** Functions, Celebrations and Schoolies **

Please note that the home is not suitable for celebrations, parties or large events likely to create excessive noise being disrespectful to neighbours.. The home also does not take bookings over Schoolies.

** Property Description **

Architect designed beautiful modern home with a butterfly roof.Full of character, soaring ceilings and perfectly positioned to make the most of the view and northern aspect,the home has many unique features and an incredible vibe.You will not want to leave!You will normally enjoy the company of a local mob of kangaroos as the property overlooks many acres of green pastures.

"Remo Resort" is a stunning, modern 5 bedroom, 3 bathroom home with a magnificent in-ground pool, superbly located in a gated private community with 180 views of Westernport. The gated private community is governed by the Owners Corporation, having guidelines which in part, encourage respecting neighbours entitlements, common property, minimising excessive noise and disrespectful loud late-night parties. If you are looking for a venue to host a party or celebration, this home would not be suitable.

Some of the many features of this lovely home are detailed below:

** Indoor Areas **

The central hallway leading from the front door provides access to 4 bedrooms (2 off either side of the hallway), all with BIRs. The Master bedroom and bedroom 3, each have private en-suites (each with a shower and toilet), and bedrooms 2 & 4 share access to another bathroom with shower,bath and toilet.

The huge, central open plan lounge/kitchen/dining room has a large solid fuel combustion fireplace, and incredible views over the deck, pool and spa down to Westernport. The 5th bedroom is down 4-5 steps from the dining room and has direct access to the garden and playground area.

** Outdoor Areas **

The home sits on over 2,000m2 of land. The private driveway leads to the home with plenty of parking in front of the house (the double garage is not for guest use). The rear covered deck leads out to the large private solar heated horizon pool (10m x 4m) and gas heated spa, overlooking the expansive landscaped garden via frameless glass balustrades, with views to Westernport. To the side of the home is a large enclosed yard, suitable for children and pets, with a cubby house, swings and slide, a trampoline and a basketball hoop. The western (rear) side of the home has an outdoor shower with hot and cold water.The property also boasts its own lush greenhouse ideal for enjoying a relaxing afternoon tea!

** Kitchen **

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, a coffee machine (Sunbeam Barista), toaster, kettle, etc. plus a double sink, massive walk in Butlers pantry, large double door fridge, Miele dishwasher, Miele 900mm wide electric oven and induction cook top as well as the basic condiments, cleaning products etc. you would expect to find in a home away from home.

** Heating/Cooling Systems **

The entire home has gas ducted heating and cooling that is zoned throughout.

** Bedroom Configuration: **

Bedroom 1: One King bed
Bedroom 2: One Queen bed and one set of Single bunks
Bedroom 3: One Queen bed and One Tri-bunk
Bedroom 4: One Queen bed
Bedroom 5: One Tri-bunk (Double bed bottom and Single bed top)

** Linen **

A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted), pillow cases and towels or opt to pay extra for this 'optional linen'. The cost to provide optional linen is a once off fee per stay of $30 per king/queen/double bed and $15 per single bed. Please advise us if you would like this additional service.

** Peak Periods **

Please note that during the peak summer period and other peak times, ** check in times **are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional** linen hire **over these times, it may involve linen being left out but beds not being made up.

** Right to Evict **

As mentioned above, the gated private community is governed by the Owners Corporations, guidelines which in part, address neighbours entitlements, common property, minimising excessive noise and disrespectful loud late-night parties. Reports of these could lead to immediate eviction without recourse.
