Beautifully renovated early 18th C stone house & barn in Perigord Noir, 4 dbl bedrooms w. ensuites, exceptional kitchen, huge bright living, underfloor CH, fireplace, patio, garden, pool. Walk/cycle to local shops, 15km Sarlat, caves, canoeing etc.

The space
The main house and the barn form a connected unit, renovated in 2010-2011, being one of the three houses making up Les Paroules, in the small hamlet of Esparoutis.

There are four generous double bedrooms (160cm beds with memory foam mattresses) over two levels, each with an ensuite bathroom. There is a large covered balcony off one of the upstairs bedroom, also accessible via steps from the outside. The groundfloor bedroom is accessible for reduced mobility (level from outside and to living room, 1 step up to kitchen).

The huge (60 sq.m.) living room has a stone floor, log stove, cathedral ceiling and plenty of natural light. The living room has a large HD Plasma 3D TV (BYO glasses) with Apple TV and satellite (includes English channels), Hi-Fi, DVD, and comfortable sitting area. There is also a small ground floor study and a comfortable mezzanine (or minstrels' gallery, if you have minstrels ;-) above the living room with a desk and daybed.

The house has a large open-plan tiled kitchen, with an open fire and sitting area in one corner. The kitchen is exceptionally well-equipped, and set up to handle groups of up to 20+ people, coupled with the huge living room with a large dining table (seats 10 comfortably, but can be extended for 14+ or 20+ with an extra table from the kitchen), making the house ideal for handling workshops and family gatherings, and groups who may be staying across all three adjacent houses.

The ground floor has underfloor central heating throughout, with convector heaters in the bedrooms. The house stays delightfully cool in summer due to the mass of the stone-walls and floor. All windows are double-glazed.

Guest access
There is unlimited wifi broadband internet throughout, and a telephone with free, untimed access to landlines in most countries (incl. Australia, USA, Canada, UK and anywhere in Europe). There is a small swimming pool surrounded by a wooden deck and massive stone walls.

Rental price includes linen & towels, wood for fires and normal utilities. Central heating and high cost phone calls are charged extra at cost.

The tranquil hamlet of Esparoutis, of which Les Paroules is a part, consists of a handful of beautifully restored old stone residences in the Céou valley, one of the least spoiled valleys in the Dordogne area.

The larger region offers superb tourist and ‘mild’ adventure experiences, with caves, chateaux, canoeing, cycling, walking, climbing, all within spectacular scenery. The region is noted for its local food and markets, and fine dining.

The area is of outstanding beauty, with gorgeous stone villages, including a disproportionate share of "Les Plus Belles Villages de France" (most beautiful villages of France): the Dordogne has 10% of the chateaux in France including spectacular examples within a five-minute drive at Castelnaud, Beynac, La Roque Gageac, Les Milandes.

The area is excellent for walking and cycling, with many quiet back roads, and a mixture of relatively flat valleys and more challenging hills onto the plateau. There are a lot of marked trails, and an excellent bike hire service in Castelnaud run by an English couple.

My partner Ien (from Indonesia, brought up in the Netherlands) and I (from Cornwall, UK) own a small group of three houses in the hamlet of Esparoutis in the Dordogne, France, which we renovated from 2008 to 2012. More recently we bought an apartment in Paris with retirement in view. I am an Honorary Associate at Sydney University, continuing my work in the Digital Humanities (primarily in data modeling, databases and GIS). My original training was in Archaeology and I spent many summers excavating on archaeological sites around the Dordogne, and three years studying at Bordeaux University. Ien was an academic in the Netherlands before coming to Australia in the 1990s. She is Professor of Cultural Research at Western Sydney University, and until 2014 Director of the Institute for Cultural Studies at WSU. We love the warm coloured stone villages of the Dordogne, good food and wine, mountains, cycling, camping, renovations (still ...), photography and a wide variety of cultural pursuits. We travel often and widely, generally with a backpack rather than a suitcase (except for work). Recent and upcoming trips include the Greek islands, Sicily, Vietnam, Myanmar, Indonesia and Cuba. We're always happy to advise our visitors on how to get the best out of their stay at Esparoutis.
