With it's own private vineyard, this picturesque 10 acre property is a true retreat! You won’t find a better place to escape day to day life. Set in the Margaret River wine region of WA, nestled between Yallingup and trendy Dunsborough, you’ll feel a million miles away, yet if you wish to venture out, there's so much on your doorstep: beautiful beaches, wineries, caves, walking trails and many more tourist attractions. Catering for all seasons, pool in summer, log fire in winter.

The space
The house is fully equipped and perfect for 2 families (4 adults and up to 6 children) We do not accept bookings for large adult groups (21sts, weddings etc). Maximum of 6 adults per booking.

Bedding: 1xKS and 1QS bed both with ensuites bathrooms, 1 QS bed, plus a 4th bedroom with 2 sets of single bunks. There is a third bathroom to share plus an extra powder room.

Linen: Hotel quality pressed linen is included in the nightly booking fee.

There is a rumpus room with Foxtel TV (limited channels), as well as books and board games for children and adults to enjoy. There is another living room with free to air TV which is great for relaxing in the afternoon with a book, or just a separate area for the adults.

The inside dining table easily seats eight for dinner. There are four stools along the spacious kitchen island bench.

The kitchen is modern and fully equipped, including oven and dishwasher, overlooking the vineyard.
The large pantry has a shelf full of condiments that guests are welcome to use - spices, salt, pepper, oil etc. We just ask that you leave a note if anything is running low so we can replenish. The top shelf of the pantry and the cupboard above the fridge is for owners use only.

A central double sided fire place heats the entire house.

The huge alfresco area hosts an outdoor kitchen, complete with BBQ, beer fridge and sink. The dining table overlooks the pool, set in front of an amazing rural backdrop. The perfect spot to enjoy lazy long lunches or bbq dinners in the warmer months.

There are sun lounges and umbrellas inside the glass fenced pool area for your enjoyment.

The verandah that overlooks the main lawn and vineyard has a day bed, and is a favourite spot to sit for an afternoon vino and tasting plate. The grassed area in front of the vineyard is perfect for a game of botchie, soccer or other games.

There is a table tennis table and pool table in the garage for even more fun and games. You will also find chairs, body boards, buckets and spades provided, so feel free to use them while out and about during your stay.

There is a large trampoline and rope swings on the property for the kids.

Enjoy exploring down by the dam year round, or stream (in cooler months) with good old fashioned leaf boat races. **Children to be supervised at all times**

The property is set on 10 acres of bushland so there is plenty to explore. You may even be lucky enough to meet our resident kangaroos. You will not see any other houses or neighbours so you really will feel secluded. However, please be aware we do have neighbours and noise travels, so please be respectful in the evenings and if you are playing music outside, be mindful of the volume as the evening gets later.

The laundry has a washing machine for your use, and a dryer in the garage, should you need it. There is a clothes line outside the laundry, as well as inside the garage.

We keep the property stocked with handwash, body wash, dishwashing liquid, dishwasher pellets, washing power, tissues, toilet paper, tea, coffee and sugar.

Rubbish: As this is a rural property there is no rubbish collection from the local council. Please dispose of all general rubbish in the large skip bins provided. There are 2 green bins with yellow lids by the main shed for your recyclables. The bins are emptied regularly, however if you noticed it is full, please let us know and we will have it emptied immediately.

Guest access
Guests are free to use the entire house and garage, including games, beach gear and bikes. Guests are free to go where they want on the property except the large work shed away from the main house, which is locked and unavailable for guests. Please refrain from going near this shed and any machinery (which can be dangerous).

Other things to note
Parents with young children should note there is an unfenced dam on the property so will need to be diligent. It is set away from the house. There is a grassed lawn with a fence, but not completely enclosed.

No adults permitted to sleep on top bunks.

Mid-stay cleans, and linen changes can be arranged for guests staying 12 nights or more for an extra fee.

Water in precious, please to limit water usage. The rainwater is filtered and perfectly ok, and delicious to drink.

The property has a security alarm (for which we will give you the code) and monitored security cameras.

As this is a large rural property, from time to time there will be maintenance during your stay (for vineyard; lawn mowing; pool) but no-one will come to the house. The pool maintenance man currently comes every 2nd Wednesday to clean the pool.

Also, during March/April there may be grape picking - a date that we cannot choose as it is up to the wine gods as to when the grapes are ready for picking! We usually have a space of a few days to have them picked and try to organise this when there are no guests at the property. However, some guests have actually enjoyed witnessing the experience in the past!

Please note, due to a change of ownership, the property has recently been relisted on Airbnb, meaning we were unable to bring reviews from the former listing across. Chelsea remains on as co-host, assisting new owners, Todd and Kerry to ensure our guests have the most enjoyable and memorable stay. Below are recent guest reviews copied and pasted from 81 Estates previous listing...

Location

Yallingup Siding, Western Australia, Australia

This superb home is located in Yallingup Siding, Western Australia, Australia.
The neighbourhood and region is amazing! The location of the property is fantastic - you will feel you are on a retreat a million miles away, surrounded by trees and nature, yet jump in your car and it's 15 minutes to Dunsborough town with retail shops, cafes, restaurants, supermarkets, Saturday fortnightly markets, beautiful calm beaches in the bay. In another direction a 10 minute drive will bring you to Yallingup Beach and Caves House Gardens. A 20 minute drive gets you to Busselton and Geographe Bay or 25 minutes to the town of Margaret River. It's hard not to run into some of the regions many wineries and galleries on the way. You'll find recommendations and more details on these in our Guest Manual. The beaches are spectacular - our favourites are Smiths Beach, Yallingup; the Lagoon at Yallingup; and of course Meelup Beach in Meelup Regional Park. There are many surf beaches nearby, and in Margaret River where world famous surf competitions are held. If you have not visited the south west of WA you will see that it is Australia's best kept secret and one of the most scenic places you'll visit.
