Studio 55 is a fully renovated studio with an unassuming touch of luxury. Perfect for couples or solo travellers. Fully equipped with a kitchenette, king bedroom, Netflix and spacious lounge and dining area. An inspiring studio only a short stroll to Watego’s Beach, famous for its safe swimming, snorkelling, surfing, and kayaking.
The space
Studio 55 is a spacious, self contained studio in sought after Wategos Beach.
Thoughtfully designed for beachside living this open plan studio allows the outside in. A large servery window opens onto the front deck to take advantage of the ocean breezes and fills the studio with natural light.
Although this is a newly created space the owner has paid homage to the original beach house using natural finishes and upcycled timber. There is a perfect balance between old and new with sleek fittings, stunning feature windows & tiles, and timeless furniture.
The kitchen has a large fridge, hotplates, kettle and toaster, plus crockery, cutlery and glassware so you can create the perfect meal.
Recently installed air con / heater.
Complimentary Australian Botanical body products are included, together with a range of organic teas/coffee, and everyday kitchen essentials to make your stay enjoyable. All linen, bath and beach towels are supplied, and there is a washer in the shared laundry.
Relax in the lounge area or on the front deck overlooking the courtyard.
Netflix and Wifi is included for those relaxing nights in, however please note there is no live or free to air TV.
Guest access
Street parking only. The carport and driveway are reserved for the guests in the main house. Studio 55 is located at the front of the property.

ARRIVAL & DEPARTURE
Check In is from 3.00pm and Check Out is 10.00am. Early arrival, late departure and luggage storage may be possible by prior arrangement only. This is not always possible so please contact us in advance. On departure please check you have all of your belongings. A minimum charge of $40 plus postage will be incurred to have any items returned to you.
BEACHES & ACCESS
At the bottom of the driveway turn right and walk uphill 25m. Take the second gravel driveway on the left. Follow it downhill onto the tar seal road. Continue downhill. If you are not familiar with the surf it is recommended you swim only at patrolled beaches between the red and yellow flags. Byron Bay Main Beach is patrolled year round, and Tallow Beach, Suffolk Park, Broken Head, Watego's and The Pass are patrolled during the Christmas period.
BEDDING & LINEN
1x king bed. Bed linen, bath linen, tea towels and beach towels are all supplied.
CANDLES
You are welcome to use candles however never leave a candle unattended and always extinguish completely when not in use.
CLEANING
Please leave our home tidy. Wash and put away dishes and put everything back where you found it. Please place any used towels in the bathroom. Our cleaners will do the rest. Please be mindful when using fake tan and make up as any excess on linen, lounges or other furniture will incur a fee. Fees will be charged for any excess cleaning above normal use, and will be taken from the Bond.
COTS & HIGHCHAIRS
Portable cot and highchair are available with prior request. We ask guests to provide their own cot linen/blankets. There is a $25 (plus Airbnb fees) one-off fee for use of the cot and/or high-chair.
DAMAGES & BREAKAGES
You must inform us of any damage or breakages during your stay. All damage and breakages must be paid for. Please contact us for any maintenance issues arising during your stay.
FLOORS
Thank you for not wearing shoes, especially stilettos or work boots, inside the house. Any damage to the floors will incur a fee.
FRIDGE & FREEZER
Please discard any unused food items from the fridge prior to your departure.
GARBAGE & RECYCLING
All rubbish must be put in the correct outside bin on Sundays and before departure. Bins are located in the driveway. A fee per bin will apply to contaminated bins.
INTERNET
Wifi is provided for using email, instant messaging, internet browsing and using apps. Illegal or dishonest use will result in immediate eviction, complete loss of Bond and will be reported to the authorities. Connection in Byron can be poor, especially in peak holiday season. Wifi details are on the fridge.
KEYS
A callout fee will apply for any lockouts and a replacement fee applies for any lost keys.
LAUNDRY
A washing machine is available in the laundry behind the Studio.
NOISE & PARTIES
The property has a strict noise curfew between 9pm and 8.00am. Parties and excessive noise are absolutely forbidden, and may result in complete loss of Bond and/or immediate eviction. Please also be mindful of the neighbours and downstairs guests when entering or exiting the property and minimise noise, especially late at night.
PARKING
Parking is available on the street. Please read and obey all on street parking signs as heavy fines apply in the Byron Shire.
PRIVATE SPACE
The main house is out of bounds, with the exception of the laundry behind the Studio. Please be mindful that the owner or other guests may be staying.
SAND
Please remove all sand before entering the property in the shower at the end of the carport. Sand is easily concealed in towels, clothing and on the bottom of beach bags. Any drain blockages caused by sand within the house may incur a fee and will be taken from your Bond. Excess cleaning resulting from sand will incur a fee and may be taken from your Bond.
SECURITY
Whenever you are absent from the property please close and lock all windows and doors to maintain security and prevent rain and water damage.
SMOKING
Smoking is not permitted. Please be mindful of neighbours when smoking in the street.
TV & NETFLIX
TV is On Demand (no live or pay tv) however Netflix is logged in and available for your use.
VISITORS & GUESTS
Maximum overnight guests are listed on your invoice, and may not exceed 2 for Apartment only bookings. No additional guests or visitors are permitted on the property. Extra visitors or guests may result in complete loss of Bond and/or immediate eviction.
