The space

With five private bedrooms, 4 bathrooms, 2 kitchens (main & kitchenette), 3 living areas, Aircon throughout, WiFi & Netflix avbl, this truly is a great place for families or a larger group of friends.
🛏️ The home is spacious, with a natural flow between the living spaces, perfect for entertaining or for extended family & friends to relax & unwind.
🌻The outdoor gardens are designed for entertaining & portray the feeling of a lazy afternoon - even your own private quiet space to retreat with a book or glass of that favourite beverage.
🍕 The alfresco area has an undercover dining and lounge area, complete with BBQ and Pizza Oven. Picture long outdoor family lunches or fun pizza evenings.
🚪The conservatory room is essentially 3 walls of glass, softened with white linen flowing drapes. The doors can be opened up to extend the indoor area outside & essentially provide a large entertaining area.
🍕 The front pavilion which houses the master suite with shower & bath, has its own private courtyard - perfect for families where the parents would like their own space. (for a while anyway)
🪴Between the two house pavilions is the entry courtyard. It forms the entry to the house and can be used as an additional relaxing area.
📺 Upstairs, there is a huge undercover deck, enclosed in white shutters, which can be opened to look down over the rear garden.
This upstairs area also has a large 'L-shape' lounge, flat screen TV, kitchenette & dining table.

🪣 Please leave the house in the same condition as you found it, clean & tidy, including the bbq. Failure to do so will result in a fee of $45 per hour to clean this.
🐾 Pet Policy – Pet Friendly (Approval Required)
We are happy to welcome pets; however, all pets must be approved BEFORE booking. Please let us know if you plan to bring a pet when making your reservation.
When requesting approval, kindly provide the following details:
• Breed/type
• Size
• Age
• Whether your pet is desexed and house-trained
Guests travelling with pets will incur an additional $100 cleaning fee per each pet and a $500 refundable security deposit.
⚠️ Please note: Pets that are not declared and approved before arrival may result in pets NOT being allowed.
🔇 BYRON SHIRE NOISE RESTRICTIONS
Our property has a firm no party policy with no additional guests allowed to visit the house at any time. Sound travels to the neighbours easily and as such, noise levels are to be respectful at all times of the day and no loud music or outdoor entertaining whatsoever after 10pm.
Receiving a noise complaint will result in a bond deduction if Quiet Hotline Security are called to the house and they deem the noise levels from the street disruptive to the neighbourhood. These fines from the local Quiet Hotline Security can occur at any time from 8pm – 8am and are $165 each time plus a $55 processing fee. Multiple noise complaints may result in being asked to vacate immediately with no refund of remaining tariff or bond.
Sorry to be so strict but noise levels are a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance.
