We are located near J11 of the M20, a 15 minute drive from the Channel Tunnel and just 25 minutes from Dover. The International (Eurostar) Station is even closer at Ashford, providing fast rail access to Disneyland Paris and the rest of Europe.
We had the great pleasure of hosting our first bridal party at the end of July 2019, with the bride and bridesmaids getting ready before heading off to one of the 5 local wedding venues only minutes away which has been one of the highlights of the last year. So, if you are seeking a romantic getaway weekend, breaking a journey to or from the continent, attending a local wedding, preparing for your own special day or simply want to enjoy what this part of Kent has to offer, then our little piece of heaven is here waiting to offer you a warm welcome.
Aldington is lucky enough to have a well-stocked butchers and fishmongers providing local fresh produce, a village shop and post office together with many pubs and restaurants within a short 10-15 minute car drive.

    Ruffyneshill Cartshed has recently been converted to provide modern style accommodation in the backdrop of the medieval Manor House. Situated on the outskirts of Aldington village, which boasts a freshfoods butcher-cum-fishmonger, post office and pub, it is well placed for visiting East Kent and beyond and is only 8 miles (15 minutes) from the Channel Tunnel. Canterbury and Rochester are within easy reach by car and the property is on the edge of Romney Marsh where time seems to stand still.
    Ruffyneshill Cartshed is available for holiday or short-term let. The property has a designated area in the adjoining medieval walled garden for guests to enjoy outdoor meals. It overlooks the beautiful 16th century Ruffynes Barn. The accommodation comprises a living room with dining area and TV, a separate small but fully equipped kitchen with a small combi-microwave oven, washing-up & washing machines, bedroom with a further TV and shower room. Whilst ideal for two people, there is a sofa bed in the living area which could accommodate another adult or 2 small children and there is the king-sized (5foot) double bed with memory foam/coil sprung mattress in the main bedroom.
    Aldington is 10 minutes away from Ashford, itself on the main M20 route between Folkestone and London. Ruffyneshill Cartshed is located away from the road, set in the courtyard of the former farm.

Parking space was also great (it's nice when you can turn your car without having to constantly watch for traffic).     Award Winning Self Catering Barn Conversion in Kent. If you are looking for a rural location with easy access to culture, wildlife and the seaside then simply look no further. With dual aspect windows and French doors and several outdoor seating areas so that you can make the most of the abundant wildlife and birds. The decked area to the rear has far reaching views over Romney Marsh and the boardwalk to the side makes sure that you do not miss out on anything.
    Ground Floor: Entrance to side into Open-Plan area comprising Sitting/Dining Room/Kitchen. Sitting Room is a fabulous living space with oak flooring throughout the ground floor, a comfortable Italian leather sofa with matching footstool, two seater sofa, armchair, rug, coffee table, occasional tables, a trunk with games, TV/DVD with Sky and Netflix and superfast Wifi. Dining Area has rectangular dining table, four chairs and a bench along one side that easily seats eight. Kitchen Area is well equipped and fitted with lots of cupboard space, a double electric oven and extractor fan, dishwasher, washing machine, fridge/freezer, microwave and coffee maker. Shower Room has a tiled floor, with power shower, heated towel rail, fitted washbasin and w.c. First Floor: Bedroom 1 is beautifully furnished with a wooden framed king-size bed, bedside tables, wall mounted reading lights, dressing table and mirror, fitted wardrobe and shelving. En-Suite Shower Room is tiled with power shower, heated towel rail, fitted washbasin and w.c.with complimentary Kentish Romney soap. Bedroom 2 has twin beds, bedside tables and wall-mounted reading lights, chest of drawers with mirror, fitted wardrobe and shelving. Bedroom 3 has a double bed, bedside tables, wall-mounted reading lights, radio, chair and fitted wardrobe with internal mirror and shelving.     Bilsington is a very small village with a good pub. There are a number of supermarkets and towns in driving distance.

  • The peace and tranquility of the barn is the perfect antidote to a busy schedule. The barn and its facilities are delightful, spotlessly clean, and very comfortable. We enjoyed walking in the interesting gardens, making good use of the thoughtfully placed chairs and benches. We walked along the Royal Military Canal to Hythe in the Autumn sunshine...absolutely glorious! Said our goodbyes this morning, but already looking forward to being a returning swallow!

  • William's and Penny's place is an absolute gem - the house is spacious and equipped with everything you can possibly think of, for adults as well as children. Our whole family including grandparents loved it. The garden is stunning. The only downside is that you don't want to leave!     St Augustine's Priory is sited just above the Romney Marsh. The Manor House is set within the grounds of a 13th Century Augustinian Priory, which now hosts weddings (not when we have guests!) There are 7 acres of gardens to explore along with 500 acres of woodland with the Saxon Shore Way running through them. Ideally placed for a stop over when travelling to mainland Europe (15 mins from Channel Tunnel and 10 from Ashford International Station which has trains to Paris and Brussels).
    The bedroom has a beautiful original four posted bed and there is a single, Childs bed in the next room. If the single bed is used then there is an additional amount to pay for breakfast £10 child upto 12 and £15 for adult. Both rooms share an elegant Georgian bathroom, with rainfall shower over. This bathroom is used exclusively by our guests. There is another double room and a twin room which are available to rent as well, but as they all share a bathroom they are best together for a group. Please ask if further rooms are required!
  • Staying here feels like being in a different time, a more refined time. Libby and Chris make you feel really at home. All communication was excellent. Their home is lovely, a real elegant peaceful country house. The bed was comfortable and firm, the dogs are friendly and as present or not as the guest wishes, my own dog was welcomed made as at home as I was. I really hope to stay again

  • This is by far our favourite Airbnb we’ve stayed in. Libby was very quick in replying to my questions and was welcoming from even before we arrived. Her husband was delightful and thoughtfully welcomed us with a G&T and crisps in the lounge after hearing about our very long few days of travel and work. The dogs were so friendly and were great to cuddle especially when we were missing our little pooch at home. The room was large and comfy, the gorgeous bath was super relaxing and clean. The place was so quiet and peaceful at night too which was a huge bonus. The home cooked brekkie was very tasty and set us up for a day’s work then a 5 hour drive back home after. All in all a beautiful place to stay and excellent value for money. We can’t wait to visit here again, would HIGHLY recommend x

  • Libby's place is kind of a fairytale house with an enchanting atmosphere. We felt like in former times. The four poster bed just added up to this. The breakfast room really makes you feel on holiday - have a look at the pictures, it is just like that! Plenty of windows with sunshine floating through and a wonderful view of part of the garden. On top of that we really enjoyed the victorian bathroom - and the unbelievably deep bathtub. It was an amazing feeling for people as tall as us to fully submerge in the water. As we have a little daughter (roughly 1,5 years at the time) we really appreciated the additional room just next to our room. This made the nights very comfortable for the three of us. Libby was even happy for us to put up a darker curtain as our daughter tends to sleep longer in the mornings when it's darker. Just one point one should be aware when travelling with small children: Libby's front door is equipped with an alarm sound which reacts to each opening/closing and is usually followed by the six dog's barking. You clearly hear this in the two rooms we stayed in. For us it wasn't a problem as our daughter adapted to these sounds. So we were fine with it. Still I think, it just is something worth knowing. Libby was always happy to serve a luxurious breakfast (continental and English) in the morning - no matter if we got up an hour earlier or later. She placed a high chair and children's tableware for our daughter - very attentive! Our daughter loved the dogs entertaining her while breakfast. But Libby kindly shut them out when she thought they were distracting our daughter from eating. It wouldn't have been necessary - but again this illustrates Libbys attentiveness. She also put a small fridge and a microwave in our room to enable us to properly feed our little daughter. Also she didn't mind us bring in microwaveable food and use some extra plates and cutlery of hers. Libby is always busy - but always takes the time to see to her guests. She asks after the events of the day, recommends places to see and is just at hand if you need any help. She was even happy to give us our very own private tour of the old priory. Some last words about the estate which is very large. Libby is happy for her guests to explore the estate and gardens. And that is something we very much enjoyed each morning. Our daughter especially liked the garden game of chess. Apart from that there is loads to see and lot's of space to run free. There are some ponds - but there is absolutely enough space to run free far away from the ponds. We appreciated Libby's recommendations of local pubs and liked both the Woolpack Inn (Warnhouse - delicious food, more continental) and the White Horse (Bilsington - very British food, basic but ideal for a quick but extensive dinner). On the whole we had 10 wonderful days at Libby's place and can absolutely recommend it to anyone who likes unique places!

  • What an amazing place to stay. Libby was the most amazing host and the house is a hidden gem. We stayed with a couple of friends who took another room and it felt like we had the wing of a grand country house to ourselves. The property and it’s setting is an amazing experience for anyone who is looking to experience the feel of the bygone era of Downton Abbey. A large snooker room, paneled rooms, grand sweeping staircase, a four poster bed and an ancient Priory standing in the grounds with dogs and horses galore! Truly a very special place.

    Bilsington is a traditional & friendly Kentish village with a local pub, & many great walks, & rambles including the Royal Military Canal Walk which takes you to the pretty coastal town of Hythe. Nearby towns of note include historic Rye, Folkestone, Deal, Dover & Margate.

We stayed as part of a cycle tour of Kent and Piers was happy to store the bikes for us. We enjoyed breakfast and a chat in the morning and there is a pub serving food within walking distance.   • We travelled to Bilsington for a wedding at Odo's barn. The wedding was at 2.00pm and by prior arrangement Piers let us check in at 1.00pm to change and go off to the wedding. This was a great help after a 3 hour car journey. Our room with an on suite was great value for money and very comfortable and spotless clean. We slept well that night and had a casual breakfast with Piers in the morning. We had to head straight off home in the morning but went via the coast road looking at New Romney and Rye on the way.I would say the area with its small winding roads mostly on the flat is great for a cycling holiday and that Piers The Post House is an ideal base.

  • Piers is very friendly and hospitable; we really felt welcome in his beautiful home and had a lovely time chatting with him! He has lots of good tips on where to visit in the surrounding area and he is clearly a perceptive and knowledgable chap. The room is lovely and there is a very pleasant view from one of the windows that I don't think appeared in the photos, so that was a pleasant surprise. The house has a beautiful garden that we wandered around in briefly before we left, and the village and the surrounding area are very pleasant indeed. Piers also made us a lovely breakfast that we didn't realise was included! He was easy to communicate with and provided us with directions to the house, so getting there was no problem at all. We would definitely stay with him again if we were visiting the area.

    The Old Dairy has been newly refurbished and is clean, bright and welcoming.The bedroom has a neutral decor with lamps to provide more subtle lighting in the evening if required. The bed is a king size with a duck down and feather duvet and pillows. There is a two seater sofa and a flatscreen tv with DVD player. The bathroom is spacious and clean.
    Bilsington is a small village that is a 15 min drive or a pleasant cycle ride from Ashford International Station. Ashford International runs frequent and regular services to London, the Kent coastal towns of Folkestone and Margate as well as connections to Europe. It is also only a 20 minute drive to the channel tunnel at Folkestone or a 30 minute drive to the ferry port in Dover.The accommodation was an old dairy and stables and has been converted into a comfortable guesthouse comprising of a bedroom with king size bed, separate shower room and kitchen. We live on site in the Oast house so can help with any questions or guidance should you need us but the space itself has a separate entrance and is self contained allowing you to have your independence. There is two acres of meadow surrounding the property so it is peaceful and calm, filled with birdsong and you might even spot the odd fox, badger or hedgehog!
    The historic towns of Rye and Tenterden are a short drive away as well as the beaches at Camber sands and Winchelsea. There are many good cycling routes around the local areas and walking routes along the South Downs. There is a steam train that runs from Tenterden to Bodiam Castle and we are also in the heart of English wine country with the vineyards of Chapel Down, Guisbourne and Biddenden all nearby and running wine tasting and tours.

    The Shed stands in the garden of the Old Oak - once the smuggling pub of Bonnington. With fabulous views over the Marsh we offer a bedroom with a king size bed and a separate kitchen/living room, everything beautifully designed and presented.
    Built originally for our family now living abroad - we love to share it with guests when the family are not with us. We consider the Shed is 'small but perfectly formed!' Everything is provided from bathroom goodies to kitchen stores (tea, coffee, sugar, flour, salt and pepper etc.) With shower room - cosy living room and private garden just for you, and views to die for across Romney Marsh, it's the perfect place to explore the many attractions on offer in Kent.
    We are very rural and you would really need a car. There are masses of famous historical places within easy reach - Castles at Dover, Leeds, Walmer and Bodiam. Canterbury with its cathedral, the famous little churches of Romney Marsh, the artists of Rye, the beautiful villages of Kent with fabulous pubs! There is a Designer Outlet at Ashford, and we about 7 miles to the Eurotunnel and then 35mins by train to France. Kent is renowned for amazing gardens including Sissinghurst and Great Dixter. And the fast train to London St Pancras takes just 37 mins for a day in the city! There are brilliant walks and we have the details. Painters love the light and the huge skies of the Marsh and cyclists rave about the area. We think you would have a great time on Romney Marsh!

  • Such a lot of thought has gone into making sure that guests have everything they need. It’s a beautifully decorated, clean comfortable space with excellent facilities. There’s even a private garden at the back of the annexe to enjoy the country air. The Farrier Arms, built in 1606, which brews its own beer, is just a short walk away. The food there was perfectly cooked and the portions were very generous. Mersham is in a lovely area of Kent.

    A newly built guesthouse in the heart of the Kent countryside. You can expect to have your own spacious double room with an open plan kitchen and lounge, as well as your own bathroom with shower. The lounge looks out onto beautiful scenery which you can enjoy on your own patio and seating area. We are located close to many of Kent’s famous beaches including camber sands and have a local train station to access the main town; Ashford. Additionally there is car parking available for guests.
    Guests may use the patio area and bbq to rear of let. Plenty of places to walk such as woods and military canal.
    There are only 3 other detached houses located on the same stretch of road where the property is based which means it is very quiet.

There's a small terrace overlooking fields, where you can sit outside with a drink or a morning coffee. It's in a separate building near the owner's house but very private. Plenty of parking. No wifi. We found it excellent for visiting Rye, Winchelsea, Hastings, Pevensey, Battle, Bodiam, Tenterden etc. There's a convenience store in the nearby village of Hamstreet, and a big Tesco a few miles up the road towards Ashford.

The meadow behind the house is huge, to play more than enough space. The house has everything you need in the kitchen, in the bathroom and elsewhere (eg hair dryer and iron).     Finberry village is located 2 miles away from Ashford international. Trains run to Kings X every 30 minutes. This is a quiet location in a newly built house in the Kent countryside. One room is available within this three bedroom house with a separate bathroom. There is a parking space for one car and the whole house is covered with super fast optic fibre Wi-Fi. I mostly reside alone and have my own bedroom and bathroom although I do rent both rooms out.
  • I have a new house in a new village near Ashford. It is neat and clean and very well equipped which is bath (which is only for the guest) and kitchen. In the kitchen you can have breakfast. The beds are very comfortable, the bedding of high quality. The place is very quiet and because of the few cars, the air is fresh. I am helpful and flexible. For example, we have to change the arrival time a few times. He has gone through all that. Otherwise, he is reserved, but he helps when needed. A house to feel good

  • Jos's "old bakery" is beautiful and comfortably furnished, a truly great place to stay, especially for families from the city who are looking for a bit of rural tranquility. We arrived there after a terrible, long drive across southern England until the evening, but nevertheless Jo received us personally and very friendly. She even had an initial supply of milk, butter, and eggs for us in the fridge, so the next morning we could just have breakfast at the dining table, decorated with fresh flowers. Thanks, Jo! Then we went to explore our accommodation and let Jo show the huge, absolutely wonderful garden with terrace, flowers and herbs (much visited by bees an butterflies), fruit trees, barbecue, fireplace, small football field, and hammocks. We were absolutely thrilled with this place, it was certainly one of the nicest we have ever had on airbnb. So, apart from a few excursions into the area and a day in London, which is very easy to reach by train from Ashford International, we spent a lot of time "at home" (that's how it felt very fast), especially in the garden ... in the hammocks, because it was just so nice there, and re-charged our batteries ... Jo was always reachable and exceptionally helpful, but never intrusive, and we enjoyed our conversations with her. She is really a great host, where you just feel good. We would choose Jo's old bakery at any time, if we went again in the area, and can only recommend it! Thanks for everything, Jo!

  • We really enjoyed our stay in Jo’s wonderful place. It is very quiet, at the end of a tiny road. However there is a lot to see and explore in the neighbourhood. We went to visit the cliffs, visited Hythe, Canterbury, Folkestone, Rye, Battle of Britain museum in Hawkinge. We walked around Newchurch and visited the church. In the morning and evenings we enjoyed the house and the beautiful garden. Jo let us have our privacy, but was available for questions or advice. We would like to come back!

    This newly renovated barn is nestled within the grounds of the listed Evegate Manor.
    Situated in the heart of the Kentish countryside it offers easy access to London via Ashford international station, is just 10 mins drive from the Channel Tunnel and 25 mins from Dover. Canterbury is just 20 min away and offers a great nightlife with bars and restaurants. The barn has one double bedroom but also has a double bed settee within the living area. This would not be particularly comfortable for adults but would be fine for children or one adult. Guests have the opportunity to be completely independent within this property. There is a fully working modern kitchen within the barn with a convection hot plate, oven, microwave, dishwasher, and a large American fridge freezer, breakfast is not provided. Unfortunately there is no washing machine or tumble dryer within the barn but there are facilities in another area that are available for use at a small additional cost. We are a very friendly and accommodating family and are happy to make our guests part of the family. Any help or advice whilst you are here is no problem to us. The area we live in is very rural but is still within easy reach of towns and city's. London is just 37 mins away if you chose to use he high speed rail like from Ashford.

We went here for my partners 21st for a quiet night away, prior to my visit I messaged Larissa asking of she could decorate the place and j would transfer the money. It was as if nothing was a problem for them, we arrived to a beautifully clean and decorated cottage with a bottle of prosecco and a cake! Everything we could have needed was there aside from dinner! Even down to the last bit of cotton buds and razors! Breakfast was provided as was a s small snack hamper. Hosts are very attentive and answer messages and are so helpful so quickly. Honestly, a fantastic experience and would happily return!

We have stayed with our little daughter .Larissa has left a baby night lamp for us . I’m so impressed ! Of course hot tube was amazing too in cold January evening. Little advice u need sliders to get back to property otherwise you will walk on cold /frozen grass bare foot 😉.     The Tiled Cottage is a brand new yet cosy property set in a very peaceful, secluded and rural area. It is surrounded by fields and trees and plenty of wildlife. It is close to many beautiful, interesting places to visit such as beaches, castles, lovely country pubs, old villages with antique shops, zoo's, historic towns, and London (Kings Cross St Pancras) only 37 minutes by train.
    PLEASE NOTE: The cottage itself sleeps max 4 people, additional accommodation can be provided where necessary. It is more suited to a group of 4 but is fine for 6 people if they don't mind being cosy. The property is set back from the road, up a bumpy unmade road in a secluded spot surrounded by fields. Guests have the entire property to themselves - which sleeps 4 in two bedrooms. There is single room (2 single beds) on the ground floor next to a bathroom. Also on the ground floor is an open plan kitchen, dining room and a very cosy sitting room. The sitting room has an open vaulted ceiling providing lots of natural light creating an open but cosy feel. It also has a beautiful and traditional wood burning stove perfect for winter stays and heats the entire property. You can also cook on it! The upstairs bedroom is a king size bed with a large TV and DVD player. Outside there is a patio area with outdoor seating and a table, as well as a BBQ.
    Our property is very special to us. It is in a beautiful part of Kent that is rural and secluded but also close to many amenities and the M20 is only 10 minutes drive away. Gatwick airport is an hour or so away and London is only 37 minutes on the high speed rail so we feel it is the perfect spot to be able to get away from it all but with many wonderful places nearby to visit.

Although rural we are only ten minutes from Ashford and thirty from the Channel Tunnel. We are well placed for visiting Canterbury, Dover, the Rare Breeds Sanctuary, the Designer Outlet and many other places of interest.
    The Aviary is in a peaceful setting perfect to enjoy a relaxing stay in beautiful countryside surrounded by our fields where our sheep graze, you'll be surprised that Ashford is only ten minutes away. The area is full of places of interest as well as lovely walks, a local coffee shop which has yummy home made cakes, several nearby tea rooms and good pubs! In the house manual there are details of local pubs, restaurants, taxis, shops and more and there is a map of the locality showing the footpaths. Inside the property you'll find lovely freshly ironed bedding, a kitchen that is well stocked for your breakfast with fruit juice, bread, ground and instant coffee, a variety of teas, milk, butter, marmalade and eggs from our own free range chickens, (when you book I will ask what sort of bread, milk, juice you would prefer) plus some herbs, spices and oils. In the bathroom there is a range of toiletries for your use, (shampoo, conditioner, shower gel and bath oil). We will always do our best to make your stay with us as enjoyable as possible. The conservatory is a lovely space to have a morning cup of coffee overlooking our garden, across to the sheep in the field and to the woods beyond and when it is sunny it is blissfully warm.
    We are tucked away with three other properties up a gravel track, we rarely hear our neighbours. The Aviary is set in our garden, closeby to our home. There are two small villages nearby, Ruckinge, with just a church, and Hamstreet with a shop, PO, pub, coffee shop, beauty salon and a garden centre. There are numerous pretty villages in the area as well as the not to be missed Romney Marsh churches as well as Dungeness with the RSPB bird sanctuary. It is well and truly sheep country between us and the coast with open fields and undulating hills.
  • A perfect rural location for an overnight stay if you are walking the Royal Military Canal as its almost halfway. The beds are comfy and there is a spacious lounge to relax in. There is a late night grocery store in the town as well as an excellent Indian restaurant (we got a takeaway), a pub and a chippy. The host Helen was very friendly and supplied provisions for our breakfast including delicious home laid eggs. Helen even offered to drive the 7 mile round trip to pick us up from the walk path and drop us off the next day but we had our own transport. We would highly recommend a stay here.

It was the perfect bole - hole to return to after a busy day out and about; it is quiet, restful with lovely views from the conservatory and back bedroom. The whole house is very light, and spacious, in particular the extensively and well-equipped kitchen which offers self-catering guests everything they need. Helen's care and thought for guests is evident throughout - from fresh flowers, cake and breakfast provisions including ground coffee, to everything you need in the bathroom, including shampoo and lovely soap. In particular, the beds are comfortable with good quality pillows and bedding. The sitting room is very comfortable and we enjoyed Netflix, Amazon Prime etc on the large screen TV. The conservatory is an added bonus and I imagine would be lovely to use in the spring and autumn. Helen and Chris were so helpful, suggesting places to eat and offering advice on the area; they were there when we needed them, but unobtrusive and respected our privacy. I have stayed in many Airbnbs and The Aviary ranks as one of the best so far - a real 'home from home'. Thank you for a great stay.

    Barn End is one of two cottages created from a Kent barn in 1999 retaining many old beams and features. There was a major update in 2015 with new kitchen, flooring and blinds. It is in the grounds of a non working farm in the quiet, peaceful and unspoiled village of Newchurch which is in the centre of Romney Marsh in the SE corner of Kent between Hythe, Dungeness and Rye/ Camber about 5 miles from the coast.
    This property is attached to its sister property, Old Barn Cottage and is an excellent base for walking, cycling and bird watching as well as sandy beaches. The garden views stretch for miles and you can step out from your door to explore the many walks along the Royal Military Canal. This lovely area is steeped in history with many historic buildings and churches- not forgetting the smugglers who made good use of the beaches along the coastline! Why not climb aboard the miniature railway at Hythe where you can take a trip to the shingle headland at Dungeness or catch a steam train from Tenterden to the ancient castle at Bodiam? Port Lympne and Howletts Wildlife Parks are nearby and the Eurotunnel and Dover are within easy reach for channel crossings. There is a lovely licensed village restaurant just 300 yards along the road but no village pub or shop.
    Newchurch has its own restaurant just a few minutes walk away from the cottage - so you can enjoy a drink. Local villages have good pubs for meals etc Nearest shop 5 miles away

The accommodation was extremely well prepared with lovely touches like a Christmas Tree (we stayed for Christmas obviously) It had everything you need in terms of basics and a very well appointed kitchen. Rooms were beautifully set out and warm. a really enjoyable and relaxing place to stay.

  • The place is exactly as pictured. Great amenities and lots of space to spread out. The second twin bedroom upstairs is huge. The outdoor space is private and great on sunny days. Plus we had a nice BBQ out there. The garden is beautifully cared for. The location is great to access all the major sights one may want to see. Just wished we stayed longer.

  • We loved it! We stayed a week in barn end and liked it more and more , the longer we stayed. Very clean, completly furnished and equipped. We missed nothing. Ground floor with a bedroom and a very comfortable queen size bed and a seperate washing room and a shower. The kitchen is fully equipped. We especially liked, that there were not only one single set of dishes, as it is usually the matter, but there were additional cups and cutlery, so that we were not forced to wash up after every single use of a cup and a spoon. Then there is a living room with a flatscreen tv and a bathroom with a tub. Everything very clean and everything is working. WLAN is very good. The attic is a dream. Soft floor, 2 single Beds which are also very good. Bright colours, the sun shines in. It has a seperate sink. Outside there is a terrace which is very nice. And the orchard is just wonderfull. We also like the cat and the doog which have definitly under-tickled. :) The town itself is very secluded and the entrance to the property could need a sign at the road to be better found but it is just wonderfull. We will consider to come back some day. Strictly a recommendation.

    Marsh House is a gorgeous, low key, converted barn situated on the Romney Marsh renowned for its stunning rural landscape, wildlife and big skies. Built from rag stone and surrounded by land including an orchard, fields and nuttery. Serving as an artists home and studio space for many years. The main barn is centered around a large open plan living area - with sofa's, dining table and an aga to keep warm, cook in and enjoy the tranquility of this unique living space.
    The Romney Marsh offers many walks and cycle routes as well as inspiration for artists. There is good access to long stretches of coastal beaches and the dramatic landscape of Dungeness with its nearby RSPB Reserves. Charming towns and villages just a short drive away include Hythe, Appledore, Folkstone and Rye.

This house carries an incredible soul filled with love, art and coziness. We stayed 4 nights and by the end of the trip we were genuinely feeling home.     The Cottage is one of two cottages created from a Kent barn in 1999 retaining many old beams and features which had a major update in 2015 with new kitchen, flooring and blinds. It is in the grounds of a non working farm in the quiet, peaceful and unspoiled village of Newchurch which is in the centre of Romney Marsh in the SE corner of Kent between Hythe, Dungenesss and Camber/Rye and about 5 miles from the coast.
    This property is attached to its sister property, Barn End and is an excellent base for walking, cycling and bird watching as well as sandy beaches. The garden views stretch for miles and you can step out from your door to explore the many walks along the Royal Military Canal. This lovely area is steeped in history with many historic buildings and churches- not forgetting the smugglers that made good use of the beaches along the coastline! Why not climb aboard the miniature railway at Hythe where you can take a trip to the shingle headland at Dungeness or catch a steam train from Tenterden to the ancient castle at Bodiam? Port Lympne and Howletts Wildlife Parks are nearby and the Eurotunnel and Dover are within easy reach for channel crossings. There is a lovely licensed village restaurant just 300 yards along the road but no pub or shop.
    Newchurch has its own Restaurant just a few minutes walk away from the cottage - so enjoy a drink. Local villages have good Pubs for meals etc

  • We have just arrived home from a wonderful stay at Michael and Sue’s. They were really friendly and our boys fell in love with Lucy and Spice! The house was spotless on arrival and Sue greeted us, she also let us know there was a small play park nearby for our 5 and 3 year old. The master room was huge and the two single rooms were cosy and perfect for our boys. We also thought the shower was really good! The living area was really sweet, and open plan- it was nice to be able to cook and talk to the family too! There is a fridge freezer and washing machine there. There is a Tv/DVD combi along with WiFi which is always great! The patio is nice and a real sun trap late afternoon! Overall a lovely holiday here, thank you to Michael and Sue.

  • Lovely break for us with the family and the added extras with the children’s bed linen and toys/books were much appreciated! Much larger than expected with everything needed for a family of 4. Very quiet but close enough to drive to lots of lovely pubs for lunch and nearby beaches etc.
