Only approximately 4 hours from Sydney, escape to the country and stay in a charming circa 1909 cottage in spectacular surroundings. The cottage has 3 bedrooms, sleeping up to 6 guests. Children and pets welcome. Gorgeous country scenery, seclusion, peace and quiet.

The space
The cottage is located in a secluded, rural area, amidst gorgeous surrounding mountains and farmland. Many of our guests visit to disconnect and enjoy the quiet solitude of our valley. Upper Lansdowne 'village' is a TINY place with only a hall, a phone box, a small school and 5 houses - there is literally nothing else here except for peace, quiet and tranquility. The closest shops and services are 30 minutes drive away.

The cottage itself consists of three generous bedrooms, a kitchen, lounge room and dining area, bathroom and laundry area, and generous verandahs.

Guests will find the cottage fully self contained with plenty of linen and towels provided. The only things you need to bring are personal items, food and drinks. We do provide a limited supply of breakfast provisions such as oats, fresh milk, tea, coffee and sugar. Guests should remember that there are no shops or services nearby so should come prepared with all food and drink items so as not to waste precious holiday time with a long drive into the nearest town for more milk.

The cottage is very comfortable, however it is a country cottage and is furnished and equipped as such. You won't find ultra-modern appliances and lots of stainless steel here!

The KITCHEN includes a large fridge and freezer, microwave, electric stove and oven, cutlery, crockery, cooking equipment etc.

In the LOUNGE/DINING ROOM there is a record player (yep!) with a selection of old records, and a television with a DVD player. In this room there is a slow combustion fire place for cosy winter nights and an airconditioner and ceiling fan for summer.

There are beds for up to six guests.
BEDROOM 1 has one queen sized bed, an electric heater, a ceiling fan, and access to the front deck via french doors.
BEDROOM 2 has one queen size bed, an electric heater, a ceiling fan, and access to the front deck via french doors.
BEDROOM 3 has two single beds, an electric heater, a ceiling fan, and access to the front deck via french doors and the side deck via sliding glass doors. This room also enjoys heating and cooling from the fire and airconditioner located in the lounge room.

The BATHROOM has a shower (no bath) and includes a LAUNDRY area with a new front-loading washing machine.

There is a gas BBQ on the back deck.

There is a double carport adjoining the cottage.

Guest access
The cottage is located on a rural property. Guests have access to all areas within the very large house yard, however for safety reasons are not permitted in the adjoining paddock areas.

Kids and pets are all welcome at Flame Tree Cottage. The house yard is fully fenced and safe for dogs.

The yard is very large and flat with plenty of space to park vehicles, a trailer or caravan. There is also a double carport adjoining the cottage.

The house is not designed for the elderly or those with limited mobility, and does not have any disabled access. The access to the toilet and laundry area inside the house has three steps.

Other things to note
Please note: Due to limited water resources on the property, guests MUST advise us if any additional people will be visiting the property during your stay (for example, if you are having friends over for a BBQ) so we can ensure our water resources can cope with the extra visitors. Thanks.

There is no telephone in the cottage and only patchy mobile phone service is available. The TV is not connected to any television service and there is no internet connection available. The cottage will suit you if you want to disconnect from the world!

It is a 30 minute drive (one way) to the nearest town so you will need to bring all food and personal provisions with you as it is not so easy to just pop out to the shops! There is not even a general store or service station nearby so it is best to come prepared.

There is a small basket of toys at the cottage, a few childrens books, board games, DVD's and novels available for use.

The lounge room is heated with a combustion fireplace and reverse cycle air conditioner. The bedrooms have electric heaters. There are no electric blankets in the cottage. For the summer months there are ceiling fans in the bedrooms and lounge room, and an air conditioner in the lounge room. All windows and doors in the cottage have insect screens.

Please note above that the lounge room is the only room with an airconditioner, although it does cool the third bedroom a bit as well.

The only sounds you will hear are the cows next door, birds, horses, chooks and the odd passing car. The perfect getaway from the city.

Although located in a rural area, Flame Tree Cottage is not a 'farmstay' property. We do not offer organised farm experiences such as tractor rides or feeding animals, although the horses in the adjoining paddocks do sometimes come over to the fence for a pat.

Upper Lansdowne, New South Wales, Australia

Approximately four hours drive from Sydney, located on the NSW Mid North Coast, the Manning Valley region is recognised as an area of spectacular natural beauty, secluded beaches and friendly country towns.

Upper Lansdowne, located approximately 25 minutes north of Taree, is a hidden gem of the area. Stunning volcanic rock formations, rolling green country side and rugged rainforest valleys all surround the crystal clear upper reaches of the Lansdowne River.

Upper Lansdowne village is tiny and consists of a small public school (18 kids total), a church, a community hall, a phone box and 5 houses. There are no shops, cafes or facilities in Upper Lansdowne at all. The entire Upper Lansdowne area is home to approximately 500 people. We are a mix of tree changers, young families and long time farmers, with hobby farms and lifestyle properties situated among commercial dairy farms.

The cottage is located 1.3km along a dirt road which is nice to walk or ride along, and there are other quiet dirt roads nearby. There is a small, clear pebbly creek only a couple of minutes walk along the road.

The nearest shops are 30 mins drive along country roads to Taree or Wingham. There are no shops in Upper Lansdowne. The nearest places to eat are in Taree (30 mins), Wingham (30 mins) or Harrington (40 mins).
