There is a shingle fully-enclosed courtyard area to the front of the cottage, with table and chairs, seating four people making this a great place to enjoy breakfast or al fresco dining.   • A wonderful place for all kind of travellers! If you are in a family trip you definitely visit this place. The nearest beach - is a lovely place to enjoy. If you are interested in natural products - Norfolk Lavender is a lovely place just next to the Animal farm where children can play and adults can shop natural food. If you are a dog lover there is the perfect place to go. The entire area have different places for birdwatcher and see wildlife. Sea life in Hunstanton is a great experience including trips to observe seals. King's Lynn is a wonderful place full of history and colourful shops. Great experience for everyone.

Me as my partner took our dog and found it the ideal location to explore the north Norfolk cost from with beaches and costal walks only a few miles away. A Lidl supermarket was close by and a spar in the village for any last minute bits. Hosts were extremely hospitable as we were treated to numerous extras upon our arrival which went down a treat! Would defiantly recommend and return.

Upstairs there are two bedrooms and a modern shower room, making this perfect for a couple or a family. Outside there's a rear enclosed courtyard garden ideal for dining al fresco. It is conveniently located in the Docking village, set back from the road, within walking distance to a village pub, shop, thriving fish & chip shop, children's playground and fishing lake. The charming Georgian village of Burnham Market, plus the beautiful coast at Brancaster and Thornham are only 10 minutes drive away. Dogs are not permitted
    Ground Floor Downstairs has been completely refurbished with an open plan spacious sitting and dining area with oak flooring, leading through into the kitchen. Cloak/utility room: hand basin, WC, chrome heated towel rail and a washing machine. Sitting area: lovely light and spacious area furnished in a contemporary style with a newly installed wood-burning stove and steps leading up the the new kitchen area. All newly furnished in 2018 with a large grey fabric sofa, two built-in bookshelves with a good selection of books and DVDs for guests to enjoy, comfy bench seat with cushions (over handy built-in storage cupboards), foot-stool and flat screen freeview digital TV and a DVD player. Kitchen area: contemporary new kitchen well-equipped with an electric oven, microwave, slim-line dishwasher, fridge and freezer. There's a skylight and glazed doors, opening out to the courtyard garden, making it feel light and airy. For dining there's a white kitchen table with four stools. The staircase is not steep and there is a hand rail. First Floor Bedroom 1: well presented with a king-size bed, bedside tables and lamps, chest of drawers and clothes hanging hooks. Bedroom 2: a smaller room with twin beds, a central bedside table and lamp and built-in overhead storage cupboards. Shower room: superb contemporary newly fitted walk-in shower, hand basin, heated towel rail and WC. There is a travel cot available if required (conveniently stored in the cupboard under the stairs) and a highchair (stored in the cupboard in the sitting area). Outside Although there is no designated off-street parking spaces there are no parking restrictions in Docking village and it is usually possible to park nearby the cottage. At the back of the cottage is a fully enclosed walled courtyard garden which is paved, with a wooden picnic bench. There is a pathway from the side of the cottage with a wrought iron gate leading to the garden.
    Docking All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis. The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.

    The Potting Shed is built into the walled garden of the Fring Estate. It offers a couple the perfect getaway with a terrace in both sides getting morning and afternoon sun. The property has recently been converted and has a king bed with wet room and a kitchen living space. The afternoon terrace has an outside bath over looking the park of Fring Hall and the evening sunset. It is a magical retreat for couples to enjoy, walks through the park to the sunset mound for the last light are unmissable.
    The open plan living/dining/kitchen area is charming with vaulted ceiling and unpainted walls which retain the authenticity of the building and create a striking contrast. The kitchen is small but perfectly formed and comes with Belfast sink with brass taps along with most of the appliances you would expect (but not everything and that is part of its charm!) What you won’t expect though is the outside bath tub, which you can fill with hot water and bubbles and enjoy a glass of champagne as you watch the sun go down on another day. Inside the sleeping space is divine with vaulted ceiling, exposed wooden beams and velux window which makes the room beautifully bright during the day and at night offers a glimpse of the blanket of stars above. After a deep, restorative nights' sleep in the double bed, treat yourself to breakfast in bed and open the door to the front terrace to let the sunshine in. The wet room next door has a surprisingly spacious walk-in shower with a large rose. There is a smart TV, but no satellite. The whole idea of this little retreat though is to get away from the influences of every day life hence, no terrestrial TV. Outside you have a private fenced terrace to the front with table and two chairs which overlooks the cottages in the walled garden and to the rear, a private open fenced terrace and lawned garden with garden furniture offering extensive views over the Fring Estate and the surrounding rural landscape.
    Fring is a small village just tucked away from the hustle and bustle of the coast. The famous Pedders way runs through the estate and all the way to the coast running past pubs and through open fields which makes a lovely day out. There are numerous footpaths to explore and bikes can be rented to go further afield.

    Welcome to our beautiful carrstone cottage dating to about 1880 and retaining a wealth of traditional features. This is a lovely welcoming home, with many personal touches, and is conveniently situated for North and West Norfolk's many attractions. The cottage is a 3 bedroom property sleeping 5 guests with, a large living room, kitchen, downstairs W/C, dining room, main shower room and an en suite W/C in the upstairs master bedroom. There is also a stair lift leading to the first floor.
    There are 2 spaces allocated for parking in the courtyard and a private garden for guests use only. The property is equip with every home from home comfort, washing machine, dryer, and free WIFI for guest use only.
    The village is very quiet, clean and safe with excellent local pubs and a village shop a few minutes walk from the property. The cottage is central for so many interests. The cultural and literary hub of King Lynn is 7 miles away and hosts many events throughout the year and is well worth a visit. Other stately homes nearby are, Oxborough, Felbrigg, Holkham and Houghton Hall with many beautiful gardens. Nearby Walsingham is a fascinating medieval village with its 'Holy Mile' and national shrines it's unique and unspoiled. The famous Peddars Way walk covers 93 miles through the Norfolk countryside but can be joined at any point. Roydon Common is one of the country's outstanding bird watching reserves also Titchwell and Salthouse marsh are much enjoyed by bird watching enthusiasts. The cottage is 15 minutes from the coast by car there are many other local attractions to visit and enjoy. Wells next to the sea is a delightful fishing village where you can try your hand at crab fishing and take in the atmosphere.

    Hello! Welcome to our home. Come and stay in a private two bedroom flat on the Peddars Way walking route. Ideal for walkers, families, couples after a romantic weekend away or those who simply want to explore the North Norfolk area. Maps are provided to help you roam. We are a short distance away from the famous Dabbling Duck Pub and have recommendations for other eateries . Dogs and children are welcome and if you want you can come and say hello to Sally’s horses. Breakfast included.
    The flat has a private dining room and bathroom. Each of the bedrooms has a double bed and we can put up a single if you wish.
  • Ben and Sally's flat could not have been more lovely - we thought it looked nice from the photos, but it was even better than we imagined! The farmhouse was easy to find with the clear instructions, and we were able to settle in immediately. The flat is self-enclosed, a beautiful clean, comforting and peaceful space with a homely kitchen, and stylish bedrooms and bathroom upstairs. Lovely touches, a mix between traditional farmhouse style and more modern flourishes, my son and I loved it so much we almost didn't want to go out to the party we had come to the village for! In the morning a fantastic traditional cooked breakfast magically appeared on the kitchen table, and it was delicious. Ben and Sally gave us all the privacy that we wanted, but were attentive in that they were very quick to message back and answer any questions we had. Not that there were many at all - we had everything we needed. All in all such a lovely experience staying in the flat, and we could not recommend it more. I only wish that we had been able to stay longer, and gone on some of the walks that Ben and Sally had left information about, they looked great! Thank you Ben and Sally!

    East Rudham is in close proximity to the beautiful North Norfolk countryside with its quiet rural lanes, and large country houses such as Houghton Hall and Holkham Hall. There are award-winning pubs (The Dabbling Duck at Great Massingham is 10 minutes drive away) and restaurants on the doorstep and the stunning, ever popular coast is within half an hour's drive with its abundant birdlife, gorgeous sandy beaches such as Brancaster, and picturesque harbours.

Every care has been made to create a home you will look forward to returning to at the end of the day.
    Sextons Place is situated in Sextons Yard just off the High Street in Docking. It is in a very quiet spot tucked away from the main road, yet with easy access to all the wonderful places that North Norfolk has to offer. There are two parking spaces for our guests in front of the garage. The cottage is very spacious which the pictures don't always convey so there is plenty of room for 6 people. However if you are a couple looking to get away from it all I can offer an extra discount on your stay, so please message me for full details. Sitting room A wonderfully cosy room with a log burner, large smart television with freeview, a DVD player, vintage writing desk and a wide selection of DVDs, books and games for our guests to enjoy. Snug This part of the cottage is very spacious as it is open plan with the kitchen and dining area. It has a feature flint wall with two double sofas and a smart television. There are two windows which look out to the front of the cottage and which makes it a lovely place for relaxing before dinner. Kitchen / dining area The dining area leads off the snug and has a large wooden table and seating for 6 people. The kitchen has all the appliances needed including kettle, toaster, cafetière, coffee machine, electric hob, double oven, fridge, freezer and wine fridge. Utility and Cloakroom These both lead off the kitchen, the utility room has a microwave, sink, full size stand-alone fridge, washing machine, tumble dryer, ironing board and iron. Essentials A Welcome Box is provided for all our guests on arrival including wine and where possible local produce which we hope will get your holiday off to a lovely start! We will also provide an initial supply of essentials including tea, coffee (instant), sugar, oil, condiments, toilet paper, soap, washing up liquid, and dishwasher tablets. Please note that depending on the number of guests and length of your holiday you may need to replenish some of these items during your stay. Towels / bedding These are all provided and included in the cost of your stay. We pride ourselves on the quality of our bedding and linen as we believe this makes all the difference for a good nights sleep. Please note that all the duvets and most of the pillows are feather-filled, so if you have any allergies please get in touch first. For families with infants There is a high chair, 2 x travel cots; one is a Hauck Dreamer folding bassinet with mattress for babies up to 6 months and the second is a Spacecot for babies & toddlers up to 30 months. We also have a changing mat and baby bath for up to 12 months available for our guests to use. Whilst there are no fitted stair gates at the cottage, there is the use of a portable safety barrier to stop little ones from venturing upstairs alone! Garden The garden to the rear and side of the cottage is solely for the enjoyment of our guests. The rear garden in particular is a lovely space as it's very secluded and ideal for al-fresco dining, weather permitting! We do not have a bbq available, however guests are welcome to bring their own to use in the garden. For days out A picnic hamper, blanket, cool box & camping chairs (x 4) are all provided for your enjoyment. We also have a selection of children’s beach toys including buckets and lines if you want to try your luck at crabbing! Master bedroom A wonderful room with views to the front of Sextons Place with a king size bed, two fitted wardrobes, chest of drawers, two bedside tables and lamps, Roberts radio, long mirror (with plug sockets behind) and a hairdryer. There is a large ensuite with a roll-top bath, separate walk-in shower, sink and WC. Twin bedroom This room is ideal for children and adults alike. Also looking out to the front it has two single beds, a wardrobe, chest of drawers, bedside table, lamp and hairdryer. Double bedroom A very cosy and welcoming room with a double bed, fitted wardrobe, chest of drawers, mirror and hairdryer. Please note that the bed in this room is quite low. Views are to the front of the cottage. Main bathroom This bathroom serves the twin and double bedroom and has a bath with shower over, sink and WC.
    Docking is set in an Area of Outstanding Natural Beauty and is only a short drive away from the many wonderful beaches of North Norfolk, such as Holkham with its wide golden sands and the family friendly Brancaster and Wells-Next-The-Sea. Head inland for the many market towns and villages with their wonderful cafes, award winning restaurants and artisan shops, or explore places of historic interest such as the Royal estate at Sandringham which is only a few miles from the cottage.

We visited with 4 adults and 3 small children after Christmas and over new year. The house is perfectly placed to visit north Norfolk beaches but equally it’s relaxing and restful enough to just stay in and enjoy the beautiful house and garden. The kitchen is brilliantly equipped and has lots of cooking essentials and a great welcome pack. We couldn’t fault it and have recommended to our friends who are now visiting in the summer. There is plenty of space but it still manages to feel cosy should the weather turn in or you want to hunker down to watch a film or cook a meal. Docking is a great base to explore the surrounding area from, lots of nice pubs and beaches a short drive away. We can recommend the local fish and chips and little pizza van too!     A historic cottage in the pretty & well placed village of Docking. Parts of Chase Cottage date back to the 1700s (so there are steeper than usual steps and a few low door frames!) and was once Boydens, the village general store.     Surrounding area Chase Cottage is located on Fakenham Road, at the easterly end of Docking. Brancaster Beach is a 10 minute drive away, while the beach, beach huts, harbour & shops at Wells-Next-The-Sea are about 25 minutes away. Sailing is close by at Burnham Overy Staithe, and Brancaster Staithe also has Kayak hire available. The Royal West Norfolk Golf Club in Brancaster is an "outstanding links course... With the North Sea on one side and the saltmarsh on the other it has a wonderfully atmospheric setting, and is ranked 17th in England and 44th in the UK by to(URL HIDDEN) For birdwatchers, Titchwell RSPB and several others are nearby. Pensthorpe Nature Reserve (seen in BBC Springwatch) is also a short distance away. North Norfolk is listed as one of Britain's best Stargazing locations, due to low levels of light pollution. Burnham Market is 10 minutes drive from the Cottage, while Holt, Sheringham and the steam railway that links them are easily reached. Fakenham is a 20 minute drive away, with its racecourse, popular Thursday market, and large Morrisons and Tesco supermarkets.     Quail Cottage has a spacious open-plan kitchen-diner and oak beamed living room, overlooking a large, beautiful garden with swings, bbq and seating. It is ideal for summer holidays and cosy winter breaks - try out the"warmest wood burner ever". Located near North Norfolk’s beaches and wildlife reserves, it is the perfect space to spend time with family and friends.
    The 200-year-old cottage is located in Bircham Tofts, a 15-minute drive from the sandy beaches and wetlands of the North Norfolk Coastline, with a pub and village shop within a ¼ mile. The main space is an open-plan kitchen-diner and living room, furnished with a Morso wood-burner. There are floor to ceiling windows and a Green Oak wooden beam extension that creates a very relaxed and spacious environment. Situated in a south-facing large garden with pond, flowerbeds, patio with outdoor eating area, BBQ, swings and table tennis, you have access to all garden facilities as well as lovely countryside views and amazing walks from the door. Quail Cottage is located away from main roads, at the end of a country lane; the area is very safe for children to cycle and explore. Woodpeckers, finches, swallows, swifts, mallards and thrushes are among the many birds you regularly see from the house. In season, bats and v-shaped formations of geese fly overhead at teatime. You may even spot a falcon swoop in or a heron land on the pond. On local walks you can see owls, skylarks, deer and hare, while bird reserves and AONB at Snettisham, Holm, Titchwell and Cley are very close and offer birdwatchers glimpses of rare birds such as marsh harriers, bearded tits, bitterns and waders. The cottage is well equipped for families: there is broadband, a selection of books and films, Duplo, plenty of board games and a TV. In the garden there is a table tennis and a seating area overlooking fields at the rear. The beach at Brancaster and the traditional seaside resorts of Wells-next-to-the-sea and Hunstanton (with a pier and fair) are nearby. The cottage offers an excellent location for exploring North Norfolk’s heritage: the castles, gardens and country houses, including the Royal Sandringham Estate, Houghton and Holkham Halls, with attractions for all ages, are within a 20-minute drive. Nearby are Blakeney and Morston harbours from where boat trips depart to visit the basking seals at Blakeney Point. The historic market towns of Burnham Market, Holt and Kings Lynn have an array of shops, cafés and inns. The house is our home and we are delighted to share it with you.
    Bircham Tofts is a small hamlet with duck pond adjoining Great Bircham which has a hotel with restaurant and village shop with a deli, groceries and cafe serving coffees and lunch. These are 15 minutes walk away down a green Lane or 2 minutes by car. There are award winning restaurants within 3 miles - including The Duck Inn at Stanhoe, The Rose and Crown at Snettisham and White Horse Brancaster Staithe and many more along the coast.

The house has a stunning fireplace in the middle of its large barn living space looking on to an enormous garden - which is the perfect place to while away cold winter evenings. It would be the perfect place to spend a Christmas or a summer vacation, as the beach is only 15 minutes drive away. You will need a car to be able to explore the area as there's not much within walking distance.

    Perfect for a long weekend away. One bedroom, self contained cottage, newly converted to a high standard with all mod cons. Private outside space and dog friendly. Syderstone is a quiet North Norfolk village, with a pub, in an area of outstanding beauty. An ideal base for walkers, birders, cyclists, nature lovers or foodies. The glorious beaches of Holkham, Brancaster and Wells are within a 20 minute drive, whilst the stately homes of Holkham, Houghton and Sandringham are within 10 miles.
    Set next to the owners cottage. Parking on the quiet street right outside. Own front door. Completely self contained. This is rural Norfolk, WiFi is free but can vary in strength, mobile phone signals are patchy. One well behaved dog welcome but do not leave alone in the cottage. The village pub is very dog friendly, but please note is currently closed whilst there is a change in management.
    Syderstone is a very friendly rural village in North Norfolk. We have frequent quiz nights, a monthly village 'cinema' and a thriving village pub which specialises in gluten free meals. This is a perfect place to stay in the heart of the working village of Docking, close to Burnham Market and within a 10 minute drive of the beautiful North Norfolk coast, with its miles of wide sandy beaches and big open skies. This uniquely designed house with a classic/modern twist is a super place for romantic getaways with a smart ground floor living/dining room combining historic features and contemporary design.     Norfolk Coast: The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and Thornham are closest but Holkham and Wells are also worth a look. Be sure to visit Wells-next-the-Sea, a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with stalls selling local shrimps and crabs Docking: All roads in North Norfolk seem to lead to Docking. It's a busy working village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. Docking also has its own coarse fishing lake that is available on a day ticket basis. Stately homes: If you fancy a bit of culture North Norfolk has some beautiful stately homes, most of which open their doors and gardens to the public. There's some nice things to pick up at the village market on a Wed morning in the village hall too. Only negative for us was a surprisingly noisy 'boy racer' circuit on the Docking village road right outside quite late into the (Monday!) night, but then it was half term?! Nothing to do with the house though.

  • We had a lovely weekend exploring the north Norfolk coast; this beautiful cottage really is in the perfect location to visit a wide range of different places (beaches / nature reserves). The cottage itself was spotlessly clean and very cosy - handy extras included a dishwasher and washing machine in the kitchen, and a bottle of bubbly on arrival! There was plenty of information available about the property, and also the surrounding areas. Just one point to add (and as it says in the listing), the property is on the main road through the village so you do get some noise from the traffic - not that it affected our sleep but light sleepers might find some earplugs useful :)

  • Stephen's cottage is just wonderful, a nice open planned space with lots of original features being a listed building. Set in the picturesque village of Docking perfectly located to explore the surrounding areas and the naturally beautiful North Norfolk Coast line. You will find everything you need amenities wise for short or longer stays and Stephen provides plenty of information on local sites, restaurants and just general things to do. For the rainy days or evenings there is plenty of entertainment in the cottage and things are set up if you just want to watch a film or 'Netflix and Chill' (brilliant host!!). We had a fabulous time and will be sure to stay here agin in the near future :)

    Newly built in 2017/2018, this 2 bedroom detached bungalow could suit most people. It is complimented with a tastefully decorated, high specification open plan living area with a 4 seater comfortable corner sofa, dining table and chairs and kitchen area finished with granite worktops and hard flooring. Also, has a large flat screen TV with freeview and WIFI access. There are 2 bedrooms, one with a double bed, wardrobe and drawers, bedside tables with lamps and the second with a single bed, drawers, lamp and hanging space. Fluffy towels are supplied. It also has a sleek modern wet room, fully tiled with walk in shower, WC and sink, finished to a high standard. Outside there is a small mainly secluded courtyard area with outdoor furniture, off road parking and a shed to store bikes as well as a boiler room with washing machine and freezer.
    This is a lovely area with friendly neighbours. We also live in the village so can visit if needed.

My error for not checking the shower though, as there is no hand shower, just an overhead shower. Locally there are pubs within walking distance and a friendly store just over the road.     Katherine and John bought Rose Cottage as a project and have rennovated it as a getaway from the ratrace, hope you like it too. The cottage is cosy in winter and cool in summer, newly rennovated with all mod. cons, so a luxury bathroom, new kitchen, heating and woodburner. Ideal for a couple with dogs (secure garden).
    There is a small parking space in front and bigger spaces nearby. There is a utility room for boots and muddy dogs.
    Just a walk to the Gin Trap Inn, General Store and Garden Nursery. 2 miles to Holme beach. A short drive to Norfolk Lavender for gifts and farm-shop, some great pubs and restaurants and some amazing beachs, walks, bird-watching.

  • A beautiful cosy cottage which is a perfect escape from the city. Renovated beautifully to a very high standard and made to feel modern but keeping that cottage feel, felt like a home from home. Very large bath and shower, super toasty warm even without the wood burner going. The wood burner is such a nice rustic country touch. There's a duck pond opposite and the cottage is right on the pedders way. Walking distance from all local amenities and many other beautiful walks. John's communication has been fantastic throughout very quick to respond and very helpful. The cottage was very clean and tidy and well stocked. Secure garden with entrance to a utility room was fantastic to put the dogs in after a muddy walk. This is the first Airbnb I have booked and I was nervous about it, but John and his place were perfect. Thank you so much for a wonderful stay 😁🐕🦆

    Docking is a pretty village just 10 minutes from the beautiful sandy beach at Brancaster and the trendy Georgian village of Burnham Market. Docking has a great little supermarket which is open until late, a pub, fish and chip shop, large village playing field, tennis court, bowling green and market on a Wednesday. There is also a visiting wood fired pizza van on a Monday. It is a great place from which to explore North Norfolk, be it the stunning coastline, the nature reserves at nearby Titchwell and Holme next the Sea, the royal residence at Sandringham, the market towns of King’s Lynn and Fakenham, watersports at Hunstanton or playing golf at one of the nearby links courses, there is something for everyone.

Claire and Dave were ideal hosts sharing garden produce and leaving us chocolates, wine and flowers on our arrival. This is an ideal hideaway to relax in but no more than 30m inutes to the N Norfolk coast and a variety of outings from beaches to country houses e.g. Sandringham. We especially enjoyed Wells Beach, Walsingham , Moreston Quay/Blakeney and Holt with its range of shops and cafes. We would thoroughly recommend Poppy Cottage.

  • Poppy Cottage is the prefect place for exploring the North Norfolk coast. Everywhere was only a short drive away. Claire was the perfect host and all the little special touches made us feel so welcome, even with a noisy toddler in tow! The pictures don't do Poppy Cottage justice, It's finished and decorated to such a high standard and was bigger than expected.     Our beautiful 1950s house is situated on a peaceful green in a private close. The close was originally built as officer’s quarters for RAF Bircham Newton. It is a short walk to the Construction Industry Training Board, a small shop and a Costa coffee. The accommodation comprises one large double room, a small private shower room and use of the shared reception areas. We are within a few miles of the coast at Brancaster, the Sandringham Estate, Burnham Market and lots of other attractions.
    I am offering a private bedroom and private shower room (not en-suite) within my house. The room is bright and cosy, and there is a wardrobe, dressing table, tv and a very comfy bed! I will provide linens, towels and some tea and coffee making equipment, I can also offer a continental breakfast (please let me know when you enquire). I also have iron, ironing board, hairdryer all easily available. There is off road parking outside for 1 car. Well behaved dogs are welcome (but they have to get on with mine), not allowed in the bedroom but they can sleep in the kitchen.

    This is a unique opportunity to stay in the old signal house of Burnham market. It used to be part of the Lynn and Hunstanton railway west Norfolk branch. There is a butcher shop open too, perfect to pick up bbq essentials.
    The property has a large garden with perfect rolling field views. Accessing the property will have electric gates, then onto the gravel driveway which can house up to 4 mid sized vehicles. It has a paving through the garden onwards to accessing the log cabin, wood fired sauna and hot tub.
    Burnham market is a super town to be in, it has such vibrancy and so close to the North Norfolk coast, which is famous for its long beaches, perfect for long walks and local delights.

  • Sam’s home in Burnham Market is BEAUTIFUL. Such a fabulous property!!! Parking on site that will fit three cars. Unheard off in this area. There’s a stunning hot tub and sauna in the garden. There’s also a fab quirky log cabin...really enjoyed unwinding in there with friends. It’s the perfect property to explore Burnham market and the surrounding areas. Beds are super comfortable. Lovely roll top bath to unwind in after long beach walks. The house was spotlessly clean and Sams communication was on point. There’s a welcome booklet with all the relevant information for guests.     This wagon was built around 1900 for a travelling fairground showman. It has been lovingly restored maintaining the original features. There is a romantic double bedroom, cooking facilities, water & wood stove. A seperate personal shower and loo across the lawn.A small private garden and a large verandah with glorious views over acres of meadowland.
    This beautiful wagon still has the ornate original features, cut glass mirrors and windows bearing the Showman's initials. These light up the mahogany and gold leaf interior. There is a new wood stove, a four ring gas hob and fridge that have been installed along with running water. All cooking utensils are provided. The bedroom has a 4'6"double and underneath where the children would have slept is a 3'6" cupboard bed. There is a personal, separate shower and toilet room across the garden.
    Stay in Bert's Wagon in it's tranquil setting with a view over open fields and the River Wensum. Open your door to the east morning sun and breakfast on the verandah overlooking a 6 acre set aside meadow full of wild flowers. Watch the buzzard family flying on the thermals and the nesting Marsh Harriers on the lake at the bottom. Each autumn and winter evening the rooks and geese will give you a personal flyover and barn owls search the field for prey daily. Explore the myriad of footpaths encompassing the open parkland of Raynham Hall, woods, river and lime avenues. The cottage is well equipped, a good home from home, offering a comfortable stay. Oodles of hot water, central heating from our biomass boiler means you will always be cosy and warm even mid winter.     The wonderful feature of our cottages is that they are in a remote, glorious corner of the Norfolk countryside with no light or noise pollution and fabulous country walks directly from the cottage. It's the perfect location for bird-watching, nature walks, enjoying sunset views and star-gazing. The nearest neighbour is over a mile away!

The lodge is just behind Jo and Ed's farmhouse but has great views over the open paddocks and fields at the back. If internet communication is essential this wouldn't be the place as it is provided by satellite and there is a limit on download... but this is rural Norfolk so not unexpected. After a very recent family bereavement this was a perfect place to stay and we were pleased we had already planned the time away.

    Field View is a cosy self contained studio, accessed via external staircase with everything required for a comfortable stay. The open plan studio has a lounge area with two tub chairs, kitchen with a breakfast bar, a double bed and unsuite with a shower. Being in an elevated position the studio offers stunning views of the countryside both from the Juliette balcony and the front stairway which also over looks the large garden and fields.. If you are looking for somewhere to stay whilst attending a wedding near by at Manor Mews we are ideal as only few minutes away.     Pensthorpe Wildlife Park, The Thursford Collection, Langham Glass and the beaches of the North Norfolk Coast are all within an ½hr drive. Also close by are Burnham Market, the Royal Sandringham Estate and Holkham Hall. There are great places for meals within a 5min driving distance for example The Hour Glass Restaurant at Sculthorpe and also Sculthorpe Mill a tranquil spot by the river . Also there are plenty of gastro pubs within just a few miles - The Duck at Stanhoe, The Crown at East Rudham, The Rose and Crown at Harpley and The Dabbling Duck at Great Massingham are all recommended. (Many take dogs too ) At Four Winds back up the road tuning left on to the A148 there is a convenience store which provides essentials from newspapers, bread, milk frozen food and much more Fakenham has a large Morrisons located on the outskirts with Tesco, Lidl and Aldi in the town centre and market and auction on a Thursday . If looking somewhere to stay whilst attending a wedding near by at Manor Mews we are ideal as only 1¼ away.

    The Old Stables is a self contained detached 2 bedroom cottage with its own garden and entrance. Recently re-decorated, it is located in Docking - a beautiful village on the North Norfolk coast less than 5 miles from Brancaster beach. The excellent local shop is 5 minutes walk away. There are many first class local pubs in the area for eating out. Activities include coastal walks, golf, tennis, sailing, bird watching and shopping in Burnham Market, as well as Houghton, Holkham and Sandringham.
    The Old Stables has 2 lovely bedrooms. The main bedroom has a beautiful king size bed with plenty of cupboard space. Bedroom 2 has 2 twin beds is great for children or friends to share. The cottage has a sizeable kitchen and dining area combined with a seating and TV room. There is a bath with shower and toilet and also a separate wc.
    The North Norfolk Coast is designated as an area of outstanding natural beauty. During November and December many of our guests stay with us because we are only 20 minutes drive to the magnificent Thursford Christmas spectular show. Visitors come from all over the UK drawn by the beautiful countryside and charming country villages. The area has become a foodie heaven with a large number of really superb places in which to eat out. Guests also visit the three nearby Stately homes of Houghton, Holkham and the Royal Estate of Sandringham.

  • We greatly enjoyed our recent stay at the Old Stables. Charles and Brygida were excellent hosts, making us feel very welcome. Communication was brilliant and they were always on hand to answer any questions. The property is lovely, very clean, cosy, and charming with great amenities, which were more than sufficient for our needs. Docking is a charming little village and ideally located for exploring the North Norfolk coast. Close by to popular attractions such as Wells-next-the-Sea, Holkham, Blakeney (for seal spotting trips) and Sandringham, amongst just a few to mention. You can park on the front lawn right outside the property and off the main road, so no issues having to find a parking space. There is a surprisingly well stocked Spar supermarket less than 5 minutes walk away for essential items. There is also a pub nearby too, the Railway, which was fine if you just want a drink and pub grub within walking distance. However, if you’re after something more upmarket we would highly recommend the Duck Inn at Stanhoe, about 3 miles away, which is an excellent gastro pub. There is a private taxi service in Docking that can take you there if you fancy a tipple or two. Overall we’d highly recommend Charles and the Old Stables, who based on our stay deservedly has earned his superhost status.

  • The cottage is really nice, clean and cosy, with all the amenities you need. It is very spacious for 4, that's everything we were looking for. We can only recommend it. Charles and his wife are great host, very helpful and communicated very well with us prior to our trip! We'll be back for sure.

    A beautiful, spacious Victorian cottage in Great Bircham which sleeps up to 6 people in 3 bedrooms & 2 bathrooms. The property is located within easy walking distance of the pub, village store and tea room. Great base to explore North Norfolk & beyond. 15 mins from Brancaster Beach & Burnham Market. Lovely breakfast room, log burner, unlimited Wifi. There is an enclosed rear garden ideal for outdoor dining and views over fields behind. Off road parking for 2 cars
    The fabulous kitchen breakfast room is a sociable space at the back of the house and is flooded with light with french doors opening out on to the garden. The kitchen is well equipped and there is a gas hob, double oven, dishwasher, microwave, fridge freezer and washing machine. The well presented large sitting room has a log burner, large TV, DVD player, Bluetooth speaker and plenty of games to enjoy. There are 3 attractive and generous sized bedrooms upstairs and a refurbished bathroom. The bedrooms are beautifully furnished and have a king size bed, twin beds and bunk beds. There is an additional downstairs snug that is ideal as a quiet space or for children to hang out in with a TV/ DVD. The room can be set up with a king size sofa bed if you prefer a downstairs bedroom. It is separate from the main living room and is adjacent to the downstairs refurbished shower room. Outside: Sunny enclosed garden with table and chairs ideal for outside dining. The garden overlooks fields behind. Access is direct from the kitchen and breakfast room via 2 sets of french doors. The garden is part lawn and part gravel. BBQ available
    Great Bircham is an attractive village located 15 minutes from Brancaster beach and Burnham Market. The Houghton Hall and Sandringham estates which are both open to the public are on the doorstep. Great Bircham has a lovely pub serving good food, village shop and cafe as well as beautiful Bircham Windmill. Visitors can look around the mill, climb to the top of mill tower, enjoy the tea room, see all kinds of animals and take home some fresh baked cake and bread. Cycle hire is also available. Being around 15 miles from King’s Lynn and 10 miles from Hunstanton, Great Bircham is ideally situated for exploring West Norfolk with many fine attractions on the doorstep. It is also well located for enjoying the outstanding birdwatching sites around this part of the beautiful coast.
  • This is a total gem - a stunning house in a great location to explore the Norfolk coast. We visited just before the covid-19 lockdown but the house is in a perfect spot with a village shop and pub and only 15 minutes from Brancaster/Holkham etc. The house is beautifully decorated throughout and worked really well for our family of four and my mum. Plenty of space and all the things you need for a self-catering break. Clare was so thoughtful to leave a few welcome gifts on our arrival too. This is how all air bnbs should be doing it, thank you - we will be back!!!

  • We had a lovely stay, the cottage is lovely and cosy and warm. The kitchen had everything we could need, the whole house was sparkling clean. Clare gave us loads of advice about where to visit and local places to eat. Definitely recommend.
