Nestled among heritage gardens on 5 acres near Morpeth in the Hunter Valley, this gorgeous cottage is part of the Berry House Estate built in 1857.
Cosy up, unwind or explore the broader Hunter Valley. The self contained cottage (converted servants quarters), is your own little oasis within the broader grounds of Berry House.
Use the pool, sauna, explore the gardens, collect farm fresh eggs, feed the chickens & sheep or just chill. Delightful spot for kids. Dogs welcome on request.
The space
Master bedroom with king bed and beautiful linen. 2 x quality sofa beds in seperate lounge with enclosed wood burning fireplace, large smart TV, heating/AC, WiFi, fully renovated bathroom & shower, pool & sauna on grounds. Seperate kitchen/living area and a cooks delight with Smeg oven & gas cooktop, dishwasher and all the cooking utensils you might need.
Dog friendly but by request (please) and they need to be controlled due to chickens, sheep and other pets on the property.
As a small working farm and heritage restoration project there may at times be landscaping or other restoration works underway on the property but these are generally well away from the main cottage area. Maintenance, landscaping and restoration is an authentic part of the experience here. We're not trying to present it as a resort but it can give that vibe if you embrace us for what we are.
As a rural property we are obviously influenced by seasonal weather conditions which may impact the exact condition of the gardens, veggie patch, dam and fields. Gardens and lawns around the cottage and main house are all irrigated and stay in excellent condition.
Winter is actually our most popular with the sauna, cold plunge and a coffee or red wine around the fire pit well loved activities. Summer brings its own obvious joys with guests enjoying the gardens, BBQ & pool areas.
As a 159 year old property there are often maintenance issues that arise and bugs and creepy crawlies are a standard annoyance at times in the country so I appreciate your understanding here.
On site parking, pickups/transfers possible on request.
Guest access
The cottage is totally self contained and is your private space. I will generally meet you on arrival but you can self check in if I’m not available. I (Glenn) live on the property in the main Berry House (seperate from the cottage) but you are free to wander and use all the amenities, gardens, pool, sauna, collect eggs, feed the sheep, access the veggie patch etc.
I can leave you in total peace or engage with you as little or as much as you like and show you some of the history. Kids (and adults) can join me feeding the sheep, collecting eggs or lighting the fire pit in a regular sunset ritual when the weather and schedules allow.
I often host travellers from the farm network (woofers) in the main house (not the cottage) and you may find them working on various projects around the property.
There is plenty of onsite parking. Pets are welcome although we ask you request permission when submitting a booking request. The chickens free roam so we ask dogs owners to be aware of that and keep an eye on your pampered pooch. The property is fully dog fenced.
Please note, the cottage is fully cleaned prior to your arrival but living in a country property in a very old building we do occasionally get bugs or insects inside. I apologise for their intrusion and will happily assist their removal during your stay if needed. There is insect and surface sprays available under the sink.
Other things to note
2 night minimum stay, sometimes longer for holiday periods. 30 minutes from Newcastle. 25 minutes from Newcastle airport. 2 hours drive from Sydney. 5 minute drive from Morpeth.
Use of the cottage, Berry House grounds or the historic stables for commercial use or by (influencers) etc or film/photography work is certainly possible but requires seperate permission and possible additional fees.
Berry House is a popular location for filming, photography and/or minor creative events but is not a service we provide via Airbnb.
