The Pieve di San Giovanni is a refuge of beauty and serenity, where history and modernity come together in an unforgettable experience.
Set in the enchanting scenery of the Val di Cecina, on the edge of the tiny village of Lustignano (900 m), between the area of the Bolgheri wine cellars and the beaches of Baratti, San Vincenzo and Populonia, the Pieve di San Giovanni enjoys a fortunate hillside position 390 m above sea level and dominates an open viewpoint on every side.

The space
The complex, dating back to the 13th century and consisting of the parish church and the pilgrims' hospital annex, combines the beauty of ancient stone buildings with the charm and comfort of contemporary and sophisticated design. The fine renovation has preserved some of the elements that characterised the original construction starting from the central courtyard: the exposed stone walls, the high ceilings with the original wooden truss and exposed beams, and even the base of the Etruscan baptismal font, which characterises the logo, highlighted by glass flooring in the imposing hall that originally housed the church and now hosts a long wooden table carved from a single trunk and a special circular corten suspended fireplace. The fine furnishings and accessories, the large modern kitchen, the elegant rooms with private modern bathrooms, the gym and the wellness area with heated indoor thermal pool and Turkish bath define the calibre of the structure and make it a fantastic destination for those who love the tranquil atmospheres of the countryside without renouncing luxury and comfort. The garden, an oasis of peace that offers enchanting landscapes on every side, and the beautiful infinity pool complete the programme of a perfect stay, enriched finally by a multiplicity of destinations to reach with the complicity of wonderful panoramic roads.
Thanks to geothermal energy, it is possible to cover and heat the outdoor swimming pool so that it can be used in any season.

Interior:
The complex unravels all around the building's central inner courtyard. The main entrance is located on the front façade and leads into the large living room dominated by a long wooden table and a suspended circular fireplace surrounded by sofas. From here a few steps lead on one side to the internal courtyard and on the other to a second living area where, in open space, the kitchen with central steel island, the dining area and the living room with access to the internal garden (pool side/outdoor dining area) are organised. The ground floor is then completed by the master bedroom with king-size bed and cast-iron fireplace served by an en suite bathroom with bathtub and shower, a bathroom with shower and Finnish sauna and a service bathroom. A wooden staircase from the living room leads to the first floor: here there is a TV room with a study area (in a loft area) and a corridor leading to the sleeping area with five double bedrooms (one of which also has access from an external staircase). The bedrooms are served by a bathroom with bathtub and three bathrooms with shower (one of which is en suite). Two bedrooms and two bathrooms can become a family suite thanks to a door in the corridor separating them from the others. Independently accessible from outside and from the courtyard are the well-equipped gymnasium and the wellness area with heated pool with hydromassage, Turkish bath and relaxation area. The laundry room is set up in an annex opposite the veranda.

Park:
The flat park that surrounds the farmhouse, with open views of the landscape, is set within an estate of over 40 hectares and includes hiking and biking trails immersed in the woods. The vegetation planted in the garden is a triumph of variegated blooms, rose and lavender bushes, mandarin trees, cherry trees, tall cypress trees and many olive trees scattered along extensive lawns and the wide paved area surrounding the swimming pool. At the entrance to the property there is a large parking area, while around the farmhouse there is a relaxation area protected by a pergola, a gazebo surrounded by wisteria with table and chairs, and the outdoor dining area by the pool, easily accessible from the exits of the lounge and equipped with a sink and barbecue.
There are 4 equipped gazebos in the gardens, one of which has an outdoor kitchen and a piano bar to organise your pool parties.


Swimming pool:
The beautiful south-facing infinity pool lies in a reserved area of the garden on a slightly lower terrace. It is about 20 m from the house and is reached via a flight of steps or a walkway through the lawn. The rectangular pool, lined with sand-coloured PVC and equipped with submerged access steps, measures 5 x 10 m and has a constant depth of 1.20 m. The water is constantly heated to a temperature of around 30 °C. All around is the sunbathing area: shaded sun loungers and a gazebo with a dining area, sink and barbecue for poolside dining are arranged on a large travertine surface. The pool is sanitised with chlorine and can also be used at night thanks to lighting both inside and outside the pool, and there is a shower with cold water.
