Sleeps 6 persons. Double bedroom with writing desk and hanging space for clothes. Twin bedroom with wardrobe and space for extra child bed (not provided). Night storage heaters in both bedrooms. Double sofa-bed in sitting room.
Relaxation space has arm chairs (one with electric massage attachment), side tables, tourist information pamphlets, books and maps of local interest, family games (eg. Scrabble), wood-burning stove, electric fan heater.
Kitchen-Dining has basics for self-catering: electric hob and oven, electrical appliances including microwave, toaster, rice cooker, under-counter fridge, range of cooking utensils and tableware. Kitchen sink somewhat stained with age. Large round table with 7 dining chairs; 2 wicker armchairs with side-table; wood-burning stove, night storage heater.
Bathrooms: Full use of downstairs bathroom: toilet, bath (antique enamel, slightly chipped), shower-head and washing machine. Partial use of upstairs bathroom, used by owner when in residence in adjacent premises.
Bed linen, towels, hot-water bottles, hair drier, scales, iron and ironing board and basic first aid provided.

When grass is not overgrown, access to large rambling garden, popular with song-birds and the occasional red squirrel, with panoramic views of Snowdonia, ideal for outdoor meals and barbeques.
Child-friendly, with wall slates for chalk drawing, apple trees, blackberries, hazelnuts, nooks and crooks for dens, space for ball games. Pitching own tent in old orchard as overflow option accepted by negotiation.
Interaction with guests
Email contact with owner, who is not normally in residence.
Caretaker will provide keys and explain how things work when owner is away. Near neighbour has emergency key.
