EVEN IF YOU ATTEMPT TO RESERVE THIS PROPERTY YOUR RESERVATION WILL BE CANCELED IMMEDIATELY OR WITHIN A FEW DAYS IF YOU ARE NOT ON OUR MEMBERSHIP ROLES. We actively seeking new members to the extent our partnership has slots available. If you are interested in becoming a member feel free to inquire and we can provide you details on how to purchase an interest in the partnership, which requires ongoing annual capital contributions. We limit our membership to 75 member/partners. Thanks for understanding. But this property is not available to short term renters or renters. An official ID is required to become a member and reserve this property.

The sleeping arrangement can accommodate up to 8-10 members/partners, which includes 2 queen beds fit for 2 each, 1 full sized bed, 2 queen size floor mattresses fit for 2 each and 1 couch. This new service building was completed in 2018, and is ready to accommodate our corporate business members/partners or their families in modern comfort. The home is professionally cleaned after every stay with clean linens and fresh towels.

It comes complete with:
- Self check in with key pad
- High Speed Wifi included
- 3 55'' 4K Smart TVs (Netflix and cable)
- in unit Washer/Dryer
- Fully Equipped Kitchen (toaster, coffee machine, plates, silverware, cooking utensils, soap, etc.)
- Bathroom products (complimentary shampoo, conditioner, and body wash)
- Central air conditioning and heat
- Iron & board
- Floor to ceiling windows and located on the top floor below the rooftop
- Walk in closets (master bedroom and second bedroom)

Additional short list of house rules:
1) Minimum age to use this property is 26 years old. All others must request and receive approval first.
2) NOT ALLOWED: Absolutely No Pet, No Parties, No Unregistered member/partners without permission/previous approval from manager. WE RESERVE THE RIGHT TO CANCEL WITHOUT PENALTY
3) Local member/partners - please send a message before reserving
4) No Shoes In the House - Please use the shoe racks at the door entrance
5) Occupancy rules: Any unregistered member/partner (not listed as registered member/partner) after 10pm is considered overnight stay and a party - Violation of this could lead to immediate removal of all member/partners and fees will be assessed - Request approval for any additional guests of member/partners not originally registered. A fee of $150/day for overnight non-declared guests of member/partners may be charged and violation of this may lead to cancellation of reservation and report to Airbnb as breaking the rules
6) ABSOLUTELY NO SMOKING IN THE HOME and Smoking is prohibited in the building (incl., but not limited to front of the house and steps, rear backyard and 10 feet of the main entrance) - If you are found smoking in the home, a $500 fee for ozone treatment for de-smoking will be charged
7) Quiet hours are from 10pm to 8am - to be considerate of the neighbors and respect the Jersey City noise ordinances. Enjoy the backyard area at a reasonable noise level. Do not speak loudly in the hallways, lobby, or other common areas (rooftop, rear backyard, gym, in front of the building). Do not gather to block the hallway, lobby or entrances or disturb the other neighbors.

7) You will be financially responsible for anything lost, broken, or stolen items that need to be replaced
8) Check in is at 3pm and check out is at 10am, unless previously confirmed for a later checkout time with your host
9) You agree that you are booking our place in good faith and will not attempt to damage your host's business and reputation in an event that you disagree with the ruling issued by Airbnb for any and all disputes opened by the guest.
10) This property is best suited for families, business travelers and mature leisure travelers. If your party is not a family or on a business trip, please inquire before booking instantly. An official ID is required to book this listing. Minimum age to book this property is 26 years old.
- All registered minors should be accompanied by a registered adult within the building common areas (e.g., gym, backyard grill/bbq space, rooftop, etc.)
