This wonderful old building has many apartments - all different as each owner has made their own interior. This apartment is on the third floor looking north and west. It is a Studio Loft apartment with huge ceilings and the original steel windows, renovated with love and care in New York style Loft living.
The Queen size bed is in the Loft area, there is a separate bathroom with shower and bath, with Euro laundry behind cupboard. Situated in the hundred year old Kayser Knitting Factory building it features:
- elevator
- beautiful views to north and west to city,
- Richmond Train Station (to and from EVERYWHERE) just behind building,
- MCG, AAMI Stadium and Tennis Centre in walking distance,
- Yarra River and Botanic Gardens in walking distance,
- Bridge Road shopping and Epworth Hospital in walking distance (can see it from the apartment!)
- Trams to city on Swan Street
- Swan Street shops and loads of amazing restaurants in walking distance
- TV and DVD.
- Wifi with password supplied

This space is much loved by the owners.

Tea bags, herbal tea, coffee plunger with coffee, sugar, salt & pepper in fact - the pantry is a normal working pantry.

Guest access

I provide 2 mykis for public transport, they can be topped up at Richmond train station. I also have a visitors parking permit for street parking, upon request.

Interaction with guests

I'll take you through the entry and exit details, show you round the apartment and leave you to it. Otherwise I will leave key in safe place for you and leave you long notes! I have maps and notes available to you in the sideboard drawer for further reference. And I am always at the end of the phone for any questions. Gladly.

The neighbourhood

Walking access to Swan Street and all the restaurants and quirky stores, as well as Supermarket for supplies. Public transport at your doorstep. Sporting and entertainment arenas in walking distance. Botanic Gardens across the Punt Road corner.

We do need a good review or reference of some sort - and if you have not used Airbnb before please can you provide some sort of contact ref? A description of you too is helpful too - as well as your verified contact details that Airbnb do. And before you ask - sorry NO Weddings, Film Crews or Photo Shoots.

No smoking and respect for other residents in the building is paramount. Noise late at night is not allowed. As a much loved space we ask you care for everything in the apartment too!

Love babies and children but unfortunately we cannot accept them staying too.

You will find the apartment very clean and very comfortable. All we ask is that you leave it in the similar condition.
Some of our belongings are in the apartment as it is my home when I am there. I expect that my belongings will not be interfered, moved or otherwise rearranged. Feel free to read books in the bookshelves, but again take care of them.

On your departure please take all personal items including toiletries and perishable goods. You can leave in a bag outside the apartment door.

Please respect my neighbours by keeping late night noise to a minimum.
Strictly NO parties and NO more than 2 people staying in the apartment.

And again, strictly no smoking. If you smoke best not book at all. PLEASE NOTE THAT WE WILL NOT ACCEPT ANYONE WHO HAS NOT FILLED IN THEIR PERSONAL PROFILE PROPERLY.

The LEGAL BIT: Your obligations......
Compliance with terms: You are responsible to ensure that you and all members of your party, as well as any visitors to the Property, observe these terms. You are responsible for yourself and any visitors and guests you permit to enter the Property and for any damage they may cause. No responsibility is taken if you fall over or hurt yourself in any way - this is a normal living space with normal furniture and utensils. We take no liability for any accidents you may have.
Condition of property: You agree to keep and leave the Property and the furnishings, electrical and kitchen equipment, crockery, glasses, bedding and towels clean and in good condition. Any issues with any contents in the Property I must be notified immediately so that I may rectify any damage or any breakage. You agree not to cause any damage to the walls, doors, carpets or windows of the Property, nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties. A claim for any replacement of lost or damaged keys, key cards, remote controls or parking permit will be made to your bond.
General: You agree to take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of your property, except where the damage or loss is caused by our negligence. We are not liable for any injury or loss that you or any of your invited guests may sustain while you are staying at our Property. You are not permitted to allow more people to stay in the Property than expressly authorised. If you do so we can evict you from the property. We will treat any of these circumstances as a cancellation of the booking by you.
Noise: We would also ask that you consider your neighbours and keep all noise to a reasonable level. Parties and gatherings are strictly forbidden.
Repairs and Call out Fees: We hope you will advise us immediately should there be any repairs, damage or breakages that may have arisen or where repairs need to be made as soon as possible. If you have caused the damage a fee will be charged based on the time required to repair and any additional expenses occurred.
Departure: We ask that you leave the Property clean, tidy, dishes properly cleaned and put away. We also ask that you secure the Property and ensure you turn off all lighting, heating and cooling and close and lock all windows, pull white blinds down and lock door before leaving.

Jo is so nice. She prepared almost everything for us. A lot of cooking staff and food. You can cook for yourself. Two trans cards. It's close to Richmond station, so convenient! And the apartment, it's just as same as the photos! Very stylish and beautiful! The view is amazing, you can see the whole city from here. The sunrise and sunset is incredible! The bed is soft. The bathroom is clean. Anyway, if I will come to Melbourne again, definitely will stay at Jo's house! 这个公寓很大,距离市中心只有一站地,而且下了Richmond站两分钟到家,非常方便。周围还有各种公交,swan street离得很近,非常热闹! 这里的风景无敌了,日出日落绝美。而且因为是住宅区,更能体验当地人的生活,来了你就知道了。 房东人很好,厨具样样都有,还有很多调料,甚至还有电饭煲和中国酱油,简直是奇迹,吃不惯西餐的就自己做。 房间真的和照片一模一样,太美了,很有设计感,希望自己能有这样一套房子,哈哈,下次来一定还住这里!

Great location , in a interesting old building . The apartment is tastefully decorated , and adequately equiped . Jo was a attentive host . I luv a good bed when I travel ! The bed was ok ! A bit creaky when one moved ! But has nice clean linen . I loved the full length widows on two sides of the apartment but it did make it very hot on the 30 degree plus days . I was concerned about cooling and Jo had pre warned that on extreme days it may be warm .

Jo's apartment was so great. It was so nice it almost prevented us from leaving to go out and explore the city! The most perfect location, close to the city, north side, south side... With the train at your doorstep (which you never hear), trams just as close the city is at your easy disposal. Jo was an excellent host, easy and quick communication. Loved that she left a couple of myki cards for use on public transport (sorry i forgot to return them, ooopps!). Would recommend this place to anyone. Thanks Jo!

Jo's place was a delight. We did not get to meet Jo however the self check in system that was put in place for us was very hassle free. The greatest feature of the apartment was of course the enormous windows and natural light that pours in, with views all the way to the city lights at night. It's in a very central yet quiet and calm location, perfect for a weekend away in Melbourne. 100% would stay again. Thankyou Jo!
