The space

The barn has two bedrooms on the mezzanine floor (one with 4 beds the other with twin/kingsized) all set under oak beams. These two bedrooms share a bathroom with double ended bath and shower. The four bedder is accessed through the double. Downstairs there is a sitting-dining-kitchen area, two further double/twin bedrooms and a large wet-room in slate and marble. It has a full facilities for holiday let bookings.
There is also a decking patio accessed through French doors in the living/kitchen area.

NB You get the barn to yourself
We are close to the local railway station.
Set in 6.5 acres of private grounds and woodland, tucked away down 1/3 mile track. We have no road noise, you will experience utter peace and quiet a rare commodity these days and we are surrounded by a further 250 acres of woodland and organic meadows with small lakes that host swans and a mass of other waterfowl at various times. We have our own small lake and loads of wildlife: deer, foxes, badgers, rabbits and squirrels; pheasants, runner ducks, nightingales, owls etc; Bewl Water with sailing, windsurfing and other water sports is 10mins away as is Bedgebury the National Pinetum and we are 30 mins from Hastings; 15 mins from Battle; 30mins from Royal Tunbridge Wells and close to many National Trust and other Important Country Houses and Places of Interest: Bodiam Castle; Battle Abbey, Hastings; Charleston; Great Dixter Gardens; Sissinghurst; Ruddyard Kipling's Batemans; The ancient chalk carving, the Long Man of Wilmington and the world renown, Glynebourne Opera House are less than an hour away. A wide range of meals offered in quaint traditional country pubs and Michelin star restaurants. There is so much to see and do in this area and when you come home you will have only the sounds of nature.
We use only pure cotton sheets
We use natural cleaning products particularly on your sheets and towels.

Guest access

You are welcome to roam in our own 7 acres of woodland and meadow and the surrounding woodland and meadows though public footpaths. A wild paradise for adults and children to explore.

Interaction with guests

Guests are left to enjoy the facilities in peace after being shown around the barn and informed about walks etc. I may be away but I'm usually in the house nearby for information and assistance if required.

No shoes inside the living areas and bedrooms please.
Please respect the building and furniture and wildlife :)
If you break something please write in the book and leave money in the box before you leave
Please leave the cooker and fridge clean and your washing up put away and dishwasher empty. No need to strip the beds.
Recycling is essential please. There is a recycle box and one for bottles and jars. Please take all rubbish and recycling up to bins at the top of the track by the end of your stay.
There are facilities for smoking outside the barn.

You must also acknowledge
Amenity limitations - There is a large pond close to the barn and we are surrounded by woodland so any children should be closely supervised for their safety

Suz was overly accommodating and has a very kind heart. Our weekend had been planned for months as a going away weekend for my partner and I. I was very anxious that everything would go well, and wanted to make sure we had picked the perfect location. Suz answered all of my emails promptly and was very welcoming upon our arrival. As we drove down the pathway all of our jaws dropped and we instantly new we were at the best place to have a great weekend! We had anticipated going for country walks and doing activities day to day, but in the end didn't go further than the BBQ area or firepit! Our entire weekend was structured on big meals, and the kitchen was perfect and created a great atmosphere to socialize.

Suz’s Barn was exactly what we needed for a stop over enroute to exploring Winnie The Pooh’s Ashdown Forest. Peaceful, remote and spacious. Highly recommend it – especially for a group.

suz and her barn are absolutely gorgeous. my girlfriend and i decided on a whim for weekend in the country and fortunately found suz's place was available. suz was a very clear and available communicator, and a lovely lovely host. the barn is a wonderful space for 2, and perfect vacation spot for a family (or for couple of families!). beautiful wet room downstairs and bathroom upstairs, tons of natural light and some thoughtful renovations take this place to the top of my list. can't wait to go back!!

Thanks so much Suz. The barn is very warm thanks to the underfloor heating, and catches the sun (which seems to be quite rare these days...) beautifully. The kitchen is very well equipped meaning we could cater easily for ourselves. As we were without a car, Suz arranged a pickup for a fiver, and the village is only a 20 minute walk through the fields with a fantastic little deli and bistro. It is set in some really lovely woodland and I recommend some of the nearby walks. She was a very helpful host, and we appreciated her help immensely. She spent quite a lot of time answering questions (about getting there and about without a vehicle, getting to shops, restaurants etc without a car, arranging pickup and a breakfast on the first morning).

Suz was extremely helpful and welcoming, she picked us up from the station and helped us to hire a car the next day. The Barn is quiet and comfortable, set in bush. It's perfectly placed for exploring Kent area, we were able to do day trips easily to Canterbury, Battle, Dover,amongst a range of other interest areas. Despite the inclement weather we enjoyed our stay even though we did not walk in the beautiful surrounding countryside. Etchingham has a lot to offer both local and International visitors.
