NO PARTIES/EVENTS Allowed at this location
1)PETS are allowed, no pit bulls, 2 pet max. If an approved pet is found to be destroying or damaging the unit or yard, the pet or TENANT will be asked to vacate the premises. The TENANT will be responsible for all costs involved in repairing the damage done by the pet. Repairs to be done by the LANDLORD or his vendor. TENANTS with approved pets will be charged a partially-refundable pet fee, which may be used if it is found necessary to have furnishings and carpets deodorized upon the TENANT vacating the premises.
2)The maximum number of occupants for this unit is 4.
3)Property damage, abuse or behavior which causes civil disruption or annoyance to other tenants or neighbors by the TENANT will be cause to request the TENANT to vacate the premises.
4)The TENANT has provided the end date via Airbnb and agrees to vacate the apartment by 10:00AM on that date. Failure to vacate by 10:00am will result in a $150.00 late checkout fee charge as additional rent.
5)Upon arrival tenant will be provided with a move in inspection form and inventory sheet. TENANT is required to complete this checklist noting any damages in the apartment home (for things with no issues, leave blank) and return it to the office within 48 hours of your move-in. If there is any significant damage, please take a photo and email it to us. Failure to return the completed form can result in additional charges if damages are found after the TENANT vacates the unit.
6)Upon leaving, the TENANT shall leave the premises reasonably clean and in the same condition as it was at check-in. Our cleaning personnel will make the beds and do general cleaning. There will be extra charges for missing items, dirty ovens, dirty kitchens, dirty bathrooms, dirty carpeting, dirty refrigerators, food removal, debris/trash removal, or additional deodorizing due to pet, smoke or food odors at the LANDLORD'S discretion.
7)Locks on doors are the property of the LANDLORD and shall not be changed by anyone except the LANDLORD. All keys must be returned to the apartment. Failure to return keys will result in a charge of additional rent of $25 for every front door key not returned and $75 charge for any mailbox key not returned.
8)The LANDLORD reserves the right to inspect and show any unit with reasonable verbal notice. The attempt will be made, however, to make the time of inspection or showing convenient to both parties.
9)Return of Security Deposit to the TENANT will be made within 30 days of vacancy and receipt of all outstanding fees.
a.Additional charges (as additional rent) will be incurred for the following items:
b.damages to said unit or the furnishings other than what the LANDLORD determines to be normal wear and tear or use,
c.additional cleaning charges as per paragraph 6)
d.restoration charges including but not limited to: repairs or replacement of missing or damaged furniture or furnishings, repairs of damages to walls, doors or floors and appliances.
e.The cost of unneeded service calls for vendors (i.e. when TENANT requests maintenance, a vendor is sent out and there turns out to be no problem)
Any reason for retaining a portion of the deposit shall be explained in writing within 48 hours to Airbnb, who will inform the TENANT. The amount of the charges may not be available within the 48 hours, but will be provided as soon as possible after the LANDLORD can obtain estimates for the repairs.
10)The unit is rented solely as a residence and shall not be used for storage of major household items, such as furniture, large storage boxes, etc. The use of this unit as an office is also prohibited. All furniture provided by the LANDLORD shall remain in place and shall not be moved by the TENANT without permission by the LANDLORD. If permission for moving furniture is granted, the TENANT will be responsible for returning all furniture to its original place, or additional charges will incur.
11)Flagrant or continuous abuse of any part of the Agreement by the TENANT shall be, by the sole discretion of the LANDLORD, cause to request that the TENANT vacate the premises. Any and all expenses, including legal fees and court costs incurred by the LANDLORD to enforce the terms of this agreement shall be paid by the TENANT as additional rent.
12)TENANT is responsible for fines levied against LANDLORD due to violations caused by TENANT (e.g grills on decks, not picking up after pets, unregistered pets). TENANT is also responsible for any attorney or court fees.
13)Smoking is not permitted in the apartments. If smoking is found inside the unit, the TENANT will be asked to vacate the premises. The TENANT will be responsible for all costs involved in repairing the damage done by the smoke, including but not limited to carpet and upholstery replacement and or cleaning and deodorizing and repainting of the unit. Repairs to be done by the LANDLORD or his vendor.
14)The TENANT shall obtain “RENTERS" insurance to cover all of his/her personal property.
15)Utilities are furnished as follows:
16)Cable TV and Internet: basic service is furnished by LANDLORD
17)Electric, Gas and Water Service is furnished by LANDLORD.
18)Telephone service is not provided. The TENANT may obtain telephone service at his/her own expense.
19)Appliances, air conditioning and amenities are not guaranteed and refunds will not be given due to breakdown. Repairs will be made by LANDORD as soon as possible.
20)Trash: All trash needs to be disposed of properly. Do not throw cigarette butts or any other debris off the balcony.
21)Dryer Vents: The dryer vent needs to be cleaned after each use.
22)Washing Machines: Do not overload the washing machine or it may become off-balanced. If a repairman needs to be called in to re-balance the washing machine, payment will be the responsibility of the tenants.
23)Stains on Carpeting: Clean any stain on carpeting right away or put in a work order if you cannot remove the stain. Stains that are left sitting are harder to remove and could result in carpet replacement at the tenant's expense at the end of your stay.
24)No Ironing on the Floor/Carpeting: Your apartment is equipped with an ironing board, which is to be used for ironing. Do NOT put a towel or mat on the carpeting or floor and attempt to iron on top of it. The heat from the iron can go through the towel/mat and singe the carpeting. If burn marks are found on the carpeting, the carpeting will need to be replaced at the tenant's expense.
25)Standing Water / Water Leaking: Water left on the floor must be sopped up right away. At no time, can there be standing water by the bath tub, sinks or toilet. Any water leaks or water stains on the walls or ceiling must be reported immediately to the NJSTR Staff by calling into the Emergency Line – (PHONE NUMBER HIDDEN) prompt 2.
26)Maintenance Issues – Timely Reporting: Report any maintenance issues in a timely manner. Failure to report maintenance issues in a timely manner can result in higher repair costs. If higher repair costs are due to negligence or failure to report in a timely manner, you may be responsible for all or a portion of the repair costs.
27)NJ Short Term Rentals Binder: Do not remove the NJSTR binder from the apartment. Replacement compendiums cost $100 and will be deducted from your security deposit if found to be missing at the end of your stay.
28)Candles/Incense: ABSOLUTLEY NO burning of candles or incense inside the units.
29)Smoke Detectors: Do NOT remove batteries from the smoke detectors. If your smoke detector is going off intermittently (indicating a faulty battery), please replace the battery or notify the NJSTR staff.
30)Picking Up After Your Pet: If you have a pet that has been approved by NJSTR, you need to pick up after your pet. Failure to pick up after your pet can result in a fine. If you have not been approved for a pet, you cannot have a pet inside the apartment.
31)No Items on Patio/Porch: No items are to be left outside on the patio or porches, except for patio furniture supplied by NJSTR.
32)No Grilling on Porches: No gas, charcoal or wood-burning grills are to be used within 10 feet of any building. If your apartment has a patio and you wish to use a grill, please be sure to move it 10 feet away from the building before lighting. Those apartments that have porches with railings are NOT to use grills of any sort on the porch.
33)Keys: Remember to take your keys with you whenever you leave the apartment. The fee for an NJSTR Staff member having to unlock the door is $25 per occurrence. If you lose your keys, there is a $25 fee for every lost key.
34)Shutting off Heat in the Winter: If you leave the apartment during the winter, DO NOT shut off the heat. Leave the heat at a minimum of 55 degrees to avoid pipes freezing and bursting.
35)Rent Due Date: Rent is due on the 1st of the month. If it is not received in our office by the 3rd, then a 5% late fee will be added to your account as additional rent. NO EXCEPTIONS.
36)Notice To Vacate: Everyone must fill out a Notice to Vacate form at least 30 days prior to departure (even if you think we know what your check-out date is). You will be responsible for rent up to 30 days after the notice date, regardless of the actual move-out date.
37)No Loud Music: Be courteous of your neighbors. Do not play loud music after 9pm. Also, if your apartment has hard-wood floors and you are not on the ground floor, please remove your shoes when walking around the apartment.
38)Moving Furniture: Do not remove furniture from the apartment and if you would like to rearrange it during your stay, you must move it back to its original location at the end of your stay. There will be a cost deducted from your security deposit if the NJSTR staff needs to move furniture back to the original location.
39)Apartment Cleaning: The apartment has been professionally cleaned upon your arrival. Tenants are expected to keep the apartment clean during their stay and a vacuum, mop, etc have been provided.
40)Apartment Showings: From time to time, we may need to show the apartment to prospective tenants and will provide as much notice as possible. With the exception of short-notice/same day showings, we expect tenant's cooperation with tidying up before showings, especially making sure that the beds are made. Showings will take about 5 minutes and prospective tenants will always be accompanied by an NJSTR Staff member. It is OK for you to be home or not to be home during the showing.
