Lovely large, bright, bedroom with bath ensuite and fabulous views with a little balcony. There is also a shower-room down stairs. Double doors lead from a little garden into a wood-floored open-plan living room which has a wood burner with wood supplied. The washer/dryer is under the stairs. There is other heating, TV, DVD, WiFi and hair-dryer. Kitchen is fully equipped and has full oven/hob and microwave as well as a dishwasher and large fridge/freezer. Fabulous views, quiet and private. AONB area. The owner's two friendly dogs have access to the whole garden which is approx. one acre set in amongst green fields. Secure parking just next to annex. Check-in/out dates are flexible. Please note there is also a double sofa-bed/linen if visitors wish to book an extra guest for which there will be a small charge.
This accommodation/annex is down the side of a cottage. There are automatic gates into the property with separate entrance into the annex which looks onto a small garden area. There is an outside seating area with a BBQ available in summer. Just outside the door is a wood box which supplies the wood-burner as well as a basket of wood inside. Lots of lovely walks around the property. Short drive to National Trust places incl. the homes of Churchill and Kipling, Sissinghurst & Bodiam castles. Wonderful pubs and villages as well as Royal Tunbridge Wells close by. Ashdown Forest is also a short drive away.
Interaction with guests
Guests can have total privacy if they wish but host happy to help with anything. Host usually available and almost always contactable.
Other things to note
This is a quiet area, very beautiful and surrounded by fields and woodland. We regularly see deer. One can often hear foxes, owls, wood-peckers and other country noises. There are many walks in and around the property. Roads leading to the property are narrow though people do cycle. There is a pond which is fenced and has recently been reclaimed to attract wild-life. I recommend use of a car but visitors have taken the train as far as Tunbridge Wells and then a taxi from there.
Remove outdoor shoes on carpeted area.
No unbooked guests.
Cleaning fee not charged so please leave the annexe as you found it, including the oven, fireplace, shower screen, Bbq etc.
Leave bed unmade.
Take all rubbish and sort it into the correct bins by the entrance.
Close windows when going out.
