Strategic location, between Florence and Siena, in the heart of Tuscany. Relaxing area about 15 minutes drive from San Gimignano. Our property consists of 2 units that we rent. This listing is for the rental of the biggest apartment. So during your stay the pool and ground of the farmhouse they are shared with another eventual smaller group. Me and my family we stay at the property only sometimes, mostly over the week end. Wifi, parking area! More info below in the description..

Ground floor apartment:

IMPORTANT NOTE: YOU MUST HAVE A CAR TO STAY HERE.
1,5 km greverl road. Not ideal if you have a law sporty car but ok for all normal cars. I'm usual to drive by a Smart Fortwo with no problem!

The apartment, which is the entire ground floor of the main unit, is at your private disposal. Independent entrance from the ground of the property give you access to the living area with sofa units. Full equipped kitchen fridge, freezer, sink, dishwasher, stoves, cutlery, tablet clothes and all you'll need), a table ideal for 9 people.
4 bedrooms, each one with ensuite private bathroom with shower, washbasin, WC and bidet. All the bedrooms they have French windows which faces above the ground of the property. 4 double bedrooms. The apartment can host maximum 8 people. Exceptionally we can add a small single bed in one room. We have baby cot and high chair on request at your disposal.

- shared pool (15 X 7 mt). Pool area is fenced for children safety. You will share this area with maximum 6 others people of the barn, the other unit that we rent, in the case we are completely booked. Pool area is fenced for children safety. Me and my family we go to the villa just few times, mostrly over the week end using the apartment on the 1st floor which is reserved to us when we want to enjoy the countryside. We don't live at the property. In fact the most of the time the 1st floor apartment is empty, as it is not on rental. Always the place is very quiet and relaxing.
- parking area just next to our property with direct access from the ground of the farmhouse.
- small laundry area at your disposal in the property, to share with eventual other guests. There is washing machine (no dryer machine).
- large barbecue made of stone, just next to a big gazebo in the garden of the property. This is to share with the others eventual guests.

NOTE: Young party vacation not allowed please. We prefer to mantain a quiet ambience. Children of course they are welcome.

Guest access
The entire ground floor unit 4 bedrooms 4 bathrooms, kitchen and living area is at your private disposal. The ground of the property and the pool, in case we rent the other unit in the same period of your vacation, they will be shared with maximum 6 people. Me and my family we don't live at the villa and we go there just sometimes, always in respect of privacy of our guests.

Other things to note
PRICE INCLUDES:
- Bed and bath linen: you'll find the place already prepared for a comfortable stay.
- Towels for the pool: 1 per person at the arrival.

- Final cleaning (However we kindly ask you to bring with you your trash before leave the property and to leave the kitchen in good shape with no stoves to wash and so on).
- property parking area next to the garden of the villa
- We provide a welcome kit in each bathroom with small soap and shampoo and one toilet paper roll. In case you'll finish this items consider there are lot of supermarket. Same thing for the oliven oil salt and pepper you'll find in the kitchen.

PRICE NOT INCLUDE:
- tourist city tax: 2,5 Euro per night per person for the first 5 nights of a stay (children under 14 yo free of charges)
- eventual extra cleaning or bed and bath linen changes

Our property is setting in a rural area. It's the ideal place if you are looking for a real tuscan vacation less then 15 minutes drive from all kind of services, shops, restaurants.. (YOU HAVE TO HAVE A CAR). The area is the perfect one for those who love to keep in touch with the nature without missing a visit to cities of art (such as Florence and Siena) and historical medieval most characteristic italian villages like San Gimignano, Volterra, Certaldo Alto.. Staying here you have the opportunity also to see deers, roe deers, others animals in their natural enviroment just while hung out the pool! All the property is fenced
Also you'll find lot of excellent wine farms in the area!
