Extra spacious
Guests love this home’s spaciousness for a comfortable stay.
Beautiful area
Guests love this home’s scenic location.
Wake to dawn mist across 80 private acres while kangaroos graze outside the bath window. Ten minutes from Lovedale wineries, with hot-air ballooning and go-karts nearby. Sleeps nine across four bedrooms, including a kids’ bunk room. Unwind by the fire pit under a big country sky. Dogs welcome.
The farmhouse sits within Adeline Estate, a private Hunter Valley wedding venue. Airbnb bookings are for accommodation only. Weddings and events require a separate venue agreement.
The space
Sleep soundly
4 bedrooms with country-quiet nights and quality linen
1 x King suite
2 x Queen rooms
1 x Bunk room, double below and single above, great for kids or a third couple
Plus a queen sofa bed in the lounge for flexible sleeping
Cook, graze, gather
Fully equipped farmhouse kitchen: sharp knives, quality pots and pans, blender, toaster, microwave and an espresso machine for that pre-winery caffeine hit
Full-size fridge and freezer to keep the cheese and bubbles chilled
The boring (but important) stuff
Washer and outdoor clothes line, because fresh air beats a dryer every time
Smart-lock self check-in, so late arrivals are no drama
Stay connected or switch off
Starlink Wi-Fi (100 Mbps+), Zoom calls and Netflix both run flawlessly
Entertainment corner: PlayStation 5, nostalgic Nintendo 64, board games and a Binge subscription for movie nights
Step outside
Nestled within an 80-acre private estate of paddocks and native bushland, wildlife comes to you
Sunset fire pit with camp chairs, marshmallows supplied
Kangaroos and native birdlife are regular visitors, camera recommended
Bring family or friends. Spread out, breathe in the eucalyptus air and wake to magpies rather than traffic. Ten minutes from cellar doors and hot-air balloon launches.
Guest access
You’ll have exclusive use of the farmhouse and its fenced homestead yard, with room for kids and pups to roam safely. The wider estate hosts a handful of luxury glamping tents about 150 metres away in their own area, with their own facilities and access. Nothing is shared.
The surrounding paddocks are part of a working farm and aren’t accessible on foot, which keeps everyone safe and the wildlife undisturbed. You’ll still see kangaroos from the yard, the verandah and the bath most days, they come to you
Other things to note
The farmhouse runs on rainwater tanks and a septic system, part of what keeps this place genuine country. We just ask two things: use water mindfully, and flush toilet paper only. No wipes or sanitary items down the loo.
Kangaroos graze the property daily, which is magic, but it means dogs must stay in the fenced homestead yard and be leashed beyond it. Roos can seriously injure a dog that chases them.
The last stretch of road and our driveway are gravel, fine for any car, just take it slow after rain.
Mobile coverage is patchy out here. The Starlink Wi-Fi is fast and reliable, and Wi-Fi calling works perfectly once connected.
This is a quiet rural property. You might hear birdlife early, we think it’s part of the charm.

Exact location will be provided after booking.
From the host
Sawyers Gully is proper country. Your nearest neighbour is about a kilometre away, which means the only thing you’ll hear at night is frogs and the occasional owl.

Hi I'm Hannah! I live in Sydney with my partner Latham that hosts Air Bnb with me. We love our farm, but only get to go up when work allows. So, we thought we'd share its’ beauty and peacefulness for others to enjoy as well. We are both active and love hikes, water and surfing. We like making friends wherever we go and have met the most lovely people through Airbnb.
