Built sensitively into the boulders on the property, architecture buffs will immediately recognise the Palm Springs design elements perfectly suited to this location. Huge glass sliding doors open on both sides of the living pavilion, connecting you to the beautiful valley on one side, and your private internal courtyard on the other. Natural breezes flow gently throughout the house keeping it naturally cool all summer long but AC is also installed if you need it.
Designed for relaxed indoor/outdoor living, you’ll enjoy multiple outdoor lounging options; from a hammock in the rocks, to loungers and umbrellas situated around the property’s terraced grounds, to the comfy courtyard lounge area with a professional grade BBQ perfect for evening cookouts with friends, old and new. Grab some produce from the daily farmers market in the port, local meat or fish and cook it all using the Tinian delicacies you bought in the village street market – Tinos is revered for its naturally organic produce so no matter what you cook, it will taste amazing!
Don’t feel like cooking? Just ask us to arrange our private chef for a memorable farm to table experience you’ll be raving about long after your vacation is over, or wander into the village and eat at either of the 2 excellent tavernas.
PLEASE TAKE NOTE OF SLEEPING ARRANGEMENTS:
Sleeping quarters offer rare levels of privacy in a house of this size. Separated across 2 x sleeping pavilions on opposite sides of the property, each with their own private secure entrance and outdoor terraces, groups can easily maintain privacy while enjoying the convivial atmosphere of the shared living spaces. The East Wing contains a 2 storey pavilion with 1 x Queen Sized bedroom on an open mezzanine level upstairs (please note there is no wall separating this room from the other bedroom on the ground floor) and 1 x Double Sized bedroom on the floor below. The bathroom is on the ground floor attached to the bedroom. This downstairs bedroom includes 2 x wardrobes, a large desk area and Mac computer available for guest use. The upstairs bedroom includes access to the rooftop terrace with incredible views to the surrounding valley, a desk and drawers. This bedroom has a giant 75” Smart TV loaded with Netflix and is perfect for movie nights.
The West Wing contains 1 x Queen Sized bedroom with walk in robes and bathroom, double height ceiling, a desk and a private terrace with hammock.
The Boulder House is the perfect fusion of wabi sabi and modernist design, featuring all the comforts of city living while retaining a deep connection to the surrounding valley and all its natural beauty. It has been lovingly designed for relaxed entertaining with a large wooden dining table that seats up to 8 people, a spacious kitchen fully loaded with everything the passionate home cook could hope for (fancy some freshly sliced prosciutto? Cut your own with our Swiss made deli meat slicer!) and multiple areas for lounging both inside and out.

Guest access
Direct access to your villa and parking for 2 small cars on site. There is an easy, well made road that leads from the village to the house (1 min), we will share exact location details just before your arrival. The village of Volax is only 20min drive from the port of Tinos and downtown area where the supermarkets and pharmacies etc are located. There is no mini-market in the village so you will definitely need a rental car. While the village is centrally located on the island, about 20mins from the main attractions in all directions, nothing is really far on this ‘little big island’. Amazing walking trails surround the area and adventurous souls can hike to nearby villages and beaches to enjoy this truly special location and get away from it all – but take care of the season. In the summer, the island’s temperatures get well into the late 30’s so the comfort of an air conditioned car is a must to get to local beaches Kolimpithra and Livada.
