Peaceful and quiet home surrounded by woods on a very private, single lane dirt road. The beautiful yard is grassy level and very large with 200+ ft. of water frontage with docks, decks and patio. The driveway continues into a boat launch ramp. The yard is large enough for events like weddings and reunions with a maximum of approximately 60 people. (For events, please see "Other things to note" below.) The driveway can accommodate approximately 12 cars. There is very little on-street parking.
Conveniently located in No. Central Mass. even though the immediate surroundings look like you are far away from it all. It is 2 miles to downtown Westminster which is a small town but with all the conveniences and necessities. The house has a fully-finished walk-out basement, a main 1st floor and 3 bedrooms on the 2nd floor. There is one bathroom on the basement level and one on the 1st floor main level, both of which have shower stalls, not bathtubs. There are no bathrooms on the 2nd floor bedroom level yet because those are planned in the next addition.
You will have access to the entire house, yard, boats etc. There are 4 kayaks, one canoe, one Sunfish sailboat, 2 paddle boats and a 12' v-bottom aluminum rowboat. Also there are two BBQ grills, a fire pit, horseshoes, volleyball, badminton and a lot of lawn furniture. It sits on a 1 1/2 acre lot. The house has wifi, Comcast on demand with 6 flat panel TV's from 32" up to 60", 3 dishwashers and 2 microwaves. There are complete linens, towels, full kitchenware and cookingware. All the usual condiments are in the cupboards like salt, pepper, olive oil, spices, garlic etc. There is always coffee, cream and asst'd sweeteners, plus a lot more condiments in the fridge. There are extra folding tables for more dining space and 6 air mattresses for more sleeping space.
Interaction with guests
There is a keyless combination door lock and you can let yourselves in or, if you prefer, I will greet the first guests arriving for a quick showing and any questions and then I will be staying in Leominster for the duration of your visit, which is about 20 minutes away. I will be accessible by phone/text/email 24/7 for any questions. I,and/or the cleaning ladies and lawn maintenance people, will return only after the last guests have checked-out.
Other things to note
There are a lot of requests for large events, especially weddings, and I would like to accommodate those requests. . There is special pricing for events. I just need to know the type of event, how many people attending the event, how many people staying overnight which is usually a 16 person maximum, but some guests exceed that and there have been up to 25 sleeping in the house. Also, approximately how many cars and if you would like me to arrange off-site parking at a nearby motel. Because the neighborhood is so quiet and peaceful, and sound travels across the water a lot, a large and loud event would disturb it, so I don't allow DJ's or live bands with loudspeakers. The largest tent that fits in the yard where the volleyball court is would be 30' x 60' but usually a 20' x 40' tent is plenty large enough for the maximum of 60 people. I'll try to accommodate any events of approximately these parameters, however they're not etched in stone so just let me know what you have in mind.
The lake neighbors' outdoor parties usually are quiet after 11 pm on weekends. Please be careful not to break any glass ever because of people walking around with bare feet. No smoking in the house.
