The space
All Yours! The home has 3 very large bedrooms, all very private. Beautiful chefs kitchen with large dining area. Well stocked. Outdoor grill. Guests must bring and prepare meals. Living room and office areas. Large and inviting decks overlooking the silhouettes of tall trees. Lovely refreshing pool, heated by sun only (no solar) and may be brisk depending on weather conditions. House sits on 3 acres. ADDITIONAL CELL SERVICE/WIFI NOTE: Due to the nature and location of our area, cell service best with Verizon, though not always strong. Our internet service is not always reliable and be prepared should it be offline on occasion. Nevertheless, bring laptop/tablet for internet calls should you not receive cell service. STRICT NO PET POLICY. Private Road: 5 mph limit, thanks! No events, parties, reunions, visitors. Facilities reserved only for registered guests. Thanks in advance.

PLEASE READ OUR LISTING AND AGREEMENT THOROUGHLY PRIOR TO BOOKING. Tenant will automatically accept the terms and conditions of this Rental Agreement and it’s supporting documents at their own risk once property is reserved. Tenant solely responsible for their registered guests. Additionally, a signed copy of this Agreement is required prior to check-in. After reviewing Agreement, please initial each page, complete all required information, including names and ages of registered guests and submit to: (e-sign), or (hard copy) Murazzo, P.O. HONESTY CLAUSE: We appreciate your willingness to be honest, please review the following:
~No Pets, no exceptions (Requests will be denied). Alert all guests to make other arrangements;
~No Indoor Smoking (ok outside);
~No Parties, Events, Large or noisy gatherings. Quiet time 10:00 pm – 8:00 am;
~Disclose number of guests prior to check-in. NO UNREGISTERED GUESTS. Contact Owner immediately should additional guests arrive.
~Any deviation of this Agreement, listing, or house rules may result in forfeit of any and all payments made on reservation, including but not limited to any deposits.

Requests: Please wear foot protection out of doors for your safety, and please remove shoes when on carpeted areas inside the home. Please do not move indoor furniture out of doors. Please turn off all exterior/interior lighting, air conditioners, furnaces when not in use, please conserve resources. Be respectful of our home mindful of any noise disturbing neighbors.

1. MAXIMUM OCCUPANCY: Property restricted to registered guests only, meaning, original, paid guests listed in Agreement. The maximum number of registered guests will not exceed five (5) persons unless otherwise disclosed to Owner prior to check-in. No switching guests on different days/nights. Additional guests exceeding five (5) persons must be approved by Owner, with additional fees ($60.00 per person/per night, plus tax) paid prior to check-in. Tenant agrees to have this automatically deducted from damage deposit if unpaid prior to check in. Contact Owner for requests.

2. CHECK-IN TIME: AFTER 2:30 PM / CHECK-OUT TIME IS BEFORE 10:30 AM. No early check-in or late check-out without written approval from Owner at least 48 hours before scheduled arrival time to confirm.

3. PARKING: Parking spaces (5 if maneuvered properly) restricted to front of garage door area. If you suspect car leakage please park on dirt near main home entry. Do not park in front of small cottage home at any time.

4. DEPARTURE PROCEDURES: A detailed Departure Check List is made as part of this Rental Agreement, and will be located on a clip board with House Manual for your reference:

a. All rubbish in and around home/property placed in lined garbage cans and deposited into large blue can located on back deck prior to departure; b. ALL CRV plastic and CRV glass bottles/aluminum must be sorted and placed in brown recycle bins in kitchen and not mixed with garbage; c. soiled dishes scrubbed and placed in dishwasher (do not start dishwasher), pots/pans washed thoroughly and placed on drying rack, please wipe counters; d. All soiled towels placed on washer/dryer, please leave beds unmade for cleaning crew. PLEASE DO NOT WASH HOUSE LINENS; e. Back/front decks/pool areas AND moved/altered interior furniture clean and configured to original placement; f. Any music/movies/games, etc. returned to their prospective housings and original location; g. Shut off all appliances when not in use and upon departure, (i.e. interior/exterior lights, a/c units, furnaces, propane tanks, etc.); h. Check for personal items, Owner not responsible for returns; i. Leave all keys/checklist in kitchen, and any extra charges, if applicable paid in full; k. Lock doors upon departure.

5. PAYMENTS: TO BE MADE THROUGH AIRBNB, unless otherwise requested. An advance payment of 100% of rental rate including 8% tax, plus non-refundable $350.00 Set-up (cleaning) fee, plus $700.00 refundable damage deposit is required at time of booking.

6. DAMAGE DEPOSIT: A refundable damage deposit of $700.00 is required including full rental payment upon booking with Rental Agreement signed and submitted to Owner. Damage deposit will be held by AIRBNB, and returned via AIRBNB protocol, assuming no damage/default in terms of this Rental Agreement are incurred.

The deposit will not be applied toward rent, but may be withheld in part or in full in the event extra person charges go unpaid at time of departure, or if damages other than normal wear and tear occur during Tenant’s stay, OR if Honesty Clause, Departure Checklist, or House Rules, including the following are not met: a. No damage is done to unit or its contents beyond normal wear and tear; b. No pets, indoor smoking; c. Number of persons in Tenant’s party are original registered guests and do not exceed five (5) persons without prior approval/additional payment; d. All charges accrued during the stay are paid in full prior to departure; e. No linens or property of unit is lost/damaged/stolen; f. All “no access/storage” areas go undisturbed; g. No early check-in or late check-out without prior Owner consent; h. NO EVENTS, including home base for wedding parties, family reunions or other venues that would include un-registered guests at any time; No subletting or allowing unregistered guests; i. All house/room keys are returned and accounted for. Any exterior house keys ($100.00), room keys ($50.00) per room; j. All expectations including but not limited to, this Rental Agreement, listing and House Rules are met.

7. SET-UP (CLEANING) FEE: Is to make sure you receive the home in clean condition and is “set up” for your reservation. This fee is NOT intended to address non-compliance of the Departure Checklist, please clean up after yourselves. Additional cleaning charges may be deducted from the deposit if checklist is not adhered to by Tenants. Additional cleaning fees may be charged at $50.00 additional per night for extended stays at the Owner’s discretion. No maid service available throughout your stay.

8. MASSAGE SERVICES: On-site massage service MAY be available by advance appointment subject to availability. Must include at least two 1/hr. or 1.5/hr appointments scheduled back to back. Must be paid in full at practitioner’s current rate prior to stay. Contact Owner for availability and rates. Cancelled appointments or no-show not refundable.

9. MINIMUM STAY: This property requires a two (2) night minimum stay. Longer stays are welcome. Contact Owner regarding holiday reservations and rates. Rates are subject to change without notice.

10. CANCELLATIONS/REFUNDS: No rental refunds due to early departure. a. Reservations cancelled at least 60 days prior to stay will receive 100% refund; b. Bookings cancelled at least 30 days prior to stay will receive 50% refund; No refund within the 30 days prior to stay. Online booking policies supersede if booked through online sites; c. Massage appointments and other services paid and cancelled are not refundable. Cancellations must be made by 12:00 PM PST (pacific standard time) on the appropriate day. In the event that Tenants or any of their Guests are asked to vacate by Owner, owner representative or law enforcement for non-compliance of this Rental Agreement, all monies paid will be non-refundable, including deposit.

No Refunds will be given for “acts of God”, or events surrounding the property beyond the control of property or property owner, including, but not limited to street, construction, neighbor noise; power outages; weather, poison oak, negligence of Tenant, etc. Refunds will be given in the event the National Weather Service or local emergency services order mandatory evacuations OR local Emergency Management Services (EMS) close the roads. We will refund any unused portion of rent collected in that scenario. Owner is not liable for cancelling a reservation due to local or personal emergency.

11. RATE CHANGES: Rates subject to change without notice. Contact Owner for holiday rates, extended stays and additional cleaning fee.

12. SURROUNDING ENVIRONMENT: Property exterior perimeters indigenous greenery, including poison oak/ivy. Be aware, animals including deer, bear, mountain lion, coyote, snakes, spiders and other critters live in the forest. All at your own risk.

13. CHILD/ELDER SUPERVISION AND SAFETY: A supervising adult over the age of 18 must be present and responsible for children under age 18. Adults needing assistance in and around the home (especially back pool area) should have supervision at all times.

14. POOL AND SAFETY RULES: NO LIFEGUARD ON DUTY, ENTER POOL AREA/SWIM AT YOUR OWN RISK. Please read, understand and adhere to these rules: Owner must be notified prior to arrival if children will be visiting at any time. Pool directly accessible from back doors of home. Abide by all pool rules posted in pool area, including no urinating/defecating in pool, no diving or running at any time. Do not enter pool while intoxicated. No glass in or around pool area, deck area only. Saving floatation device is located near pool area. Emergency phone in kitchen, plug in and dial 911. First aid kit located in cabinet over dryer. Pool systems shall not be tampered with for any reason by Tenant or their guests. Please dry off before entering home to prevent floor damage (laundry area ok). Contact Owner with questions prior to arrival. POOL IS EXCLUSIVELY FOR USE BY REGISTERED GUESTS.

15. FALSIFIED RESERVATIONS / BOOKINGS: Any reservation/booking obtained under false pretense will be subject to forfeiture of all advance payments, deposits, rental fee including tax. Guests will not be permitted to check in. Primary responsible Guest must be 25 years or older and occupying the property throughout reservation to ensure all their guests adhere to this Rental Agreement and house rules.

16. WRITTEN EXCEPTIONS: Any exceptions to the policies herein must be approved in advance by Owner in writing.

17. TERMINATION/EVICTION: Owner reserves the right to terminate/evict Guests occupying premises without refund if in default of this Rental Agreement, listing instructions and/or supporting documents.

18. LIABILITIES/ACKNOWLEDGEMENTS: RELEASE AND INDEMNIFY: This home is located at 5805 Polaris Way, Foresthill, CA, 95631 and is privately owned and surveilled by one camera at drive way. By entering into this Rental Agreement, Guests acknowledge, agree and comply to the contents herein. Guests agree to respect the home and assume all risks, responsibilities and liabilities for themselves, their Visitors and anyone entering onto premises per Guests’ request for any reason. This is including but not limited to: a. Accidents, injuries, illness and/or death, or any incidents that may occur under any circumstance while on the premises, including, but not limited to, parking areas, walkways, stairs, forested areas, pool and surrounding areas, property amenities/facilities, or traveling to and from premises; b. Loss or damage (vehicles included) of personal belongings or valuables of any Guest.

By accepting this reservation and entering into this Rental Agreement, it is solely at the Tenants and their Guests’ own risk. Primary Tenant will monitor that their Guests’ are in compliance of this Rental Agreement and are solely and directly responsible for all registered and/or unregistered Guests and assume all risks and liabilities associated therewith. It is agreed that all Tenants/Guests are assuming any and all risk of liability and harm arising from their use of the entire premises. Tenants agree to hold harmless, release and indemnify Owner their heirs, relations, affiliations, associations and etc., against any and all lawsuits, including, but not limited to, all third-party liability actions arising from or connected to this reservation. Owner does not make any representations or warranties concerning the property or services herein provided.

REMINDER: Thanks for checking out before 10:30 a.m. The following expectations are standard in the industry. Cleaning deposit does not cover the below. Thank you in advance for leaving our home tidy and relatively clean.

____ All debris, rubbish and discards from all interior and exterior spaces are placed in garbage cans,
all plastic bottles/aluminum sorted and placed in recycle bins. Wine bottles ok in garbage can.

____ Soiled dishes scrubbed before placing in dishwasher (do not start dishwasher), pots/pans and
other non-dishwasher items washed thoroughly and placed on drying rack, wipe counters.

_____ Turn down bedding, place all used pillows on top and please leave beds unmade. Cleaning
service will remove and sterilize all linens.

____ All soiled towels and other soiled linens, etc. (except bedding and existing tablecloth) placed on

____ Back/front decks, pool area and all other areas used on the premises picked up and cleaned to
their original states.

____ Relocate any moved/altered furniture to it’s original placement.

_____ Any music/movies/games, or other items used, returned to their prospective housings and
original location.

_____ All lights/appliances, including all furnaces and air conditioners are turned off. Make sure all
exterior propane tanks (under grill/back deck heater) are in the off position.

_____ Please bring in chair pads/pillows from front porch and place on bench inside living area.

_____ Check the home for any forgotten belongings. Owner not responsible for item returns. Please
do not inadvertently include anything belonging to our home, including unused complimentary
supplies, linens, or any other items.

_____ All additional charges accrued if applicable are paid in full via cash. Wells Fargo ATM available
next to Post Office in town (about 5-7 min drive). This includes additional guest overnight fees
($60.00/person per night, plus 8% occupancy tax).

_____ All keys accounted for and placed on kitchen island along with checklist. Lost keys will be
deducted from damage deposit (see Agreement). Please, turn off all furnaces, a/c units,
propane tanks, interior/exterior lighting, etc. Lock all exterior doors upon departure.

Our particular property is easy to find and not far away from Foresthill proper (approx. 5 miles), and only 13.4 miles from Lincoln Ave. and Foresthill Road, Auburn.
