>> CLEANING PROTOCOL: Every owner of a property listed with Bolthole Retreats has undertaken to implement a series of additional cleaning measures in order to minimise the risk of infection between stays. Housekeepers have been instructed to follow a 30-point guide which involves cleaning first to remove germs and other impurities, and then disinfecting to kills germs with chemicals while wearing disposable gloves and facemasks. All laundry will be washed using a bleach or other disinfectant-based laundry detergent containing active oxygen bleach at a temperature of at least 60 degrees. At least one pot of hand sanitiser, and for the larger properties 2 or 3 pots, will be provided. Implementing these measures will necessarily result in an increase in the time taken to undertake a clean. Therefore, we ask that guests respect the advertised check-in and check-out times, and we will regrettably be unable to agree to any exceptions.

Found tucked away behind a gated entrance, Crooked Cottage is accessed via a sweeping gravel driveway, complete with an eye-catching stone statue and waterfall as its centre point. Quaint thatched cottage this most certainly is not - this is a thatched, manor-style house, complete with an indoor heated pool and impressive landscaped grounds to match.

Inside, the luxury of the property matches the quality of its exterior in every way. The owners have taken great care to create a homely yet stylish feel at every turn, making you feel more as though you have walked into a boutique hotel rather than a private country home. A stunning kitchen, bright dining space and no fewer than three separate living areas on the cottage’s ground floor give guests plenty of room to unwind, whilst upstairs four beautiful bedrooms – each individually decorated in their own country-chic style - offer a stylish spot to rest your head.

Outside, Crooked Cottage’s sweeping landscaped grounds are all yours to enjoy, complete with large enclosed lawn with outdoor dining terrace, cottage garden, a shimmering lake and a 11m x 4m heated indoor swimming pool. Ground Floor

Entrance
Stepping through a quintessential English country garden and past the cottage’s traditional stone well, you’ll find the main entrance, opening-up into a cosy stone boot-room-come-porch; the perfect spot to hang up your coats and store your wellies after a long ramble in the countryside. In here you’ll find the cottage’s front door, entering into its light-filled entrance hall from which you can access the downstairs WC, kitchen and first of three unique and beautifully furnished living spaces. The main gate intercom is beside the door.

Downstairs Cloakroom
A handy addition to the cottage, the downstairs cloakroom has a Fired Earth toilet and sink and is decorated in a charming contemporary-meets-olde-worlde-style - a tasteful nod to the cottage’s heritage.

Closet
Tucked neatly in the entrance hall, this handy closet houses the cottage’s ironing board and iron, along with a mop and vacuum should you need them.

The Kitchen
Crooked Cottage’s beautiful kitchen is a masterpiece of contemporary design; a large, open space with sweeping views over the private grounds. Decorated in classic Shaker style, royal blue units sit strikingly against gold fixtures and traditional wooden worktops to give the kitchen a contemporary yet homely country style, emphasised by the fantastic large Aga which sits in the corner. In here you’ll find every mod-con you’ll need for a very comfortable self-catered stay, including a large central island (with a two-drawer fridge plus a second fridge and freezer), making food prep super-social and spacious pantry with an elegant automatic lighting system. A small window opens to the Snug, making it easy to send the word that the meal is ready!

Dining Area
Just off the kitchen sits the cottage’s conservatory-dining area, with fantastic 180-degree views over the gardens and seating for 8-10 guests around a beautiful handmade round wooden table. On warm sunny days, the kitchen back door and conservatory windows can be opened to allow a cooling breeze through.

Family Sitting Room
Back through the entrance hallway and straight ahead into the Family Sitting Room, the first of the cottage’s beautiful living rooms. True to its name in every way, this room is at the heart of the cottage and has bags full of character and style in equal measure. In here, plenty of the cottage’s original features remain, including exposed oak beams, a large stone wall and a hugely impressive inglenook fireplace complete with bread oven and now cleverly converted into a petite reading or games nook with huge cushions to relax on. Expertly contrasting the original features are plenty of contemporary ones: modern sofas offer a comfortable spot to unwind; bright fabrics give cool pops of colour; and a large smart TV discreetly adorns the wall. The very epitome of country-cool, this space is great for all ages.

Head up two stairs to:

Formal Drawing Room
The cottage’s more formal living space is more refined in feel yet every bit as inviting as the Sitting Room. Flooded with light thanks to double aspect windows overlooking the grounds, in here guests will find plenty of seating, including two elegant four-seater sofas positioned facing each other, across a large fabric footstool, an armchair, a sitting stool and two large window seats. As with the Family Sitting Room, the contemporary and the traditional blend seamlessly in here for a distinctly cool-country feel, with exposed beams, cottage panel doors and an exposed original Cotswold stone wall. In one corner is a desk and light – the perfect spot to do a little work. The real showstopper of the drawing room is its magnificent open fireplace, which guests are very much invited to use at their leisure when the cold weather sets in. A door leads out to the front garden and the driveway.

One step up to:

Playroom / Snug / Bedroom 5
The cottage’s dual aspect Playroom-cum-Snug (or fifth bedroom using the double sofabed) is a particularly great room for younger guests, with plenty of games, toys and books to keep little ones entertained and a large, wall-mounted smart TV, two-seater sofa (double sofa bed) and armchair for guests who want to escape to watch a movie. (If you would like the sofa made up as a bed, please advise on booking.)

Bedroom 1
The master bedroom is a real homage to elegance and refinement, the perfect hideaway for couples in search of some seriously stylish relaxation in the country. Filled with light, thanks to dual aspect windows overlooking the cottage grounds, in here the country-luxe vibe is expertly created thanks to chic grey wood panelled walls, a beautiful super-king-sized bed, with bedside tables and reading lamps, that’s laden with huge, fluffy pillows, plush fabrics and a warming throw. There’s also an armchair, footrest, full-length mirror and freestanding wardrobe – where you’ll find a hairdryer and straighteners.

Bedroom 1 En-Suite
Leading with the same, elegant-meets-contemporary style of the master bedroom, is the en-suite, where striking wood flooring, a marble sink with mirror and shaverpoint, Victoriana-style fittings and a luxurious roll-top bath offer a feeling of pampered refinement. Underfloor heating will keep you wonderfully warm no matter what the weather outside, with a separate walk-in shower at the end of the room with copper fixtures and seat, plus a WC and heated towel rail.

Bedroom 2
Located at the top of the stairs next to the cottage’s family bathroom is Bedroom 2, a large bedroom overlooking the front of the cottage and gardens. In here, calming grey hues give the space a relaxing atmosphere, with a king-sized bed with scrolled headboard and footboard and bedside tables with reading lamps, offering a sumptuous good night’s rest. The cottage’s impressive dedication to comfort can be found here in the bed’s beautiful linens, stacked cushions and stylish throw, plus there is a large chest of draws for convenient storage.

Family Bathroom
Located on the landing is the cottage’s main bathroom. Classic and cool, white tiling and parquet-style flooring give it a refined traditional feel, with a large roll-top, freestanding bath, deep sink (with mirror and shaver point), walk-in wet room shower, W.C., heated towel rail and underfloor heating.

Bedroom 3
Tucked in the converted eaves is this gorgeous, spacious bedroom, filled with light thanks two windows overlooking the grounds and its country-cream colour scheme. Showcasing the cottage’s original beam work, in here guests benefit from a large built-in wardrobe and draws, antique desk with chair and a wonderful King-size Soho Home Oxford bed with scrolled headboard and footboard; stacked with plump cushions and a beautiful neutral throw. Two window seats overlooking the driveway and gardens provide the perfect place to read or simply relax and daydream.

Bedroom 4
At the end of the landing, and down a small step, is the largest and lightest bedroom, decorated in the same attractive grey hues as the other bedrooms, with double aspect windows, to the front and rear gardens, that flood the room with light. Featuring a super king-size bed, configurable as a twin if needed, with bedside tables and reading lamps. The room also boasts a built-in wardrobe (housing the travel cots), with an interior mirror, original wood beams, a window-seat and a comfy armchair – a great spot for unwinding with a good book in some peace and quiet.

Outside
Gardens and Lake
Crooked Cottage’s stunning gardens are as beautiful as the cottage itself. The gardens are so extensive that it feels like you’re in a private landscaped parkland. To the front of the cottage is a typical English country garden, with a small enclosed lawn, lavender up the garden path to the front door and borders full of flowering shrubs and annuals. To the rear, the garden is divided into three parts:

Directly outside the conservatory-dining area is a large lawn with a patio with dining table, chairs and large gas BBQ – perfectly located for carrying food from the kitchen. The patio overlooks a beautiful rockery and rose garden, with shade provided by a towering magnolia tree, a large level lawn to one side is perfect for little ones to play on while parents relax on the patio.

Immediately outside the pool is a large patio that wraps around to a cascading stream that feeds the lake, with seating overlooking the garden and lake below.

Head down the sloping lawn, following the stream, with towering mature trees - cypress, willow, monkey puzzle and acers – swaying in the breeze to the lake, a stunning tranquil place surrounded by wildlife, and home to ducks and fish, with a couple of hammock chairs to relax in and absorb the natural beauty of the place. Continue on down past the lake to yet another lawn surrounded by mature trees – this is the perfect place for older children to explore and play ball games.

At the end of the driveway is a separate converted barn housing the Laundry Room and Swimming Pool:

Laundry Room
Equipped with a washing machine, tumble dryer, drying rack and butler’s sink. You’ll also find two highchairs, a stroller and children’s potty.

Swimming Pool
The heated (year-round) indoor pool is approx. 11m x 4m and 1.8 metres at its deepest point, with in-built steps and a mini cooling off pool at one end (was a spa pool but not in operation). At the entrance is a changing room with a shower and a separate W.C. while at the opposite end is a conservatory area with seating and a small table. Spiral stairs lead up to a minstrel gallery. (Do not allow young children upstairs). The whole pool area, including the changing room and WC, is centrally heated. Use of the pool is subject to guests signing a 'Pool Liability Disclaimer' form, provided at the property. Please complete and sign the form and either email or WhatsApp to the housekeepers (details below). They will then send the access code to you by return email or WhatsApp.

Other things to note
Please be aware that Crooked Cottage is a very old house and has steep stairs and low beams. Guests sleeping on the top floor should familiarise themselves with the location of the low roof beams and all guests should be aware of the varying stair height.

Crooked Cottage has a lake and a well. Please be aware of the proximity of the lake to the back doors of the cottage.

Swimming Pool
The fabulous indoor, heated swimming pool is across the courtyard from the main house in the converted stables. The pool is approx. 11m x 4m, with in-built steps and a mini pool at one end and is 1.8 metres at its deepest point. At the entrance is a changing room with a shower and a separate W.C. while at the opposite end is a conservatory area with seating and a small table. Spiral stairs lead up to a minstrel gallery. The whole pool area, including the changing room and WC, is centrally heated. Use of the pool is subject to guests signing a 'Pool Liability Disclaimer' form, provided at the property.


Please take special care with your children:

• If you have children, please do not leave them unattended near the lake or stream.
• Please be aware the well has a very heavy grate to cover the hole but it could be removed by a very persistent older child. Please make sure that you do not allow this to happen and monitor children appropriately.
• Do not leave children unattended if the fire is lit.
• There are no window locks on the first floor and, due to the nature of the stairs, we are unable to provide a safety gate. Therefore, particular care should be taken to ensure that small children are appropriately supervised at all times.
• The property contains various cleaning products and chemicals, some of which may be harmful if misused. Please keep children away from such products.
• When using the garden at night, please be mindful of the neighbours as this is a quiet village and while we are located on the edge, sound travels quite far. Please make sure that you always supervise children around the lake and are careful at night when walking around as it can be easy to slip in if not paying attention. A flashlight is located next to the Aga, which we suggest you use at night to walk around.

Hook Norton is on the fringe of the Cotswolds, therefore avoiding heavy tourist traffic, allowing you to enjoy this Area of Outstanding Natural Beauty. Hook Norton is close to the popular Cotswolds market towns of Chipping Norton, Moreton-in-Marsh and Stow-on-the-Wold, and has many stunning countryside walks right on the doorstep. Soho Farmhouse at Great Tew only 6.6 miles away.

The village is particularly well served with a village shop and post office, butchers, two pubs, famous local brewery, doctor and dental surgeries, and library, plus a great selection of fantastic food vans that visit the village on different days of the week (more info at the cottage).
